We have rent a house of them, many problems and no one cares to help us! After 5 months we are waiting for a hook extractor, with out this all the house smelling when we are cooking! The smoke go in to the bedrooms and all our clothes smell food! They call us to fix a date to come and check it, we fix to have day off but no one comes no one call us to explain. Too many Mails and phones and any time they say to us "we will fix it in this week" but NEVER! We have already speak with the landlord about this. He call back to them but no one cares!... Read more

Shambolic estate agents. They take months to reply to serious issues regarding maintenance, the houses they rent have absolutely no standards and are quite frankly disgusting. My house had a pre-existing issue with mould which, for them, turned out to be my issue and now something I have to deal with on a weekly basis because of their incompetence. Not once have we had any follow ups regarding maintenance, if they do ever come to fix something, which is an absolute rarity, they leave everything unlocked and the alarms off - nice and secure! I had far better experiences of renting with traditional student letting agents rather than "Manchester's finest", they couldn't manage a derelict hovel, let alone a home. Never again.... Read more

Contacted Mortrose properties about a property I wanted to rent, I found the staff very helpful and accommodating. the property was very clean and well furnished and I had no problems at all whist I was renting, any problems that arose during my 3 year stay was dealt with quickly and efficiently, there was no fuss, no dramas just quick and friendly service. I rented a room in a houseshare for 9 months with Montrose Properties and they are the laziest letting agents I have ever used. I had to call them every day when I first applied for the room to check the status of my application and the same for when I was leaving as I had to check on behalf of the new tenants as they didn’t keep me or the new tenants informed of any issues or problems that arose. It seems that a lot of the staff don’t communicate very well as often nobody knew what was going on and had to check with Ruth. Not to mention the fact that we were all on a joint tenancy even though we were all individual tenants, which made it difficult to leave as if you sign a new joint tenancy with the new tenants then you are locked into the contract for at least 6 months even though you had already lived there for more than that amount of time.
Receiving the deposits back took almost a month of me and a friend chasing every other day which eventually came as a check in the post. When I asked if they could do a bank transfer I was told this was just the way they do things, which is archaic and particularly infuriating when they are more than happy to receive the deposits by bank transfer.
The only saving grace is that the Landlord was amazing, we just ended up going straight to the Landlord with any issues which he spoke to us about immediately and tried to sort as soon as he could. However, the stress that you incur from moving in and moving out of one of Montrose’s Properties just isn’t worth it. After signing with them I found out some of my friends had similar experiences, just wished I’d known this beforehand. My advice is steer clear.... Read more

