We viewed this property on Windy Arbour in Kenilworth on the 6th Jan 2024 @ 11.30 with this agency.
Whilst already residents in the local area we arrived promptly and eagerly looked forward to our viewing . Once at the door of this house my wife and I were abruptly told by the estate agent to ‘wait outside’ on a bitterly cold January morning as the agent was with “somebody else” viewing this “empty” property. So after 10-15 minutes waiting the agent then allowed’ us into the property , All whilst the other couple were still viewing and walking around it anyway? It made no sense at ALL to keep us waiting? This also made us late for our next pre arranged viewing. That’s not great..
After a brief half baked attempt to show around the house by the agent. The agency did not have the basic customer service or sales skills required to call us back within 7 days to receive any other feedback on our thoughts about the property. Which incidentally at the the time we were considering making a serious offer on and were in position to do so.
As a buyer I was disappointed but not at all surprised based on some estate agents reputations. Unfortunately as buyers, we all know you just have to put up with this with this as standard practice as the agency has the listing and the house you want. A good agent is one that handles buyers and sellers with equal respect and professionalism.
As sellers if I instructed this agency to to ‘sell my property’ and realised they were not following up or calling back qualified buyers I would be “mortified’ that I even instructed them in the first place . All this whilst having the privilege of paying them commission for this service. It’s a shame as we had high hopes for this agency to find us our new property.

We recently sold our 4 bedroom property through Julie Philpot and I couldn't recommend her and her team highly enough. She came to the initial viewing/valuation fully prepared with details of all similar properties on the market and that had sold over the last year. The fees are fixed and were considerably less than the other agent that valued the house. Both Julie and Donna kept both the buyer and ourselves calm throughout the whole process and from first going on the market to.completion was only about ten weeks. I don't believe that this sale would have gone through if it was for such a dedicated and enthusiastic team.

From the initial contact and simplified fee arrangement I was given good advice on how to sell the property and a realistic valuation. The property photographs and online brochure gave an excellent presentation of the property. The team gave comprehensive communication and advice throughout and provided effective communication with all parties in the process and delivered a suitable purchaser in a challenging market at an equatable sale price. Despite the fact we had to pull out from a house purchase with Julie Philpot due to problem with the house we found during the survey, we believe Julie Philpot is the best Sale Agent in the area. The communication, responsiveness, as many highlight in here, has always been great with her. This was even when she was very busy. She proved to be a real hard worker. I guess this explains why she is so successful. She also proved to be flexible in judgement and had a good sale vision & great organisation skills when it was the case. It is not 5 stars because all of us are not perfect and all have something we could do better e.g. subtly suggesting when you know / suspect something is not for you after a failure. Overall, we recommend her and we still ourselves hope we will manage to buy eventually our dream home with Julie's support.

From past experience Estate Agents have been viewed as essential in the selling process but you're left questioning "what do they actually do for their fee". Julie really does buck that trend. Writing from the buyers side of things, rather than the sellers, I can wholeheartedly say that Julie is a great estate agent (even though technically she wasn't working for us!). She was incredibly helpful, gave us sufficient time to look around the property without making us feel pressurised, and overall helped to make it a very positive experience. She is very warm and friendly without being 'too much', and it felt like she was genuinely interested in us being able to find the right house for us.
Once we had put in our offer, she was very good at pro-actively keeping in touch to give us updates so we knew what stage the process was at, and chasing and liaising with solicitors to speed things along where necessary. When we eventually come to sell the property ourselves, we would certainly go to her as our first choice for an estate agent; she instills a lot of confidence that we'd be in a safe pair of hands.

Having unsuccessfully tried to sell my Mother's house in Kenilworth for nearly a year through two well-known Warwick Road Estate Agents, we then chose to go with Julie. We're so glad that we did and wished we'd gone with her from the start. She was extremely knowledgeable, took some great photos and did an excellent description of the property. We had several viewings very quickly, one of which resulted in the eventual sale. She did an excellent job at getting both solicitors to move quickly, so that we could exchange contracts.
