I rarely leave reviews like this, but after months of problems, I feel prospective tenants should know about our experience with Johns&Co Nine Elms.<br><br>We pay £4,100 per month for a furnished two bedroom apartment in a high end development, yet the experience before and after signing could not have been more different.<br><br>Even basic information about the building was wrong. We were told parcels could be collected from the concierge, but our collection point is actually in another building at the opposite end of the development. We were also told we could access the gym directly through a basement entrance in our building. After moving in, we discovered that entrance had apparently been closed for one or two years. Small things, but they show how little knowledge the agents appeared to have about the building.<br><br>The move in experience was much worse. We were promised professional cleaning. Instead, the apartment was full of unwanted items, greasy cookware, old furniture and rubbish. There was hair across the floors and sofas and dirt in the bathroom.<br><br>We delayed our move by TWO DAYS to allow them to sort this out. Even after those two days, nothing had been removed. We ended up spending almost an entire week cleaning and dealing with everything ourselves. We also incurred additional accommodation and moving costs, with no meaningful compensation.<br><br>Then there is the furniture. KRISTEN told us she would inform the landlord that we might want one of the two large sofas removed and made it clear that this would not be a big issue. After moving in, we discovered the landlord had NEVER EVEN BEEN INFORMED. They only found out after we raised it again and understandably had never agreed to remove the sofa. We are now expected to either keep both sofas or potentially spend over £1,000 ourselves storing one.<br><br>The second bedroom also had no bed despite being rented as a furnished two bedroom property. A bed was provided only after our rent was increased by £100 PER MONTH. The bed and mattress supplied appear to be an extremely basic setup costing nowhere near what that additional rent will amount to.<br><br>The crack in the wall perfectly summarises our experience. I noticed it BEFORE signing and specifically asked KRISTEN about it. She confirmed it would be repaired. I even questioned this AGAIN before signing because it was not written into the contract and was reassured that it would be dealt with.<br><br>It wasn’t.<br><br>After moving in, we were told it would be repaired within a week. That didn’t happen either. Later, we were told the landlord considered it cosmetic and did not want to repair it.<br><br>RAYAN then told us that because it wasn’t in the contract, they were under no obligation to repair it and we should have put it into the contract if we wanted it guaranteed. This was particularly ridiculous considering I had SPECIFICALLY raised that concern with KRISTEN before signing.<br><br>I even asked RAYAN to bring KRISTEN back into the conversation to clarify what she had promised us. He refused, saying our relationship with KRISTEN had become too strained and involving her could escalate the situation.<br><br>After months of back and forth, we eventually agreed that the crack would be dealt with when we returned to London in September, provided we continued paying rent on time. We kept our side of the agreement. We are now back, and once again our messages about arranging the repair are being ignored.<br><br>The communication before and after signing is honestly remarkable. Before signing and paying, KRISTEN was extremely responsive and constantly followed up with us. Afterwards, replies could suddenly take days. Once RAYAN became involved, KRISTEN essentially disappeared from the conversation, despite many of the original assurances coming directly from her.<br><br>This isn’t about one small inconvenience. It is months of inaccurate information, promises not being followed through, poor preparation of the property, additional costs and incredibly frustrating communication.<br><br>Based on our experience, I personally would NOT rent through KRISTEN or RAYAN again.... I have been looking for an apartment in London and it hasn’t been easy given how quickly the rental market moves. I worked with Ellesse from Johns and Co. who has been lovely to work with. She was extremely proactive with keeping us informed on any properties incoming, offers put on the house, was open to help us negotiating the rent as well.<br>Ultimately we decided to go another way as we found a more preferred house but I definitely prior recommend working with Ellesse!!... I’ve had a nightmare experience with john co since the very beginning. First, they were incredibly inefficient with the move-in process, delaying my tenancy start date by three weeks and leaving the property vacant for that entire time. What makes this even more ridiculous is that they failed to carry out mandatory safety inspections (EICR, Gas Safety, EPC) during those three weeks of vacancy. Instead, they have contacted me three times in just my first three weeks of living here, demanding access for various contractors. It feels as though they are using me as an unpaid property manager to coordinate their overdue maintenance. If you value your time, privacy, and mental peace, I strongly advise you to look elsewhere. I could not be happier with Johns & Co, and in particular Anthony Norton and Rhiannon Howard! They made what can often be a very stressful process so much easier. They were incredibly responsive throughout, even while on annual leave, and consistently went above and beyond to keep things moving. It felt like they were doing the job of my solicitor as well!<br>Unfortunately, I didn't get the chance to meet Rhiannon in person when I collected the keys to my flat, as she was in a meeting, but she truly deserves special recognition for all of her hard work and support.<br>As a first-time buyer, I found the whole process incredibly stressful and frustrating at times, but Anthony and Rhiannon were there every step of the way, providing reassurance and chasing things whenever needed.<br>I'm now officially four weeks into my new home, and I couldn't be more grateful. A huge thank you to everyone at Johns & Co, especially Anthony and Rhiannon. I would highly recommend them to anyone looking to buy a property.... Read more

Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw. Buyers should be very careful to independently verify all “confirmed” information provided during the sales process.... Read more