I viewed a flat from Montrose properties that happened to be owned by the owner of the agency itself. I noticed a large area of mold in the bathroom and bedroom and some stains and damp on the sofas. I went ahead with the application on the condition that the mold was removed and the sofas could be removed (I was going to buy new sofas myself) due to my asthma/allergies. I was then contacted by the agency requesting I pay 6 months rent upfront as I did not fit their criteria even though I have been employed on a contract for over two years and could easily afford the rent two times over a month and had already offered a guarantor upfront. The agency also stated that it could not guarantee the removal of some old stained/damp sofas even though the agencies owner was getting six months rent upfront and agency fees. Red flag, avoid!!!... Misleading and dishonest advert, be careful! I had a very bad experience dealing with this letting agency and wouldn’t recommend it to anyone. After having signed a 12 months contract, I’ve discovered that the flat was not as advertised. The flat is located on the third floor and the lift is not functioning and never will be due to funding issues - obviously the advert does not tell you that. Also, the windows of my flat are broken and couldn’t be closed, so I had to involve the health department of the city council to have them fixed - the temperature of my flat and the constant noises from outside (Oxford Road is a very trafficked road) could pose a serious risk to my health.
Montrose and the landlord finally decided to implement secondary glazing, which they did in about 6 months, without actually considering the impact of doing so: now the windows cannot really be opened. This creates huge inconveniences during hot weather as the air doesn’t circulate properly. During all this time, Montrose has never been supportive nor responsive. What I’m finding more frustrating is that despite all the above they are advertising now the property without mentioning any of these issues and they have actually even increased the price!
In response to the below comment, I've not been told about the windows issue when I signed the first agreement, I've actually being told that my current rent was priced at market rates. Furthermore, I've been bound to re-sign a 12 months contract just after 4 months of actually being in the property: at that time I was still not fully aware of the inconveniences caused by the windows as I was traveling for work and not inside my property for a consistent length of time. In December 2017 I've actually felt I could lose my place in the next few months if I didn't act quickly. Finally, in my opinion it is not right to advertise a property that has lift access when this is actually not in function and there are no immediate plans to replace it - what if I was a wheelchair user?
I've sent millions of emails regarding many issues that my flat has to Montrose but I've seldom received an answer - I have always had to call and chase the office, and again I didn't manage to get much help. I'm finding the current advert for my flat actually very outrageous as it advertise misleading features and I'm hoping that future tenants will have a GOOD look at the property before committing for 12 months.... The flat i rented was very dirty when I moved in, and even though the advertisement said the flat is furnished it didn’t even have a fridge. There are moulds on the ceiling of the bathroom, on top of that the shower would turn itself off everytime I wash my hair. Tried calling the maintenance team to fix the shower but they said that’s how the shower is because it’s a cheap shower.
At the end of tenancy they charged me £50 cleaning fee for leaving a empty shower gel bottle in the bathroom and some plastic bags which I forgot to take out. But the state when I got the flat was much worse than how I left it. This is not a good agency to deal with, I would not recommend them.... Read more

Would give them no stars if I could. Avoid this "company" at all costs. They didn't listen to our requests and ignored our emails and generally acted like they didn't care once they had our money. Then at the end of our tenancy they tried to charge us £40 because there was dust on the skirting boards (not a lie). We replaced the old, tattered shower curtains and said they could keep the brand new ones if they wanted them and we were threatened with another £40 charge if we "didn't get rid of them". I previously rented a property through Montrose as a Landlord and didn't hesitate to recommend them to my son. I wish I hadn't. Clearly something has gone wrong since we stopped working with them.
My son wasn't the perfect tenant, in and out of work there were periods where he was behind with rent but it was always paid and they had the assurance that I was a guarantor. They were constantly chasing up repairs and especially the damp that existed in the property.
When beginning and ending a tenancy ensure that you go through all the inventory and that you are in full agreement. Don't just take it as everything is ok. Pay particular attention when ending your tenancy. My son was present, yet wasn't offered to sign the check out. He asked if the property was clean enough and was advised by the Montrose member of staff that it was but yet they cited this in the check-out. They claimed for an electric debt which was overturned on appeal by the Tenants Deposit Service. As was the cleaning amount claimed for. Clearly Montrose do not allow for reasonable wear and tear so bear this in mind when checking out.
As a landlord myself I understand the need to pay rent and to pay on time, however be warned that should you receive a letter reminding you of this the princely sum of £10 will be added to the bill for each letter.
In summary this was my son and his girlfriend's first tenancy, we were a guarantor for the tenancy yet the whole process has left a very bad taste in the mouth. My dealings with Montrose have been quite embarrassing at times with the person in question pretending to be out of the office when I was told they were in. They are less than transparent on quite a lot of things and whilst being prompt in chasing the tenant they are less than prompt when asking for information in dispute of their findings. We managed to claim some of the money back from the deposit dispute and they even added figures up incorrectly (in their favour) which was highlighted by the independent adjudicator.
Would I recommend Montrose? No, never; neither as a tenant or a landlord as I found it to be a very poor service provided. If you do decide to ignore this, be very clear and transparent at both check-in and check-out. I would follow every conversation up with an e-mail, it shouldn't be this way but if my son had done this we would have received far more back off the deposit. Shop around, there are plenty of other letting agents within the area who I'm sure will offer a better and far less stressful service. I have recently rented a flat with Montrose, through out my whole tenancy it was a TERRIBLE experience! The flat was riddled with mould and damp but was told to leave a window open at all times even though I am on the ground floor?
My clothes and belongings just had mould growing all over them and these were just on a rack in the hallway, even my cutlery tray In the kitchen draw grew mould it was disgusting! I pretty much had to beg Montrose to do something about it seen as I am
Asthmatic, but again they didn’t seem to care. I had a home visit from my asthma nurse and as soon as she entered the flat she could smell it in the air and highly recommended I find another property and so I did.
When checking out of the property an agent stood there and happily let my 9 month pregnant girlfriend scrub the floor whilst standing over her to check it was left in good condition. She said everything was ok to later get an email saying I am being charged for various things after the agent had said everything was fine.
I would not recommend Montrose to anybody as you will not enjoy your tenancy, it is ran by a bunch of imbeciles who want nothing more than to take your money and not provide the service that you are paying them for.... Read more

