We recently sold our house with Warren Kerr. From our initial approach to him, we knew we were talking with the right person.
Before offering a valuation, Warren took time to understand our needs and onward aspirations as well as understanding the story of the house we were selling. To this he also brought his excellent knowledge of the area, and combined it with an intelligent assessment of the unique aspects of our property.
The valuation arrived at felt realistic, if initially a little high. But this is where Warren's value really kicks in.
Aside from using all the tools you'd expect (Rightmove etc.), Warren's probably the best connected and networked estate agent in the area, and with influence further afield too. We had a lot of interest, and an offer, within a month of going on the market, and with minimal fuss.
Within 100 days of opening sale, we completed.
At every stage Warren was a support and gifted tactician, his eye on the sale, but also on the human dimensions of it. He listened, and his advice was also intelligent, rounded, grounded, and timely. That's a rare combination in the property game.
I cannot recommend Warren highly enough. Talk to him, you won't regret it.

The best part of our move was having Warren handle the sale of our house. A real local expert who knows every house in the Telegraph Hill area inside and out, his advice and guidance were invaluable to us. At a difficult time in the market, he was able to value the house precisely and market it effectively. Through a difficult transaction, he worked tirelessly to get the whole chain moving forward without ever losing his cool.
But what really sets Warren apart is his honesty and integrity. He never promises what he can't deliver or puts his interests above those of his clients. It's how he built an unmatched reputation in the neighbourhood and why we are proud to say that he's not just the best agent we've ever worked with but also a dear friend.

I bought my flat on Jerningham Road from Warren when my kids were young and he was so incredibly personable, efficient and non-patronising (rare for estate agents in my experience) that I didn't hesitate to use him when I came to sell the property over ten years later. Sadly, I had to sell because of a divorce, and Warren was very sensitive around this, which meant so much to me. Also, I sold during the economic/political crisis of summer 2022/23 so it wasn't a straightforward sale, but Warren remained optimistic, considerate and non-pushy throughout. Warren, you are a one-off and you made a very difficult year a hell of a lot easier.

We sold our flat on Pepys Road with Warren. We were extremely happy with the job he did. We had an incredibly difficult time finding our onward move and he supported us through 2 sets of viewings as our original buyers couldn't hold on long enough. Both times he was able to exceed our expectations with the offers we received.
After we sold, Warren also rented us a temporary house in the area.
Throughout our dealings with Warren he was a pleasure to deal with him and Michael, who handled the viewings. We couldn't recommend him more highly.

Warren Kerr was the estate agent I used, whilst having to sort out the estate of a relative. I live completely out of London many hours away, and was in a position of having to find an estate agent that I would be able to trust completely I found this is in Warren.
Truthfulness, years of experience and knowledge of the local area and property market is what you want from your estate agent.
I was given throughout knowledgeable, honest impartial advice, practical invaluable, assistance with all aspects of the sale, friendly helpful and always on the end of a phone.
(I do not think I would have got all of this with some other agents I met)
From his negotiating skills to liaising with the buyers, the solicitors, his assistance on complex matters regarding to leasehold, freehold I felt from the start to the finish,

Warren is quite simply the best estate agent we have worked with after several house moves over the years. Our house in Telegraph Hill was not the most straightforward to sell (as the local ‘corporate’ estate agents had found when they had a go) and as an independent estate agent Warren was able to give us considerably more time to really understand the issues well and then get to grips with how to solve the problems. Warren opened his comprehensive contacts book to put us in touch with a host of contacts including structural engineers, builders, etc, all people who are normally a challenge to get hold of. He then helped facilitate the necessary repair works and building control sign off to make sure that the house was able to reach its full market value. The recommended solicitors (ones you can actually get hold of), men with vans and the like then proved to be very handy. Warren also found just the right buyers for the house before the house had even been marketed publicly and was on top of the process continually to make sure the house was sold within 6 months of meeting him (which includes the time taken to have the repair work done) in spite of the worries of Brexit and elections. This was also at a considerably better price than we had been shown by the cash-buyers-of-last-resort introduced by the local ‘corporate’ estate agents.
We have absolutely no hesitation in recommending Warren to anyone considering selling their house. He offers a tailor-made service, understands the housing market and proved himself straightforward and honest.

I know Warren from 2010 when I purchased through his agency the Ommaney Road house which became home until 2020. Upon wanting to sell, we used Warren again. He has provided a thorough professional service, he produced images and a description of the house of a quality and sensitivity well above the standard of most estates agencies. He does not hassle either vendor nor buyer, rather he deals with the entire process in a calm, measured manner. He has an excellent knowledge of the area around Telegraph Hill, its buildings and history.
I highly recommend Warren for estate agency services in this area of south-east London.
