Terrible property management. The flat was left in terrible condition with broken extra furniture, stained mattresses, broken lights, scuffed walls, and unclean bathroom. We have tried to work with the management team to bring it up to proper standard but have been left unanswered for weeks and told that they are not willing to help. We have had to spend our own money on furnishings (in a “furnished” apartment) because of the state of the furniture, hardware (doorstops), and cleaning (was supposed to be professionally cleaned). Additionally, we were promised that there was a dishwasher in the unit before we signed but the flat does not in fact include one. Would not recommend this company.

Our flat in Bow recently sold having been tenanted for the last 5 years, with Butler & Stag providing property management services. It has been a good relationship as far as we are concerned and a big thank you is due to all at B&S who have played a part. Without exception, the people we interacted with were professional, knowledgeable, helpful and very easy to work with. Communication was excellent. In particular, Helga and Brad in Sales have been great to work with and both have helped enormously in getting our sale completed. When things got tortuous, I was glad to have them on our side!

I and my business partner engaged Butler and Stag's Roman Road office to sell 6 new flats we had constructed in Roman Road. I can only describe the service we received as outstanding. Rob Burgess and Oliver Regan worked with us throughout more as partners than agents. There were a number of bumps along the way - new leases, some snagging issues and, most difficult of all, the passing of my business partner during the sales process with all the probate issues that followed. Rob and Oliver responded to all of these with sound advice, sensible guidance, all based on expert knowledge of the local market. Service was exceptional, not just in the normal selling process but by going above and beyond the call of duty, for example topping up electricity metres, ensuring snagging issues were resolved etc. All services and solutions provided in such a professional manner that they became trusted partners. Despite the various complications and lengthy delays caused by probate, they never lost patience with the project and maintained a high level of engagement to the very end.
I have no reservations in recommending their services.

EDIT: butler and stag have replied below atributing my review to losing to another prospective tenant, which indeed confirms the level of service is not great when an agency cannot find the correct data on their clients. I have been living in a property let and managed by them since 2018 and therefore have many examples
of how their service to tenants has been negligent…

BUTLER & STAG OWES ME £1500!!!
During my moving out process I let Butler & Stag know I was able to vacate earlier, if it meant I could get a refund on rent paid. In spite of verbal confirmation from Simon Harrington - they are not paying me the rent back in spite of moving out 2 weeks early!
After being rushed to move out by Simon Harrington and stressing to get everything finished on time, because their new tenants were moving in - I have now been told (after I have moved out early, and my tenancy has finished) that their new tenants weren't moving in on time, and I would not be liable for a refund.
I upheld my part of the deal, Butler & Stag did not. And after moving out early, they tried to claim damages caused by tenants before me.
Butler & Stag do not stick to their word. They did not tell me about tenants not moving in. They kept pushing for me to move out early

I had only 5 days to find a good place to rent, trying to find something of good value, that was nice and had outside space and would take pets etc. I was losing heart and resigned to staying in my overpriced and damp flat.
But Millie at Butler & Stag came along at the very last minute with a fab place in a great position that suited all my needs and was BETTER. The thing is, Butler & Stag do have better quality properties/homes on their listings as a rule, anyway.
They continue to be responsive and friendly as agents (shout out to Millie and Melisha) and I'm really grateful to them for finding me a lovely place to live!
Update in October 2023 - I'm still at this property, and the service remains fantastic. Natalie, in the Property Management team, has been so efficient and responsive if I've needed assistance and the contractors they've used have been so friendly and professional. I really appreciate it especially in stark contrast to the building management company I deal with at work. Can't fault the service.

Butler & Stag were the selling agents for my flat and were excellent throughout the marketing phase, keeping me updated of viewings and expertly negotiating offers. Once we had accepted an offer, Helga was instrumental in moving both the sale and purchase forward, through what was a very difficult transaction. It was all done with a positive attitude and Helga was always available in and out of office hours to provide updates and answer any and all queries. If you want to wait for 2+ months for your heating to be fixed during the peak of winter (which we had no sort of financial reimbursement for because ‘we would have saved money from not using the heating) and want a landlord that tries to charge you £300 for ‘wear and tear’ (which is not actually legal) then Butler and Stag is the estate agent for you! After having to remind our lettings manager to release our deposit money over a week after she said she would do it, we still had to pay £150 for wear and tear. Our lettings manager did not sort out our heating quickly until we threatened to go to the council over the matter, and blamed the delay on the item that needed replacing being ‘out of stock’. One of my housemates dads had worked as a handyman and told us you could walk into most trade shops and buy one! Do not rent from butler and stag if you don't want to be ripped off

*edit: B&S reply below is not true - I stopped responding to their constant messages/calls asking to ‘clear the air’ once they had seen my review online. Quite telling of their ‘transparent’ attitude towards selling houses!!!

