The agent named Fahima is incompetent, deceitful and lacks professionalism.
Fahima has no concept of punctuality and does not follow guidelines regarding viewings and has the cheek to say you do not have the right to reject viewings despite her giving less than 24 hours notice, and will also not let you know the actual time of the viewing and instead gives a 12 hour timeframe.
Fahima also will have a break down if you tell her that you would like to go to the bathroom towards the end of the 12 hour timeframe (she did not even show up during this timeframe) and she will also shout at you if you ask her to calm down.
Their main handyman named Franco decided to use our toilet but left a crime scene on the seat, underneath the seat and on the outside of the toilet. He didn't attempt to clean it up.
The estate agents in general are very sly. They will not fix issues in the property in which they have a duty of care and will then try to deduct your whole deposit for the repairs/replacements caused by them not addressing the issues. They will try to make deductions for issues that were already present upon moving in and tell you that you are to blame for these issues.
Our broken bathroom extractor was not fixed for 5 months until we had moved out and now they are attempting to charge us for the unit and installation and mould caused by it, despite this being their responsibility.
If we had read the google reviews before signing the contract, we would not have gone through with it.
We urge you to heed our warning.
STAY AWAY FROM THEM.

If I could give negative stars, I would! John was the person who served me. We went to check out a property, and I was ready to put down a deposit immediately. However, when I tried calling, there was no answer. I sent a text, but still received no response. If you're looking for a textbook example of a deadbeat, this company is it. They are simply a no-show, and you’ll never hear from them again. Thanks a lot, Cubes Residential. I’ve seen many other reviews saying the same thing, and their only response is "This is a fake review," which is exactly what a deadbeat would say when they claim "I look after my kids". Just stay away from this company. I would also advise landlords to avoid this unprofessional business.

I am writing to express my extreme disappointment with the recent experience I had with this agency. As a long-standing client for 4 years, I expected better treatment and professionalism from them. Unfortunately, the way my situation was handled has left me feeling frustrated and dissatisfied.
Despite our previous positive interactions, the handling of our recent flat changes was subpar. We encountered delays in flat availability, lack of cleanliness upon moving in, and unreasonable deductions from our deposit upon moving out. Despite always being punctual with payments and accommodating during unforeseen circumstances such as the COVID-19 period, we were met with unfair treatment.
The cleanliness issue upon moving into the second flat, the deduction for a broken refrigerator door, and the additional charges for its replacement and delivery were unjust and unacceptable. I had cleaned the property thoroughly before leaving, and the wear and tear on the refrigerator was not intentional damage.
I feel as though I have been taken advantage of and treated unfairly by this agency. As a loyal client, I expected better communication, transparency, and respect for my rights as a tenant. Moving forward, I urge you to reconsider your practices and ensure that other clients do not face similar experiences.
I hope that this feedback will prompt a review of your procedures and lead to improvements in how you handle client relationships and property management. I trust that you will take this matter seriously and address it promptly.

Don't bother, contacted them through phone and email for 3 flats on 3 separate dates. Every time regardless of contact method collected my details saying will be in contact next day. Never heard back on 3 occasions.

You as businesses trying to removing bad comments with excuse of not having someone in your database is only proving incompetence of this establishment. If google reaches out about removing it I’m happy to provide emails to your company which I still have. Unfortunately it’s been 3 years since my review (great timing to come back )

Arranged a viewing, then cancelled without letting me know. They said the property was still available, but it's not listed and then said they would call me back to re-arrange and never bothered. This lacks professionalism.

Absolutely waste of time. Waited days for a contract only to be completely ignored and called later to be informed that the flat isn’t available anymore after I went through with all the procedures. Lack of professionalism or care whatsoever.

horrible experience. if i could give 0 stars i would. put an offer for a flat, secured it by paying a holding fee, was assured by the agent that the flat was mine, and i could move in by the 1st of September, he called yesterday afternoon (3 days to the move in date) and told me the flat was no longer available because the current tenant wanted to extend her lease, despite the fact i had been told that she had found another place, and that i had PAYED to SECURE this flat and had been explicitly told that the flat was mine. i am now 3 days to the end of my lease and have no place to stay because of this agency and their incompetence. they didn’t even offer to help me out, or find a place for me to stay, so i will literally have to go live in a hotel until im able to find another accommodation. they haven’t even refunded my holding fee money. a complete scam, please AVOID AT ALL COSTS. completely unprofessional and inconsiderate.

I rented property through Cubes for several years in London and they are one of the best agents I've worked with. All issues were sorted right away, they were always easy to contact and deal with, and they even rescued me once after I had locked myself out with no phone or shoes! I would highly recommend working with this team, whichever end of the property market you happen to be in.

