Sophia was very helpful and was able to answer most of my questions, and got back to me within a day re the other questions I had. The properties were nice but I ended up going with another property I saw that was a better fit for me. I would happily go back to using LudlowThompson in the future.

The team at Ludlow were extremely helpful. Beth was very responsive, clear in her communication and helpful with all our queries, particularly as first time buyers. She guided us through the process and gave us advice that we couldn't find elsewhere. The whole team worked hard to accommodate our schedule (which at times was pretty hectic) and made sure we were happy at every stage of the buying process. When things got pressured by the market, Mark was excellent in moving things along and keeping us informed. I wish that the buying process in the UK was more efficient but Ludlow Thompson are doing their best to make the process as smooth as they can.

Beth Cooter and her team provided excellent service with selling the property, listening to our needs and understanding we were quite emotional selling this property after this length of time. Lala Charai was brilliant showing the buyers around enthusiastically and achieving the sale of our property. Ludlow Thompson priced it realistically and worked hard to achieve the asking price. Before we sold this property we had rented the house for a number of years through Ludlow Thompson and Stephen Graham found us excellent tenants who we had for many years so they are definitely the agent of choice in East Dulwich. Best to avoid other agents and go straight to Ludlow Thompson.

Avoid dealing with this agency at all costs. I was told I'd underpaid my deposit, only to find out they can't use a calculator and then it took a month to wrangle the excess money back from them. Maintenance work labelled as essential by the independent check-in document wasn't carried out for a month and a half after moving in, pest infestations were not dealt with, names were misspelled on official documents, calls and emails are ignored. Nothing but frustration trying to communicate with this company. EDIT: experiencing their incompetence during the move-out process has been equally stressful. No communication, lack of understanding of their own processes, inability to check or read their own documents and a sudden silence when they're due to return the deposit. Incredibly shady people.

The agents will we’re not answering the phone or emails on a timely manner. A year later and they still haven’t fixed the issues. We hired a lawyer and we’re taking them to court. Avoid them at all costs.

Lola was extremely helpful throughout our experience with LT. We were able to set up a viewing at very short notice and were then able to view at our own pace and leisure. All of our questions about the property were answered thoroughly. We also got great insights into the bid submission processes - prior to Lola’s help we were relatively clueless. This assistance extended after our evening viewing. We got an email detailing everything we needed to do, and some of the points that had been discussed at the property that evening. Sorry I had to change the review I gave almost 9 months ago.
This agency is the worst. I have been with them for 9 months and unfortunately I had to look at 2 more years and 4 months.
A few months ago (just after lockdown) we had a leak from the floor above, water was raining in the hallway, kitchen walls and bathrooms. Horrible.
The landlord from the floor above took care of everything, send someone to stop the leak in our floor as well.
Has been 2 MONTHS and I am still waiting for someone to come and repaint the walls in the bathroom, the hallway and the kitchen all ruined due to the leak.
Phone them and I get told all the time the same thing in a very annoyed tone, that they will follow up and let me know. Now? How long does it take to get a quote to repaint some walls?

Probably great if you're a landlord or a potential home owner, but I would be very hesitant to sign a tenancy agreement with their name on it again.
We have had various issues caused or made worse by ludlow during our 3 year lease, including being over charged for admin fees (which were already set at astronomical amounts), taking literal months to undergo a change tenants and being blamed for mold issues inherent to the property.
They are clearly understaffed and over worked, so I do not blame any individual employees for these downfalls and some individuals been extremely helpful over the years on occasion.
However, this does not forgive how much a shambles the company operates as a whole.

Without doubt the best estate agents in east dulwich.. and i have tried a few. I have just completed on my flat after an extremely unlucky period in buyers and details out of the control of Ludlow's. Throughout this period Jonathan and has team have worked tirelessly to get the sale completed. Jonathan in particular has a very pragmatic and professional approach and on more than one occasion I was very thankful he was there to discuss things through with. Alice showed true sales determination on our behalf by making in excess of 100 calls to potential buyers within 2 hours of finding out our first buyer was pulling out after 4mths. This team work hard both for the buyers and the sellers and I wouldn't hesitate in recommending them. It's a tricky market at the moment and you need the best behind you.

Alice Deyermond at Ludlow Thompson however was very different. From start to finish she was refreshingly friendly, helpful, honest, and quick to respond both on email and phone.

The worst experience in my life! I found a property through the Dulwich agency office. The person who showed me the place and was dealing with this property was Hannah. After the offer stage where there was other people wanting this place and we had to put a few offers, I was assured by the agency that my final offer is now accepted and we can proceed to the referencing process and if there is no problems with it, I am definitely getting the property. When I had any questions and was calling the agency, they were always saying they will call me back and they NEVER did, I had to call them again! However, I have started the process and after that I gave my notice at the property I was living at that moment. I have provided again my bank details to the agency for the second reservation payment. About a week later, just few days before I had to move out from my current place, the agency called me and told me that the landlord has given the property to other people who have passed the referencing process first from other agency!!! I then of course thought since I have paid the reservations fees there will be some consequences for the landlord and he would not be able to give the property to others, but I was wrong because apparently the agency did not took the second payment from me and they said that there is nothing they can do, because of that! They said that the only thing they can do is to offer me other place, but then it turns out that they did not have any matching my requirements! I could not even put a complaint or even speak to the office manager, because he was always "busy" or "not in the office"! I had to move to friends house until I found another property! I also had to call the agency a few weeks later to remind them that they still haven't refunded my money!!! I would definitely NOT RECOMMEND THIS OFFICE TO ANYONE! Really unprofessional, unorganised and only caring about money!

I was contacted by Stephen Graham to discuss renewing the tenancy agreement with my corporate tenants. We discussed the current rental value of the property and what my bottom line would be in terms of negotiating an increase. Stephen's suggestion of going in at a slightly higher figure proved to be correct as he was successful at the first attempt in obtaining an increase from the tenant. STUDENTS BEWARE! Please seek advice before committing to a property with Ludlow Thompson in our experience they secure very large deposits and really did not help or explain the process in adequate detail if this is a new experience for you. We felt they were looking after the landlords interests only and used very strong armed tactics on securing deposits. Most universities will advise on free contract checking services or advice which I would urge you to seek out before committing. If they don't a solicitor would check the contract for a fee. We paid £80 + VAT Particularly with regard to guarantor arrangements which you could be asking your parents to sign. Be shrewd in a joint tenancy agreement you are financial liable for each other, rental income for the contract term and damage to the property etc.

We were looking for a flat in Dulwich, and Stephen Graham very quickly came up with 2 flats, both of which were lovely (very high quality) and one of which we offered on. Through no fault of Stephen's, this fell through, and I was impressed and pleased with the continued communication and updates that Stephen provided throughout the process - it's easy to keep in touch when things are going well, but Stephen always kept us in the loop I was also impressed with how quickly Stephen found as an alternative (and prioritised us due to the loss of the other flat), which we are now very happy living in! Would definitely let through Ludlow Thompson again.

I registered with Ludlow Thompson on a cold Saturday in December having been let down by numerous agents/agencies who just did not seem to listen to my requirements - either that or they completed misunderstood what a 1 bed room flat at market rate in East Dulwich meant. Having left my details and requirements with the guys at LT I was sent 3 perfect properties, all of which I could have taken. The 1 flat that really took my fancy had just come on to the market, and after displaying interest I was taken back to the office to lay down a deposit and get the ball rolling. From there all happened quickly, efficiently and with constant communication from Tom and his team. An absolute joy to deal with and above all the best result - my new dream flat.
