Think twice before you rent!
While the move in process was smooth as all agencies would do, the living and checkout has been a different story.
When we moved in, there were lots of maintenance issues such as water damage, cleaning issue and moulding etc and we submitted requests following their email guidance. But the fix took forever and eventually never got done. When we moved out, the agency requested deposit to fix the issues we have listed at the beginning. This is totally unacceptable and unfair. And because we didn’t choose the cleaning service they provided, the cleaning job we hired others to do is deemed as not cleaned. The house wasn’t even clean when we moved in and it was shown in the check in report. We never asked for compensation with the state we were left behind.
I urge you to think really throughly before you work with the to rent your next property. I rented multiple places in this city and this is by far the most unfair agency. Money is not the issue for me but fairness.
London has definitely become a joke of a city in the world and many people are having such a difficult time with the state of living in London. This behavior definitely doesn’t help. I understand you wanna profit but maybe do it in a more ethical and fair way.
i moved out in August. And I’m still in “battle” for this deposit. It’s ridiculous

After 8 months, I have to say, The renting experience with Johns&Co is the worst of the worst experience ever in my life with a real estate agency.
The first day we moved in, we reported a bunch of issues: the hob wasn’t working properly, a few lights weren’t working, the washing machine wasn’t working, the oven wasn’t working… until this very day, the hob is still not working properly, the lights are still the same, the washing machine is broken again, they told us to fix it ourselves???????I’ve given up on trying to communicate with them, because every single person in this company, from top to bottom, no body gives a shi*t about the tenants. I never regretted anything in my life, but I regretted that I trusted Johns & Co with my life ???? We just want to live here peacefully and do not want to cause any problems, but they don’t let us????
We left a review on Trust Pilot shortly after we moved in and they tried to make it disappear and said it wasn’t true???? so we had to provide all the information for trustpilot to keep it.
Oh, and before we moved in, we viewed another flat in the same building on the second floor, I asked the guy if there was AC in the flat, he said “yes, and you can control it through your phone”, we were very excited, because we assumed every apartment had air conditioners. However, after we moved in, we didn’t find anything that looked like an AC unit, asked Johns and Co, they said I shouldn’t have assumed that every apartment would have AC, only some luxury apartments have it. ???? I asked our neighbours, they said only 8th floor and above have AC???? so we know who’s lying. ????????????
I’ve seen some people say this company doesn’t give deposits back to tenants. I will have to pray every day from now on so I can get my deposit back????
Anyway, please avoid this company at all cost, and hope nobody gets bullied by them again ????

Quite bad experience if you're renting through them. Simple issues (i.e. leaking tap) can't be fixed for almost 1 year. Opened the case in January, 6 visits, 2 contractors, no follow ups, not resolved.

I have been managing the property let-out for my father and working with Johns&Co has been a good experience so far. The team Gytis, Candice and Louis has managed to let out the apartment above my asking price in less than a month! I must say this is an outperforming team considering the sales capability.
The team always responds within hours and has a great onboarding process for both tenants and landlord.
I haven't tried other processes with the company yet but here I would highly commend Gytis's team in making this let-out experience smooth and fast. Great work and well done!

I had the pleasure to work with Johns&Co in order to rent my next flat. Right from the start, my negociator, Bilal, showed a lot of professionalism and devotion, helping me find the best apartment for my taste. He showed me all the options they had available at the time, plue he kept me updated on the go everytime a new propery was added on their website. He also helped me negociate a price that both myself and the landlord were happy with and made sure to keep me informed during the entire process. Once we agreed on a price, Leigh helped me get the contract ready, sign it and make all the necessary payments to secure the property. During this process, they showed a lot of patience and made sure that I understand what I am expected to do at each point, which I highly appreciated. I worked with them for the last place I rented as well, worked with them now once again, and I will definitely work with them in the future when needed! Highly recommend the company!

Renting from abroad can be difficult, but Ryan McCabe, lettings manager made the process super easy, and found a tenant in record time. Ryan is amazingly speedy in his responses including swiftly and effectively sorting out administrative issues e.g. transferring ground rent / council tax etc to Johns & Co. This year I asked Johns&Co team for their services of finding and securing good tenants for my flat in Wapping. I dealt with Helena Penn and Gytis Serikovas, from the Wapping Rents Office. They were prompt and efficient in finding candidates, as well as helping me to deal with the process. Johns&Co remote process is quite handy in that all documentation is online. All in all, an excellent renting experience that I would definitely recommend as a landlord.

