I first used Ludlow Thompson around 7 years ago to manage my flat rental in Colliers Wood, I was so impressed with the service that it was the natural choice when I needed another managed service for my Tooting flat. I have had the pleasure of working with Michael Rourke on both occasions...rare to find an estate agent that has stayed with an agency over that period of time. Michael is both friendly and very professional... understands the market and his business so well that you can relax knowing he will guide you through the whole process seamlessly... he found excellent tenants and secured a great rental price for me. Other things to note are the quality of the photos that marketed the flat as part of the package... it showed off the flat to its best potential... plus the staff that supported the process after the tenants were found... Jade Buckley was fantastic as well.

We had a terrible experience with Ludlowthompson in Tooting (Rob and Michael in the renting team), where they pretended to follow a protocol for letting tenants in, and check-out.
They were not professional, they only had the interest of the landlord, giving him advice without reading any reports. Make sure that you have everything in writing and take photos of everything.
We wouldn't recommend dealing with them or the agency !! Do not trust what they say.

Estate/Letting agents often get a bad rap but I was completely surprised by LT when purchasing our first property. Where other agents were unresponsive, unreliable and unfriendly, LT were empathetic, reactive and efficient. Our original sale via an online agent fell through and we were at risk of losing our onward purchase if we didn't find another buyer soon. Having called around a few Tooting agents, Ludlowthompson were by far the most responsive, with a very competitive fee, and our flat listing went live within a few days of my first call to them. This quick turnaround was facilitated by Jonathan, our agent, who understood our circumstances and helped to find us a new buyer quickly. We thought we had already benefitted from the value of a traditional agent rather than an online one by the increased number of viewings and offer, but actually, the main reason I would never use an online agent again is the huge effort Jonathan put in from getting us from offer to exchange. We faced significant delays in exchanging due to various administrative issues with lenders and solicitors and Jonathan was exemplary in tirelessly chasing and pushing the process forward. It was extremely stressful at times but I never felt as though Jonathan could do any more than what he was doing. His communication was excellent, keeping in regular touch via email and phone so that we were always joined up on the latest status. I really couldn't recommend him and Ludlowthompson enough. Having been let down by Estate Agents in the past I went into the process of selling our house with my eyes open on what sort of service should be provided and what could be provided. I approached the top rated Estate Agents in Tooting including Ludlow Thompson. We spoke with Gerard Murphy of the Ludlow Thompson Tooting branch. The reason we selected Gerard as our sole agent was for a number of reasons, but in main as he promised that we would be his priority until our property was sold - this promise was not broken. His great strategy to market the property and constant updates were a different level in comparison to our previous experience. He was the only agent that worked on our account which allowed him an in-depth knowledge of the property, giving us the best opportunity to have potential buyers making enquiries and having viewings to continue their interest. I learnt the hard way that this is not the case in many other Estate Agents. Being passed from agent to agent, having them ask the same questions, not being made a priority and ultimately them dropping the ball in an important stage in the sale.
Gerard was very professional, honest and always made time. Quite simply if you live in Tooting and want your property sold, give Gerard a call. If I could give 6 stars I would.

Even though my property was in Mitcham, the Tooting based branch were able to find a lot of potential buyers and promptly found the right one for me. I have to give big props to Conor in particular. My experience with Ludlowthompson has been a really positive one so far, and that's down to the estate agent Conor. After asking to view a property, he emailed me immediately and emailed promptly thereafter, with answers to any questions I had and updates about viewings. It's very easy to book viewings with Conor as he's punctual and organised, which makes planning to see multiple properties at once a whole lot easier. He's chatty on the phone and super helpful and informative when it comes to buying a property.
He showed me round a couple of properties and very much listened to what I had to say (i.e. he didn't try and push a property that he knew I wasn't that keen on).
He has a great rapport with his sellers, which makes the whole process of looking around someone's house (when they are in) a great deal more relaxed.
I have booked a couple more viewings with Conor and will continue to do so, until I've found the property I am looking for.

I have had the worst experience renting with Ludlow Thompson and i can confidently say i am speaking on behalf of my housemates as well. Throughout the two years we rented the property, we didn't hear back on questions/concerns for weeks and then the landlady ended up giving her details to us to contact her directly (which total avoids the point of a property manager) to help where she could. We were accused of not paying our full rent which turned out to be a glitch on the system however if we didn't raise the fault we would have been over charged by hundreds of pounds.
When it got the point where we wanted to move out, nothing was made clear on the process and when a simple question was asked, it would just be ignored and you are just expected to wait for weeks without knowing what is going on. I'm not sure anyone knows what they are talking about as the process has changed for every housemate that has moved out.
I would not recommend Ludlow Thompson, the most rude and unhelpful customer service/property management.

