Please avoid Cedar Estates at all costs. They will lie to you, put your health/safety at risk, only care about taking as much money from you as possible and charge you for services they didn’t undertake. Let me provide supporting evidence for each of these 4 claims:
1. Cedar Estates will ignore any requests for cosmetic work to the flat, both at the point of signing the tenancy agreement and during the tenancy itself. When signing the tenancy agreement, we had agreed that Cedar Estates would clean behind the fridge/freezer and replace kitchen tiles that were broken. These requests were not completed when we moved in and despite them repeatedly saying that they would fix them, they never did during the 2 year tenancy.
2. Cedar Estate will put your health and safety at risk. The fire alarm in the communal hallway kept on going off. As this was occurring out of hours, we called the emergency number on the control panel who insisted that they need approval from Cedar Estates before being called out. Cedar Estates subsequently requested we press the “silence the alarm” button and do not reset the box. By not resetting the box, all future fire alarms would be silenced. This put our health and safety at risk for c. 1 year as we would not have been alerted and if a fire was to break out in the communal hallway.
3. Cedar Estates will take as much money from you as possible. I requested to terminate my contract 2 months early and had found a replacement tenant so that the landlord would not be out of pocket. Despite this, they insisted I pay the full rent outstanding until the new tenant would move in, and 10% of the outstanding rent + VAT between the new tenant moving in and the end of the tenancy. The latter point essentially meaning the landlord was getting rent from 2 parties for the same property.
4. Cedar Estates will charge you for services they never undertook. When trying to get my deposit back, they tried taking deductions of £100 for cleaning the oven, and £76 in damages which they claim was to replace 3 lightbulbs. The check in report for the new tenants showed that neither the oven had been cleaned or the lightbulbs had been replaced.

Avoid at all costs - worst agency I have ever rented with as a tenant. Dealt with a ridiculous number of issues during our 1-year tenancy in Kilburn, and although we were paying below market rates (£2.9k for 3-bed flat in 2023), Cedar is truly bottom of the barrel when it comes to estate agents.
1. Whole host of issues upon moving in: stained carpets, broken door handles & blinds, and fly tipping from previous residents left to rot outside. However, we were disgusted to find 2 heavily blood stained mattresses (image below). Funnily enough, these were all noted in the initial inventory report and Cedar just decided to flip the beds over and wait for us to complain. Shocking...
2. UNAUTHORISED VISITS! We came home one day to find a completely new door frame and door built in our kitchen, without prior notice. Obviously a huge safety concern if people can let themselves into the flat whenever (+ illegal) - we complained and had to argue back and forth a bit to get 1-days rent compensation lol.
3. When visits are authorised, there is zero flexibility for the tenant's wishes. Visits would tend to be scheduled last minute (day before) with minimal explanation and zero flexibility to work around the tenant. This happened a lot and it's difficult to plan ahead with only 1-day notice.
4. Property management "team" (one person) is useless. Long-winded process to report issues which were met with a lot of pushback and back and forth to finally get approved. Bear this in mind if you are renting a property that is on the cheaper side and located within an older building.
In terms of positives, all I can say is that the handyman that came to fix all the issues was fantastic, and we managed to get our full deposit back with no issues - would've been pretty difficult to leave the flat in a worse state than when we moved in tbf.
To summarise, I would please urge any renters to stay far away from Cedar Estates.They are the cheapest for a reason and it is not worth the hassle of dealing with properties in a poor condition, frequent inconvenient visits, and a serious lack of communication.

Shame because I found a property I really liked and was ready to pay the year upfront, but after reading the reviews I’m happy I didn’t. Would stay away from this agency!!!

Racist staff Alex!!!! Absolutely horrendous stay clear!!!!! Went in there today to enquire regarding any available properties and the miserable and awful staff member Alex replied with ‘I cannot help you’ for no reason whatsoever but can only assume down to racism as I have an accent. Reading online, this is not the first time regarding racism. Awful reviews online. Glad I didn’t end up using Cedar Estates!

