I couldn't fault Midcalf Nicholls. My house sold within weeks. They have the local market knowledge and database to get people through the door. It also helps to have someone negotiate on your behalf. Selling a house is very personal and you need someone to be level headed and guide you through the process. I know some people go for online agents, but really you can't beat the service of a local estate agent who knows exactly how to push your property. I felt like they were there with me every step of the way.

Stay clear of them! After viewing a property in the evening and calling up and paying a deposit the morning after, as well as sending my application forms in etc I received a phone call a few hours later saying they had received another application and were returning my deposit and admin fees. At no point was I informed my application was one of many, the conversations I had with them gave me no indication that the property hadn't been secured. I find this behaviour unprofessional. I've worked in sales all my life and never would I take a deposit under false pretences. Bunch of amateurs at best. Not even an apology either!

Was given wrong information from Richard at Billingham Cooke regarding full deposit being released. The whole company rely on applying heavy fees to anything they can and no doubt get 'kick backs' from everything. Spent 2k on recarpeting the house as soon as we moved in. Spent a week living there unable to store food because a fridge was hard wired into the wall and had to wait for electrician to come out to sort. We left a 12 month old fire place for the new tenant as an act of good will and were very good tenants. If you're looking at a nice house and Billingham Cooke are the estate agents I'd avoid (unless you like wasting money on fees). We paid £700 for a relisting fee and handled all the viewings ourselves. Had to give keys in 3 days before for inspections but were still charged for those days (even though we didn't have access to the property) - they are far from amicable and take no pride in anyones interests other than their own. WOULD NOT RECOMMEND.
We bought through Hunters back in October. Jack and the team were brilliant. They tried tirelessly to make our move happen smoothly. Nothing was too much trouble. If we ever sell, we would use Hunters for sure. Thank you.
