The old art of selling fivers for a quid! Cross Estates, overvalued and undersold! Avoid our mistakes!!!
From a valuation of 500,000 GBP nearly two and a half years ago, to final sale price of 370,000 GBP (-26%) shows the real bottom line of having a property, in Carbis Bay, sold by Cross Estates. The housing market may have dropped since the original valuation, but by 26%????
After an initial flurry of hype of how Cross Estates had international and domestic clients lined up, the reality was something else. Having clearly over valued it at the start, we only had 14 viewings in the following two years . They spent nothing on advertising. Finally it was sold as a fire sale for 130,000 less than their original valuation, yet they had the cheek to charge their full fees. We looked at Bradleys but in the end we were stuck with sole agency with Cross Estates, a very poor, and costly decision. Unfortunately we were not the sole owners of the property and our probate interests were not fairly represented. Cross Estates were asked to keep us informed but failed to do so.
Interestingly Bradleys has just sold an identical property on the same street for 20,000 more than Cross Estates.
If you are considering selling your property with Cross Estates, I would strongly advise against it. SELLERS BEWARE!

Cross Estates were absolutely AMAZING in all aspects of my sale and purchase.
This was the 4th time I have been through the process of buying a house and the 3rd time I've sold one so I feel I have a good measure to compare against. Cross estates were a completely different, totally positive experience. The whole team were helpful, available and knowledgable at every stage.
Firstly the team helped me find and secure a house in a notoriously difficult area to buy. Then they helped me put my house on the market - which was marketed superbly and got a full price offer on the first viewing. They stayed in touch throughout the whole process and spoke to me whenever I contacted them. With their incredible help, the process from thinking 'I think I might move', to finding a house, selling my house and moving in took no longer than 8 weeks.
All my previous house buying experiences have taken months and been incredibly stressful. I can honestly say that nothing was stressful about this move. I kept waiting for things to go wrong but they never did and that is because Steve, Allen, Ashleigh and Jenny were all over it. Always calm and always staying in touch with the other parties in the chain and solicitors.
I can not rate them or recommend them more highly. They made every step of moving into our new home an absolute joy.

As a local teacher, looking for a permanent home in St. Ives, I approached Cross Estates with some trepidation. I'd spotted the perfect home, but how would I secure a purchase in beautiful St. Ives when up against land lords and second home from far afield? I had no need to worry! Cross Estates supported me from the onset: providing me with expert advice, fighting my corner within the market place and demonstrating their commitment to clients of all shapes and sizes. They showed that they were more interested in matching the right property to the right buyer than securing the quickest sale, proving the benefits of working with an independent estate agent who can personalise their service to their clients and the context of their setting. I have no hesitation in recommending Cross Estates.

We purchased a property through cross estates & every person we dealt with from start to finish has been great! All very responsive & quick to give updates - the process was quite lengthy & the team did all they could to support & keep chain moving. We dealt with Steve initially to make the offer & that was a really smooth simple process & then aftercare via Jenny who was brilliant! Best estate agents I’ve dealt with - thanks all :)

Sold our house with Cross Estates in November 2021. What a great team. Steve and Alan for sales and marketing were quick, responsive and friendly. Ashley in the office was always upto date and Jenny handling the ‘after offer’s accepted’ phase was really efficient and on it. I would recommend Cross estates to anyone selling their home, they were totally brill ????

Thanks for the reviews and I would however like to address the one from Todd Druley. Firstly he is based in Atlanta in the US, we have never dealt with him. He is friends however of a person we did directly deal with who, during the last lockdown, wanted to come and look at some property we had and stay overnight. We were informed from Cornwall Council that this was not allowed so relayed that to the customer who took umbrage with that. We are of the opinion and always were during the last lockdown that the safety of our staff, vendors and the local community was of the upmost importance to us, it still is. So read into that review what you like, it is false, fake and I have written to him to ask for his response, its was purely because we were following rules

Very friendly, very knowledgeable about the area and during the Covid restriction we found them to be a source of great comfort when selling our property through them. We never once set foot in the office but they were always ready to speak with us even later in the evenings, thats what you get when you deal with a local agent. I even spoke to Steve late one Sunday which can really put your mind at rest. Thanks for all your help it has been a pleasure dealing with you and look forward to sharing a pint in The Sloop when we're allowed again

Dealt with Cross Estates on a house purchase late 2020. A real pleasure, great staff with great knowledge of the local area and the property we were purchasing. Other agents seemed uninterested in us as the market was busy so if we didn't buy someone else would, however Steve and Alan were lovely and Mandy was so supportive and helpful in getting the sale through, our lines of communication were excellent during this process. Nice office in good location with lovely big window display, lots of very nice properties on display, and really stands out. Inside office smells of smoke which is off putting and the older grey haired chap we dealt with initially was very un-interested in us as if it was a real chore to speak with us, he was the only one in, hopefully it was just a bad day. We viewed a property with Steve who was excellent, extremely knowledgeable, very friendly, and not too pushy like some we had dealt with in St Ives. It was a pleasure to do the viewing with him particularly as it was also his day off. We didn't purchase the property because of some building work behind, we were however made aware of this at the initial phone call about the property and plans were bought with him, so we weren't shocked by it, it was just more overlooked than we initially thought. The standard of estate agency in St Ives is generally poor we have found, however overall this was a positive experience with local agents that know their market well and hopefully in the New Year when we start looking again, I will give them a call as my first point of contact.

I really don't submit reviews often but on this occasion feel compelled to say a massive thanks to the whole at Cross Estates - Mark, Steve, Alan and Felicity. We complete on a St Ives house purchase tomorrow and I have to say their help throughout has been incredible from start to finish. 'Real' people and so nice to deal with. No hesitation to recommend to all. Don't just rely on Rightmove, people! After seeing a couple of places and chatting to Mark, he strongly recommended showing us a place we had seen online but totally written off from one reason or another. When we got there and had a look around we put an offer in straight away. Moving in tomorrow :)

I travelled down from London to view a house and they left me standing in the rain and never showed up! When I called the office the lady didn't have a clue who I was.
Don't use this agent to sell your house as they are very unprofessional!