After total flooding of my flat - courtesy of Thames Water - the place was rendered completely uninhabitable. Living abroad, this was a real nightmare scenario, as there was no way I could manage myself the total refurbishing project and dealing with the tenants, Thames water, their insurance and all the contractors. Cedars stepped in, and Viktoria Herkner, the assigned property manager from Cedars, did a stunning job. Didn't loose a penny's rent in the end, and a disaster turned into an opportunity: I have a brand new flat now. Really nice job by her and her colleagues!

The worst nightmare! ! I don’t usually put bad reviews but in this case it was impossible not to do. 1 star is generous but I couldn’t chose 0. They rented us a flat full of fleas, the staff was unhelpful and we had to beg for a discount after having to live in 10 properties (Thanks God for my good friends and had to pay for airbnb) until the problem was solved. This was long time ago, but I still have nightmares remembering this and I thought it would be helpful for future tenants looking for a good and human service. This is not the case. Avoid this agents. Rude and incompetent.

Initial experience was good, but later they became indifferent, least bothered about tenants difficulties, we stay in 2 Rotherwick Court which has an obsolete heating system, it hardly works they have no maintenance team or any kind of customer service despite our several complaints they were least bothered, Trever is the most arrogant of all rude harsh, once you are done with your contract they will forget you except constantly increasing the rent

Truly the worst level of service - avoid!!
I have rented 6+ properties since moving to London and Cedar Estates is by far the worst agency at property management.
- when we moved in the property was so poorly cleaned we had to do a deep clean ourselves before putting our belongings away (I would even argue they didn’t do a professional clean)
- we have had rats in our property, to which hearing scurrying & scratching by skirting boards wasn’t enough and they wouldn’t take up any complaints raised for months as we didn’t have “photographic evidence”. Only once one got out & was found in our unit did they take our complaint seriously (though they failed to send anyone out to sort the issue for a matter of weeks!!!)
All in all, their level of service is below basic standards & staff aren’t very helpful.

Cedar Estates proved to be a complete disaster throughout our rental period.
The initial state of the flat was dirty and poorly maintained, and our emails regarding maintenance issues were consistently ignored. Despite multiple requests, a severe mold problem in one of the bedrooms went unaddressed for over six months, posing a serious health concern. Their rude behavior during our move-out process was unprofessional. Moreover, they attempted to unjustly withhold our deposit by fabricating maintenance and cleaning claims. Thankfully, arbitration helped us reclaim most of our deposit.
Avoid renting from Cedar Estates at all costs!!

If you are a Landlord, go for this agency. If you are tenant, go as far away as you can. Eimer Madden Google review’s describes very well what my flatmates and I went through. They blamed us for mistakes they have done and tried everything to scam us when we left. On top of that they were disrespectful. Really unprofessional team, if I could rate 0 star I would.

I don’t relish in writing negative reviews, and I wouldn’t bother writing this if I thought that Cedar Estates had, on a once-off, mistakenly tried to charge us for their ‘mistakes’, but given this happened on a number of occasions, I feel compelled to warn other potential tenants. I’ve seen many positive reviews from landlords, which makes sense owing to the fact that Cedar Estates will do their best to unjustly levy fees from tenants for their and the landlords’ financial gain. Cedar Estates first made an attempt to charge us for a mistake caused by their miscommunication a month after we had moved in. Their attempts to charge us this fee were illegal on many accounts. These people are not aware of the rights of tenants and will assume you are not also. We put up a fight and quoted various tenancy laws and they finally backed off.
When it came time to get our deposit back, we were expecting some unjustified charges and we were right. There were careless mistakes, for instance they were charging us for tiles that were broken from before we moved in, then they also tried to charge us for the service of a contractor, which was not actually availed of. We sent them very clear emails outlining our issues with the charges but they clearly didn’t take the time to read them, and kept demanding the money from us.
I know that there’s a housing crisis and as someone who rents, I know there isn’t a lot of options available. If you must rent a property from Cedar Estates, make sure you take pictures of everything. Keep your check in inventory and ask for the check out inventory when your tenancy ends, because they don’t supply this without you asking. They will try to milk you for what you’re worth, so keep receipts of every interaction you have with them.
I’ve dealt with a few letting agencies in London, and these are by far the most money grabbing I have come across. Be careful in all your dealings with them.

