I would like to start by thanking them once again for understanding, I had a difficult situation and I had to leave the tenancy in a very short notice and Rebecca was very helpful and understanding regarding my situation, finally a letting agency with a soul. I can't recommend Cherry Picked properties enough. Future renters, if you see their logo on an add, my advice is go and rent it, and you would feel well looked after, during my time as a tenant in a property managed my them, whenever I had a maintenance problem with the house or an unexpected issue, they we're very helpful and polite, but you don't have to take my word for it, check the countless other reviews that people leave here. Well done guys, you have set a high standard.

This is an excellent letting agency. They are very professional in communication, guidance and arrangements for viewing the property. I've used CPP for about 18 months now and have been happy with the service. As soon as they took over the property they got a 25% increase on previous rent. They are always looking to get the maximum value out of the property and put forward ideas on how this can be achieved.
They are responsive to maintenance matters and Adam is particularly on top of things. Ian and Dan also very helpful.

The whole rental process is smooth and clear, however, even though i had mentioned the move in date needed to be few days later, payment was done and they knew it all, but still the contract can’t be set on a few days later and needed to start on the same day that i paid, i just really don’t understand why the date can’t be suspended cause i didn’t even give a sign yet.
But after all, Kas is a responsive person, with all the questions that i have asked throughout the whole time, he can gave me all the answers that i needed. Also, Rebecca Scott is really helpful, with all the explanation she help us to have a clear understanding of all questions. All in all, this renting process is a really good experience to me as it’s my first time, they are efficient and helpful!! Thanks to them i finally found a place to stay!

An excellent letting agency. The staff were personally very nice, they did all they could to get me moved in incredibly quickly, they sorted out every maintenance issue that came up over the course of my tenancy and they were completely fair regarding my deposit when it came time to move out - no bogus charges or anything of the sort. Kas and Ian were particularly helpful. I would be very happy to move into one of their properties in the future. I highly recommend them.

Not recommended. They do not bridge the connection well between tenant and landlord - uncooperative and shady. Multiple times we reported that objects within the flat were broken or needed to be fixed/replaced. (Such as broken/loose taps and freezer drawers that had been snapped from the previous tenants with sharp broken bits leftover). I initially moved into the flat and found bits of rubbish simply brushed underneath the bed so it was evident that the flat had not been cleaned properly beforehand. Despite this, the agent deducted almost £200 from our deposit when we left for this exact reason (bits of dust under the bed/ on emersion heaters/skirting boards etc) . I imagine that they pocket this money, because clearly it doesn't get cleaned in-between tenant transitions.

A bad estate agent. I’ll try keep this brief:
• Poor communication throughout tenancy
• Unwillingness to fix/replace items unless they were absolutely critical to survival
• Complete disconnect from the landlord. E.g. tap is broken, landlord sends cushions and half an IKEA light?
• Originally wanted to take £300+ off deposit for a combination of things that weren’t our fault (naturally degraded items, dusty heaters?), items that were moved to other locations (for safety reasons) and general nonsense – (bearing in mind the flat was far from clean on arrival). When challenged, reduced to £260 but when challenged further threatened to add original charge back on and delay refunding process.
If possible, stay away, if not then I advise you take photos of every inch of the property (including dusty heaters), and send monthly updates in the form of an email with photos if you want a better chance of getting full deposit back.

I would not recommend this company in the slightest. We called to arrange a viewing for a flat in Manchester, were given a time and date and then made arrangements to visit. We had multiple viewings that day and only this company did not call/text us the day before to confirm the appointment. On the morning of the viewing I contacted the company to check that the viewing was still going ahead, and was told that the tenants had not agreed to the viewing time. We were not informed of this and at this point were already in the area. I said we were only in Manchester for that day and they promised to call the tenants back and ring us within within hour. However, they never rang me back and we had to contact the company first again who confirmed that the tenants still did not wish us to view, and that no date to rearrange had been made.
They clearly had no intention of contacting us to let us know the viewing was cancelled. Its a good job we had other viewings booked that day with more professional agencies so the trip wasn't a waste.

I was made homeless by this incompetent estate agent. If you value knowing you have a home to go to I would stay away from Cherry Picked Properties.
I was a prospective tenant, viewed an apartment, made an offer, the offer was accepted, paid a holding deposit.
On the morning of the tenancy start date, I called to arrange a time to collect keys. I was told I would get a callback, this did not happen.
On the day after my tenancy should have started, I called again to chase them up about collecting keys. I was then informed that they had decided to rent the property to another party!!!
Apparently, I had not completed the references in time. I had however completed everything, Kas the estate agent, had requested me to do.
Although Daniel the Director apologised for the poor service, and inadequate communication (no one called, emailed, or texted me, to update me to the status of the situation) I was left without a home.
I do not believe the chaps, Dan, Ian, and Kas are doing anything unethical or malicious. They are just not well equipped to handle the basic functions of running an estate agents. Their communication, systems and processes fall woefully short.
I will never use this estate agent as a tenant or landlord.
If you are looking for a property as a tenant I would look elsewhere. Imagine how you would feel finding out the day after you were meant to move in that your new home has been rented to someone else and they are sorry for forgetting to inform you.
If you are a landlord looking to rent a property you may find that lots of your prospective tenants do not complete on the property. This is not the fault of the tenants (as Cherry Picked Properties will have you believe), it is the fault of poor systems, processes and ultimately the inadequate level of communication that occurs between the team at Cherry Picked, the prospective tenants, and their landlords. I would recommend choosing another provider and you will see a big increase in the number of prospective tenants that end up completing on a tenancy.

