I’ve had an extremely disappointing experience with Martin & Co. in Caversham. I found their services to be unreliable and inefficient, falling far short of what was promised and paid for. Communication has been poor, with delays and a lack of transparency in addressing issues. Tasks that were supposed to be handled professionally were either ignored or executed ineffectively, leaving me to resolve problems myself.
Overall, I feel the service lacked honesty and reliability, which is unacceptable for a professional property management agency. I cannot recommend their services based on my experience.

Late rental payments and need to be lucky to be able to speak to a staff over the phone. Their website shows the Caversham, Reading open until 1300 on Saturday but when I rang at 1000, voicemail says office closed.

I would give a minus rating if possible, absolutely disgusting service even their own maintenance team slate them as an agent. House riddled with mould and they kept £1700 of my deposit after 6 years of renting to clean the mould and so called repairs. Had no bathroom mirror for 18 months they were supposed to replace it.

We had problems with Martin & Co throughout our tenancy. Upon moving into our rental property, they had concealed a historic leak in the bathroom (temporarily covering it up, only for the ceiling to partially collapse on the first day of our tenancy). Lynn Masterman (Director) attempted to falsify date and time stamped inventory images thereafter in an effort to cover their tracks.
The check-out process was just as problematic, with Martin & Co proposing inordinate deductions to the security deposit held - many of which related to issues we had already reported on numerous occasions, with no remedial work taking place. The company ignored us for many weeks on end and, when sending justified and routine chasers to follow up on the matter, we were faced with extremely unprofessional behaviour from Jordan Bear (Property Manager). It was only when we threatened to pursue the claim with the DPS, in order to recover our deposit monies, that we finally received a substantive response from them.
Martin & Co also refused to provide copy invoices for the disproportionate sums charged. You are legally entitled to see these invoices, so request copies of them when going through the check-out process. This is all an intentional delaying tactic to force you to agree to their level of proposed deductions. They ultimately do not want to proceed with the DPS procedure, so don't let this company bully you!

We weren't pleased about our rental situation with Martin & Co and feel like they could make improvements to their service.
Whilst their team were friendly when we managed to get through to them, it felt like most of their service was reactive - and that a lot of issues were not sorted in a timely manner, if not neglected. When we tried calling them, we very often were unable to get through, and we were often told their office was closed despite what they had advertised about their opening times.
When we tried to get our deposit back it felt like we had to keep enquiring about this with little communication, and we were informed they were considering deductions, although we had previously sent them evidence about the issues months previously. It didn't always feel like they managed information properly or that correspondence was dealt with.

Absolutely rubbish estate agents had the house rented for 6 years without any repairs done to the house and in the end minuses £500 from my deposit for the repairs they should have done. I advise any one who's looking to rent from these fools not to bother please find a different estate agent.

As a tenant, do not rent through this agent. They're lovely as pie when you're a prospect for them, and promise you that they will be in touch, come round periodically to check up on the flat for any issues etc. As soon as you sign the dotted line for tenancy, you're a piece of dirt to them, they'll take forever to get anything sorted, as simple as having a handyman out to fix a tap took weeks. I raised an issue with some windows which don't serve their purpose and let in a lot of cold air in the winter. This was raised initially in November 2022. Here we are in May 2023 and all that's happened is two quotes have been obtained. I haven't had a response to any emails in three weeks, and I can't call due to working hours.
Very disappointing, hopefully Lynn and the team can improve soon..
*Update July 2023*
Since the above review, there has been no word from Lynn and the team, so action is being taken with the local council for a HHSRS (Housing Health and Safety Rating System) inspection. Despite numerous emails and contact to Martins since the above review, no correspondence has been received, and no effort has been made to ensure the landlords legal obligations to tenants are met, leaving us no choice but to involve the local council to ensure we will be adequately warm this winter.
Last winter we were wrapped in jumpers, coats, blankets, hats and everything, and could still see our breath in the the flat when heating was on full (during the cost of living crisis). No empathy or effort has been shown by Martin's since the issue was initially raised in November 2022 to ensure the matter is resolved quickly (or at all), or that their tenants are in the least bit important to them, and no communication has been shared regarding updates from the landlord on the situation.
Poor/non-existent communication, and a complete lack of accountability and professionalism are why I've given the one-star review.

I rented a property via Martin & Co a few years ago and have since moved to a different location. However, I recently got in touch asking for a landlord / agency reference to rent a new property and Martin & Co ensured that this was completed in a timely manner. There was some back and forth as I had to gather information from the new agency but the Martin and Co team were nothing less than professional and patient as I came back to them with the relevant information. I want to also acknowledge Molly for her excellent customer service and ensuring that the reference was completed in time. She was always friendly and polite on the phone when we spoke. Very positive experience with Martin & Co!

After my old landlord decided to sell up me and my husband struggled to find a new home. We had a two month baby and dog and I am a stay at home mother. Other estate agents would not help us but Martin and co gave us a chance. The director himself showed us the house and was very friendly and responsive. The process to rent and move in was quick. Anything that needed fixing around the house was resolved as quick as it could be considering Covid. They are very friendly and professional and will do their best to help. Highly recommended!
Although the only issue with the house is I do believe it has a ghost as my five month old keeps interacting with someone who isn’t there! And things get moved or knocked off the sides in the kitchen!

From the first time we met Sean when he showed us our rental property, I was very impressed with his professional approach. Every phone call to the office has been friendly and helpful and we have found the whole rental process was made much easier by their friendliness and professionalism. These guys have given me nothing but incredible service. Always super friendly, helpful and attentive. I once locked myself out of my house with no phone or keys, in the pouring rain, and they let me stay in their office for 2 hours, gave me a cup of tea and then drove me to my land lady as soon as she was home, so I could pick up the spare key. Top notch.

