It has been a pleasure renting a property from Bourne Estate Agents Guildford. Elarose was excellent to deal with; couldn't have been more helpful and managed the whole process quickly and efficiently. She followed up all questions quickly and I always felt she was fully in control of the process. Also she was very personable and friendly - would highly recommend and a cut above other letting agents I've dealt with in the past.

Every appropriate flat that became available they made sure to email and call us immediately to arrange viewings to give us the best chance of securing it. POOR SERVICE
DO NOT TRUST ANYTHING THEY SAY. Get everything in WRITING. They WILL LIE, and cheat you anytime they can.
We rented a 4 bedroom house in Guildford through Bourne Estate Agents, for a two year lease, and were verbally told the garage was included. We were surprised to find out on check-in, that the garage was not included.
Our agent, Katherine, LIED TO THE LANDLORD, saying that they negotiated a lower rent with us in exchange for excluding the garage from the Agreement. This is entirely false – there was never any discussion with us about a lower rent contingent on excluding the garage access.
They just slipped it into the Agreement, and we sadly did not see it there, when signing.
We also caught them lying on other points. We spoke with our agent, Katherine, one week before, and asked to move our check-in day from Monday to Tuesday. When Monday came, the agent lied to the landlord saying we just didn't show up. As a result, there was no plan to meet us at the property to check us in on Tuesday, and we had to fight to get someone to bring the keys on moving day, and let us into our new house!
To top it off, they stopped answering my calls after I emailed them to complain about the issues.
I will be reporting Bourne to the estate agent ombudsman, and will update this review as more information is available.

We are really happy with the rental process provided by Bourne Estate Agents. Kathryne is very helpful and reply our queries promptly. When we asked for updated video of the rental place, Kathryne kindly went to extra miles to take and send us an updated video. All the process was done through online including deposit payments as we were outside of UK at that time and everything went smoothly. We were able to secure to rent a nice place which met our requirements even before arriving to UK and was able to start moving in at the requested date after arrival. Thank you!

Renting a property in UK is not an easy task, especially if you try to do it remotely from abroad, as most agencies do not respond proactively or none at all. Bourne Estate Agents Guildford is different. Five-star service from start to finish; responsive, supportive, catering in details to customer's needs. Highly incompetent or just plain crooks! Without request or authorisation from the tenant, they change the date of leaving the property on a section 21 eviction notice, making it invalid. (different to the date on the tenancy agreement) Then, charge the tenant for the extra dates. At first I thought it was a genuine mistake but because they won’t rectify it, I now believe they are intentionally trying to get more money out of me. I was out of the property in the correct date, and I’m waiting to receive my deposit. The landlord has also written a reference with the correct date on it and they still won’t back down.

Moving out of a property is stressful, while working a full time job. You would hope that an estate agency like Bourne would be able to do their part of the job effectively. I can't decide whether they are highly incompetent or just plain crooks. Getting a date wrong on a legal document, sending an invoice charging for 3 days rent before checking the tenant agreement date and admitting it was they mistake and then blaming the tenant for not highlighting the mistake. We were no longer in the property, and we returned the keys when requested by the agent. We have followed instruction and done nothing wrong.

Bourne are no ordinary estate agents!! Over the course of 9 months they nursed us through 2 buyers, 3 sellers and several potential nervous breakdowns :0) in our attempt to relocate from Guildford to Chester. David and his team were always available via email or phone and advised and supported us through difficult decisions. It sounds cliched but they really did go above and beyond what is expected to get our sale over the line.....for example chasing solicitors further up the chain on their supposed day off. I cannot recommend the Bourne boys enough and will miss them once we move. Their rates are competitive too.

