Can’t speak for everyone in the office, but Daniel Badu has been exceptional from the first day we met. He remains responsive and helpful even after the contract is signed and payment is sent.

I’ve been renting in London for 10 years and can say without hesitation that JOHNS&CO have been the WORST AGENCY I’ve dealt with - unprofessional, unresponsive, and operating in ways that feel deliberately exploitative.
On moving in: We were told the property had been “professionally deep cleaned.” It clearly hadn’t. The agent attended, admitted as much, and promised to arrange a re-clean. After multiple emails and messages, nothing ever happened. We were forced to pay for our own cleaner.
On moving out:
- We vacated the property one month early by agreement with the landlord as they found new tenants that wanted the property earlier and had overpaid rent due back to us. Under UK law, overpaid rent cannot be withheld. Despite this, Sharona McDonald of JOHNS&CO withheld both our rent refund and deposit, citing utility bills and checkout reports as justification. Only after I threatened legal action via the small claims court did they suddenly respond. We eventually received the refund for the over paid rent - but 22 days after we had left the property.
- At checkout, we returned the flat in better condition than we found it and even paid for our own cleaner despite never receiving one ourselves at move-in. JOHNS&CO then tried to charge us £360 for supposed “dust” on sockets in an unfurnished apartment. We disputed this a month ago - since then, nothing but silence.
Bottom line:
JOHNS&CO are a disgrace. They lie, they stall, they ignore tenants, and they try to squeeze money out of people wherever they can. Whether you’re a landlord or a tenant, save yourself the stress - do not use this agency.

Avoid this letting agency - poor service and delayed payments.
I've been renting in London for 10+ years and this is the worst experience I've had with a letting agency.
Three weeks after our tenancy ended, we're still waiting for our deposit return and rent reimbursement.
Deposit Issues:
Despite leaving the unfurnished property in excellent condition, they attempted to charge £360 for minor dust. We deliberately chose an unfurnished property to avoid disputes, but they still found ways to delay the return. They aggressively push their preferred cleaning company before move-out.
Rent Reimbursement:
We've been waiting three weeks for reimbursement of overpaid rent. The property manager, Sharona McDonald, has been unresponsive to calls and emails. We only received replies after mentioning small claims court and copying additional colleagues.
Overall:
The lack of communication and unreasonable deposit deductions suggest poor business practices. There are better letting agencies available - I'd recommend looking elsewhere.

I'm not one to write a review but I have to let people know what they are getting into before signing a contract. If I could give this zero stars I would. I am extremely disappointed with the service I received. Communication is virtually non-existent, and when they do respond, it's clear that they only care about their own needs and making money. If a tenant or customer needs something, they quite frankly do not care. My concerns and issues were brushed aside, and there was no effort to address them properly. The level of unprofessionalism is shocking, and I would not recommend working with them if you're looking for reliable, customer-focused service. Avoid if you can!
We are still waiting ... 4 months later for something so simple to be done.

Extremely frustrating experience. All access tags are due to be updated today. Wait in line only to be told the tags we got from johns are not original and they refuse to help us. But wait we can pay £60 for new ones….but jokes on us as they suddenly refuse to issue knew ones without approval.
We are told to call for help at the door to get in….get there and system is offline….now we wait 20 min to sneak in with someone else. Call johns and log issue on system….get someone on the phone who promises to email the concierge to issue us new ones….3 hours later we try again….but surprise suprise they never mailed…we wait again to sneak in with someone else.
Few hours later after numerous messages the email gets sent…now we have to go back for the 3rd time and pay 60pounds.

I would refrain anyone from opting this agency to rent an apartment.
Priscilla Ogefere was assigned to us from the agency side. She is the least helpful property manager that I came across in my entire life.
This is a full scam that the agency runs in which they would let you get out of an agreement (We proposed 2 replacements, both were rejected for some stupid reasons). Also, while leaving we were given a bill of 1100 pounds which is ridiculous.

Worst agency I have come across ever. I could have given a zero if possible. Once you sign a leasing contract, awful after service. I have problems with the ventilation in the apartment and they haven't fixed it in 4 months. They clearly don’t care about tenants just making their commission. I will never deal with this agency again.

Awful experience with recruitment - wasn’t sure where to post this but it’s so poor how candidates are treated.
Job hunting itself takes time, the one thing that really frustrates me is when recruiters reach out, ask if you are available at “X time” to which you agree … have the decency to let applicants know if you can’t make that call as I was waiting and took time out of my day and arranged my diary for no one to even bother calling.
REMEMBER I DIDN’T REACH OUT - YOU CAME TO ME ASKING IF I WAS LOOKING FOR A NEW OPPORTUNITY AND THEN YOU GHOST!! Awful service when moving out, clearly don’t care about tenants just making their commission.
Anthony in particular was very pushy, constant emails asking for the new tenants to come in and take measurements etc, and taking pictures of the flat without my consent. Made moving out a nightmare, doing everything they can to scam me out of my deposit.
Was charged a cleaning fee £270 despite the only cleaning in my check out report being some dust - but funnily enough the invoice provided was stamped Johns and Co. I’d like to know who’s dusting 3 cabinets for £270 an hour!

