Hotwater and boiler went down in winter. I was told I'm not priority because I'm not an old person absolute no regard or sympathetic. I had to argue just to get someone sent out.
I had a call saying I did not pay enough for one month.
I rang to ask why and they was confused and said 'oh no you dont need to pay more'
Then when I went to renew my contract they sprung out of nowhere that my rent was now increasing and if I didn't just sign for it then and there I would be kicked out.
I complained that I had not heard from them in regards to an important issue for 2 weeks.... for then one of their female employees to very rudely reply 'actually it's been 10 working days'.... YES 2 WEEKS its the same thing!!!! The absolute cheek to try and argue back it just astonishing and make them seem like they have done nothing wrong.

Thought this would be a helpful company when trying to purchase an apartment, everything started off well, until months into the process.
After little contact from the company, had a notice from the solicitors they had provided that the seller had relisted his apartment at a higher price, and another buyer was already in the process of making the purchase.
Contacted the estate agents, who then tried to claim they had made me fully aware of the situation, but even when showing them our e-mail logs which had no such information, they still tried to claim they had dont nothing wrong, and tried to lay the fault at me for not being aware of what they had refused to inform me.
I'm sure there are decent staff in there, going by their other reviews, but if you ever get assigned to Clair Collins, request they assign you to someone else ASAP, and hopefully you'll avoid a repeat of my situation.

Extremely poor service. Lost out on a home due to lack of communication from Estate agents. Was in the process of getting a deposit put down for a home, but there were apparently issues with the company that had come reccomended by them which was causing delays in the payment going through.
Unfortunately, because Hicks Hadley were extremely slow to pass this information onto me, the person selling the property ended up relisting their home and the only option I was given was to try and make a new bid.
Rep I spoke to (Clair Collins) was very arrogant and tried to claim they had given me all the relevant information, but stopped replying to my e-mails the moment I showed the complete e-mail chain that showed no warnings prior to the day they called to inform me of the property being relisted.
Edit: And of course the estate agents then proceed to lie, and pretend this never happened. I know I have the right company, but just like how they are useless at speaking to homeowners who let out their homes through them, they cant be bothered to keep records, likely to hide their uselessness

If you are thinking of renting a property from Hicks Hadley, I do not recommend them at all. I've been renting with them since 2018, and when I first started, I thought that they were quite quick at carrying out repairs. Unfortunately, as time as gone on, things have got worse. If I report a problem to their maintenance team, they acknowledge it but then I don’t hear from them. They are not proactive. I have to continually chase them to find out what’s happening with the repair issue that I raised. I don’t know if it’s a problem with the estate agents or with the landlord or both. I suspect it’s both. In one case, it took nearly a year, from the date that I first reported the issue, for them to get the roof repaired, which was letting in a very small amount of water in my bedroom. To be fair to them, they did try and get roofing contractors out to repair the roof within a few months, however, the contractors did not fix the issue. They finally got it repaired when I threatened to get the Property Ombudsmen involved. So take it from me, don’t rent with Hicks Hadley.

The staff at Hicks Hadley (Halesowen) are nothing short of brilliant. We were stuck in a chain for our recent house move for just over 14 months. (Through no fault of ours or Hicks Hadley) And the staff were so supportive the whole way through. Calling and emailing solicitors and other estate agents in the chain, daily to get updates and information to give us peace of mind. And giving others in the chain the push they needed to get things moving along. They even put up with us calling them almost everyday, stressed and worried and they always remained calm and helpful. Jon came to take photos and a walk through tour of our home when we listed it. And he was fantastic. Claire then really put in the work for us, chasing the rest of the chain, keeping Solicitors on their toes and helping us with keeping the faith when our buyer pulled out. Continuing to reassure us as we found a new buyer and keeping us informed all the way through. Truly can’t explain how grateful we are to each and every one of them. All our questions were answered, paperwork, communications etc were all done and dusted well within time limits and the overall support of the staff from day one was greatly appreciated.
They are all absolute gems and I couldn’t recommend them enough. If you’re thinking of selling/renting or buying, 100% give Hicks Hadley a call.

I've recently rented a place through Hicks Hadley and my experience with them could not have been better. I've always had to nag lettings agents in the past and felt they never knew quite what they were doing or why, but Hicks Hadley couldn't be further from that. From the start, they were incredibly responsive and professional, answering any questions I had and chasing things for me. The whole process was incredibly quick and easy, and I was always well informed of progress and next steps. The people I spoke to were always really friendly and happy to help. I would definitely recommend them to anyone wishing to find a let/rent out a home as I could not fault my process and it has made moving home such an enjoyable experience. If you want a fair or accurate valuation of your home avoid this estate agents !! They were instructed to value my home for divorce proceedings. Sue Evans provided a very low valuation that had no basis in fact and that she could not justify . As a result I hired a chartered surveyor who produced a comprehensive report and gave a valuation that was £43,000 higher than hers. This is actually in line with valuations for the area and recent market activity .