As per usual David at Bourne estate agents was on the ball. I have tried many agents over the years and none are a patch on Bournes, they are professional honest and on point with everything they do a 'no nonsense' approach. We had a buyer and I had an onward purchase set to complete in December. Our buyer wanted to complete in September. The agent said they would not tell the buyer that my completion date was not until December so as not to frighten her off. I thought this was unprofessional and could put her in an awkward position with her rental property and plans and said she should be told. The agent asked me if I would vacate the property early to secure the sale to which I said absolutely not, there was no possible way I could or would do this, it was a very strong and hard NO. My ex husband offered me a reduction in his legal fees payable by me to cover my rent if I moved early however this offer was insultingly pitiful and would not have covered moving costs and even 1 month’s rent and deposit, never mind the 3 months required plus associated costs and hassle. I declined the offer and said there was absolutely no chance at all that I would be vacating early but that I would vacate on completion of my onward purchase. The agent then said that in that case our buyer had pulled out of the sale and our chain had collapsed. I tried for a week to contact the agent to discuss remarketing only to be told the agent dealing with it was in meetings or out of the office. I then received the contract to sign from my solicitor. I questioned why I was being asked to sign the contract when the buyer had pulled out only for my ex husband to say she hadn’t and that they were intending to complete in 8 working days time and I was expected to leave. I own the house jointly with my ex, I am a single mother with 2 children and am on an extremely low budget, this would have been entirely impossible and caused me and my children huge stress, anxiety and upset. I contacted the agent to ask why the sale was progressing given the situation and why I hadn’t been told only to be told it was not their problem. I then spoke to the buyer who said that she knew my ex husband had offered me money to cover my rent, which she could only have known from Bourne. This was a private arrangement which should not have been disclosed to her. My ex husband also had a lot of information about my onward purchase which I had made clear was not to be disclosed to him given his long history of abuse towards me. I cannot prove this came from Bourne but it would have taken a lot of underhand sneaky behaviour for him to find these details out on his own and I would not be surprised if it did indeed come from Bourne. My ex husband also told me that the agent was looking for a suitable place for me to rent and was going to arrange it, without any agreement or participation from me as if I would just be relocated and sent the bill against my will and without my even approving the new place or knowing it was happening. The relationship between the agent and myself has now broken down entirely and communication is no longer possible or desired but their behaviour in this has been appalling. They have also referred to my ex husband as "their client" implying I am not when I OWN THE HOUSE. I had to make an urgent application to court for an emergency hearing which has cost me over £1000 I do not have. This should have been a very simple process with clear and timely communication and honesty, and instead has become a living nightmare causing insurmountable stress and upset, significant unnecessary expense and incredible acrimony all around and was entirely avoidable. I do not know what exactly they though they were doing or how this would ever be in any way acceptable behaviour but this needs addressing and potential clients should be warned. Choosing Bourne was a horrible decision I regret entirely. Avoid.
Update: the property ombudsman has just ruled that Bourne are to pay me £300 in compensation. This was an entirely unnecessary situation for everyone involved and it’s a shame Bourne could not behave with a modicum of decency when it mattered. I hope they have learned from this. You don’t treat people like that.

We got our first house thanks to Bourne Estate Agents! Actually, just took the key from their office a few hours ago. :) They helped us a lot from the start. I am so grateful since I feel like they’re very sincere to help us get the house we wanted. They also sent us emails as soon as a property that ticked our list was going to be available on the market (location, number of rooms and the price we were willing to pay).
Even if I haven’t met them yet, they all sounded so approachable and nice on the phone every time we speak with them. They are very trustworthy too!
Upon seeing them today, we were greeted with their smiles and they have congratulated us along with a really nice box. We felt really special.

Excellent experience in all respects. My first buyer withdrew a week or two before exchange (not Bourne's fault, it's just that some buyers mess you about). But the Bourne team pulled out all the stops, and within 2 weeks (!) I had another buyer, in fact at somewhat higher price, so I was able to maintain my existing onwards offer, and this went through to completion. The Sales Progressor is the one who takes over once an offer has been accepted: in this case it was Jim Norman (no relation!), and he was enormously helpful and professional throughout. I had initially considered going with a cheaper online agent: but I'm very glad I went with Bourne, they earn their commission and some. Wholeheartedly recommend.

There were a few issues from the referencing house, but Jess was there the whole time guiding me and trying to find solutions. Contacted the agency to enquire about selling a property and arranged for a visit to value it and discuss details. Then had to rearrange it because of other commitments, but this did not phase Ross who was very understanding and happily (as far as I knew) sorted his schedule to fit in with mine.
After the first visit on a Monday the property was on the site on the Wednesday and a buyer visited on the Friday. They then offered and subsequently bought the property.
Throughout all this the team at Bourne kept me informed of progress and even went and read the meters for me on move day, as I wasn't able to be there.
All in all and excellent service, particularly from Tom and Jim, so thank you very much.

