After several attempts to phone them or email them they just refusing to refund deposit of unsuccessful application. In short pure hoax. Be aware!

Do not trust their initial inventory. Take pictures of everything that is wrong or dirty such as ovens not being cleaned, bulbs not working when you move in, because when you come to get your deposit back, they miss things off and you lose money! Without your own evidence you are screwed! I Learned the hard way!

No doubt they will say the review is unfair like every other that doesn't give 5 stars. But you'll notice that all the negative reviews are as tenants and positive are property owners.
Awful estate agents. The signs were there to avoid from the start. Only find out the day before our move in date to an unfurnished flat that we would actually be given the keys (having held our deposit for nearly a month) and with furniture due to be delivered that next day.
We couldn't get hold of them on the phone as none of their phone options work (try it - I'd use the landlord option if you want to actually speak to someone). You'll have an even harder time finding someone in the office itself. You'd be lucky to get a reply weekly, slow to respond and often rude when they do so. You can leave messages and call multiple times a day but it will be met with silence, especially once you're a tenant/they have your money. Nothing is ever their fault and if you challenge something they get defensive and have an excuse.
As others have mentioned, they tried to claim a significant sum from our deposit which was reduced massively following a long process with the DPS... Finally have our deposit back 2 months later. Seems to be a common theme amongst other negative reviews. I'd take lots of photos and videos or risk losing out - they tried to claim nearly £300 for cleaning (no damages).
They're in it for the property owners and this is reflected in how they treat the tenants. I would avoid renting through them again. It's a shame as the flat was amazing and what little we had to do with the landlady she seemed to deal with situations quickly - just a shame Kelham Square was the middle man.

Initially a very good company who supports their tenants but this soon changes when you provide an end tenancy notice.
They make every attempt to take as much of your deposit as possible. I advise anyone renting from KS to take detailed photos before moving in. The costs they add are extortionate. Fortunately, I’ve gone through a despite service and gained most of my deposit back. Although, this was a service which should never have been used.
When you vacate they will ignore you at all costs and act oblivious to any messages or communication received.
For renting they are great but the sting comes when you leave them. A company who are only after taking peoples money. Be careful of their £5 lightbulb charges too and fake information on pre tenancy/end tenancy reports too. This will come to bite you if you don’t correct instantly.

Absolutely disgraceful service. I called +12 times, emailed twice, contacted them via 2 social media platforms and have only had one reply, with radio silence since then. I was trying to organise a digital viewing of a property as I live 4hrs away from Sheffield and would not be able to view a property on the ONE day in the MIDDLE of the week that they had viewings. A viewing which is compulsory to be able to apply for a property. If the COVID pandemic has taught us anything, is that virtual viewings should be readily accessible, but I am most appalled by their inability to return calls, emails or social media messages. Any basic company should be able to manage their busy periods, but this is unacceptable when I have heard nothing for 2 weeks now. I would especially expect better from an independent company. I will be avoiding any properties from Kelham Square, because if they are this bad just to get in touch as a prospective tenant, I would hate to know what it's like trying to get things fixed as an actual tenant. Disgraceful.

Without a doubt the least responsive and least professional estate agents I've ever been a tenant with. Once you're moved in they are incredibly difficult to get hold of, ignoring emails and phone calls consistently. They tried to charge an extortionate amount of damage to our deposit upon leaving the property. An independent judgement cut the damages to less than a quarter of what they tried to charge us. Be wary of entering a contract with this company.

They were really nuce during the initial contact and during the veiwing but after placing down the holding deposit they failed to reply to emails asking about different stages of the application and then the landlord decided to cancel our application before our referencing had been completed. And also have failed to return the holding deposit to after making it clear i would recieve it within 4 days.

Rented what appeared to be a gorgeous house with Kelham Square and moved in at the start of 2019. Very quickly, it became apparent that the house had a severe issue with both rising and penetrating damp, as well as poor sealant and bathroom fittings that caused the shower to leak into the kitchen below if it was run at more than a trickle.
Kelham Square dragged their heels on taking any action. It got to the point where the walls were visibly wet, wallpaper was peeling off in strips, and mould was growing rapidly over the ceiling. I'd had enough, and moved out only to find out that they immediately put it back out to let.
I will say that Emma (when I was fortunate enough to deal with her rather than her colleagues) was efficient and polite.
ETA - the reply from Kelham Square below is beyond misleading. 'Slight damp problems' are not walls that are wet to the touch, ingress, and peeling wallpaper. The leaking ceiling was mentioned on a number of occasions via telephone, e-mail, and in person to Tim including during a rather unprofessional last-minute unannounced house inspection. The leaking bath had been going on since moving in, and judging by pictures of the property being re-let has not been resolved. The condition of the house after moving out is also subjective, was not commented on following the return of most of my deposit, and isn't relevant to my complaint about damp. Kelham Square are very fortunate I did not seek out the property ombudsman.