Lived in a flat managed by Montrose Properties for 8 months, and it was draining and upsetting dealing with them. Was treated with utter contempt, pretty much from start to finish. They tried to make us pay for referencing twice. They charged directly for it, and then expected us to also pay the company they outsourced it to. We protested and they waived the second fee, but I imagine the number of people they have dishonestly double-charged, who didn't question it, will be very high. The shower didn't work when we arrived. They repeatedly sent a plumber who to his, and our great frustration had no idea how to fix it, and when he and we asked that they send someone who specialised in the type of shower we had, they just ignored us. I would call repeatedly about it at first, but then just gave up when it became clear that they weren't going to do anything. I work full time, and it was like an extra part time job constantly chasing them to do their jobs, it wore me down and I didn't have the energy for it. They managed the whole building, which held 4 flats. There were only 3 sets of wheelie bins when we arrived. We asked that they or the landlord pay the charges for extra bins, seeing as the bins had not been lost or stolen during our own tenancy, and we were paying the full cost of council tax, so expected to have the same waste disposal facilities as everyone else on our arrival. As usual, they said they'd talk to the landlord and get back to me, and then continued to ignore me after being prompted about it once or twice more. I told them that passersby were fly tipping into the front yard due to the bins being overflowing all the time, (people just felt entitled to add to the mess and thought none of the residents cared). Even appealing to the interest of their client, the landlord, who surely wouldn't have wanted people to be using his property as a dumping ground, made no difference with them, they just carried on ignoring me.
As we were leaving I confronted them via email about a load of these issues, and the lettings manager chose to imply I was lying about the maintenance issues.
So, yeah, steer clear. I waited to post a review until well after our deposit was returned (in full, we were good tenants who took care of the property, and tried to make the agents do the same). I didn't trust them not to fabricate spurious charges to punish us for reviewing them negatively. They're that kind of unscrupulous.... Read more

We've just moved out of a flat we were renting with Montrose and I couldn't praise this letting agency high enough. Would have definitely rented with them again if we were staying in South Manchester. They are so friendly and helpful and responded to all of our maintenance concerns straight away. We also got our full deposit back quickly and hassle-free. I normally wouldn't bother writing reviews but so many agencies are bad and we've had really poor experiences with other agencies in the past so I feel Montrose really deserve credit for the way they operate. Me and 4 friends had a terrible experience with Montrose while renting as students. They were slow dealing with problems and repeatedly denied that the house we had rented had any problems with damp even when the walls where leaking and the floorboards in our downstairs bathroom were rotting away. We had an ongoing battle with them throughout our tenancy in which we had to get environmental health so that they would actually take any notice of the issues we had raised. Due to this on leaving the property they tried to take the majority of our deposits away. I was charged £25 for a room clean even though the only image they provided of my room was of a single bottle cap that I hadn't managed to reach under my bed. Montrose were the letting agents from hell while we were with them and it has put me off from ever dealing with them in the future. They were highly unprofessional, rude and their communication was terrible. I would not recommend.... Read more
