I recently had a viewing with daisy. she was absolutely amazing and personable and very very helpful kind and friendly. I am genuinely more inclined to get the property because of her service and highly inclined to work with reeds rain from how amazing the support was. she offered a wide range of options for support as well! would have left a money tip had that been appropriate. deserves a raise.

If I could give more than 5* I would. David Latus has been outstanding on the sale of our property and purchase of a new one.
Initially we had a private buyer for our house which fell through. At the time I had no real appreciation of how much work an estate agent does, especially in managing a chain. I believe our first sale would not have fallen through if David had been involved. Th whole team have been so professional, our queries have been answered in minutes. David wears many hats not least a calm voice when the chain gets jumpy with hold ups. Thanks to David and the team for making our second sale a very quick and seamless process. From start to finish I had a great experience from reeds rains in all aspects. Firstly I dealt with Ellie for the initial sale and then with David and Conner for continued support.
Ellie handled the sale perfectly and the support from both David and Conner was prompt on every contact.
The solicitors they found, and recommended were also very good, which in my experience of selling houses is rare !

But after moving in, there's no heating to the property and an issue that had been known about 3 weeks prior to moving in has not been fixed yet resulting in the mains water being turned off. Tried to call emergency out of hours contact to get it sorted but they're busy at the moment. Appalling service from Reeds Rains generally, especially given they knew we were moving in 3 weeks in advance and now we have no heating and constant water supply, worst experience moving into a property so far.
I didn't give fewer stars since Craig has been nice throughout the experience

Wouldn't recommend to anyone for lettings. We've moved into our property 3 months ago, it hadn't been properly cleaned and the dishwasher was broken. Three months later, the dishwasher still doesn't work and we can't get anyone to come and look at it - customer service and contact from the agents has been absolutely abysmal.

I am very happy with Reeds Rains service. It was professional and polite. However, due to the stamp duty deadline, there was a huge backlog with conveyancing time periods, and the solicitors struggled to shorten the sale period. Therefore, it would be unfair to judge the company under those circumstances but saying that, Reeds Rains were always there for me and chased the conveyancers to get a move on. They did everything possible to support me so I have no criticism in their performance,

Appalling customer service. We tried repeatedly to book a viewing of a property. Despite repeated assurances we would be contacted once viewings were available, we were never contacted. We attempted to call several times to be met with an answer phone. We left our details to be called back which we never recieved. We were very keen on the property so kept trying. Once I finally got through to a member of staff, I received apologies, was informed they had been booking viewings of the property (which in fairness were cancelled but we were never informed). I asked to be called once viewings were being booked and asked a question about the property. The member of staff promised to call me with answers to my questions. That was several weeks ago.
We have since given up and had an offer accepted on a nearby property. Absolutely appalling, disrespectful and dishonest service.

Reeds Rains in Didsbury were fabulous. Right from the initial visit to the property for sale, Kimberley's and Elly's enthusiasm and confidence soon allayed any anxiety I had. They were very knowledgeable of the area and were very patient and helpful, answering all of my questions and explaining the selling process comprehensively. Despite Covid , when I rang their office, Craig was always on the ball answering the phone and never failed passing on messages. The whole team, particularly Katie and David, went over and above their remit to keep the process running smoothly and quickly. They maintained a strong communication link between both solicitors, the buyers and me. Reeds Rains offer an excellent service and I would have no hesitation in using them again in the future.

If 2020 was an estate agent, it would be Reeds Rains! Apart from the original dealing and valuation of my mother's house by Kimberly (the then manager), everything else went downhill rapidly. There were communication problems at every stage. The staff seemed to ONLY be in the buyer's corner instead of treating my mother like the customer. This includes complete collusion with them over small and blatantly obvious non issues costing us money like fence panels, completely ignoring us when we said time and date for viewings is not appropriate. Then the icing was forcing a viewing with 8 people from different households completely ignoring government guidelines, only to later find out one of them was positive of Covid! It would not surprise me to find out someone at Reeds Rains is best buddies or old school friends with one of the buyers. It has been a week since completion and Reeds Rains have not so much as sent a card wishing my mum well in her new home, why would they? They have their commission now!

Be warned - if you are a renter and book a viewing, be sure to check that they haven't let the property from underneath you before you put yourself out. I travelled a good 45 miles to view a property of Reeds Rains and upon no one showing up, rang the office and found out that they had let it out to someone else in the morning.
In itself, not the worst thing and does happen. However, considering the distance I travelled and the nonsense excuse that they tried to contact me on my MOBILE that morning at 10:10 am (of course mobile's log any miscall and I had the phone on me when they 'called' anyway), added to the fact that the property swiftly disappeared off rightmove after my phone call (advert was there all morning and afternoon until I rang them from outside the property at 3pm), notifying me of such a detail would have been the decent thing to do.
It is a cowardly, unprofessional and disprovable excuse when they could at least have the decency of just owning up that they forgot or likely didn't think ahead. I will not be looking at any accomodation in the future which uses this company.

Our first contact with Reeds and Rains, Didsbury was through Dominic. He is so competent at what he does. He explained the whole process in detail and was also willing to listen to our views and opinions. He started the marketing of our property without any delay and within a matter of weeks we had a serious buyer.
The staff who accompanied prospective buyers were also courteous and respected the rules of our house.