I have just exchanged contracts on my new home which was a nail-biting race to beat the stamp-duty holiday deadline. I have had the pleasure of dealing with David Lowther and Jim Norman at Bourne for the property I am purchasing, they have been outstanding.
Full disclosure.....after being unimpressed with the last estate agents I had used, I had chosen to go down the online agent route for my sale and this has been fine. But, the experience I have had with Bourne has really impressed me and without doubt they will be my first call whenever I move again....hopefully not too soon though!
Honestly speaking, I did not think I had too much hope of getting to exchange/completion before the Stamp Duty holiday ended but Jim at Bourne had a superb way of chasing up the party's involved at the right time and in the right manner to keep things moving along to a timely conclusion.
I am very grateful for the professional and courteous service I have received through what is a super-stressful time. I would happily (and enthusiastically) recommend Bourne to everyone I know!

We recently sold our property through Bourne Estate Agents in Guildford. They offer a very friendly, professional and reasonably priced service. We were always able to contact them and have any queries answered promptly.
Ross, who came out for the valuation, knows the area and his job well and offers sound advice. He did not try to pressure us into reducing the price of our property, which appears to be the Modus Operandi of some Estate Agents. He worked with us to achieve the best price. Ross was very ethical and professional in his approach, always giving due consideration to the best interests of his clients.
Tom, who arranged the viewings did a great job. He arranged viewings and communicated well with us, providing feedback. Sophie, Suzie and Sarah, who showed prospective buyers around were pleasant, friendly and conducted themselves well in difficult circumstances due to Covid restrictions. Karen, at the office responsible for the administration, ensured everything went smoothly.
We would particularly like to thank Jim, who looked after the chain after the sale had been agreed. This is an area of considerable importance, as without careful monitoring and handling of things, a house sale can fall through. Due to the incompetence of other estate Agents, and some solicitors, Jim had to undertake work that others (not Bourne’s) should have done. We do believe that without his sustained interventions, our House Sale would not have happened. He calmly, and in a friendly and professional manner, communicated with other Estate agents and Solicitors to get things moving in the right direction and achieve the desired results of Exchange and Completion.

We have just completed the sale of our house, and purchase of our next home. Ross at Bourne's came to see our house and proposed a pricing strategy for its sale which worked very well. We had about 20 viewings by potential buyers, most of whom seemed to be sensible and realistic prospects. Our house was on the market for a couple of months (late summer 2020) by which time we had a buyer at a price we were happy with. We were impressed by the knowledge and experience that Ross brought to the sale process, and the depth of his understanding of our market segment and locality. Once the sale was agreed, Tom and Jim kept the process moving through to exchange of contacts and completion two days ago. We immediately felt we could trust him. The marketing and sale of the property ran incredibly smoothly and I always felt informed and able to ask any questions, no matter how silly they might seem. Jim was extremely responsive, efficient and a delight to deal with.
All in all, we had an great experience and fabulous care and service from Bourne and are very grateful to the whole team. I wouldn’t hesitate to recommend the company.

Sold my flat with Bourne in February 2021 and am so glad I chose them. From the very beginning when I had my flat valued I felt much more comfortable talking to Ross than people from other agencies. He was genuinely interested to hear my views on the flats value and offered some good insights into market trends and strategies, and Bourne had a sale agreed on my flat for a great price within four days of it going on the market.
The negotiations were with Jim and, again, I was incredibly impressed. He was very friendly and helpful throughout the process, and importantly he was very communicative. He worked hard to chase solicitors/the buyer when necessary, would always keep me informed of latest updates, and was great at giving his professional opinion on matters that arose.
Selling/buying property can be such a stressful experience, but I’m very glad the team at Bourne were on my side, I really couldn’t fault them. And their fees were very reasonable. AVOID AT ALL COSTS! For background context I have multiple illnesses that cause me excruciating pain and mobility issues, I am a vulnerable person during this current time. Lockdown happened and my health issues got worse as a result of the stress of uni and the poor behaviour of my housemates breaking the law and having parties in the property. There is a high amount of damp and mould in the property which is a health risk in itself. I removed myself from the property so that I am safe and my debilitating health issues can be managed in a safe environment. When informing the landlord and estate agent of this not only did the landlord handle the situation in a very unprofessional manner, I have been left with the task of finding someone to replace me in the property, during a pandemic! Also with 0 help from the estate agent or the landlord and still having to pay the outrageous rent price for somewhere I am not able to live in. I have to work a full time job whilst suffering agonising pain from my health issues to afford this property. Which is having a detrimental effect on my health and mental health. Even after informing the landlord about this issue he didn’t seem to care. Only cares that the rent is paid and no degree of care for the tenants. Once my tenancy finally ends I will never use this estate agent in the future, I cannot trust their treatment of tenants. I implore everyone to avoid.

