They couldn't care less. We had nearly 20 years of ignored issues with mold, blown windows, broken pipes and much more. Every time we reported an issue we would be told they would get it sorted and it never happened. Now, after being evicted under the lie of "the landlords want their house back" we have discovered they never wanted their house back and it is now up for sale elsewhere. So go for Ian Perks if you want to be ignored and lied to for your entire tenancy!!!??
edit: due to photographic proof of the treatment from them, ian perks have reported us for harassment, thus attempting to sweep their mistreatment of tenants under the rug, and proving the point that they do not care

Been renting a property for a couple of years now. I was working away for a week and needed a tap repairing which was leaking onto the bathroom floor and also the bathroom window handle needed replacing. The Worst letting Agency! Rented for 20 years and they never did any repairs even essential repairs despite 15 years of structual disrepair, raining in, to the point of rain water dripping onto beds from ceilings and water running down walls. All windows blown to the point of being unable to see out of them. The downstairs toilet flooded into hall 5 years ago, causing damage to walls, tiling woodwork and black mold. repairs never carried out despite 3 or 4 quotes for the work to be done. Excuse after excuse. "They couldn't get contractors" The same toilet regularly flooded the garage despite years of reporting to them, nothing ever repaired. Ours and Owners property damaged. Blamed us for damage to owners property despite it being flood damage from numerous flooding of toilet into garage.
They refused to replace carpets despite them being threadbare even on stairs on over 30 year old carpets.
Allowed owner to continue paying for service of the alarm system for 13 years even though their contractor had cut the main control unit off the wall to put smart meter in. Again reported annually handed in alarm company letters to Perks, Owners was never informed. Nor were the letters passed on to owners. After leaving the property blamed us for all damage. Refused to pay back our deposit. When meeting to hand keys back Perks then turned up with roof contractor!
Avoid Ian Perks Letting Agency at all cost ! All exterior wood rotted to the point of crumbling off roof, then had the said rotten exterior wood covered with PVC 3 weeks after we moved out. To mak it look pretty for owners
By fluke, met the owner and told them everything. While Perks was there! Owner was grateful for te information told them we had years of emails to prove we reported and the lack of response or repair!
Met a good many of previous Perks tenants all with similar experiences.
Update, the house is now up for sale with another estate agent. I feel sorry for whoever buys it as they'll have a lot to repair
I see this has been reported for "harassment" the pictures of the downstairs WC were taken almost 5 years after it flooded and nothing ever got repaired. The windows have all been blown for at least 15 years and nothing got done. The rotten exterior wood has needed repairing for 10 years.
That's not harassment, it's valid information.

If this could be a 0 star it would. Wouldn’t recommend Ian Perks to anybody. Reported mould and damp issues in my home several times over the 7 years I lived there, repairs were never carried out correctly and were told to just keep painting over the problem. Both my young children were constantly poorly (which I have logged on their health records) whilst living there and I had very sentimental items ruined due to the damp which they had no sympathy for nor an apology. Very heartless people. Oh and blamed my newborn baby for being an extra body in the home breathing causing more vapour in the air which apparently made the bedroom so mouldy. They ended up telling us after reporting it yet again that we had to leave saying our landlord was selling only for this to be a LIE as the house has now been redecorated and put back up to let. Shame on you Ian Perks (Claire Hine) kicking a family out of their home for reporting issues where a home isn’t safe to live in and lying about the landlord selling up. Disgusting. Stay clear

I dealt mostly with Alice during my tenancy, who was very friendly, prompt at replying to any of my needs as a tenant and was accomodating of my requests or questions throughout my time renting there.
Upon moving I spoke to Claire, who was very friendly and accomodating as well. She was understanding while sorting my deposit and helped resolve any discrepancies I had with the closing inspection. She also assured me that an issue I had with the property itself, which contributed to my moving out, was reported to the landlord.
Everyone else I spoke to was also prompt and helpful. The online system was useful for reporting problems as well. I would be happy to have them as an agent again, despite my issues with the property itself.