Unprofessional behaviour, false advertising, lack of communication between agents and the lack of respect for customers...absolutely shocking experience.
I contacted Cherry Picked Properties responding to a 450 pounds decent studio flat advertised on Rightmove in Oldham.
Since I was not getting any email back, I phoned the agency directly to find out whether the apartment was still on the market.
Firstly I was lied to over the phone about an email sent by the agency in response to my application.
Then I was told the studio flat was still on the market so I made arrangements to view it on a Saturday, only to find out later on the confirmation email that the appointment was fixed on a working day around 10am.
After trying to rearrange it via email, since I was not getting any replies but I was very keen on the flat, I rearranged my plans to make it for the appointment.
In the morning the appointment was scheduled, me and my partner travelled by car a long distance, got there 10 minutes early and waited nearly an hour before we got received by the agent only because the agents in the office who we were in contact with had a problem of miscommunication with the agent on site who was not picking up his phone and who was also late for the appointment.
Not only we had to wait a long time, but when we got in the flat we were very unpleasantly surprised to find out it was a complete different flat from the one I actually applied for: Not only it was a lot smaller but also more expensive. After the agent showed us two other flats that weren't any longer on the market, one of which was casually the one I applied for, we were left in the corridor with instructions on how to get back to the lobby without being escorted as you would think the agent would do especially after all we went through.
Absolutely gutted, shocking experience, disrespectful, unprofessional and out of order customer service!!!

Avoid. Awful experience from start to finish. The only good thing they did for us was reduce our deposit reductions from £100 each to £50 each.
- Unfortunately we started renting from them before the agency fee ban, so we paid a huge £900 total in agency fees between 3 people. This fee didn't contribute to deposit or rent. Shows what sort of agency it is, as this is more than double what other agencies charged.
- When we moved in, the flat had a mouldy bathroom, broken/unsafe furniture, broken radiator, broken door handle, and sawdust everywhere from a new floor. There was also blatant mess like a drinks can and chess pieces everywhere. We had to really chase for this to be sorted despite the fact the inventory they took noted it all. When I called they said it had been professionally cleaned and that if we wipe the mould off ourselves they could reimburse us 60p for the cost of the bleach. Eventually they got a cleaner round after we'd been there for 6 days. The smoke alarm battery also needed replacing when we moved in, so we lived for a couple of days with no smoke alarm.
- The move in date we were told when we viewed kept being pushed back which caused us problems. From what the agency said when I called them it seemed like it was just bad organisation. They shouldn't have promised such an early move in date when a new floor needed doing.
- We had a leak during our tenancy which left us with no shower for several weeks. When we asked for rent reduction we were told the leak was our fault due to lack of cleaning (they said the water passed through the mould in the grout and through the walls). We asked a plumber if this was possible from the photos and he said he doubted it, as this would have to be much longer term damage. Additionally, someone at CPP let slip that the delay was due to the landlord being unable to fix the floor on insurance because there had been a FLOOD in the flat recently. A maintenance man also told us the pipes in the building are bad and flood all the time. Don't think I need to say any more.
- When we had any issues it took several emails & phone calls to get them resolved.
- When we moved out they tried to take £300 off our deposit, but reduced it to £150 when we disputed it. From our experience, I imagine they pocket this money and send the new tenants in without any changes.
Appreciate good estate agents are hard to come by, but definitely would swerve these ones. I had a good experience with Hunters.

Never had anyone tell me 6 months of deposit. Guy on the phone called me that he booked me in for a viewing with a time given. Next day went to the site and was told no one said it was booked. Wasts of time, money and not professional.

Absolutely disgusted at the way this company operates! Should be shut down or investigated! Agent left me stood outside property for 30 minutes after asking me to arrive early and did not apologise. Owner rude and disrespectful and rejected my application without a valid reason and is refusing to give the deposit back. I am certain he rejected because I complained about the way the agent treated me. I would avoid using this company at all costs!

