A blind raccoon could run better houses than the ones Liane Hanks manages.
Seriously, Liane Hanks makes money from selling the most stripped back, dysfunctional houses in bath, exploiting placement students who are unable to visit with photos of different houses, and then selling it above average price on the basis we’re students.
If you want to live in a house where none of the appliances work, creatures jump out from the uncovered floorboards, there’s hidden mould you weren’t told about but have to maintain, random men come into the house unannounced to ‘check stuff’ and then do nothing and you’ll be charged for broken furniture and marks that were there in the first place then use this agency.
The worst bit is, if you go to the agency in person, they mostly all seem perfectly friendly but the minute you’ve bought a house and there’s a problem with it, they turn into some passive aggressive ‘it’s not our problem if the boiler doesn’t work’.
Tenants look elsewhere, landlords you’re better off renting it straight

I just wanted to say thank you to the staff here. I went to Moorland Road to get a photocopy but as there is nowhere to get one these days, I popped in to Liane Hanks and the ladies were so helpful to me, it just proves how much we take for granted, when we don’t have any office equipment at home.

Absolutely shocking management and customer service. Sadly I had to give one star which is far too good!
After reading the other reviews, it appears to me there’s a common theme. Do not touch this business!!!!!!
My daughter rents a house from this cowboy company.
In first dealings I made a complaint about how one of the receptionists had spoken to me about the way my daughter and friends found the filthy state of their new rental property. Apparently they don’t use the word ‘professional’ as in cleaners so you have to clean the house on arrival, yourself! The house was filthy. Photos added. I would not have put rats in there to live!
Today, I phoned to ask for a handle on my daughters fire door to her bedroom as she struggles to open the door on exiting. Liane then told me that apparently, fires don’t start in the bedroom. Even though I pointed out that they use phone charges, hair straighteners, candles etc. I am rather relieved that we can all go to sleep now in the knowledge that we won’t catch on fire.
Lianes management is shocking! She then said she was about to terminate my call as apparently she did not like my tone. After me asking for a handle.
Liane needs to learn how to communicate and liaise with customers on a professional level.
How anybody uses her company is beyond belief.
AVOID IF YOU CAN. Be it landlord or tenant.
Please please go elsewhere.

Liane Hanks have managed our property in Bath for about 9 years and always found them a delight to work with - professional & efficient with getting repairs done and communicating with the tenant effectively. They always have given us genuine & honest advice on dealing with problems over the years.
I would recommend them to anyone looking for an agency to look after their property.

Renting with Liane Hanks, you can expect to be told that 'slugs crawling around on the floor is normal' when moving into the property, but have 100s of pounds deducted from your deposit for professional cleaning at the end of your tenancy. It is also standard practice for them to use your house as a dumping ground for building materials for weeks at a time, board off rooms in your house which were included in the original tour and leave you with scolding hot showers for weeks until they can find substandard contractors. They are perfectly nice people when you talk to them in the shop, but fail to deliver a good standard of living for tenants.

Under a façade of professionalism and politeness, this Liane Hanks Letting Agency is full of issues and bad morals. If you have any self respect as a tenant or respect for your tenants as a landlord, please do not use this letting agency. From the beginning to the end of my tenancy I had issues with this agency, from not securing my deposit to not addressing maintenance issues, and failing to notify before visits. You are not treated with any respect and there are serious failing of internal communications within the agency. I was in direct communication with the landlords during my time who were great, but it became apparent very quickly that information was not being passed on to the landlords by the letting agency, leaving the landlord vulnerable to legal action. Unfortunately there was no way for me to sue the letting agency directly without affecting the landlords so I never did (the landlords were great).
Due to my terrible experience with Liane Hanks Letting agency I had discussions with 5 other tenants using the letting agency and all talked of similar experiences to my own.
In summary a poor communicator with no moral compass and willing to lie to their clients before admitting fault on their part. I would highly recommend using ANY other agent.

I have been dealing with Lianne and Hayley for many years now and always found them very knowledgeable and fair. I have never felt need to use services of other Lettings agents who have approached me nor have I heard anything of concern from my tenants
