I retracted my earlier positive review following recent events. Am a landlord and had paid for the check out service to take place. The tenant was moving out on a set date and when I emailed repeatedly to find out when I would be receiving a copy of the inventory I was informed it hadn’t taken place as the tenant was moving out on a Saturday (!) and due to the fact that I UNKNOWINGLY then moved in on Sunday the deposit scheme is now nul and void and I have no chance of claiming on any repairs needed. No apology, no explanation, it was however implied that i should known that a tenant moving on a weekend would mean they aren’t subject to inventory reports. How would I possibly know this? Landlords stump the charges we don’t make the arrangements. They were quite happy to receive my % monthly for a year however not willing to show me any decency at the end of the contract. I am renting my flat again, and I was using this time to make a decision, obviously it goes without saying they have lost my business. Be warned, Tomos is great at listing your property, but as soon as the letting management team get involved it’s downhill.... Read more

Terrible Property Manager - myself and 3 friends lived in a Peckham property for 12 months which was managed by Gareth James. During this time, both GJ and the landlord made minimal effort to maintain the property. They were consistently lazy and incompetent and did everything as cheaply as humanly possible, which meant that many of the issues that they 'fixed' came back within a few weeks. When we left the property, they had the audacity to try and unjustly deduct £1400 from our deposit. They put more effort into fighting this case than they ever had into making our house a nice place to live in. If you decide to move to Peckham, don't use Gareth James!... Read more

honestly avoid this place at all costs. they take advantage of most of the clientale being students. useless (they wont answer emails or solve any problems in the house for weeks on end), rude (they will laugh and dismiss your concerns-especially if you have mice and it appears after speaking to friends in other properties of theres they have mice in a few of their houses) and then when you leave they will charge an extortionate amount (£800!) for a deep clean (that wasn't needed) even though there was cheaper cleaners nearby. honestly horrible horrible company.... Awful experience! Would not recommend! I was a tenant at one of the (overpriced) properties managed by Gareth James 3 years ago and it's been my worst renting experience since I came to London. They do not care about their tenants, only about making profit and satisfying the landlord. Extremely poor communication and rude members of staff. It was almost impossible to communicate anything to them and it seemed as if they just didn't care about our well-being and the state of the house (so watch out if you're a landlord too). For example, when we first moved in, some of the furniture in the house was absolutely awful and basically falling apart. My questions about this were ignored for a while and when I got tired of asking for replacement and got my own items, they refused to remove the old ones and said I'd have to pay a massive fine if I was to throw them out. It took a meeting with an extremely condescending member of the property management team to agree on a compromise, however, all of this could have been avoided if the property manager made effort to communicate with us, the tenants. It would take them weeks to fix some of the issues we had and some of the other ones were not fixed over our whole tenancy (we spent a year with a broken extractor fan in the kitchen). The house was also poorly isolated and extremely humid which resulted in a large amount of my housemate's clothes getting mouldy beyond salvation. At the end of the tenancy at first they didn't return our deposit and were ignoring our questions about this issue. It took an email to the owner of the company and the management staff from the head office to finally get our deposit back. It's more of a scam than a letting agency. And if you want to move in into one of their properties I strongly discourage it.... Read more

Poor property management service. The property supposed to be professional cleaned before we move in as promise. They fail it. Every repairs have to persuade for at least three months to get it done. Lack communication between their own Letting department and their own accountant. The contract has been terminated a month ago, the accountant still ask for rent?! Ridiculous clowns service you can ever meet. Strongly recommend to avoid.... Read more

Unacceptable behaviour! They stole your whole deposit! One of the worst agency ever! I tried to called them many times to get my deposit back but they are hiding from me with a lot of stupid excuses! Do not take any rooms with them!... Read more