Thankfully I’ve got lovely tenants who are also very happy with the service from the team. 1 star is to much for this company. I am very disappointed the way things have been dealt with, with my partner. So the landlord of the property wanted to sell up which I understand but to visit my partner and not say a word and leave him in a financial situation with 2 kids and don't have the money to rent anywhere at the moment so which will leave him homeless. Given 2 months notice when the landlord knew the situation is very bad and for the letting agent to write a letter and put the wrong information in the letter. Saying he's got to be out after the 18th may so to me that could be June or July or so on. Very disappointed also my partner didn't have enough money in the account to pay the rent which he explained to the agent and sent email to send him an invoice for the remaining balance for when he gets paid which is after the date they want him out. He's worried about the whole thing and affectin his mentle health knowing he's going to be homeless with 2 kids. Ian perks you are a joke

Really odd conversation with one of their lettings team this week. We were interested in viewing one of their lettings properties and were basically refused to even get a viewing without a guarantor in place! This was despite us earning WELL over the 30x the rent and us both being in professional, stable employment. I was told that if my partner left me, I'd be unable to afford the rent (joint tenancies prevent this from being an issue but whatever) I mentioned that I have a very large sum in my bank account which I was happy to use some of as advance rent, and I was told "yes but you could spend that in a week". Really strange, distrusting behaviour of potential customers!
We needed a property to let for 12 months after the sale of my home, from which I have the equity in my bank account. A lot of equity. Not to worry though, we've found a nicer property from a nicer agent.
Landlords: Ian Perks lettings properties do not get let anywhere near as quickly as their competitors properties. They are obstructive and seem to have learnt phone manner from doctor's receptionists.

They are more than happy to leave a 2 year old child with additional needs in a house with no boiler for almost 3 weeks (old house so gets extremely cold due no no installation within house) in winter and pandemic and still not had it repaired. Myself and son have additional needs which make us both high risk for flu without covid being mentioned. If you have children do not go with these people! My son could do a better job at admin than these! I am currently paying £525 for a house we can not even stay in cause even though we have been given a heater in each other off the landlord not these .... the house is still to cool to risk having my son in it. These people are complete and utter jokes all they are bothered about is rent! Please anyone with children or thinking of a family NEVER use this company!!

What a breath of fresh air working with Ian Perks. The staff are brilliant, going to every length to get mine and my family's move sorted, liaising with all the right people to make the application process and move effortless. From the get go with viewing, Sally and Jon were so very welcoming, so professional, even with the pandemic hindering the overall viewing atmosphere, then to the actual process and James is the real MVP. Such a good guy and very professional. Really concise with everything that he did, explained, and communicated. Honestly, if you are looking to move, either selling or renting, then these guys have the know how, the customer service and the actual 'human' factor to the whole process, making for a very stress free move. The employees at the office are all very responsive and professional, they're also very caring and it couldn't be otherwise because Ian Perks himself is a delightful person. I wanted to share my experience of Ian Perks because it was the best I've had since trying to find a decent place to rent. I found an apartment I really like last Wednesday and I called the agents on Thursday and spoke to Teri and she was very responsive and professional. She asked me the relevant questions for renting and said she would speak to the tenant currently living at the apartment and come back to me re: viewing. What I liked about it was she very kindly told me if she didn't come back to me today, it just means she hasn't been able to get hold of the tenant yet but she will get back to me so not to worry....she was so prompt and she came back to me shortly after and we got a viewing arranged for yesterday. I viewed the apartment at 12.00 yesterday and I absolutely loved it! I am keeping my fingers crossed now! The tenant was very professional, polite and knowledgeable and answered all my questions. I knew as soon as I walked into the place I loved it! I just had a good feeling about it....Ian Perks are in my opinion the best agents I have dealt with so far, very professional, responsive and polite and that's what you want when you are looking for a place to rent...Thank you for everything so far...much appreciated....my best wishes Catherine.

