Natalie was absolutely fantastic and I wouldn’t consider using any other agent. Natalie had our house sold within 10 days of going on the market. The marketing and photos were great, she conducted loads of viewings and always sent an update the moment the viewers left. Her communication was second to none, I don’t think I ever waited more than 15 minutes for her to reply to an email and she always answered the phone. We really struggled finding an onward property and Natalie and Bradley gave us loads of advice to help us find a new home from offers to survey findings. Their communication was always straight forward and honest, they are certainly not your average agents.
She wasn’t just amazing at getting our home under offer she also pursued progressing the chain wholeheartedly. She used her wealth of legal experience to help us move things along and unblock any barriers to progress.
Absolutely fantastic agents, I would, and do, recommend them to anyone and will absolutely be back when our next sale comes around.

Flying Fish sold our Southborough home last month and here’s why I cannot recommend them enough. Bradley and Natalie are very direct in their approach, and in contrast to many other estate agents, they don’t waffle, they don’t overprice, and they don’t overpromise or tell you what they think you want to hear. They say it as it is.
Natalie managed our sale; she was pro-active, reliable, and super-efficient. During the sale process she was just a call or text away to buoy us up with encouragement and progress updates, and she was diligent in checking up on any problems or delays. I worked with Flying Fish to both buy my previous house and sell it on Stephens Road. I have engaged other estate agents in the past but by a mile, FF are the best estate agents in Tunbridge Wells and surrounding area. It is a small firm which is a bonus as you are guaranteed to work with both Natalie and Bradley who are highly skilled in what they do, incredibly motivated, excellent sellers and on top of the whole admin process. The photographer they used was superb, marketing and exposure was also incredibly professional and vast. In addition, they seem to have a very good gauge of valuations of houses and what it would actually go for in the end.
Finally, for what it is worth, they are also lovely people to go through the process with if that is important (was for me).

Simply the best estate agents in the Tunbridge Wells area. This is an independent company run by Natalie and Bradley who are both extremely professional and hyper motivated to secure the sale.
Don't be fooled by other agents who will tempt you in with higher valuations. (We were and our house was on the market for 9 months with not a single offer)! Flying Fish will competitively price your house based on square footage comparisons with similar properties in the area at the time your house is on the market.
They help you to ensure your home is well presented for sale and their brochures are superb quality. There is the added bonus of superb communication throughout the whole process from listing to completion.
Couldn't recommend them enough. Worth every penny of their 1%.

When we first approached Flying Fish Properties, we were feeling pretty stuck. Our house had been on the market with another agent for almost 6 months without much progress and we were feeling very fed up and demoralised by the whole process.
From the very first phone call with Natalie, she restored our faith and filled us with confidence again. Her and Bradley's straight-talking, honest, personal and proactive approach was a complete breath of fresh air and exactly what we needed. Once we were ready to start again, they took new photos on the Wednesday, put our property live on the Friday and we'd accepted an offer by the Monday!
In the following months, Natalie went above and beyond to support us. She was always on the end of the phone to offer advice, handle any issues that arose and generally keep everything moving along smoothly and swiftly.

I cannot recommend FlyingFish highly enough. Ours was a complicated sale (Leasehold property being sold in the midst of a Freehold buyout) during the economic/cost of living crisis, which led to some significant buyer nervousness. Bradley was superb - dynamic, quick to communicate (good and bad news), highly effective at identifying buyers (we needed a couple due to a buyer pulling out of the process). They know the local market really well and can link buyers and sellers most effectively. Place your Estate Agency needs in their hands and you will feel well looked after.

Having experienced first-hand, as a buyer, the chaos and let downs of TW property market for more than a year, we were taken aback by how differently Natalie and Flying Fish operate. There are no uncertainties, no second guessing, no unanswered questions or the slightest issue with communication. Always approachable and very knowledgeable for honest and assertive advice, diligently balancing the best interests of the seller with the buyer.
Even though our purchase was caught up in the storm of the recent mortgage crisis, Natalie best ensured that all parties - buyer, seller, solicitors were always on the same page and staying the course, ensuring the communication lines were always open.