The first part of the process was smooth and clear with all legalities fully and transparently explained and all paperwork well in order. However, follow up was not impressive: my conditions were not communicated accurately to the landlord so have been waiting over 2 months for curtains requested (no explanation or apology so far); received an automatic email incorrectly stating I had not paid the rent and threatening penalties, cleared it up with one person - then received another; response from property manager to emails rarely faster than 3 working days.... Mixed experience.

The single most rude customer service I have EVER encountered. After a harrowing day at a family funeral and work I get a call from some absolute dreadful woman. Whilst I don't at all mind being called by genuine lettings agents, when I told her I was unable to talk at the time she shouted over me 'IS IT A YES OR A NO?' in the most rude way and slammed the phone down. I seriously suggest EVERYONE steer clear of this agency. If that's how they treat potential tenants could you imagine how they treat current ones? If I knew her name I would 100% name and shame here publicly. I've formally complained and received no reply too... thanks a lot Ludlow... top notch service.

Not only were they the only estate agents in the area who listened to what we wanted and only showed us exact properties that fitted the bill (Other estate agents in the area showed us houses that were far too expensive and miles away from where we were looking), they were a joy to deal with, and as as we were first time buyers, guided us through the whole process and made it unbelievable painless. We were shown our now purchased property by Rostand. Rostand was very articulate and informative about the flat, he remembered our names and the finer details about us as a couple. This was in contrast to other viewings we had had with other Estate Agents who had very little info about the properties and did not seem to want to be there - this was a regular experience for us!
The process of putting in an offer and negotiating around this was really smooth and this was a pleasant surprise (we are first time buyers and thought that this would be harder).
The buying process was ok, but of course there are always issues with what your solicitor is needing and the vendors side and not always agreeing with the vendors wishes to do things their way, there were a lot of frustrations around this. It was helpful that Ludlow Thompson kept in contact with us on a near on daily basis. At times we wondered whether some info had not been passed on to us - things that would have been useful to know, it’s hard to know if that truly was the case - but in the end we got there. It was an easy and unproblematic start, it did get more stressful towards the end - but perhaps that is the right of passage people have to go through.
We were impressed by the speed and prompt of the response and replies to our emails and this helped keep us informed and updated along the way.

You owe it to yourself to read this review!
I would give LudlowThompson Tooting zero stars if I could, let me tell you why in chronological order:
1. Our apartment was marketed as "Ultra modern", despite it having electric radiators and storage heaters which seemed older than myself (unsurprisingly, these broke halfway through the tenancy); being painted with streaks and drips; having a sofa which was torn on every surface; a HUGE mould problem; a boiler without a thermostat, I could go on all day..
2. When viewing we were told the apartment had a thermostat and central heating to the building. This was false.
3. When moving in we asked Ludlow if it was possible to move the current beds elsewhere, which was agreed to with no questions asked. (When moving out we were hit with a £73 charge for this which was not agreed to in the beginning).
4. During the tenancy, although not Ludlow's fault, we had many, many problems with the flat. What was Ludlow's fault, was how slowly they were dealt with - our main source of heating broke in October and still wasn't fixed 4 months later.
5. THE MAIN POINT: They will try to sign you up to a three year contract, selling you on this by saying you can "end the tenancy at any time, all you have to do is find your own replacements". What they don't tell you is that you have to do ALL the legwork, arrange the viewings, manage the discussions and yet Ludlow still charge ~£600 for doing nothing.
Their incompetence knows no bounds. The moving out process took well over two months and was never officially completed - the incoming tenant hadn't even signed the contract 3 weeks after moving in, with no check-out inspection being done at our time of move-out, so we were still liable due to their incompetence. On top of this, it took over two months for them to release nearly £3000 of our money.
These are purely facts - I hope no one else has an experience like this.
Will never rent from a Ludlow branch again.

AVOID. AVOID. AVOID. These jokers are the absolute WORST. If you are thinking of using them to manage your property DON'T. They couldn't manage their way out of a wet paper bag. Their maintenance "service" is a joke. They try and blame tenants for everything rather than their shoddy workmen and trying to get your money back after they bodge a job is a NIGHTMARE. Do yourself a favour and go to Aspire or Douglas & Gordon instead!