While looking for a flat to rent, Amy Wood from Johns and Co was exceptional!
She went above and beyond and ensure we found our ideal property. We had a few criteria we were looking for in our new property and she met them all!
She was clear, polite and professional. She was always prompt to respond to any queries we had and ensured that even after finding our property, the contract signing and our move into the new property was smooth.
She was clearly looking out for our best interest which is what it’s all about!

Not the greatest agency to deal with. Do not move to Royal Wharf. Johns&Co are renting out parking spaces at unjustified rates. The parking is underground and it's supposed to be secured. Yet, I have found my car severely and purposely damaged, apparently by an intoxicated resident of the area. Johns&Co response to the incident was very inconsiderate. All they care about is to rip off your pockets and offering no value in return for your purchase from them, as well as an arrogant attitude. I feel unsafe, I'm living in fear that anything bad can happen to me or to my vehicle in the car parking I'm paying for and if I knew that anything like it would ever happen to me in an area where I thought I was safe I would have never renewed my stay here with a company that wouldn't even acknowledge such a terrible event.

I've had so many questions about the checkout process, deposit and any other arrangements and Mohammed was very candid, helpful and professional throughout all our conversations, written or verbal.

I am quite happy about the Johns&co letting service. I chose the full management plan, and it is pretty much as trouble-free as it should be so far. Marwa and Amy have been very patiently explaining my questions (and I know I am the difficult type :P). Fairly speaking it is not the cheapest you can find, but the service level matches its price.

Johns and Co recently helped me and a friend find a place. Intially was assisted by Amy and then Anthony took over our case. From the phone call describing what we were looking for to the point of getting the keys the process was professionally executed. Anthony was quite handy in walking us through the process. My highlight was how he would chase up on third parties involved in the process inorder to make this a smooth transition in the timelines we had set. Marwa took over with the move in processes and guided us through all the nitty gritties. And even their post move in customer care is amazing, no suprises but straight up honesty, highly recommend Anthony and Amy (they will work with you to get what you need) if you are looking for a place and fingers crossed you get Marwa as your Propery Manager - polite and professional.

I had a great experience with Johns&Co, particularly down to specific individuals who made the administration side far easier throughout. Arnaldo Bolivar was the estate agent who made time on a Sunday to show me properties and knew a lot about the area, even though he wasn't located in the Royal Wharf office.
Amy Wood remained a very reliable contact from start to finish if there was any paperwork to be completed or advice to be heard.
Tawnie Morrison was by far the best Property Manager, with great communication and extremely thorough in my check-out procedure.

The agent asked me to increase my asking-price offer and enter a bidding war, and when I declined, my offer was unsurprisingly accepted. After paying a holding deposit, I was sent a referencing link that did not work, and when I chased, I was told I was too early to undergo the process. When I started referencing, nothing seemed to happen, and I had to chase them too. Referencing then came back several weeks later and said I earned 5x less than what I had stated, to which no input from my accountant or payroll firm resolved. When I then asked for a refund, the agent lied and said that I would categorically not be receiving a refund as I had failed referencing. When I asked again, I was ignored, and the only way that I was able to get my £309 back was to write a formal email stating my rights under the Tenant Fees Act. Overall, an absolute shambles and what felt like a scam. I am reporting them to Trading Standards.

2. Were extremely understanding to my circumstances as I was at a situation that I could not physically visit the apartment / had no one on my behalf to visit the apartment as I was still abroad
3. Were extremely patient with me as this is my first time renting in London and were transparent and knowledgeable of the whole renting process.
4. Were extremely helpful when it comes to communicating with all billing agencies (e.g. Thames Water, British Gas, etc.) and enabled a smooth and seamless tenancy and move-in transition

Most unprofessional estate agency I've ever dealt with. After qualifying my details and showing me one flat, the agent literally stopped replying to any emails. I sent around 4 emails asking to see a specific other flat with no reply.
I then called the office 3 times over a period of about 2 weeks to speak to someone else. The secretary kept telling me someone would call me back, but of course, no one ever did. What an absolute joke.
Luckily there are other estate agencies in the area that actually have some professionalism.

Needing to find a new flat during the pandemic was unlikely to be particularly straight-forward - finding a place in London can be challenging at the best of times. But whilst being out of London during the search, I was lucky enough that Ryan McCabe picked up my property search and was patient enough as we looked for something for a competitive price. In the end, I've ended up taking a new build studio and had to put a certain amount of faith in Johns&Co seeing as I couldn't do viewings and there were no finished photos. But having seen the apartment now, it is beautifully finished and far more spacious than I imagined. The whole process with Johns&Co was smooth and pleasant, Ryan was outstanding throughout whilst putting up with probably far too many questions and communicative with everything that was ongoing during the finishing of the apartment. I moved out two months ago have still not received my deposit despite there being no argument over the amount due. There have been delays every step of the process. I have dealt with Johns and Co in two separate occasions , first occassion dealt with Daisy who was not of assistance at all, with taking the side of the landlady during the end of tenancy deposit disagreements.
During the 2nd occassion one of the agents Ricky would not agree to me having a break clause and made me hasten the signing of the contract that got me paying up to an amount of almost 2,000 pounds when I decided to move out. The agents Andrew and Georgina also were unprofessional during the end of tenancy process. I would not recommend Johns and Co as they do not look out for the tenant. I’m very disappointed with this agency.

