I can't recommend Lextons in Hove highly enough. It's clear they have a well-oiled machine and operate a smooth operation. I'd had two poor experiences with other agents. I could tell from my initial chat with Michael at Lextons that they took their customers very seriously and had their interests at heart. I have used Lexton's for both buying property and selling property. Unlike other estate agencies they did not bombard me with the wrong properties and waste my time, they listened to what my requirements were and only contacted me when they were meet. When in came to selling my place James Pepper was outstanding in a difficult selling market and although my property was only small, he still gave it as much time and focus as the bigger places. The best estate agents and auctioneers in Brighton and Hove by a long way.

Can only give 5* to the WONDERFUL Tara Fermer. We had a bit of a rollercoster with the purchase of our house (the usual, misscommunication, illness, holiday, Christmas period) and we were nowhere near where we thought we were. Tara, who had only been in the business for a week at the time we met her, scooped everything up, and chased weekly for us. She was always happy to speak to us, responded when she said she would, and had our best interests at the forefront. Its so stressful buying a house and having someone like Tara puts your mind at ease!

Claudia (Lexton's Hove) is the best! In the last year and a half I have sold one property and purchased two with Lextons. In all cases, Claudia has managed the process in a professional, helpful and friendly manner. Her communication has been excellent and she has been wonderfully supportive through some very stressful and emotional situations. Rented through Lextons in 2021 and it's by far the best agency I've used in the UK (I've used a lot of agents)
They were always responsive and quick to solve any issues.
They were also very courteous when we were moving out and needed to show the flat to other people whilst we still lived there.
Our main point of contact was Sofia C and she has the best ethics! (Give her a raise if she's still there, Lextons!)

Just sold our house through Lextons Hove. After being initially impressed with the sales team upon valuation and choosing them over two other agencies, we were so disappointed with the service.
Everything took much longer than it should have and a whole month went by when nobody called back or replied to an email.
Excuse was that our account had been handed to another colleague, but they obviously had not communicated this, so nobody took responsibility.
As a consequence, surveys and checks that should have happened at the beginning of the process didn’t happen until several months in, when we hoped to be talking about exchanging. This resulted in a very large renegotiation of the original offer several months in. So disappointed and will not be using in future.

Unfortunately we couldn't have had a different experience. Sadly Nick Sefton at the Kemptown office brokered an awful set up between us and the owners of our property.
Moving from abroad with young children is complicated and tough and Nick assured us we were in safe hands and that we didn't need to use a guarantor (to be allowed a 12 month contract) instead we should pay 6 months upfront and rely on his opinion that the landlord would be "extremely unlikely to raise rent at 6 months".
Low and behold after signing the contracts and even before we had moved in, the landlord told us he intended to raise the rent by £400pm in 6 months. This we wouldn't be able to afford so before arriving we knew we would have to leave.
Then on top of that it became clear that one of the owners of the property was in fact the director of Lextons, so how Nick had no idea of his intentions is lost on us.
Would definitely not recommend anyone to use them or if you do be cautious about what they recommend.

The most horrendous service I have ever received from a company. Lextons Hove agreed to release us from their contract after admitting such incredibly unprofessional and appalling behaviour. We had no one point of contact having been told before signing the contract that we would. They do not provide mobile numbers other than for Directors. They did not stick to deadlines, did not return calls, messages or emails on almost all occasions and wasted huge amounts of time. The receptionist lied and hung up on us. They did not do a chain check on our buyer, a long with the next buyer, who pulled out too. The Director at Lextons Hove repeatedly lied to us, was incredibly rude and failed to get our flat sold, eventually admitting that he had not done his job and nor had colleagues who we were passed between. So he allowed Mishon Mackay Brighton to take over and rescue the situation, getting our sale through quickly, after many months of being messed around hugely by Lextons. I've never been so upset, let down or angered by a company in my life. I have worked with many different estate agents and have never had an experience anything like this. Please don't allow James at Lextons Hove to con you, lie and waste your time, energy and money.