Hicks Hadley were selling the house that we were interested in (and went on to buy) and I am so glad we decided to use them to sell our house too. They were absolutely fantastic! Jon Preston came to value our house and get it on the market, we wanted it done quick and it was on the market within 24 hours. We spoke to Jon and Sue Evans throughout the selling of our house and the buying of our new home and they were amazing from start to finish. They were routing for us to secure the purchase of our new house, the communication was fantastic, our solicitors we're not great on the communication front so our solicitors kept us in the loop with everything, got us regular updates, answered any of our questions with no bother. Rented a property that was managed by Hicks and Hadley for over 2 years and not particularly impressed. Charge you £90 each time the contract expires for literally a piece of paper and that is it. Inspections are carried out on their terms so you are forced to take time off just so they can spend 5 minutes checking the house. They did not pass on any issues I had with the landlord so not really sure what the point of them was. Ended up purchasing the house and whilst they were quick enough taking money off me for doing nothing during my tenancy, didn’t display the same level of interest on ensuring that any keys relating to the property were returned on completion. 7 days later and still had to chase for them to confirm if they had keys which they weren’t even sure of! Glad to see the back of them now I’m a home owner again!

Ref Simon Bishop-Rowes comment I have had the same service regarding the property on pine road, oldbury. I did manage to get a viewing though but they were reluctant in giving this viewing basically telling me they have already had 2 offers, lots of viewings in place etc. Same story as Simon unfortunately. I think they let me view as I wasnt in a chain so they ended up giving me a viewing. They rang me the next day asking what I thought. I have put in an offer and they said they would get back to me but they haven't even after I have chased them. If I was selling this property I would be disappointed with their Service.

I've tried to deal with this company twice now and both times I've been treated like I'm not worthy of even sitting in the office I went in to pick up some papers for renting a property not a cheap one either and because I was in my work clothes I got looked up and down and asked if i was in the right place when i told them what i was there for they said to me can i afford it i was gobsmacked after that things went downhill fast I was planning on putting it in a joint tenancy so i was told to pay first to secure it then enter the forms at a later date so I paid 270 pound for 2 credit checks but later decided against the joint tenancy to start with do I only filled 1 form in I was told that if I entered 2 forms and changed anything after that the fee would not be refundable fair enough but when I took my 1 form in and explained I wanted to do it in 1 name they got really funny and told me that the other 120 still would not be refundable even tho I hadn't even entered the form how they can even consider that legal which I asked them about it's funny how when you say is that legal you quickley get refunded surprise that i straight away thought these ain't going to play fair now and what happens today I got told my check had failed I work on peace rate so my basic is 5k lower than they wanted for the property even though my company sent my earnings for this tax year and I easily cover what they asked so I thought ok and offered a guarantor who earns 60k a year and I was still told no I even offered ro pay 12 months rent upfront to still be told no I think this company was more concerned with keeping the 150 pound I paid for my check the property is only 200 pound a month more than the property I live in now I would not recommend this company to anybody ever .

Estate agents are like the tory government... they do everything in their power to take your money, but do nothing to earn it! The Haleswen branch of Hicks Hadley are no exception to this! Poor customer service, snotty comments given out by the agents, they say they will call you back... but never do! If you a tenant who needs a repair, don't bother contacting them... they will spend their time defending the landlord/landlady and downplay the situation! Maybe they do this because they only seem to have one maintenance man who does half a job and then never returns... who knows?? Hopefully, if anyone from the branch reads this I may get a comment or response from the manager, but then looking back at other reviews they only respond to positive ones... says it all really.

Contrary to Mr Morris' review I find that Hicks Hadley staff try to assist in any way possible - even arranging to stay late and meet prospective tenants and/or landlords out of their normal working hours. I believe that they put more effort and time into customer satisfaction than most other Lettings Agents.

We have received excellent customer service from George who was very prompt on contacting Pat who came out on the Saturday morning to value our property with a view to let, on her day off.
We were really impressed with George and his decision making is spot on.
The impression we got from other estate agents was that when the valuer was on there day off it wasn't possible to contact them as they only work 2 days a week.
We was in a rush to get the house let, we only had 4 weeks before we had to move.
All of the staff are very nice and would recommend.

Paid £150 for credit checks, found them very slow, when questioned them they became very sharp and abrupt. Withdrew because of attitude, thought if they like this now, what will they be like later.
Take my advice and use another agent.

