Prab dealt with a very unusual case, I was referred to him by accident by my acutal agency, and he acknowledged their mistake but still treated me like I was one of his clients, he took his own personal time to contact who I intended to contact on my behalf and was incredibly polite and professional. Overall our experience has been a mixed one with Ashley King. Throughout I know the team have worked hard to respond to issues and if we have had a problem, they have engaged with our landlord to seek a resolution. I do think the issues which have arisen throughout the tenancy have emerged from under staffing, with multiple delays occurring when issues have arisen. We faced issues with incoming inventories, and in many instances have had to chase to get things resolved within timelines, including taking a month to receive our deposits back. And when break-ins have occurred to communal areas, limited to no support was provided. The only thing I can link this to is under staffing. It’s not been a great experience but conscious it also could have been a lot worse.

The agent guy will completely ghost you after rent payment and if you are having maintenance issues. :)
We rented a flat in Discovery Dock and
The lights are not working,
Water is leaking in the kitchen,
Shower head is not working properly,
Balcony is not cleaned,
Hood is not working properly,
Microwave is heavily worn out,
Bedside drawer is broken, etc,….
The light is still hanging on the ceiling and it has been more than two weeks since we moved in:)

I have partnered with Ashley King for many years and have watched them grow into the powerhouse they are today.
If you are looking for a diligent agency that focuses on the “you” and not the “them” then Ashley King is for you. Too many estate agents want 1000 listings on rightmove at any given time but are all of those clients getting the due time, no! That’s where Ashley King differs, you get the time you deserve!

Can’t think of anything worse than rent from this agency, please avoid. Prabs is nice, until you payed the money and move in. Their contractors are awful, will use your things, and make the room a mess when you are absent.
I am now sitting in the 1 bedroom apartment at dollar bay worth £2350, the room smells awful, due to the toilet exposure.
We reported toilet blockages yesterday, they have some one to come to “fix” it today at 17:00. When we get back home at 19:45, the room smells awful, our towels been used, cupboards is open, lights are on, worker is not here.
When I try to call Prabs, he is being nothing but passive aggressive to me. Keeping correcting every single word that I am using, as it’s not “accurate” enough. He is ridiculous
I literally can’t think of any words to express my feelings now.

When we first moved into my flat for which Ashley King was the letting agent and manager, there were issues. The flat was not ready for someone to move in. However, when we contacted them, they worked hard and timely to get it into move-in ready condition and everything was rectified in a quick manner. There was no push back from their end and they were doing all they can to get us settled and comfortable. As the time passed there were responding even quicker and it made it easier to continue the tenancy. The checkout process from the flat was quick and smooth. Prabs made sure that if the inventory check goes well and flat is returned in good conditions the full security deposit will be refunded which was the case with us.

I highly recommend them because the most positive experience of any agency in UK!
Agency employees are always in touch: they quickly solve problems that arise (the dishwasher was replaced in a couple of days!), they always informed about the visit on time (by call or message), answered all messages on time, always try to help in the difficulties that arose, go to a meeting.

Ashley King is one of the best lettings agency I had experience with in London. Would like to mention Prabs who was really helpful while our flat was moved by our landlord to Ashley king from chestertons which gave us the nightmares when we moved in the flat. While Ashley King understood all our problems and started working on resolving them and also did things which we did not complained about such as replaced our bed and mattress with a better one and dinning as well. Prabs also made sure to get our fulldeposit back when we left the apartment because of the problems we faced there which was very appreciative. Ashley King is really one of the best letting agency a tenant could deal with.

When I first moved into my flat for which Ashley King was the letting agent and manager, there were issues. The flat was not ready for someone to move in. I do think that the flat should have been inspected more closely before being deemed fit for move in to avoid all the hassle at the beginning but overall they were apologetic and it worked out.

this agency is terrible for selling property ,i would avoid this place if i new before how they are working ,agent name Prabs ask me to pay for epc.118 pound ,and never checked that my epc is still walid for 3 years ,now im trying to get back my money ,not answering the phone ,and dont want to give it back ,on bussiest period off time they got me few wievings for the house im selling ,as diferent agencies keep selling flats and houses ,how can you sell flat if you never answer the phone ??? maybe for letting they ok ,i dont know but for selling ??? avoid, avoid, avoid !!!

Shocking managing agents. They use a service base and do not respond back to phone calls or deal with problems. Deducted over half my deposit for damages and cleaning,even though the property was professionally cleaned at end of tenancy by a firm! Manager was useless!!! Avoid if possible

Many maintenance problems, very bad service, still waiting for security deposit after months with no reason given. Always making excuses for not replying because they are out of the office. How does that make sense with emails and mobile phones? Don't use them. Other reviews state the same issues so this is not a one off.

I can happily confirm that we have used Ashley King successfully as letting agents since we purchased 21 Antilles Bay in April 2013. They have found us excellent tenants with very little void periods, and negotiated excellent rentals for us throughout that time. Prabs personally oversees contractors with any property faults, which are resolved without fuss and for reasonable terms.
I would not hesitate to use their services and highly recommend them as an agent.

Prabs Kalra from Ashley King Estate Agents helped my find a flat. Prabs is one of the best estate agents I have dealt with. He is trustworthy, he would share the facts and set right expectations, very approachable and very professional. During my stay at the flat, there were number of issues I came across and I have to say Prabs was very prompt in responding and arranging contractors to resolve the issues. Ashley King have a reasonable fee and lower than most of the other estate agents in the area I live in. Having said this the quality of service is excellent and would rate 5 stars to Ashley King and Prabs.

I made an offer on Saturday, I received a counter offer on Monday evening, which I accepted, received a call on Tuesday to be told that the offer has been retracted; due to me having a guarantor. If it did not suffice then they should not have counter offered in the first instance. Unheard of and a total waste of time.