Rental side is completely diabolical. Rented a un livable house off Ian perks. Got threatend by the land Lords family they were only concerned about there money but any thing to do with the property being in livable condition was not there problem. Even giving notice I had to wait meaning I had to pay more than neaded just to move out. And that's while being hounded for money. While still being threatened.

Very poor experience with Ian Perks as a landlord, their communication is non existant, they once ignored all emails and issues for nearly a year before finally addressing some of the issues. They improved then fell back into no communication, there is also no single point of contact, you never know who will contact or respond to things and you have to copy in 6 people hoping one of them reads it. Lost one tenant and likely to lose another at this rate. I already left a similar review but it was removed somehow with no explanation.
Only good things are they pay on time and did provide a good end of tenancy condition report. If you have a question about anything at all though don't expect a reply, ever.

One star is too much for this company. Was due to move into a property then less than 2 weeks to our moving date, changed their mind and said the landlord would no longer accept pets. Kept being told different things in regards to getting my money back, took over 15 days for them to process refund. Formal complaint made, awaiting response. Absolute joke of a company, left hand doesn't know what the right hand is doing. Avoid, use someone else! I wouldn't trust them as far as I could throw them. Very disappointed!

I've been a tenant with this landlord for a number of years now and I wouldn't recommend them at all. Communication from them has been awful, they don't return calls or have the decency to respond to emails. We moved properties with this landlord recently and I'm struggling to get any answers from them regarding a deposit on old property. Nearly three weeks down the line and we are still in the dark.... extremely unprofessional!! Avoid!!! Clearly their priorities are will sales not on the letting side.

Poor customer Service....if you have an issue they just ignore You!! No doubt they'd soon be on the phone if I didn't pay my rent

I wouldn't bother trying to sell your house through this agent. Disinterested in arranging viewings for a Saturday! I phoned on a Wednesday to arrange for the following Saturday and was immediately met with "Oooh, we can't do a Saturday, we're booked up 2-3 months in advance". What utter rubbish - I simply do not believe that! I then asked if the vendors could possibly show me round and was put on hold for a short moment to be then told bluntly, 'No', I said unfortunately we couldn't do any other day, only a weekend (like most normal people), so I said we'd have to strike that one off the list then. Couldn't care less attitude - not even a 'I'm terribly sorry', NOR did the girl even ask to take ANY of my details. Dreadfully poor businesslike approach.

This estate agent is simply appalling. They were more than happy to take all of our money and get us into property ... and lie along the way. As soon as we had paid and moved in, everything changed. The repair work they told us would be completed within 2 weeks of us moving on 6 months later has still not been done. They literally avoid us at every chance. If I call I'm told 'Chris isn't available' or 'in a meeting' or 'away from his desk' - for 3 months now - what a joke. Even with other people 'acting on his behalf' I have been waiting 4 weeks for them to repair the bath/shower drainage so my children and I can wash - still nothing. Don't go near them with a barge pole, they have bad reviews for a reason.

Do not use these people there very nice until u hand over the £250 fees then it all turns sour I provided everything they asked for and they still turned me down for the house I was interested in. When I played my mouth they eventually gave me £100 back so I paid £150 for them to say no

Gentlemen who show you around the properties are nice but the office staff are very rude and unreliable. If you ring to check the progress of an application they will snap at your telling you they will call when there's any updates but the only way you will find out an application is unsuccessful is when the property appears let on their site. I have been through other estate agents who will call just to get an idea of how the viewing went if I haven't applied yet this company can't even bother to let you know you haven't been successful in applying for one of their properties.

Led us up the garden path for 2 and a half weeks. Was moving to Stourbridge for my daughter's place in school. My daughter was excited to move so close to her school. Would not accept our references (however continued to string us along looking for money up until yesterday) Good thing we didn't give the deposit as 3 hours after demanding money in good time, they "withdrew" saying that the landlord had found someone. The property is back online. Seriously watch out. Not reputable.