We have had a terrible experience with Cubes Residential. We rented a flat through them for more than 3 years. We were very good tenants, we always paid our rent on time, and kept the property in a very good condition. We always alerted them when something needed repairs. We made sure that there was always a good level of communication between them and us. Despite all of that, they have treated us like we were the worse tenants!
At the beginning, they told us that the heating bill was included and then one year later we were told by the heating company to pay a super expensive bill. Cubes just forwarded the letter to us without a word of apology or explanation. They tried to charge us for simple repairs on the basis that it was our fault, but the worse happened when we left the flat a couple of weeks ago.
Sam had asked us if we would be willing to sell some of our items to the new tenants. We were quite busy but thought ‘why not’. Sam came in on the day of our move and picked up the items for fear of us not honouring our deal (nice!) then accused us of being thieves when we didn’t leave other items that the tenants apparently did not want (we left them in the corridor for other tenants as we didn’t want to leave a mess). In the end, we offered to give the money back as we hadn’t asked to do this in the first place and didn’t want to be insulted/harassed.
Anyway, the worst was to come when they sent us a quote following the checkout of nearly £1000 to cover the price of 'fair wear and tear' usage. In all our years of renting in London, we’ve never had to pay any deposit back. We have now started a complaint process with the Property Ombudsman. So much needless aggravation.
We have to say that we were very disappointed by the attitude of the branch manager, John and also by Sam who has talked to my wife and I very aggressively. They are not professional.
To end on a positive note, however, we would like to thank Leon who was very helpful in some very difficult situations!

Sam was very professional and helped me in order to rent . He answered to my questions and offered support even out of his working hours. Very patient, honest and quick in my requirements. Highly recommend to look after him if you would like to rent. All the money paid were justified and receipts were given. He fixed the issues i had and found better solutions for me. Thank you Sam!

Exceptional service!
So far I am having a very easy and straightforward communication with Cubes thanks to Sam Kumar. He has been very helpful during the process of renting an apartment, answered quickly to all of my messages and went out of his way to help (e.g. responded to my messages and calls out of his working hours and is willing to help with issues that he, or any letting agent, is not normally required to). All fees and expenses were described in detail before any payment was made and there was nothing hidden, which I appreciate a lot since a lot of other agencies before that pushed me to pay a holding deposit without stating what fees and costs they are charging. Moreover, everything related to the agreement between me and Cubes has been documented (including a deposit protection certificate) and nothing was left in the dark.
Overall, I am very satisfied with the friendly and helpful service that I received from Cubes and I hope it will remain the same until the end of my tenancy!
If you are looking to rent/buy with Cubes, I recommend looking for Sam Kumar.

People have told me that Estate Agents can be a nightmare but Cubes residential were great! Very competent and helpful, made the process of putting forward an offer, getting acceptance and completing the referencing very easy. I think this company is light years ahead of the competition and highly recommend them. Lastly, a huge thank you to Sam and his team at Cubes residential.

I recently rented a property with Cubes and I was helped and assisted by Sam and John. The process has been very smooth and they really helped me a lot, since I was living in another city during the renting process. They were always available by phone and by email. I've viewed / had several properties over the years and met many property agents, but I must say these two guys stood out from the rest because of the personal and professional customers service and joy! Very positive feelings and very helpful people! They are professional, efficient and mostly what I liked is their team work. I dealt with 3 staff from cubes, each with his/her own expertise. Working together, they provided 1st class services. I also appreciated that I was informed and updated regularly on their progress.
Result: the sale of my house just happened so smoothly within targeted time scale.

The worst service I have had, they were unprofessional during and after the permanence in the property.
We had lot of problems to get in contact with the agency for having our deposit back and at the end we spoke directly with the landlord. An agency is supposed to be the link between the tenants and the landlord, but apparently we paied for a service we never perceived. We needed to contact a lawyer in order to have our money back!
The worst agency I haver had in London.

I personally had the displeasure to deal with these extremely unprofessional people. Conveniently out of the office for a month when the deposit was due to be refund, I am still waiting for part of it to be wired to me after almost two months.
The certificate for deposit protection? Never received.
The invoice for charging 500£ on the deposit? Never received.
Answers to any of my emails sent with reading receipt? Never received.
Ah, don't bother to call the office, the person you need to speak to will not be there, I can guarantee.

Maybe you are a good estate agents. But you have to check your tenants more carefully. If they are fully emotionally and psychically healthy. Because having one as an example I don't think so. Calling police because children play for 3 hours at home???? Stupid...