B&S manage a rental property for me. Over a weekend we had the most unusual urgent problem in my property which our tenants couldn't possibly be expected to live with until Monday. To cap it all we were away in N. Yorks. Natalie was just brilliant, she calmly told me what had happened and had it completely under control, her trusted tradesperson had it fixed by the end of the day. Her long term relationship with him made it easy for him to come out on a Saturday.

I have appointed Butler & Stag for the sale of my property and I have to say this has been the best choice.
After a number of setbacks from other agencies I searched online for the best reviews and this agency came out as highly recommended and this could not be more accurate.
From the beginning my sale negotiator Rob Burgess has been an absolute diamond: calm, professional, patient, and with a wealth of knowledge of the market and the area which I believe is unsurpassed. Throughout the whole process he kept me up-to-date in a timely manner, I never had to chase him for a response and most of the time all questions and enquiries were dealt with before I could even ask them. Although there have been a few hurdles to overcome (nothing to do with the agency) he always kept a calm and professional attitude, he knew what to do and how to take things further. From the first week of the property on the market he organised a substantial number of viewings, feedback and updates were given promptly so I always knew where I was. His "can do" and "will do" attitude combined with a realistic and honest valuation of the property has lead to a successful transaction.
During the last few weeks I also dealt with Amanda Schiavi, the Company Sales Progressor and again I was absolutely satisfied with the service and professionalism shown, she went out of her way to keep everything in order, and keep the momentum going. Butler and Stag are the best estate agents we've ever dealt with! We used them to sell our 2 bedroom flat in east London after having a really poor experience with another estate agent. Athos Kleanthous was our agent and we were really impressed at how knowledgeable, professional and accessible he was. Within only a few days of meeting him, our flat was listed and numerous viewings had been arranged and within the month we had accepted an offer. Amanda Schiavi then took over as our sales progressor and she was fantastic! It's been a frantically busy time for estate agents and conveyancers this year due to the stamp duty holiday but Amanda and Athos spent a huge amount of time chasing people and updating us throughout the process. We worked with Amanda (sales progressor) and Rob (sales agent) from B&S to purchase the property and I will be honest. The whole deal took 5 months. Unfortunately Amanda did not get in contact with us until 2 months after the deal started and during first 2 months we had no actual contact person to deal with during the deal progression. It was frustrating but we thought that it should be so. Amanda did a great job and tried very hard to oversee all parts of the deal as much as possible. Thanks Amanda! What I strongly disliked about working with B&S - there was no information about how many years left on the lease - neither in the brochure of the property, nor on the website. Rob also did not have the exact information. It took time to get an answer. But even after that, the information provided was incorrect - we were told that the lease will be about 180 years left, we made an offer, and we also took a mortgage and gave the information to the bank. It later turned out that the sellers only had 86 years left on the lease, which is extremely little for a mortgage and also they had not even started lease extension process yet but we were told that they had already. Next thing we took a property without a chain and we discussed it before the offer, but we ended up in chain in 3 months since offer and had to wait an extra month for the last in the chain to find an apartment as we have no choice. The agency can't prohibit sellers from looking for a chain, but I believe I should have been given the information that the chain would be as soon as the sellers changed their mind about selling without a chain. Not Rob's fault, but the error in the communication process in general. In that case, I could have chosen another place to purchase since cumulatively the lease extension and the chain were not worth the effort and almost half a year waiting.

We have recently exchanged on our apartment in Mile End, as per the normal selling / purchasing process it had its issues and added stresses / tensions, but overall we were happy with the outcome.
In order to give an honest review, I must say we had teething problems at the beginning, and this could be because the individual whom we were originally working with left the company and so I think we fell into a grey area, communication totally ceased and we had to wait longer than acceptable to receive any fee structure from B&S, in this time two other estate agents had already provided us with a fee structure and followed up to see what our thoughts were etc. Once this was resolved the actual viewings went really well, we were always given sufficient time to prepare for them and they were well organised so it meant we didn’t need to be out of the house all day. We put the house on the market around October and accepted an offer in January.
Amanda in the aftersales team was great, she kept momentum and was really good at pushing things forward behind the scenes, maintaining communication and mediating between solicitors, us and the buyers even when tensions were high. It was nice to not need to chase her for updates instead she provided them prior to that need arising. It took us a while, but we got there in the end! Thank you ????

I’d like to describe the excellent service provided by Butler & Stag in our East London flat sale in 2021. The flat was put on the market in August 2020 and by October already had bids. We finalized on an offer in November. Nikos Karamanlis, Robert Burgess and Athos Kleanthous of Butler & Stag managed the file well and al its moving parts and helped in communications with the buyer and their solicitor and kept us well-informed and updated, especially when quick decisions were needed. What you want are agents who are responsive, know how to speak to the parties, all with an aim to getting to the finish line. Butler & Stag have this in spades and my wife and I are so happy we went with them when we could have picked any one of the bigger agents offices that had many branches in London and in the UK. What I have found is that local knowledge and the get-up-and-go are needed to make any sale happen, and for East London, the agents to go to are Butler & Stag!