Two years ago I decided to dispose of an investment property so I researched the options available.
After reviewing the traditional sale by agent I decided in this case the auction route was my best option.
My next step was to decide on which auctioneer to use.
I had heard very positive reports concerning Simon Caplin so I decided I would arrange a meeting and see what his thoughts were on the suitability of my property for auction.
I must say that from our first meeting I was confident with my choice .The property is a one off that offered various forms of development together with additional investment potential.
We discussed my ideas together with Simon's and drew up a programme of areas that would need to be fully addressed prior to any auction.
We also discussed a potential sale price that I would be happy with.
Over the following months I obtained all the required permissions and notices.
We then placed the property on the market but with a longer lead time to ensure maximum exposure to potential applicants because of its complexity.
During this process I was in weekly contact with Simon discussing the feedback on viewings which I found very worth while,
As the auction became closer Simon and his team raised the level of promotion and further parties became interested who then involved builders and architects etc.
On the auction day there were three serious contenders all having researched the extremely comprehensive "auction pack "compiled with great care and attention to all the relevant details..
The magic word "SOLD " rang in my ears and the best thing was the price exactly the figure we had hoped for all those months ago.
I really can't praise Simon enough and if you are considering the auction route or just fancy some good honest advice please do give him a call.

We have recently sold our house through Lextons and had an excellent experience. James was superb throughout the process and always on hand to offer advice and support.
When we decided to sell, I spoke to a few agents to gather information on the market. James was the one that stood out the most - friendly, honest, professional, knowledgeable, and not at all pushy (unlike one or two others I spoke to).
We also had a few requirements including limiting viewings, which they were very happy to support with - and subsequently sold our house after two open houses (having booked viewing after viewing!). James also offered his advice on a few questions I had about they houses we were looking to buy. And, they were even on hand to support when my printer decided to give up the ghost as I was printing out the paperwork!
I can't recommend Lextons enough. If you are thinking of selling, I would genuinely suggest having a conversation with them.

The photos were beautifully taken. The marketing and adverts were excellent. The plan was to pull together a viewing weekend, using online marketing and existing prospects, which was a huge success. We had 20 viewings over 2 days and above asking offers flooding in on the Monday.
When the sale seemed to be floundering over Covid clauses in the contracts Claudia was on hand to keep all parties moving, and to get the sale over the line.

Having viewed a property previously the same week with Lextons I was amazed to be told whilst on a viewing we would not be considered for any offers made unless we list our sale with them as opposed to an alternative estate agent. The sales man Oliver was incredibly rude to my wife and I too when we refused to consider his ultimatum, he even swore at us. We were also told the property we were interested in had multiple offers on but still remains on the market a month later, bonkers! I'm sure the seller of the property would love to know that Lextons booked us in for a viewing and didn't even let us view it when we turned up.

It's tricky trying to find an agent, when you first begin your sale. I got it wrong, as I only had word of mouth recommendations to go on. It wasn't until I viewed a property with James from Lextons where I was immediately impressed. I enquired if they would take my property, which was stagnating and all was agreed.

Have just exchanged on a flat marketed by Lexton's. George Meyer was great in getting me in to see it immediately, and getting an offer accepted very quickly. Karen Franks then took over the process from the accepted offer to exchange/completion, and she was amazing.
Although the vendor was obviously Lexton's client, the service I received as a buyer was incredible.
Karen kept me updated throughout the process, particularly when my solicitors were busy. We could not be happier with the service we've received from Lextons! We were on the market with for some time with another local leading agent with no success and were beginning to lose hope of moving. We were a little dubious about changing agent at first, as we assumed that all agents would be the same. But these guys were amazing and have really changed my opinion on estate agents. My experience with Lextons far exceeded my expectations. I liased with James Pepper in viewing and offering on a flat. He was extremely informative, patient and helpful. He kept me updated every step of the way with the offers and the owners response. I felt he was as excited for me when the offer was accepted as I was for myself.
The process thereafter has been equally as pleasant. They have been helpful in advising on solicitors and next steps. The only semi negative was that we were expecting the property to be listed as sold or removed from the market and it hasn't been done. The reason was explained so it's only a minor.
I would highly recommend Lextons.