From the very beginning, Amir demonstrated an exceptional understanding of my requirements being a student looking for a flat near my university with 2 distinct bathrooms and a set budget limit, and ensuring a seamless search for my current flat.
His guidance and proactive approach made the entire process a breeze. It only took me one visit to the flat to later on seal the deal in a week's time.

Recently rented a property for a year, a truly dreadful company.
Showed us the flat, were told all furniture was included, arrived to one sofa missing when questioned they said "we made a mistake but can you just take it as the landlord has already spent a lot". Had a leaking roof that would cut out the electrics. At one point in completing maintenance on the above flat they left a mattress in our garden and when questioned tried to deny it. Charged us when moving out for carpet cleaning in a flat with no carpets.
Wasn't going to write to this but to top it all off they couldn't even be bothered to give me a reference to let me rent my next place.
London's a rough place to rent right now but if you can feasibly avoid Cedar Estates I would suggest you do.

MY EXPERIENCE WITH THEM:
I passed my referencing with GOODLORD then the landlord changed his mind at the last minutes because of some cash deposit in a month statement into my account that was made by myself then I showed him my 12 months statements which cited that I withdrew this myself in past months statement & my Divorce letter with explanation of what I went through as it was requested by other agent to show landlord.
But after checking, the landlord comes with a Ridiculous excuse saying like he doesn’t wanna take a risk as I might be doing money Laundering where I challenged him that I can prove my all income are Genuine with full Tax paid since last 15 years as I have been working in full time Basis at ARGOS & and a restaurant last 15 years. I was also willing to pay him full rent upfront from the beginning of full one year contract & in fact, I’ve offered him £50 on top of his asking price per month as I needed it in last minute . It seems like the landlord knows more then reference company & law in the uk or got another client Even though I put holding deposit.
But, after few days, Sam called me saying the landlord is willing to go ahead again with the tenancy agreement with me. But it was too late as I put some holding deposit with other agency as I’m at the last minutes to get a flat before I become homeless.
So, from my experience, the owner of CEDAR AGENT should come up with some Stick rule like He implies tenant.

I had an awful, verging on criminal, experience with Jordan from Cedar Estates.
I arranged a viewing of a property I was interested in, accompanied by my parents. I then submitted the necessary forms for the landlord's consideration, allowing them a comparison to another interested party, but I did not submit the binding holding deposit at that time. This was my decision to make.
I sent a follow-up email to address a few amendments to my offer for the landlord's consideration. I also explicitly told Jordan NOT to contact my mother and that all arrangements should go through myself. This in truth should have been common sense in the first place, as I am the prospective tenant, therefore I alone should be the individual all agreements go through. Shockingly, he replied saying that he had contacted my mother without my knowledge or consent, and had emotionally blackmailed her as a third party to pay the non-refundable holding deposit of £570. This bound me to the property without my permission. This should never have happened, and which then resulted in a cascade of administration that could have been avoided had he the decency to have gone through myself in the first place. Later that day Jordan again contacted my mother, completely ignoring the instructions I had given him a second time.
Having been effectively now trapped into this agreement due to Jordan’s deception, the landlord agreed to my terms and arrangements were made to contact my guarantor. I rang Jordan to discuss this, during which I challenged him about speaking to my mother behind my back, to which he reluctantly admitted that he had made arrangements without my permission. As the prospective tenant, it is my legal right to choose which binding contracts I enter into. Jordan circumvented proper procedures in the name of securing the sale for personal profit. This behaviour is completely unacceptable and resulted in me being defrauded of hundreds of pounds.
Jordan had no right to pressure a third party for the holding deposit which binds me, the actual tenant, into a contract. I received no response to a letter of complaint, and only after the threat of litigation was my deposit returned. I wouldn’t trust Cedar Estates with 50p, let alone with a property contract. Stay away from these conniving liars and thieves if you value your money and honest working practises.