I would highly recommend the team at Flying Fish if you are looking for an "honest and trustworthy" local estate agent who actually cares about the vendor AND the buyer.
Despite being a cash buyer, I found most agents were only interested in getting the highest price and would push each sale to sealed bids to create a pricing frenzy, one home going for £100k over asking due to this unethical method of selling homes!
Not so with Flying Fish. Bradley really looked after me and persuaded my vendor to take my offer at full asking price and not to be lured into the sealed bids fiasco. When I first met Bradley at Flying Fish I told him I didn’t like estate agents, but he had a good response to that and an interesting story as to why they set up Flying Fish. Quite honestly forget everything you know about estate agents when you use Flying Fish Properties. This is an independent agency and to say they go the extra mile is not giving them nearly enough credit. Bradley was asked to come round as one of four potential estate agents and value my property. Being in sales, I sometimes find it difficult when I feel like I'm being over-promised and often experience under-delivering, however Bradley and Natalie were far from this experience. Flying fish estate agents are unlike any other agents we have ever used. From start to finish they were an absolute pleasure to work with. From day one they got everything right. They were always available to answer any queries. They gave feedback on our viewings every evening.
One of the best things(and there are many!) about Flying Fish is that rather than bigger agencies it was just Natalie or Bradley so you felt like you had a relationship with them, they knew your house and it's selling points and they knew you and when to schedule viewings etc around your schedule. They were always honest in all dealings and that counts for a lot.
Our house sold within weeks and it was the least stressful house buying process we have been through. We received valuations from 4 different estate agents in the area and although Bradley's valuation was the highest of the 4, he justified it and had faith in the selling ability of the house and the demand from a relatively quiet market. Within 1 week of the property being on the market we had one viewing, received an offer and managed to achieve a sale which was 95% of their valuation. The agreed sale price was £12,000 more than 2 other estate agents had valued our property and it is clear that Flying Fish are looking out for the seller, trying to achieve the best possible price rather than trying to achieve a quick sale and move on to the next vendor. We tried to sell our unique Victorian property with a local estate agent. The agent advertised and tried to sell our house during two separate periods of several months each, all to no avail. After over nine frustrating months in total still with no buyer, we moved to Flying Fish.
From the moment we met Bradley and Natalie it was a different world.
The house was photographed and launched within a few days, we then had five viewings arranged and six days after the launch we had an offer of the full asking price (from the third viewing). Natalie and Bradley handled all the viewings, always briefed prospective buyers; so important and usually neglected by most agents. They also make sure they 'get to know the house' and can answer any queries etc at viewings. They gave immediate feedback to us and handled all the communication between us and all the various parties involved, from beginning to Exchange and then Completion.
The Flying Fish Estate Agency is a real exemplar of how we wish all estate agents were - and SHOULD be. As well as totally professional and efficient, Natalie and Bradley had such a charming, engaging manner and a great sense of humour throughout it was like talking to friends.
We cannot speak highly enough of the exemplary service we received, and they so often went the extra mile on several occasions to make sure everything was fine. We have absolutely no hesitation at all in recommending Flying Fish to anyone - we already have!

We recently bought a Grade II listed property in Southborough, which was sold by Flying Fish Properties. Flying Fish is a local and family run independent Estate Agency, and the owners are based in the Southborough area and therefore have excellent knowledge of the immediate area as well as the nearby towns of Tonbridge and Tunbridge Wells and surrounding villages. As buyers, we were particularly impressed by Bradley's professionalism, attentiveness, honesty and integrity. Quick to respond to queries and always available, Bradley helped us negotiate as fair and smooth a transaction as possible, and was always on hand to assist with the inevitable bumps in the road during the conveyancing work. He also recommended a local independent expert Surveyor to undertake a full survey of the building, and we found the quality of his work to be excellent. They are both excellent professionals with an in depth knowledge of what they do. Bradley and Natalie truly are a cut above all other estate agents and have completely changed my opinion. They have a refreshing, welcoming, friendly way about them, I quickly established that they are open, honest and I could trust them.
From the very beginning they were incredibly efficient, followed up on everything they said they would in agreed time frames. The quality of the photos really showed off the property without the use of camera tricks. Natalie visited the property with the photographer to ensure the property was laid out right. It truly was above and beyond in terms of the service received.
The viewings came flooding in, they communicated quickly and efficiently and gave detailed feedback on every viewing we received. At the end of the first week we received a detailed overview of the number of people that had viewed the property on Right Move and Zoopla, who had a detailed look, how may lead to viewings. They changed the main picture regularly to keep the viewing fresh. Within 10 days they had sold the property at asking price.
Since the sale of the property they have kept in touched and guided us though every stage.
The difference is they care and it shows in the outstanding quality of the work they provide. I could not recommend them highly enough, they are a breath of fresh air to the market place.

It is never easy to decide to sell your home. After 15 years, it was time for me to let go of mine.
I decided to leave the fate of my beloved flat in the hands of a well-established local estate agent hoping for a quick sale. After receiving a near inexistent feedback, very elusive answers as to actual number of viewings and a somewhat poor attitude with regards to customer service, it was time for me to start afresh.
I had already met and discussed the sale of the property with Natalie and Bradley and they (I hope) understood the reasons behind my decision to opt for another agent. Their friendliness, enthusiasm, openness and invaluable input had already impressed me so it did not take much to convince me to entrust them to succeed where the other agent had failed.
They welcomed me with open arms (literally) and we agreed on how to proceed. A go-live date was fixed – 23 December. New, vibrant and lively photos were produced. A fabulous descriptive was written. They don’t just market your property – they show it off.
On the very day of the launch, Bradley emailed me with details of 2 viewings booked. I was now beyond impressed. The first viewing was scheduled for the first business day after Christmas. Lo and behold, I did get and accept an offer on that very morning.
Since then, everything is of course in the hands of solicitors but Natalie is keeping me up to date with the progress and advises me of any complication as soon as she is made aware of it and always proactively looks for prompt and satisfactory resolution.
They both are an absolute delight to deal with and I would gladly recommend their services to anyone. They are a living proof that not all estate agents deserve the bad rep they are getting and they definitely will be my first port of call for my next sale and my next purchase.

I am truly satisfied with Flying Fish from the very beginning.
Natalie has been very helpful during the whole process. She is very much customer oriented (one example is she even offered to me pick me up to the property for viewing after knowing that I was without a car). On top of that, she explained all matters in a very detailed manner and happy to answer for any questions of mine, usually responded within a very short time!
This nice experience has changed my perception over the high-street property agent and I seriously recommended anyone to engage Flying Fish if you are looking for property to buy/sale in the Tunbridge Wells areas.
