Hill Estate is a highly unprofessional and incompetent estate agent. Be warned about using them to rent out your property or renting out one of their properties. In the latter case, they will steal your deposit and breach contracts they themselves have signed. Notably, they sign contracts agreeing for example end of tenancy dates but then are quite simply too stupid to understand these documents are legally binding. When they try to claim additional rent out of greed, they try and say they "revoke" the contracts they themselves signed. Would you trust your property with an agent that doesn't understand basic contract law? I know I wouldn't. What's more, it's readily apparent that when they mess up, they try and cover their tracks with the landlord. They don't just cost tenants money, but cost landlords money too. Avoid at all costs!
EDIT: Hills Estate have responded: "Which property are you referring too. Without an address. Cannot answer your query". This suggests that if its not clear to them, they must be getting constant complaints - a huge red flag for a business in its own right. Even more reason to avoid!

I’m not a tenant, and thank god for that as Im a secure tenant with social housing, but my friend has been treated badly by this organisation, and I’ve offered to do a review due to what I’ve seen my friend as been going through, my friend has been fighting to get back their deposit which should be protected by law, (The Tenants Deposit Scheme) but instead of returning the deposit they’ve slapped extra charges upon my friend. I’ve faced many Estate Agents like this in the past, a couple decades now and now I always tell friends and family to use well known reputable estate agents instead of small independent agencies, it’s safer to do so because some of these small estate agencies does underhanded practices that harms the tenant and sometimes the landlords too can loose out, not saying this is the situation here as its a different issue, but other estate agent managing properties have landlords fighting them for years to get back their own properties!! Please do your research before embarking on letting your property through any small letting agency or if your potential renters looking to rent!

Mohammad from Hills who helped in buying process end to end. Mo was very helpful since start of the process , he tried to resolve all queries on time and he helped to work with seller to find the best which works both for buyer and seller. Mo was so supportive at every step , he guided at many places going beyond his boundary. I can see in my buying process he did the best to resolve all my doubts and to help on completion. He listens and understands every aspect from buyer as well and tries to help, I can say without Mohammad help my buying process wouldn't have been so smooth. Thank you Mo really appreciate all your efforts.

Don’t ever go with these guys - poor landlords and wouldn’t even pay your deposit back. This is not the first time that’s happened as well look at previous reviews.
Deducted over £2000 for our deposit to about £400 left and the majority of the deductions came from a loose screw from the dishwasher and the broken freezer trays.
And now these guys won’t even pay us back whatever’s left in the deposit - calls, emails nothing.
For us we’re only loosing £100 each but what you’re losing is your businesses reputation, every tenant in this house is going to give you a 1 star review.
Update: The property address is 3 Adam’s walk. What open door policy? Do you want me to write another review to show all the email chains, messages and calls from march? Still no responses and no deposit and it’s almost September. Show us a receipt of our deposit being paid then? Contact us and we will consider taking down this review

if there is minus star l would give them, As Hill's managed property for > 4 years, as we agreed for three years and when it finished asked to have property back Hill's never answer to my email or called (once they know), till l took legal action before ending the 2 weeks noticed been given by solicitor, they sent email to received the property, when l received the property it is simply demolished leaking path and kitchen and damaged the walls and doors in addition there was four loads of rubbish removed half by the Hill and l spent £650 for the other, and l have spent £ 5000 for refurbishment and needs more.

I have had quite a few interactions with the sales team at Hills recently as I am looking to sell and buy. Raz Patel has got years of experience and you can really tell with the advice he gives. I was really stressed out about the whole process but feel much more calmer and less stressed now. Raz is very professional and has a great sense of humour too which makes a huge difference in these big decisions I am making about properties.

I think it makes perfect sense this estate agency has a low rating with most recent reviews giving 1 star. Quite possibly the rudest and most unprofessional estate agency I have ever spoken to.
PSA: For anyone considering using this place to sell your property, I’d reconsider. Your potential buyers won’t actually be able to view your property without a rude man scaring them off.

