Rachel is absolutely fantastic…!!
She is always available to talk too, extremely pro-active, and a pleasure to deal with whether its an issue that needs attention, or a new letting instruction.
I have 8 units now that are managed by Rachel and her team and would have no hesitation, purchasing additional Buy-to-let properties in Guildford, just off the back of Rachel’s local knowledge.

She was very kind, calm and understanding from the moment I came for the first viewing right until I moved into the property. I have just recently rented a flat through Gascoigne pees with the help from a wonderful member of staff jade Turner. Jade was very professional and extremely helpful as we went through the process giving useful advice and information of each step of the process. Great experience with Gascoigne Pees Guildford branch. Had expressed interest in a property on a Sunday, called the branch the Monday morning and was immediately scheduled for a next day viewing. A video of the property was sent over and I secured the property same-day with a holding deposit. No hiccups, all smooth sailing. If I email in, I get a response within the hour on most occasions. Everything has been explained to me thoroughly and I am confident. Thanks to Jade Turner and Rachel who have both helped me from start to finish, answering any and all questions I have raised.

AVOID!!
My contract has finished in September 2020, up until now I am trying to get my deposit back. They are not responsive, and I think that they want me to get over with it and let them steal my money. I was sent an email stating that I need to cover professional cleaning costs (which I am fine with) plus other extra costs, which where not stated. After asking for explanation, I wasn't given clear reply and since then I cannot get in touch with them and every email reply takes weeks. Extremely disappointed.

From first contact (Rowan) they were very professional and gave us a very accurate valuation which was not only achieved but was £25K higher than another leading firm were willing to put on their brochure. I am sure we would have achieved a lower sale price without their guidance. They only brought genuine viewers and escorted each one around the house with the result that we were under offer in just over 2 weeks. Also, around the time of exchange of contracts, Nigel was totally on top of the process and probably didn't make any friends with the buyers solicitors whom he kept pushing into action. We were kept fully informed of progress to the contract exchange several times a day usually by phone and also by email. In summary I would most definitely recommend Gascoigne-Pees. Be wary of looking elsewhere as you may end up disappointed.

Gascoigne-Pees have been our letting agents for the past 3 and half years.
Daisy has been our key contact and has been fantastic start to finish. If ever we had any issues, they were easy to contact across a variety of streams - online portal, email, telephone. Issues were always quickly resolved and no fuss at all.
We have recently vacated our rented property and would recommend any future tenants to this company as a fantastic support to have.

WARNING!!!!!
They will not solve your problems regarding your rental after you paid your deposit. They really do not care your problems with the flat.
We have rented a flat from the company. The flat has critical problems which should be solved in a couple days but it takes almost more than 1 month and there is no solution for almost any of the problems. If you are not a handyman and willing to fix everything by yourself, do not use their service.

WARNING. They will not pay back your deposit. Our son was a student and rented a house with two others. He and the two others have had to take them to court to get the deposit returned even though the landlord agreed that the house was in good condition. They would not reply to emails. Also note. You can tell by the wording of most of the 5* reviews that they are fake.

Shocking experience with this estate agent. When trying to book a viewing for a property we were told ‘the property isn’t going anywhere’ and then were given a number of reasons it was going to be difficult for us to view it. On calling again 3 days later we were told that he would get back to us within 24 hours and then when we chased after 24 hours we were told an offer had already been agreed before the previous phone call. Awful service and the gentleman on the phone didn’t seem to care at all. Appalling experience all round.

These people are absolutely incompetent. They reply untill you pay and then they just don't give a damn. I have been waiting for half a year to complete a fairly simple task. They do not read their mails and do nor reply calls, they are totally ignorant. I do not recommend this agency if you expect any sort of customer service, you will pay and nothing else will happen.

I spent a day going into basically every letting agent in Guildford to find a new place. Ended up with GP after meeting Pedro. A real asset to your company! Super easy to work with arranging viewings and found my partner and I a great place that was having work done at the time. Explained the renting process super well and made a scary process a breeze. After signing the contract there were a few problems (outside of Pedro's control)w got sorted albeit slowly. Pretty happy after having a terrible experience with townends!

They don't reply your email as quickly as they were when I need them to issue a refund, plus, they release deposits really slowly, it has been 2 month until now!!!! very bad service after check out. despite that, the service before check out was good, the phone calls are picked up very quickly, the agent helped with my tenancy is called Pedro Lopez, he is brilliant. I used to have good impression with Gascoigne-Pees, but this 180 degree shift after tenancy has made me changed my mind.

DO NOT RENT HERE
Me and my partner rented from this agency, and boy were we lied to.
First about the state of the flat , that had been thrashed by the previous occupant before we moved in. On top of that about the neighbours, we were told a single woman lived above us who was very quiet, but instead a family of 3 with young children lived there causing us constant excessive noise and eventually health problems.
When we wanted to get out, we were told the landlord couldn't care less and wouldn't let us leave early even though he is in breach of the contract.
Tl:DR We are stuck here having to pay the full price for a scam.
My advice: Don't get conned like we have been and keep looking.