I was looking for a flat to rent in the Manchester area and looked online and went around the area viewing many properties. As i am a little picky when it comes to where i live and i had many viewings with Cherry Picked Properties, All the team were extremely helpful and understanding throughout the whole process. Due to the volume of viewings i had i began to get to know the team there and honestly haven't got a bad word to say about them, would highly recommend for anyone looking to rent in Manchester.

Booked in for a viewing with a flat and travelled a long distance to make the viewing. I specified exactly what I was after on the phone and was in need of a flat with space for two. was assured on the phone that this was possible and that i would definitely be able to secure one on my trip. so i paid for transport and accomodation in the area so i was able to view the property.
Onto the actual viewing : the person showing us around was 10 minutes late (this was Ian and i see other people have also had issues with him being late or not showing up) however i could get past this if it wasnt for his arrogance. when i arrived at the property he said that nothing that i requested was available basically said i had made a wasted trip. He did not seem sorry when i explained what i had been promised over the phone and offered no apology when i told him how i had travelled particularly to see this property. What was worse is that he then just got in the elevator and left. i had to travel around the building to find him talking to the security guard downstairs, leaning over the counter and having a good laugh. he has left my elderly grandparents somewhere in the building so i had to go a find them. at this point i was obviously upset. before i left i tried to mention to Ian that i would like to be put on a waitlist for anything suitable that might show up, to which he ignored and shrugged. we left very frustrated and in shock at the rudeness of this staff member.
now onto the actual company - the images online were very misleading. the images used to advertised some of the flats where not actually the same size or shape as the flat you could actually rent. they had uploaded images of the most expensive flats in the building and added them to listings of every apartment they advertised. the difference in what you see and what you get is ridiculous and is a terrible way to mislead and mismarket.
Overall my experience was awful! rude staff, no organisation and misleading. disgrace of a company

Ajay is a star, without his help I couldn't finish purchase on time. First, this agent mark the property on a very reasonable price. The staff are really helpful and always keep everything on top. They know exactly how frustrated you are when buying a house as there are chains involved. This is the forth house I bought in my life and I could say I never received or expected Cherry pick can provide such outstanding service. Highly recommend to everyone Cherry picked properties.

Failed to turn up to a viewing and gave no notice/warning. After eventually getting a viewing and deciding we wanted the property, we called and asked to put down holding fee/deposit on the property. Was told the man who would process this would be out of office for 45 minuties, but as soon as he returned he would call and process our deposit. Never called and I had to go to work, so rang first thing the next day. Called to find out the property had gone to someone else when Ian returned to the office, after being told we would be first to be contacted! No communication, and not even a proper apology. “We’ll contact you if anything else comes up” - no thanks huns

I booked a viewing for yesterday a week ago. I received a confirmation email and call in the morning for the viewing appointment, but no one turned up in the end. I called the viewing representative when he was late for 10mins, he replied that he would be arriving shortly so I waited outside the property under the typical freezing cold weather of Manchester. I called again but then he asked me to call the office instead, so i called the office regarding the issues. The office replied that the viewing representative did arrived and tried to call me a few times but he couldnt reach me so he left the building. My phone didnt receive any calls at all from the agency and I was standing right outside the main entrance for 20mins. I hope that they can hire someone who is responsible, reliable and considerate to do the viewing. They asked me to do viewing again tomorrow, but i cannot risk and trust them again, wasting my time and money for transportation. I will not recommend them to anyone.

We tried using local agents to sell our home however CPP was able to achieve the best sale price on our home - in fact breaking the ceiling price on our road. Very impressed with their service! I cannot speak highly enough of Cherry Picked Properties, and Dan in particular. Cherry Picked Properties took over as the letting agency in charge of an apartment I was renting in Manchester. The hand over of companies was seemless and professional. My housemate and I were kept up to date with the proceedings.
Our tenancy ended (today), throughout the week Dan was in constant contact with me to ensure that we had everything we needed for our checkout, even giving us tips on what we needed to do to make sure that we would get our deposit back.
When it came to the day of the checkout we had finished early and Dan came out of his way to come to the property early, he went through the inventory with us and gave us some final pointers. Cherry Picked Properties have gone out of their way to make the moving out process as easy as possible and Dan has gone that extra mile to ensure we will get our final meter readings before the new tenants move in.
I can't praise everyone highly enough and would just like to say thank you to everyone for making what I thought was going to be a stressful process one that quick, simple and friendly.

From start to finish this agency has been great. They found me my dream apartment in Chorlton and were in touch with me from beginning to end.
I found the staff personable, they even helped me with a deposit dispute I had with another agent.
Without their knowledge I would never have known I was well in my right to claim my deposit back.
So I would use this agency again and recommend it to others.

Me an my girlfriend used Cherry Picked properties to organise an apartment in the city centre of Manchester. They were very pleasant and accommodating. Once we decided we wanted to rent they got all the paperwork sorted very quickly and made sure we got into the apartment on time. Afterwards they were very helpful to get us an extra set of keys.