I did not have heating for 8 weeks in the middle of winter (December to February), moved out of my property early because Johns & Co breached the tenancy agreement and the property manager was thoroughly incompetent.
Despite a lot of follow-ups (literally over 80 emails in the exchanges), my property manager only offered cursory responses and did not make any meaningful effort to fix my heating. I had to speak to his boss, and threaten to move out, before they even started trying. In the end, it turned out to be a fairly straightforward issue with the boiler pump that could've been fixed in a few hours, but Johns & Co incompetence and mismanagement meant this took 8 weeks, and they could only muster silly excuses like 'we were working from home so had to take 5+ days to reply to your email'.
Following this, I sought compensation for the breach of contract (tenancy agreement clearly states it's the responsibility of the landlord and their agents to provide me with adequate heating): I was strung along for over a month before, unsurprisingly, Johns and Co told me there's nothing they can do about it. I sympathise with the international landlord; they paid for full management but had to bear the responsibility for the contract, despite the breach being 100% the fault of Johns & Co and nobody else.
I could go into much more horror stories in my experience with the property manager (e.g. 'I'll do this by today', then proceeds to go on holiday without any update. This happened multiple times).
All I can say is if you live in a Johns & Co property, managed by their Royal Wharf office, I pray for you. Eight weeks without heating in the midst of winter was the least of my troubles, go figure.
In my search for a new property, there were many Johns & Co properties that looked so good, but I kept reminding myself: no location or furnishing is worth my sanity. If Johns & Co keep up this standard of 'service' (if you can even call it that), I will happily bet against their existence in 5 years as they anger more tenants and landlords along the way.
I have given up on seeking any recourse for my treatment by Johns & Co, I just wish the best for future tenants who have to endure them. Good luck.

I found the estate agent service by JohnsandCo, with selling if my 2 bedroom property in Canada Water, nothing short of Exceptional! Having offices in Wapping and Canary Wharf, JohnsandCo have expanded their network coverage to surrounding areas, including the SE16 postcode zone - in doing so, they came to my much needed rescue! My property had been on the market for a dismal 14months under other local estate agents (incl. KFH and Living in London) and failed to produce any buyer interest or offer. Despite some undesirable elements of my property, which proved insurmountable by other agents, JohnsandCo took on the challenge and truly delivered on every word promised, providing a remarkable estate agent service!
Michael Worrel and his team, were client-focussed, competent, knowledgeable, and went above&beyond throughout the entire selling process - from re-energising my home's presence on the property market, securing an offer from the right buyer, through to supporting me with liaising with multiple parties (buyer, solicitors, freeholder) to ensure a smooth and successful process to completion of sale. If you have a property for sale or rent in the SE16 postcode & surrounds, look no further than Johnsandco. I only wish I contacted them sooner!!!

I have to say, hands down the worst experience I've had with an estate agent. The fact they use Keysafe should have been a red flag. Dreadful service; after putting an offer in for a property, the lettings negotiator said "leave it with me", nearly 3 weeks later I've not heard a peep. Save yourself the hassle, do not let with John&Co.

During our tenancy builders were allowed into our apartment who re-plastered without our knowledge or consent. They did not protect our belongings which resulted in hundreds of pounds of damage. We had to throw away all our towels and bedding because we could not remove the plaster. We also spend 4 hours cleaning the apartment ourselves and received no compensation. To add insult to injury we were then told that when we moved out we needed to pay £264 for a professional clean to be done of a very small one bed apartment. To put that into context we paid £180 for the professional clean of a 2 bed flat.

I had a viewing that was not what I was looking for, but Anneleen managed to find exactly what I was looking for and got me a viewing straight away even though I did not have an appointment! She was exceptionally helpful and patient with me as I forgot to check some things during my viewing.
I had a tight schedule to move in, and the team was very helpful throughout the process. Service has been great before and after letting agreed which is rare from my previous experiences with other agencies.