Do not use this agency for any kind of service. Me and my wife moved to London and wanted to rent an apartment in Royal wharf. We selected an apartment posted by Johns&Co and what happened next was unbelievable and unheard of. We could have taken them to court if we had the time. It was a traumatizing experience for my wife especially. We deposited the 500 pounds to take the apartment off the market and begin the referencing. After about a week of the deposit, the referencing went through (Goodlord) and we were ready to sign the contract and move in our new apartment(we had just moved to the UK and were staying at a friends place) when suddenly we were told by the agency that the landlord's mortgage didn't go through?!?! HOW COULD YOU ADVERTISE AND ACCEPT A RENT DEPOSIT ON A FLAT WHICH HASN'T BEEN EVEN SOLD YET?
Out of desperation as we were homeless and my wife's job was starting in a few days (she is a doctor at NHS) we were told that they would find another apartment in the building and we agreed to wait and didn't ask to get refunded. Long story short, they kept delaying and delaying, lying to us constantly, telling us that the flat is being furnished for us etc, and finally one fine day they tell us the flat is Not available, leaving us in the dark again.
We finally went to another agent and got the flat booked and moved in 2 days. The whole process with Johns&co took 1 month and they held on to our deposit all this time, kept lying to us and never got the flat they promised. I was surprised they refunded my 500 pounds back. I expected them to keep the money because they are con artists

When I first met Pablo Irigoyen I was looking for a 1 bed apartment with river view at Royal Wharf (brand new development). At the time there were none available. Balimore had only released one build. I moved to one of the 1 bed apartments in that building with the promise that a year after I would be able to move to a 1 bed apartment with river view. A year has passed and I'm now, indeed, in such apartment.
I'm very happy with John's & co services and especially with Pablo that managed to resolve some issues with regards to the end date of my tenancy and the beginning of the new one.

A complete rip off, NO SERVICE. NO SECURITY, BROKEN DOOR, UN CLEANING FOYERS AND RIP OFF PARKING. Just to start, I pay for parking and still get parking tickets SCAM ARTIST. Also utilities, service charges and council taxes over inflated. No one on the estate takes responsibility or replies to inferior building works or equipment. Building is infested with paster beetles and air filtration unit lets in small black flies.
Also the agent lied about services and what came with the flat. Was also told by the agent there was additional storage being made available along with bike storage, well 1 is correct.
Still waiting for replies on repairs and damage been here 7 months and still nothing.

The home purchase process in the UK can be surprisingly long and painful but Johns& Co was very helpful in navigating the process. I talked with other agents but I didn't like their approach as they seemed to focus only on selling a property. Nichola listened and looked for what kind of property that suits me and she did not exaggerate and I liked her sincerity. Christina's weekly updates on the purchase process was a very good idea as well especially for inexperienced first buyers like me. Thanks for your help and I appreciate it.

The entire service was a pleasure.
Our negotiator/consultant from Johns&Co (Rebecca) was very patient and answered all our queries directly and promptly. She took ownership when an issue arose in getting a certain landlord approval and provided us with the next best alternative within the next working day. Now, we have an amazing rented 3 bed, riverside property - the transition to which was very professionally, timely and delightfully managed.

We did experience a couple of small problems with Johns&Co in the viewing stage. They showed us different apartments to the ones we had enquired about and there was a mix up with apartments when we put our offer in but it is a new complex with lots of empty apartments so it wasnt a huge problem. Once we had settled on an apartment, Johns&Co were very professional and everything was done quickly and efficiently to secure our new home. Staff are helpful and approachable.

I wanted to share this with you as I believe too many people are too quick to have a negative view on estate agents. It's easy to see why after some of the people I have dealt with from other agencies during my relatively short property search.
I first made contact with Pablo a couple of weeks ago regarding renting a property in Royal Wharf, he explained the situation with the properties available, and kept me upto date with possible viewing dates. He didn't pester me, just a couple of phone calls or e-mails to set up a viewing.
I was unable to make the viewings on Saturday, and when Pablo e-mailed me on Monday 6th March to see if I was still interested, I promptly got in touch to explain my situation, and that I needed something ASAP, and told him my budget and requirements.
He worked extremely fast, and by 3pm today, 24 hours later, I have a flat sealed, ready to move into on Saturday 11th.
He, and Daisy, have both answered e-mails and phone calls promptly, and answered any questions I have had. Daisy had all the documents prepared straight away, ready for me to sign.
They are both an asset to your team, and it has been a pleasure to deal with them both.