I would like to thank Gascoigne-Pees Kingston for their help in seeing this complicated sale through to a successful completion. With four trustees owning the property, we contacted G-P some three years ago to say that a sale might be on the cards. Matthew kept contact in a friendly way until the main owner and occupant was ready to sell and gave a fair market appraisal. Together with Michael, they efficiently and patiently showed many buyers the property and, as we were selling remotely and the house was empty, they kept us well informed. Eventually really solid buyers were found and a good price agreed. The sale went through relatively easily with the help of G-P all along the way. We do not think that we could have done this without their help. We would recommend G-P to you if you are thinking of selling in the K-O-T area.

Worst renting experience ever. Unsafe flat, filthy, incorrect contract, harassment, incorrect billing, repairs not done, absolutely horrible. Landlord also complained and is quitting their services. Local Council had to be called in for safety and security checks of the flat twice. Do not rent from them! Huge regret.

Left us homeless and never attended to our emergency! No care shown for our rights as tenants.They seem to think that the environmental health department is a service provided for their benefit! The fact we had to involve the local authorities, is an embarrassment for their company!
We had to call the environmental health department due to unfit living conditions, an officer came to the property at the expense of the British taxpayer and the property was deemed unfit for habitation, leaving us, homeless. Their solution was to tell us it’s not their problem we have no where to live.
.As I like to think We are fair people, I still leave the door open for Gascoigne-Pees to redeem theirselves. Even though deep down, I know, this is as likely, as their late, inaccurate and unsigned inventory being a legally binding document. No integrity, no common decency, no idea of the value of goodwill.
Gascoigne-Pees, I’m sorry that local authorities had to tell you how to do your job.
We hope you don’t feel this is exceptable, and you educate your relevant staff.
Taxpayers money could be better spent, if you just acknowledge your tenants have rights, it shouldn’t take environmental health to make you aware of this.
Continue to stultify, as most have not the armamentarium to peruse justice, just know we are fathers, mothers, sons, daughters, sisters and brothers.......

Extremely poor communication & no understanding of customer service. I would not recommend the Guildford branch for lettings. Staff are impossible to get hold of, rarely return phone calls or emails and there are always mistakes with paperwork & finances.
The entire experience has been stressful, unprofessional and certainly not what I I was promised or expected when paying for a fully managed letting agency service.

Honestly the worst agent ever!!! I've had a problem with this agency 2 times in a row. I really don't recommend ANYONE to use this agency, they can't even control their employee's, the way they work is absolutely ridiculous it's like they don't have basic rules to follow and do whatever they please.

Personally I feel very disappointed with this particular Agency because they did not protect properly my security deposit.
Although that my security deposit was protected it was claimed without MY CONCERN by the landlord (without any damages in the property).
My personal recommendation will be to avoid this Agency.

From a landlord point of view they do not worth a try. Took them more than 2 weeks to prepare a contact which eventually resulted in the tennat pulling out. They then promised part of the holding fee which at the end they refused to provide. Avoid them at any case.

Worst Estate Agents Ever. They ripped me off with fees when I first moved to Guildford (my first rented property), and then tried to get as much of my deposit back at the end. This was 5 years ago. Now they did exactly the same to my friend who has just immigrated here from Europe and was desperately looking for a place ASAP. They spotted his situation and took him to the cleaners. For a house he pays £1100 a month for he got charged £250 agreement fee, £50 guarantor fee, £75 reference fees, £50 guarantor reference fee, £180 inventory fee (house unfurnished!!!), and then to top it off they've charged him a £60 admin fee. £5000 upfront for a £1100 per month house. Dicks.

The team at Gascoigne-Pees were incredibly efficient and professional in my property search. The negotiator who I was dealing with, William, spent a lot of time in trying to understand exactly what I was looking for and found it. He really did have an outstanding knowledge of the local area and offered me very good advice on the best schools and restaurants. Since moving into my new property their management service is excellent. I would strongly recommend Gascoigne-Pees to all of my friends.

The lettings team were Professional, personable and overall a refreshing experince, the manager was extremley knowledgable just when i needed the information, all the paperwork ( and there is alot ) was explained and very thoroughly. The whole team knew what i needed and nothing was too much trouble. I would recomend Gascoigne pees to all my freinds and business contacts. I have to say that in such a competitve Market they were by far the best agent that i had dealings with.

Excellent Service – Cannot Fault
The whole team really pushed hard to sell my property in a short time-frame so I could secure the property I wanted.
The brochure they produced was superb, with very professional photos that really helped to get the most for my sale. The website exposure was also good, with metrics provided that showed what exposure was being gained.
Feedback from all viewings was taken and passed on to me, which is not something that any other estate agents did whilst I was viewing. This allowed me to make some changes which resulted in a sale.
All members of staff were approachable and up to speed with my property, and excellent at assisting with enquiries and issues as they arose.
Once a sale was agreed, a 'Sales Progressor' really helped to move the transaction along as the buyers' solicitors were truly awful. I really believe the chain could have collapsed if it were not for this help, so I highly recommend this service and this company.