One of the worst agencies, despite confirming the booking never received the confirmation when I called back they said they don’t have any details. Spoke to someone name Raz very rude, despite that answered all his questions as we really liked the house but was so rude and keep asking unnecessary questions and info like we have 100 people viewing and I said I can wait that’s fine as I took a day off specially for this but despite he started saying some other unnecessary things as he doesn’t want us to come so I asked directly if he it is really available and he started shouting at me. Had to put the down the phone. Never calling them again. Very rude staff.

Absolutely appalling experience. Called this agent about the property that was listed for sale. Was called a liar and insulted by a very rude agent, disputing that the flat was listed on Rightmove, then proceeding to call me a liar when I mentioned that the price it was listed at had changed. I was then subjected to a barrage of insults when I attempted to ask a question. Disgusting individual and terrible experience.

One of the worst estate agencies I have come across. Very lazy. Never answer the phone. Never call you back when they say they will. If you do manage to finally get them on the phone, the staff are incredibly rude (they don't like to be asked any questions at all). We finally managed to book a viewing with them and they turned up over 10 minutes late. We liked the property and decided to put down a deposit so they told us to call them at 4pm, but guess who didn't answer the call. When we finally got through to them the next day they said we couldn't put down a deposit because the property has a leak! I called them 3 weeks later and the property was still elaking apparently!! Waste of Time!! Do not use this agency!

0 Star feedback,Bad customer service,never answer phone calls,most agents are rude on phone,Booked viewing for a property and the agent turned up 15 mins late. Was ready to put deposit down property but agents kept delaying process saying there's leak in property .Wasted my whole week just to show me 1 property which was not even ready. Now I got less than 10 days to find property for me and my family with 2 young children. Please improve your service because clearly it's going downhill. Not recommended to anyone unfortunately

Highly Recommend Hills Estate in Ilford. They were able to find us suitable tenants very quickly and communication throughout was excellent. Cheats and swindlers. They attempted to claim rent that was not due from my tenants on several occasions. They are also illegally retaining my deposit. Do not use them if you have any choice in the matter.

I had seen a property for sale on Barking road so I had sent in multiple enquiries but nobody responded. I have also called into the office and spoke to one of the sales team called Muhammed Awais? He had no idea about sales and just said he will see when he can book me for a viewing and I have not heard back since. What is the point of listing a property for sale if you are not going to respond to clients.

Dodgy people, some agents don’t know they job. Failing to provide all the information the tenant should now. Or to give documents copy tenants signing example holding deposit rules. They take opportunity of the people which know a bit of English and don’t know the law they taking they money for nothing. In our case agent Shezaad have taken my sister holding deposit of £350 when law says maximum £300 but missed to explain that property is on electricity which costing a lot money when my sister asked him the same day as deposit was left he said she is loosing all her £350 as she is waisting his time . But he only could charge if checks was done for è legibility for the property to rent it it wasn’t done he is not giving back, when law says that tenant must be returned all his deposit holding money if he changes the mind . Shame on you!!! Please people read all the government information to protect your self from the agents like this and letting agency company’s . It’s peoples hard earned money and was better spend for daughter Christmas presents then given to agent Shezaad!!!

Expatriate, stay away from this agent at any cost. They give false promises and commitments, never will protect your deposit instead give it to owner. Never attend any complaints on time and never will stand with you for any issues. I went through this agent and lost my deposit. We reached a point that in spite money given to Hills they asked me to contact Owner directly who never attended my calls. All Expatriate stay away if you wish to safe guard your hard earned money. Eagerness shown during contract signing be not the same when you complete contract with them.

hills estates van hit my car and drove off. he was driving like a lunatic. after several phone calls to this place I still haven't received the name of the driver which means I have to now pay 700 excess to get it repaired. stay away from this dodgy lot

Was speaking to Douglas Lobo, organised a viewing, he let me down whilst on the way to the property. Then made an offer on the property below market rent without even seeing it, and said will not come view if not acceptable. Not too sure what they were going to do with it. Told him not to contact me again, and he returned with a petty immature response. Stay away, unprofessional