These people are the absolute worst.
Before we moved in the agent promised the flat would be cleaned but when I came to take the keys I found “used” tissues under the bed bearing in mode this was at the height of the covid pandemic yet no care was taken to clean under the bed or the sofa.
The two years we lived there the mountain of maintenance requests just keep being ignored to the point that water damage to the flat is still there almost 2 years later even as they try to get a new tenant in.
Stay away from these people they will do all the can to steal from you, it’s now almost a month since we left and they are still tying to charge us extra rent and refuse to return our deposit.

I am very happy with the service provided by cedar estates. I waited a bit before leaving a review due to previous terrible experiences with other agencies in London. However, i am satisfied on how things have been handled. Jordan was very helpful from the moment i viewed the flat: he kept a good communication and made sure both parties were happy.
Courtney was really helpful in providing information on the phone. Victoria, was also very professional and responsive in dealing with some house repairs.
The only thing i would advice, is for the tennant to be free to install some proper black out curtains in the flat considering i live on a main road and windows are not double glazed and also very old (so it gets really cold in the winter.... There's air getting in!)
The agency does regular check ups (gas, fire alarms, etc.) and its the first time in years i see this kind of service!
I highly recommend this estates agency. So far, i have been a client of them for 6 months and i cannot complain:-)

Very weird experience.....
They are very sweet and responsive till you send the deposit, then they a bit nice till you sign a contract. Then they refuse to sign the contract and again just ask you to pay them more monies! This is “how they work” as Courtney repeated me few times.
Even I hardly asked to share with me any legal circumstances for refusing sign a contract by landlord, nobody responded, neither Trevor nor Courtney. Also, they refuse to sign it via DocuSign even they ask you do so. Just STAY AWAY!!!
Basically, they took my money, didn’t sign a contract and refused to return my deposit. And now they stopped responding.
UPDATE: after reading the review a director of the company Darren called me with apologies. Really appreciate that.
They refunded me paid deposit subtracting £15,60 for the references check. Also, he informed me that they could sign the contract before requesting money from tenant.... It was a pity because it looked like he was the only person who cared about the client....

The worst estate agency I've ever dealt with, very unprofessional and rude. We dealt with Jordan who I believe didn't even present our initial offer to the landlord (against the law). Hung up the phone on my flatmate, would ask the same questions over and over then claim he had too many properties to remember any of our details, would claim to have called our parents about guarantor details and not actually done so, asked for 3 months of bank statements which we were all uncomfortable giving with little explanation as to why, wanted only male guarantors and showed lack of respect for the females involved in the transaction. Very unwilling to help and came off as obnoxious. If you are a student AVOID THIS AGENCY, in the end our property fell through because Jordan put us the tenants, our guarantors and the landlord in such uncomfortable/ uncertain positions that the landlord felt unsure of proceeding as did we. The property we were looking to rent is now still on the market and has been reduced, if Jordan actually knew how to do his job this would not be the case. Don't trust this agency!

I was truly shocked that anyone could speak to a customer like that. Lines of communication within the agency are confused - it's never clear who you are speaking to or what their role is.

I have dealt with Cedar Estates as a tenant in the past, when our shared property of 3 people was taken over by them from our previous agent. Unfortunately, it was a constant struggle communicating with the agents and it felt like they were always on the landlord’s side. Since we had had no issues communicating with the landlord under the previous agency, I am not sure where this policy came from, but frankly it felt more like the agents were trying to keep us from reaching the landlord.
All we wanted was a change of tenancy agreement so one of us could move out when the break clause came into effect; this had previously been possible very easily — since we had done it in the past under our previous agency, when life circumstances changed for one of our housemates. But with Cedar Estates, there was never any goodwill to try and reach an agreement, only smoke screens and blanket statements like “our hands are tied” and “this is what the landlord wants”. Frankly, it felt like they just wanted all of us out so they could put a fresh coat of paint on the walls and hike the rent. When an entire household finds them difficult, I think that’s a pretty clear sign these guys are not looking out for the best interest of the tenants.