I’ve just moved my property to be managed by Kelham Square. They may be a relatively small agency, but provide a more personal touch, which I welcome. They are a breath of fresh air compared to the previous agency that I had used for several years. They have been very professional and very quick off the mark finding a better quality tenant at a much better rent than previously achieved. I am feeling much more relaxed about paying for a fully managed service than I have done for some considerable time. This is good news.

Tried for 2 days to get through to arrange a viewing, line engaged constantly, i left voicemails and was promised a call back but nothing, also tried on messenger and filled in the online form. Nothing. Finally got to speak to someone on day 3, my details were taken then within mins were told there were no viewings, hours later a let was agreed. Too slow for my liking.

Absolutely disappointed with the overall experience.
If you want to go ahead with renting a property through this estate agency be prepared for a deduction in your deposit for no valid reason.
We had got a proper house clean done prior to handing the keys over ( in fact the property was left way cleaner than when we had received the keys) . Inspite of this we were faced with a deduction of 100£ for a single bulb that needed changing and the house clean not to their standards, which we found very disappointing.
I would suggest everyone to kindly take detailed photos of every small bit incase you have to go about renting a property through them.

Disappointing service and outcome. Do not clearly advertise suitability of properties for prospective tenants. Tenants are expected to waste their time and use guesswork to determine whether or not the landlord will accomodate their circumstances. Difficult to get hold of and won't answer phone calls. Clearly their emphasis on customer service is geared towards landlords and not people and families looking to rent.
Not surprising as landlords have the money and therefore the upper hand. Tenants with no other choice are forced to pay high rents with few rights and go through continuous disappointment during their search for a home when their situation is deemed unsuitable by the landlord. Our experience was made worse by this lettings agent who provided no over the phone contact and carelessly ceased to respond to emails when we were deemed unsuitable due to our family pet (fire-breathing dragon.)
Families are discriminated against in the private rental sector and clearly a pet is a luxury only afforded by people who are fortunate enough to own their own home.
Thanks for wasting our time, during our drawn out search for a suitable property, made no easier by customer service like this, we will make sure to avoid this time wasting, profit-before-people business.
Shout out to the landlords who buy up all the property, drive up house prices, freeze out would be first time buyers from the housing market, then dictate how people are allowed to live in the only mildly affordable properties that are left - rentals. Congrats on your lifestyle extorting people into working just to pay off your mortgages whilst you get richer and your tenants continue to foot the bill for your overindulgence. Private sector tenants pay far more in comparison with any other housing sector for far, far less.
Good luck to anyone privately renting and dreaming of saving a deposit for a place of their own - it will take a miracle!

When it comes to communication they respond very quickly to messages and if they are not quick via email, they respond quickly via Facebook messenger. Any question I had they answered thoroughly. My only issue was that it was advertised to have a washer/dryer and it was only a washing machine, but that is not a huge problem. John is my favourite and was really lovely to talk to.

I've just rented a property with Kelham Square for six months and had a really positive experience. The property was modern and well maintained and KS were accommodating in both my check in and check out. I did have a few issues with the property over the months but KS were generally very quick to rectify these (with some prompting) and were happy to do so. I appreciate they have to run a lot of these issues past the landlord.
I had one unpleasant incident with a contractor but KS can't specifically be blamed for this. However, it would be worth them taking this into consideration in the future to avoid these issues happening again.

I Found Kelham Square to be incredibly slow to resolve any problems I had, leaks and damp in particular. They were consitstently unprofessional, unhelpful and on occasion downright rude. They claim to try their best to help but couldn't have cared any less about their tenants.
If you're looking for a stress free move then steer clear. By far the worst agents I have ever dealt with.

Our property was in such poor condition no reputable agent or landlord would allow people to live in it. The landlord (also the manager of kelham square) was unwilling to fix even the most fundamental damages and safety concerns including mound and damages to the fence which allowed trespassers in. All issues took weeks to be solved, with some not being solved at all. Truly terrible service - worst renting experience I have had in 5 years in Sheffield.

Fantastic service. I use email to communicate with Kelham Square due to my working commitments, which work for me. I always get a same day response which is great. They are great at communicating between tenant and landlord. As a tenant i am confident enough to let Kelham Square enter the property to do their 3 months inspection, which means I don't have to take time out of work. They always let me know 1 to 2 weeks ahead of an inspection. So far the service is fantastic.

I found Kelham Square to be incredibly unprofessional and slow to respond. Instead of sorting out problems quickly they had to be chased repeatedly meaning that problems got far worse before they were resolved, leaving the property damaged

I've been living in my flat for almost two months now and I can say that Kelham Square have been a wonderful estate agents to rent through. Whilst living in said flat I have come across a couple of issues which were identified and rectified very quickly and any concerns or queries I have had were addressed almost immediately. For a first-time solo-tenant, the experience has really been made much easier by Kelham Square.