While the Agency provided for a good viewing experience of the properties, they were unprofessional and biased in their dealings between landlord and tenants. The agency did not defend the tenants rights and rarely upheld its role of tertiary party. This manifested particularly in the form of the agency ignoring breaches of contract done by landlords (landlord entering the premises without notice and readjusting the furniture to her liking whilst also going through multiple bedrooms/closets). If your tenants rights are to be upheld, as a former tenant, I do not suggest hiring the services of this agency.

Stay away if you're a student!!
I had a horrible experience with this estate agents! They're extremely unhelpful and are just out to try and take your money. I rented a property with three other students and we had nothing but problems throughout our whole tenancy. They're extremely unprofessional and didn't respond to emails or calls. We had to actually get friends and family to call as we were being ignored. Our deposit was deducted wrongfully as apparently the property wasn't clean despite us paying over £300 for a professional cleaner! Throughout COVID many of our friends who were with a different agency received a rent reduction but no such thing was offered to us despite one of the girls' families being made redundant and struggling to pay rent! They tried to charge us for problems that already existed within the property and only dropped it when we provided photo evidence from the day we moved in.Please stay away especially if you are a student they're customer service is just disgusting and shameful!

Maddie has been extremely helpful and has been able to make our application to the my new home, as easy as anyone could make it.
I know I can be demanding and ask a lot of question, however Maddie has been able to help me with every single query without hesitation.

DO NOT USE THIS COMPANY IF YOU ARE A STUDENT. so unprofessional. not one member of their team was reliable. they made multiple mistakes with our legal documents which we would constantly have to try and correct and would change their policies every week. as a final year student if there is one bit of advice I could give it would be to make your life easier and not use this company.

I was really really happy with the service I got from Bourne and would recommend them to anyone, they replied to my emails promptly and were always helpful and friendly both via email and in person, I did my viewing with Caitlin who was lovely and also honest and knowledgeable about the building I was moving into. They were also quite flexible as I couldn't move in straight away and the landlord agreed to push back the move in date. The whole process was really easy and painless, my only moment of stress with them wasn't really their fault, as my landlord was on holiday way past my move in date and their reference check company would only accept the reference from her even though it's technically co-managed by her and another person but since I didn't name the other person on my original application as I didn't realize she'd be on holiday, that provided a small headache until she thankfully replied from her holiday. Caitlin was also really sympathetic and proposed a few solutions in case my landlord didn't reply in time, so they went beyond what they needed to to facilitate my kind of unique situation and otherwise the moving in was straightforward, the inventory was a true representation of the flat and I felt like Bourne were always there if I had any questions or needed anything. I'm really happy with my new home and it's all thanks to Bourne :)

The Guildford Lettings department are truly awful - they only scored a one star because it is not possible to give a minus score.
They actively support unscrupulous landlords to hike the rent for students - a practice that is immoral and frankly discriminatory. They claim the additional rent is for increased wear-and-tear, yet curiously nothing is put down to wear-and-tear at the end. It is just a shameless stealth-tax on the young.
Their "independent and impartial" inventory supplier measure the condition of the property to a much higher standard at checkout than at check-in - to the advantage of the landlord.
And Bourne couldn't care less - in the words of their Lettings Manager, their role is to "maximise returns for the landlord".
Tenants beware!
Response to the "response from the owner":
Your response speaks volumes.
Despite paying hundreds in fees to Bourne, every problem is nothing to do with Bourne and your advice is for the tenant to take it up directly with the landlord/supplier. In the case of the inventory supplier (that you selected) you chose to dismiss our concerns as those of an unhappy tenant rather than review the evidence yourself to see if your supplier is fit-for-purpose.
As for our discussion, if you count trying to justify the unjustifiable as "replying" then feel free to pat yourself on the back. Listening and acting would have been better than "replying". I had a number of further points about Bourne's contribution to the problems we faced but it was clear you were not interested in listening, then or now.

They completely lied to us from the start, they told us there wasn't a chain only to find out a few weeks before completion that there were and they arrogantly tried to say that it doesn't matter or make a difference. They are very rude, arrogant and condescending. They pressured us and our solicitors to complete on a certain day, only to find out that the other party had no idea about the completion date. This left us homeless for 2 weeks- so you can imagine the stress. Save yourselves the stress- there are so many other estate agents on the high street. Please Please AVOID!!!!