Leased a flat through Trevor and he was incredibly helpful and so quick to do things that other agents drag out for days and weeks. He made sure to walk us through the referencing process and was always contactable. He also knows the property and the landlord's preferences really well, so we didn't waste time applying for something we'd never get (have applied for several flats recently wherethey failed to mention they don't want couples and then took 2 weeks to return our holding deposit). In contrast, Trevor was confident we'd meet the landlord's requirements and made sure we knew what we'd need to pass referencing. Great job!

Avoid. They will use your deposit hiring a third company with incredibly overpriced costs and no notice at all in the dispute process. I am aware that I'm not the only one that suffered this, feel free to contact me if you need further information.
UPDATE: I had to go through the Tenancy Deposit Scheme to try to recover my deposit. The adjudicator agreed that the amount that the agency wanted to take was excessive, so I was able to recover a fair amount of the deposit.
I encourage you to keep pictures of the flat, recipes and any other information that can help you to resolve the dispute. And if you feel the deposit deduction is abusive, go to TDS.

The senior lettings negotiator is incredibly rude, bitter and has a terrible attitude, certainly not behaviour expected from essentially a salesman. This guy shouldn’t be allowed to work there at all. Considering all the negative reviews about this place, and the vast quantity of excellent agents in London, you’re safer going with better reviewed agents. Would rather be homeless than rent from these guys.

They dont fix anything that breaks or call back.
I would recommend not paying your last months rent if you are unfortunate enough the live with them now because they will charge you for rediculous things.
10 pound for a fridge lamp ect
20 pound for a normal room light.
They are total thieves avoid at all costs.

One of the worst experience ever. Viewed a rental flat in the past. I was demanded to make to decision on the spot. The agent was a big guy who was just freaking rude. No professionalism, just bullying everyone all his low life.
Till this day, I don’t even view rental or sales property if it’s from this business.

I have rented my first home in London with Cedar Estates, during the viewing process, Jordan was really helpful, he understood my requirements and lead it smoothly. Everything is an uphill battle, they refuse to fix things like broken thermostatic valves on radiators. They claimed it was not there when we moved in?!
They also refused to remove rubbish that was left by the previous tenant, so we have to take on that cost.
Absolutely rude and appalling service! Rather take your business to ParkHeath.

I found dealing with the accounts department at Cedars far superior than other agents I have used in the past. Marc sorted out any rent issues promptly and efficiently and ensured my deposit was returned as soon as possible. We had a great experience with Trevor Davis, who went out of his way to ensure that we got the property we liked! He came out twice to show it to us and even walked me through how to apply for background checks (I am an expat, and this process was new to me....), even though it was Friday night and after hours. He then came in early on a Saturday to help us with the remaining paperwork we needed to secure the property, as we were leaving town the next day. This was really excellent service, and I can highly recommend Trevor!

Our paperwork and offer were dealt with very quickly and we heard back from Trevor within a few hours of viewing the property (rental flat) that our offer had been accepted. Before we moved in our emails were not always answered and at times I felt not taken seriously but once we moved in and listed issues we needed sorting Viktoria came back to us promptly and solved the problems we had had straight away. All in all I would advise to go through Cedar. Just need to follow up on any concerns you might have.