Hicks Hadley Estate agents are utter scumbags.
They are based in Halesowen West Midlands.
I rented a flat for 3 years and Hicks Hadley were the letting agents.
Despite paying all rent on time Hicks Hadley Failed to deliver any credible service.
I write this review based on fact. Hicks Hadley are without a doubt very bad letting agents.
We have recently bought our first house. Prior to this we rented a property for 3 years through Hicks Hadley while we saved for a deposit.
From early on it seemed that HIcks Hadley treat all renters with utter disdain. They really treat you like second class citizens. They are very abrupt and sometimes border line rude in the way they talk to you on the phone or face to face.
If you encounter any maintenance issues whilst at your property then your pretty much on your own.
We had a boiler breakdown in the first year we were there. It took them well over 2 weeks to fix. They do not return calls or follow up anything. You literally have to chase every step. In the end we had to raise an official complaint to get the problem delt with.
It is highly apparent that no one in their office communicates with each other or actually takes ownership of issues (despite it being a small firm with less than 20 employees)
Their fees are ridiculous. They will try to charge you £90 every 6 months for a tennancy renewal (illegal in Scotland btw) even if no details change.
Hicks Hadley are purely there for their own financial gain. They also keep/withhold info from the landlords. We had another issue regarding maintenance. They told us that Landlord was aware of the issue. By chance we bumped into landlord, when asked she was not aware of issue and she was frankly horrified nothing had been done.
The issue was then rectified obviously because she complained.
It proves they will tell lies and play you off with the landlord. If I were a landlord I would not use them as your property would not be looked after properly.
We thought that renting would be a pleasant experience. Despite paying all our rent on time with no issues, Hicks Hadley ensured that on the whole renting was a negative experience. Speaking to friends who also rent they say that their agents are generally good. My friends have letting agents who are national. Hicks Hadley however seem to be a 'two Bob' little Black Country firm with no real understanding (or care) how to run a letting agency.
If you are a renter avoid at all costs.
We are just glad we have our own home now and no longer have to deal with this vile rude third rate little firm.
Steer Clear of any dealings with this horrible bunch of low life's.

Acting as a landlord for a lengthy period of time, I have used Hicks Hadley on many instanes and have always been very pleased with their service. They act in an efficient and timely manner, sort out problems quickly and most of all are personable people who care about the work they would do. I offer the highest recommendations for anyone looking to rent out or sell their home; I would not think of using another agent in the future. Keep up the excellent work!

I only phoned up to view a property, they told me I wouldn't be able to as my family are renting and not earning 24,000 a year. Even though me and my partner are working full time. So I not be able to rent a property here only because my family don't work or hasn't got a property of there own. Which I think is totally stupid as it's me renting the property not my family. Stupid rules!!!!

I had a appointment to view a house for sale on Overend road. When I phoned the agent to ask what the delay was I was informed the keys had been withdrawn by the vendor and thus no viewing would take place....charming! Wonder if these guys know what "customer service" is, retrospectively would it have been so difficult to keep customers informed/updated so they know what to expect?! Terrible service-definitely wouldn't recommend!

We lived in one of the houses let by Hicks Hadley for a year. When we moved out i spent three days cleaning the house and left it probably in better condition then before we moved in, except tiny mark on a carpet in conservatory and a broken curtain rail. They took a whopping £600 off deposit for it which I thought was absolutely outrages. Also during that year we had a bad experience with landlord who came every day for 5 days invading our privacy to do HIS garden up as the tenants before us left it outgrown and the estate agent did nothing to stop him.

I use them to find tenants and they do a good job at that, so I would recommend. However I would be extremely cautious of using any of their recommended trades people. Once used a heating eng who wanted to remove an expensive cylinder which had a 25 year warranty on it with 21 years left and fit a combi boiler. My normal guy reset the over heat thermostat, job done. Crook springs to mind.

Have improved during the course of this year, response time to e-mails is more timely and the receipt of quotations for maintenance work is improving. Generally the staff are very capable and helpful depending on who you speak with, they must get very busy or short staffed at times as historically response time has been poor and the customer service was very poor but I am pleased to see that improve.
I find them to be very fair in dealing with problems and they are considerate of both the tenant and landlords positions which they manage very well.
They seem to have a good pool of contractors they work with, I have never had a problem with the contractors they use or work performed.
Craig Dubberley is very experienced and has always dealt with any frustrations or issues I have had that could not be resolved by his staff, I have seen improvements under his management and trust it will only improve.

Hicks Hadley have acted as letting agents for me for for over 12 years. They have given me both a full managing service and (upon my request) a finders service. I have found them to be efficient, fair and thorough and my tenants have also been pleased with the way they have been treated.
I have always been able to discuss and resolve any difficult issues with a member of staff.
Having recently had experience of agents in the south of England, whose every move I have to check, I realise just how good Hicks Hadley are and how lucky I've been over the years. I think the fact that they are not part of a huge national consortium must help. They still offer a very personal service.

Sue and her team were great selling our property. With it being a 50% share home we hit a few problems with the housing association but working together we managed to sort it, they kept us well informed as did we them. Would highly recommend Hicks Hadley for selling a property and for letting too as we have used them for that too, different staff though. Fully professional staff, friendly and a good sense of humour too.