I will never use these agents again. We accepted an offer from a couple from Ludlow Thomson but the estate agent did not check the prospective buyers financial details thoroughly . The gifted deposit they were using to buy our house was based on the sale of a property in the U.S which Ludlow Thomson didn't check out. Had we known it was based on the sale of a property we would not have accepted the offer & kept it on the market . Of course the U.S house sale fell through & we lost the buyers & in turn lost the house we had made an offer on. When we decided to change to another estate agent they kept our house up on their website for weeks afterwards. This is SO unprofessional. People then ring them asking about our house & they say 'Oh that has gone but we have some others that may interest you' so we lose out on the interest from that prospective buyer.
When I rang & spoke to Mark he acted said he thought it was still on with them even though we had spoken & I had emailed him prior to that.
Completely unprofessional.

Terrible customer service. Can never get through on the phone. Staff talk to us in an incredibly patronising tone of voice. Our agent left the company and has not been replaced and they didn't even bother to send an automated message so no one has been picking up our emails. It's unbelievable that they pretend to provide a service when they can't even help us with the simplest of issues.

Had a phone call with this agency and the staff was completely unusefull, didn't had the patience to explain, was almost shouting on the phone like they are speaking with a child ! Completely unrespectful! No wonder they have so many bad reviews so far ! Avoid them with all cost!

Just had a viewing with them and the "consultant" William Marques was terrible. Arived to the viewing 20minutes late, when I asked "can you tell me about the property" (a question that shouldnt be that challenging) all i got was attitude mixed infotmation or no information.
I would have offered on the property but the thought of dealling with him and them was a massive turn off. Avoid this agency landlords.. please.. for your propertys sake!

Poor at best, our booked check-in time was 11:00 it has now taken until 15:00 and no action. Just taken a look at the property and it was not furnished... The referencing process was long and the estate agent had no idea where our money went! They are extremely expensive and offer absolutely no service, blaming every other company for their own faults. Do not use this company they will take your money and give nothing back, except a healthy dose of abuse of course, when I questioned the original estate agent he just said "you clearly have never rented before"

My girlfriend and I recently bought a flat in the Tooting area and they were excellent! From the initial viewing through the offer process and to completion I cannot fault them. We were competing with a cash buyer through another agent and Philip (the sales negotiator) did a tremendous job to convince the buyer that we were the better option.
At the vendors insistence we were forced to move fast so went from viewing to completion in 20 days (which is a crazy pace but didnt bother us as house prices were climbing by the week!) but we felt supported and informed every step of the way with the Ludlow team happy to work with us to push the deal through. I cannot recommend them highly enough given the level of professional service and attention they gave to our situation.
To move quickly we also used their recommended solicitors and mortgage brokers who were also excellent. I would say that we found a gem of a property in the area and were hugely fortunate to have an agent that looked after us in our first residential property purchase.

Incompetent staff, terrible service, unexplained costs and general lack of professionalism . We were lucky that our Landlord was great and didn't have to deal with this terrible agency directly for the majority of our tenancy. Ludlow failed to complete even the most basic of administrative tasks, leaving us constantly in the lurch.
At the end of our tenancy they then wanted to charge us £400 + to have the property professionally cleaned (bearing in mind the new tenants were moving in 2 days after we vacated the property, I fail to see when this would have taken place). They failed to notify the landlord they were even re-letting the property causing great confusion!
Being promised a check out on our moving out day we rushed to get everything ready, only for Ludlow not to turn up. They then had the audacity to charge a 'check out fee' of £106, having not communicated this at all, they simply debited the Landlords account without asking. If we had chosen to stay in the property they wanted to charge a further £140 despite having no communication with them throughout the year (I fail to see where that £140 would be going aside from their greedy pockets!!)
I certainly would not recommend Ludlow, shambolic service - the worst letting agents I have encountered by a long way!

They'r nasty, rude, cheaters and a bunch of twisted liers. never use these horrible cheating idiots at all. We Were dealt with buy the black guy Sherard James who lied throughout, took our money and paperwork plus waisted our time whilst, he had already let the flat to someone else behind our back. To wind us up he kept on lying, threatening and blackmailing us in to making us pay higher than asking price, bigger deposit and longer 2 year tenancy period and demanding us to have no or longest possible notice period while the property was already let and being occupied by another one of his tenants. All that for nothing. Just to earn interest on our money.
He gave us so much assurance that we already served notice on our current land lord and are now fearing having to leave without next one in place, thanks to this horrible nasty guys.
