There appear to be serious failures in professional diligence, misleading information about legal compliance, and poor coordination of basic property management. In my view, this amounts to maladministration and falls well below the standards expected of a regulated estate agency. Quick to take money, zero commitment to maintaining the property. Communication is poor - tenants are not informed about changes to contact details or office locations. They rely on WhatsApp, have no proper business email, and respond only when it suits them or when they need something, they are putting tenants under durress that if not you will be reported, when they should be reported to National Trading standards. Rude over the phone, yet when you try to arrange a visit to their office, they refuse to meet. As a tenant you are disrespected, as contractor you are not paid, paid less or with severe delay. One star is generous.

Nightmare traumatic experience!! Dishonest agents!! Sold a property to me claiming that all electrics wiring throughout the property was upgraded! What a lie!! After completion, my electrician warned me that there is no earth bonding in the whole pro, electric sockets and switches!!! And that the house is dangerous and we would get electric shocks!! Woodlands misold the property, now it's costing me 5k to make the property safe and liveable!! My young children experienced electric shocks from the dangerous plug sockets,which had cables fried and burnt out!! Woodlands took the full asking price, yet they lied to me! These agents have no duty of care for their buyers! On completion day, seller left several furnitures and rubbish/clutter and used condoms after they left!! Including dog poop everywhere, and drugs scales hidden behind wardrobe! Agents were responsible to ensure seller leaves property in a decent clean condition and empty, this was not the case!! The seller left the house in a absolutely filthy state, worse than the gutter! To make things worse, my removals guys had to wait until 5pm as seller was still removing her belongings, even though woodlands, knights&Co and sellers solicitor emailed me claiming keys released at 1pm!!! This cost me more money at hourly rate! Do not buy from this agents, unless you want a heart attack or you want to throw away thousands of pounds!! Woodlands also did not disclose several issues and repairs to the property, as well as the mouse/rats infestation

We got leased a property from our council and moved to Harlow woodlands was our estate agents they constantly lied we had no heating and hot water for a year I was bathing my 2 year old at the time with kettle water the place was riddled with mould to the point my daughter got ill and we had to sleep in the sitting room they failed to fix anything the cooker had mould in they refused to send a new cooker until I threatened to sue them 4 months later we got a cooker the boiler was leaking mould under the sink the kitchen floor bathroom bedroom our property got shut down by environmental health they found soo many issues from today as we got moved out of that property last year and still going with solicitors woodlands tried to act like they didn’t lease the property but we have the documents the proof with their name the date and everything they are disgusting people do not trust them I just wanted people to know how bad this estate agents is they should be shut down

Nightmare experience! Stay away from these guys. They are not honest. They sold a property to me which had major issues including health and safety issues. They knew about the issues, yet they failed to disclose to me because they are greedy/selfish and only interested in making profit by selling properties for their clients. No duty of care. No honesty. I trusted them, now it is costing me several thousands to repair the hidden issues. The electrics were unsafe and cables/sockets were burnt/fried. Yet they claimed electrics was upgraded. Avoid them like the plague

Excellent service from Woodland Estate Agents. I've been viewing properties over the past month or so which have all gone well enough. However, the viewing I had with Vic from Woodland was excellent. He afforded me the time, despite requesting a viewing at the end of the day. We were able to hold a very honest and open conversation before, during and after the viewing. When I do eventually purchase, I do hope it is a property listed with Woodland.

Called sha to report a broken down boiler in my sister's house who has a 1 year old. 3 year old, 12 year old, 14 and 16 year old to get nothing but abuse on my phone and YES i got full conversation recorded on my fone . Very very rude un professional man who needs to be sacked. All i asked him for was a out of hrs boiler number and he wrnt mad as i called him at 10.50am on a sunday morning.
Provide your tenants with a out of hr number if you dont want be conducted out of hrs .

First moved into the property and property was not even clean, floors filthy bins still left in property and clothes still left behind by previous tenants. There was loads of letters on the floor when we viewed the property and the guy showing us the place just gave us the keys and left the letters. When I called up the man said on the phone can you not clean the property yourself. I shouldn’t have to move into an already dirty property. Also Place is riddled with mice when you call up all they do is send a useless guy to come out and he only puts down traps doesn’t close any of the holes in the property and excuses saying that’s a gas pipe, that’s a water pipe just to not cover the holes. Once the mince get caught it’s not stopping the problem they keep coming back but they dont want to fix the problem. Also anytime you call for any problem they take minimum 2 weeks to come and when they come they do a quick solution that only temporarily solves the problem.

Terrible estate agents put us through hell for nearly a year couldn't be bothered to do anything didn't wanna fix any problems me my 3 year old daughter and partner got moved to harlow by hackney council so woodlands was our estate agents if anything needed repairs they was meant to sort it we had no hot water or heating for nearly a year kept complaining nothing got done we had to sleep in the living room as the whole house was covered in mould and our clothes washing machine floor cooker my daughter's toys everything was ruined they told us to clean it ourselves my 3 year old now has asthma she was healthy before we moved their I had carbon monoxide poisoning due to the sever smell of mould environmental health found over 28 hazards and shut the place down only a week before we had to move due to the property being shut down they put a new boiler in after waiting nearly a year they lie they are disrespectful and rude
Please if you have a property from woodlands screen emails messages take pictures because that's what we did from the day we moved in they called us liers but we had all the evidence now solicitors and environmental health are involved

Very unprofessional staff this company should be closed down
And I will be complaining further as Under Section 11 of the Landlord and Tenant
Act 1985, your tenants have the right to
expect you to carry out basic repairs in a
reasonable time'. If it's an emergency repair,
such as no heating in cold weather or no hot
water, you need to act within 24 hours. 5 days is ridiculous

I rang woodland estate in ilford this afternoon and spoke to guy in the sales team. He was extremely rude and arrogant. He didn't want to listen to me and query and slammed the phone down. He was unprofessional and to my experience the worst agent I have spoken to. It's a real shame as I am a cash buyer. I wouldn't even give one star.

One of the worst estate agents in the area. They are highly inefficient to get anything done for the tenant. They don't respond to communication and my experience was so horrible, I broke my contract in 5 months and paid a month's rent extra to get away from them.