Absolutely fantastic experience with the Butler & Stag Bow team when we were selling our flat recently. They adapted quickly to post lockdown regulations and made us feel very comfortable during all visits and interactions. I've been living in London for 5 years and this was probably one of the worst experiences. It started when we received an email from the agency telling us that we would have had a viewing for the flat we were living in the next day. We didn't understand as we were not moving out, so we email them back asking for clarification, we received an answer that just confirmed the viewing, not a clarification.
We had a look on Rightmove, thinking the worse and we found our flat was on the market, only 3 months after we had moved in, and the way we were told was with an email informing someone would be coming to our flat to see it (even though according to the contract we could have easily denied viewings, so they had no rights organizing one without asking us in advance).
Other problems we had with them:
• One of the agents came into the house without ringing or knocking while I was at home working, giving me a massive scare as I wasn't expecting anyone to come in.
• While showing the house (we were out this time), someone didn't lock the door (the door if not locked, would just be open for anyone as the door handle was also outside).
• Once we had cold water in the house for over 2 weeks and they kept sending the same plumber that had no idea what the problem was (he came at least 3 times and every time he himself said he didn't know what the issue was).
• Every time there was any request on our side (being more flexible with the move out date - especially as we were forced to move only 6 months after we moved in, deposit etc..) they openly sided with the landlord so we felt powerless more than once.

From walking in to their friendly office on Roman Road to renting a property though these guys I must say I’ve been impressed from start to finish.
These guys are upfront in their approach and know their stuff. I viewed a property with a chap called Robert who gave me all the answers to my questions when showing me the pad.
The referencing process was slick, I uploaded some basic information concerning myself and the referencing team dealt with all third parties within 2 days. I was able to e/sign the tenancy agreement at my own leisure, all my conditions were met and I’m now sitting in my place appreciating the ease of how I got here.

After a failed attempt to sell my flat with another agency, I decided to try Butler&Stag as they had sold another property in my building. I was a bit cautious after having a pretty bad experience with the previous state agent, but working with these guys was a much nicer experience. I worked originally with Sam and then with Lewis (who found the current buyer), and I have to say both of them were very good at keeping me up to date with visits and feedback, and also explaining every part of the process.
I haven't completed the sale yet (fingers crossed) but they have made the painful experience of selling the flat way more bearable!

During the 20 minute wait, I noticed the online information for the flat had been updated to “let agreed” and the rent shown was higher. Obviously the agent didn’t bother to notify me or at least apologize for the mistake.

Unscrupulous and dishonest to the core. A few years ago - through Butler and Stag - I moved into a one bedroom flat in hackney that was infested with fleas. I immediately moved out (for a month) to a friends house whilst the flat was fumigated, but Butler and Stag forced me to continue to pay rent, saying I had no legal grounds for compensation. Avoid this company at all costs - especially as a tenant. They have no morals or common decency.

Great experience, I had wasted 6 months failing to sell with 2 well known chain estate agents, on Islington High St. They over priced my property initially and then I had to drop price regularly, which doesn't look good. Poor service, with no urgency to sell.
I decided to go for the independent agent, Butler and Stag, who are growing rapidly, and I can see why. Although expanding, they still retain a very personal service. Neil, the MD, surveyed my house and straight away, he filled me with confidence and I did the deal to instruct him, there and then. I am happy to say, my confidence was founded and they sold my house within 10 days, after fruitless months of wasted viewings.
The process between selling and completion went very smooth due to James and Neil, who held the sale together and communication was brilliant. Really couldn't recommend enough!

I went to view a flat through Butler and Stag on a saturday. I liked the flat and wanted to ensure that I could rent it and was told the only was to reserve it was to place a £600 holding deposit straight away. I ensured that I did this within an hour to make sure they could see I was serious about getting the flat.
Fast forward to Monday morning and I receive an email to say they had accepted a holding deposit from 5 different prospective tenants and encouraged me to enter into a silent auction in order to push the rent up to far beyond what the flat was worth. As I understand a holding deposit is supposed to remove a flat from the market. Why then would an agency accept multiple holding deposits for the same property? It is a shame that the London property market is such that a company that encourages these unethical practices is able to thrive. I would recommend that others do not use the company and try to find a letting agent with higher moral standards.

We just sold our flat in London Fields and bought a house in Clapton all though Butler and Stag. I cannot praise them highly enough - especially the MD Neil Leahy. He was realistic yet positive about our chances of finding the house we wanted and we liked him straight away - I am so glad we decided to go with them as our sole agency. The marketing they did on our flat was brilliant and within a week we had an offer way over what we could have expected. All the guys who looked after the viewings were great too. With multiple bids on the table, Neil was able to advise us on how to maintain a strong chain going forward.
As if that wasn’t enough, the team then found us a house! It was just what we wanted and it really felt like they were on our side. I contacted three or four estate agents to potentially handle the sale of my property in Shoreditch. Butler & Stag was the fastest to respond.
