I would avoid them as a tenant or even as a landlord thinking of renting out as they acted rather dodgy and seem to only care about their profit. They were in breach of the tenancy agreement from day one: there was no check-in, the property was filthy, previous tenants paid for an end of tenancy clean but it was done by one of the agency's 'preferred companies', so dust was wiped off and the grease and dirt was left everywhere (even after we complained) including mice droppings on all floors, contraceptives and long hairs (since the landlord's hoover was broken and the cleaners didn't bother bringing one...). They also left us without hot water and heating for four days in the middle of winter, refused to pay any compensation, even though we couldn't stay there and had to go to a friend's house. They either failed to do annual gas safety checks or just didn't tell us that they entered the property, (which happened btw on multiple occasions, even when we explicitly told them not to) so they have been breaking the law either way. We even had a gas leak that they didn't tell us about. We found out that they did at least one gas safety check (which they also failed to tell us in advance and just let themselves in without our prior consent or knowledge) from a plumber who fixed the boiler previously, as they contacted him afterwards and wanted their money back saying he didn't do a good job, as gas was leaking and wasn't safe! When we questioned them and said we would get our gas people to check it out they entered the property without our consent and changed the exhaust vent on the day to cover their tracks and also the boiler within two days... On top of that, after talking to our landlord, we've realised that they charged him fortunes for repairs and parts which were the lowest of quality. Oh and they will try to insist that you have to sign another fixed-term tenancy agreement, instead of using periodic tenancy, which is also completely illegal, but they want to charge a renewal fee......