Very happy with Cedar Estates and highly recommend them, particularly Jordan and Sophie. On my very first visit, Jordan found me the perfect flat for the right price in the right location, after I'd been searching for several months with other agencies. Sure to some extent this was luck, but also Cedar Estates seemed to have a nice variety to suit all budgets and needs, and Jordan knew his stock very well, understood exactly what I was looking for after a brief conversation, and made a viewing happen immediately. I offered on the spot. Sophie was lovely to deal with regarding the handling of my tenancy agreement. She answered all my queries promptly and was able to clarify the bits of "real estate-ese" that I didn't understand. As with any agreement, there was negotiating to be done, but this was always very pleasant and professional, and in the end, I think both parties were satisfied. I haven't actually moved in yet, so I can't review Cedar Estates as a management agency, but so far dealing with them has been very pleasant, and the few conversations I've had already with Vicky, the management person, have been very pleasant too and she has been very accommodating with my move-in requests, which all bodes well for a good tenancy.

We rented a town house for 1 year and had a very good experience with Cedar Estates. First we interacted with Jordan Collins, who was kind enough to show us the place even after hours, and explain us everything (he even came twice, as for the first time we were not able to be there within time). From deciding to get the house to getting the contract, paperwork, and (independent) house inventory things proceeded very quickly. While living in the house, Victoria Herkner (the property manager) was simply amazing! Any problem that we had or question that we posed she responded right away, and she would solve the problem within the next days (or sometimes even in the same day). It was simply amazing, and very different from the service I am getting now...
Positive aspects: Friendly staff; very responsive to our needs; an amazing property manager (Victoria Herkner) that would solve any house problem that we had very quickly; an independent house inventory that we got access to at the beginning of the contract; the house itself was in a very good location and with a relative good price.
Aspects to improve: When we entered in the house, we were not told basic things as of who our electricity/water/gas provider were, and so we had to figure it all out by ourselves. Specifically, we were not told anything about the electricity and when we moved in there was no electricity in the house (turns out it was a top-up electricity, but we didn't know about it neither did we have a key to top-up). Also, the house was not properly clean when we moved in, and the carpet was not changed (although it was in a very bad condition). Finally, I think their website could be improved so that it would be easier to search for houses online (Jordan did a good job showing us houses, but for people that haven't directly contacted Cedar Estates it may be hard to find a house that they like).
Overall, though, I am quite satisfied with Cedar Estates and I would definitively recommend it for prospective tenants!

He kept us up to date with all the information we needed; and let us look round ourselves at the flat viewing rather than watch our every move which other agents did. It seems their objective isn't to attract clients, but to keep them affar. The agents are very obnoxious and uninterested in helping the potential client. They are too busy watching stuff on their phones. And when you ask for further details or offers, it seems you aren't allowed to know details because you do not want to rent the one they showed you, so why should you want to see another one.

Beware of this agent people, they are liars and exploiting every possible opportunity to screw you over. They have overpriced properties and even if you do manage to pay a reasonable price- their end of contract fees will be ridiculous as they will over-charge you for every single thing possible. Horrible experience.

This review has been changed in light of later experience. While Cedar Estates seem friendly and make the process easy while you are still in the process of renting, once you’ve signed the contract they care very little. They actually pressured me into writing a good review at the beginning, before I moved in. Now I see why. Because it goes downhill after that.
We had problems with the flat being dirty before we moved in and they tried to fob us off with excuses. To be fair the landlord did come out of her own time to clean the flat, but the response of the agent was terrible.
More recently as we indicated our desire to move out, Cedar Estates have been unbelievably rude, thinking it is their right to show people around the property at all times of the day often with little more than a few hours notice, and then they have the cheek to lecture us on cleaning and threatening us that if we don’t clean before viewings we will be liable for lost rent! We’re moving for goodness sake! What are we supposed to do about the clutter! There has been no regard to quiet enjoyment. They seem to treat the place as if it is vacant already without checking with us that the viewings are at convenient times. It’s a constant annoyance now and I’m just thankful we get to move out before the contract terminates.

I've just had a call with someone from Cedar Estates about a flat in West Hampstead. Apparently my boyfriend and I are only able to view the flat when we don't have another contract. I explained that we can both leave our flats legally within two weeks if we liked the property and wanted to move in. I've been told that the only way to get a viewing is to make sure that we both are not in a contract anymore (which is too risky for us).
Seems like Cedar Estates likes their clients desperate....such a shame.