Initially, my property spent six months on the market with another Didsbury agent. Whilst there was interest I received only one very low offer and consequently removed the property from the market. Reed Rains Didsbury handled the sale of my flat brilliantly, they were always helpful and friendly, available for advice and flexible. In particular, the team were very hands on with the viewings, the buyer and both of ours solicitors, given that I was out of the country during the sale process. When we hit a bump in the road and lost a buyer extremely close to the exchange date, the team were very sympathetic and allowed me to put my property on dual track (for lettings as well as for sale) without any additional expense incurred. They gave me a great deal of advice with regards both selling and letting. All the fees were on a no sale (or let) basis and were fixed, rather than a % of the sales price. Absolutely vile to deal with they have allowed us to live in poor conditions and have done absolutely nothing regarding the safety of the property, we were burglared due to a faulty door which they were made aware of and they did absolutely nothing until it was to late, the house has no hand rail and they do absolutely nothing when you report maintenance issues, there’s a leak from the shower to the down stairs bathroom and they claim it’s not an issue, even the heating doesn’t work, do not deal with reeds rains they are awful

Beyond useless. Avoid.
The list of failures and shortcomings include, but are by no means limited to:
- Took two months to gain access to my own mailbox. In the end, only gained access by hiring a locksmith and charging the company.
- My bank details were sent to a different person (who happened to have the same first name). The manager at the time didn’t seem to see the problem in this.
- Despite being informed on numerous occasions, nothing was done about the black mould in the property. An independent surveyor described the situation as ‘worrying’ and ‘unacceptable’.
- Absolutely awful at returning calls or replying to emails. I would often have to ring several days in a row to speak to the person who was ‘just on a call at the moment’.
- Lost two sets of keys to the flat, meaning I had to get more cut.
- Horrendously unorganised; to say the right hand doesn’t know what the left is doing is an understatement. It may be more accurate to say the right hand doesn’t know what the right hand is doing.
- The inventory was done after living in the flat for two months. Quite how this is to show the state of the flat at the beginning of the tenancy, I’m unsure.
- Upon checkout, tried to demand professional cleaning services used and a variety of other riders, none of which are mentioned in the contract.
- It took the best part of three years for Reeds Rains to organise the repainting of the ceiling, despite reminders every three months on their ‘property inspections’.
- An incredibly poor standard of proof-reading and spellchecking on official emails bearing the company letterhead.

AVOID AT ALL COSTS. I had an offer accepted on the proviso that the house was off the market. Spent the week organising solicitors and final mortgage and was to go in on Friday with ID. They continued to show it the following week (didnt inform me of this) and as I was about to go in with ID told me they had another offer. Played offers off against one a other to increase the price then sold it to other buyer. When I asked for an explanation they said other offer was from someone who viewed it before me. Found out this was a lie. The explanation then changed to 'property does not come off the market until ID check'. I was never told this. If I had been told when offer accepted would have been there Monday morning. Convenient that this information was 'miscoumunicated' and they ended up with a higher price. Buying/selling your house is stressful enough without dealing with people like this.

When we moved in to our FURNISHED rental property July 2016, the washing machine was missing. It was there when we viewed, and the conclusion we came to with Reeds Rains was that a previous tenant kept a key and came back to steal it after they moved out. Took them over a month to supply us with a new washer (which rarely finishes a complete cycle due to "error") and despite repeated requests to change the locks, even after the property was broken into and robbed April 2017, they still ignore us. We're now moving out in July 2017 and haven't felt safe or comfortable in the house for at least 3 months.

Reeds Rains have been managing a rental property for me since December 2014 and the service has been fantastic. I have another property which I acquired in JUly 2016 which I had with a different estate agent to manage. The service from the other estate agent has been so horrendously poor that I have now transferred the management of that property yo Reeds Rains as well.

Absolutely horrific experience!
My moving in date kept changing. Due to a fast turnover from tenants the house was unfit to move in to! The letting agent was more concerned about recieving my money than the overall state of the property! I would have happily moved in a week later to ensure the property was fit for purpose, and it wasn't.
The letting agent even said she would not move into this property-and has not denied this whilst my complaint is under investigation.
There advertising was false! It said in the description the property is located in a quiet area, which it is not! They did not disclose that a industrial estate (approx 127000 Sq feet) was being built right opposite the property! And even though I disclosed this to them, they have now readvertised falsely that the house is in a peaceful area, which it is not!
I was made to wait 3.5 hours on the day I was meant to collect my keys in the freezing cold and rain.
All this estate agents care about it getting your money, AVOID AVOID AVOID.

I have used Reeds Rains Didsbury for the past 10 years letting my property and just recently for the sale.On each of the four occasions it was relet they gave great service and advice on the way forward which resulted in an almost immediate relet with no gap in tenancy.Recently I sold the Property and again the advice on the way forward to achieve maximum return was very good and I achieved an excellent result.
I would also add that their fee arrangement was very good value compared to other City Centre Agents.
My thanks to the team and particularly to Kimberly, Cath, and Amy who over the years proved to be very professional, efficient but also friendly and caring.

Very poor customer service, booked viewing to buy a house. Me and my family arrived 10min earlier then the actual appointment time. I called the office to confirm if someone is on the way, I was told in a rude manner that it's not the appointment time yet and the phone was disconnected. 10 min passed the appointment time I called again, this time my details was checked and I received an apology for not confirming the appointment and some escuse. Which I am not bothered about when I have waited almost half hour with 2 young children with no result.

I Rent one apartment for 650 pound... After 1 week i pay agency fees, they ask me 700... The agenti are very gently before you sign the contract....After Will be rude... I ask help for problem With my neighbour.. And they do nothing... Was useless...they make waste my time when i ask reference for move in new house... I do whitout....

Very helpful young lady she was exemplary ion her attitude and as I believe that attitude is the most important word in the English Language she passed with flying colours.
But she well knows if I have any issue with Reeds Rains I will be on her case.
To date no action had been required at all.