I really had good experience with Martin & Co caversham.
Agent explained the working process of all amenities very clearly on my 1st day visit of house.
I wanted to get the house Keys on Sunday.
They are fine with that and Agency gave a proper printed document in a file.
Agent was happy to drop me in the house and we checked the Amenities again.
Once we found Shower was Not heating he was quick to get someone to fix it.

We have used the services of Martin & Co, with not only complete success, but practically all the hassle normally associated with the letting of multiple new properties, removed. Really disappointing.... started off fantastic for the first few months of being with them (we had previously been with another agency who had been particularly difficult)..nothing was too much trouble and staff couldn't do more to help or assist us and I even said to them what a breath of fresh air they were. As the tenancy went on problems arose in the house (the main one being the conservatory roof panel flew off in the wind!!)... we had to bodge it ourselves for a couple of days until they could get the landlords approval to allow someone over to fix it. Every time we phoned to find out where we were at they would always shift the blame onto the landlord "Oh he's not replied", "Oh we can't get hold of him" etc etc... Which sounded poor really considering when I called him myself he got back to me within hours and was extremely polite and co-operative with me. It always sounded like a typical "Oh it's not our fault it's someone elses"... Then they conducted an inspection without letting us know...we only found out about this about a week later when they sent us the report of their inspection. When I asked when and why they had been in the house without permission (24 hours notice) they said they had sent out emails to all tenants but the email system had failed (if the email system failed why not call everyone on the morning of the day you are attending). We still kept our cool with them but then on check out when they claimed we had to pay for "Cleaning/Oven Cleaning" when I had provided them with all the correct invoices from the companies who had carried out these tasks before we departed... They tried to argue that it wasn't professionally clean enough so they had to send their people back in to give it a further go!!.... We didn't even get told beforehand that they were sending people in we just got sent the bill afterwards! We also had to pay some stupid jet washing charge for some ivy on the side of the property that was extortionate. When I asked about this they said it had nothing to do with them and again moved the blame onto the landlord. They all seemed to forget that I chased the council for months to get a tree cut back that was landing on the Landlords roof ... if I hadn't chased that for them it could have been catastrophic and caused the Landlord a LOT of money. I never did see any of these invoices for the supposed works that had been carried out that we asked to see. I would have complained more but we are lucky to be out of the rentals market now and have a house to renovate so it's just too time consuming and a big headache. Overall a big fat waste of money and very frustrating especially when you leave the property in a nicer condition than the inventory report was when we first arrived. The only good point for me personally was the communication after the inspections via letter, they always kept us updated about those but other than that very disappointing. This review is NOT including Mica who works there as she was fantastic from start to finish, bubbly, kind, efficient and the nicest lady I've ever dealt with at an estate agents.

I was in Glasgow and had to move to Reading in May 2015 due to my new job. I was very worried as I never stayed in Reading and need to find a flat within 15 to 20-days. I came across Martin & Co Reading, Caversham branch, online. I got in touch with them over the phone and explained my requirement. I found Martin & Co Reading Caversham branch team very friendly and accommodating. They go through different available options and help me find a very good and suitable flat that satisfied my needs. Even though I was in Glasgow and had remote distance challenges, Martin & Co Reading Caversham branch team member went extra mile to help me over come all the hurdles. I found them very prompt and responsive in clarifying any query that I had. Also, during my stay at the property they helped me resolve any issue that I face quickly and efficiently. I rented a single room in a shared house just over a year ago, for 6 months when i moved out of my parents place after finishing university. This room was the first time i had rented on my own, not part of a student house, and Martin and Co were excellent through the whole process. At every stage their advice was easily accessible through just a quick phone call, and I really felt everything was dealt with smoothly.
I am mainly writing this review today because I contacted the offices today after meaning for months (I stayed for 6 months, which was always the plan and was easy to arrange), because I wanted to let the owners of the building know how grateful I am for the room that they let out, this part is therefore inherently that little bit more personal:
It was only a tiny little tiny room, just a bed, wardrobe, chest of drawers and the rest of the room was the door, but it worked perfectly for me because the rent was so reasonable at £300 a month including my bills. It allowed me to live in Reading and yet work in my retail job in Guildford that I had before moving, on a very tight but liveable budget. Without the room that this house offered, I would not have been able to enjoy anything like the freedom I found whilst renting with M&Co. My alternatives would have been waiting months to try to find a new job in Reading before I moved, or living as a lodger in someone else's family home.
It wasn't perfect, the other 3 residents were a mixed bag of fantastic to out to a little intimidating, but for 6 months it was my reliable little home and I am in all seriousness forever grateful that this room was available at a sensible rate for someone in my minimum wage position to let me move into Reading and begin my post-uni life on my own and independently. Thank you for renting out that room, it means so much. :D

Having rented for about six years in Reading, I have often been disappointed with various estate agents that I have used. My luck however changed when I dealt with Martin and Co Caversham. Throughout my tenancy, they have been extremely professional, courteous and warm. It feels like dealing with a family business.
Sean was particularly helpful, going above and beyond expectations to secure the place we wanted to live. Mica has also been wonderful, friendly and deals with any arising issue most efficiently. We are relocating so unfortunately we have to end our tenancy, but I have and would continue to recommend Martin and Co.

I cannot rate them highly enough for their professionalism, attitude, and their speed and willingness to help with any issues that arose while I was there. Their administration fees were also very reasonable.
They will be my first choice next time I move house and for as long as I live in Reading.

I have rented quite a few properties over the years in Reading - Martin & Co in Caversham are the best estate agents I have rented with to date.
Everything is streamlined including documentation, low agency fees, excellent response times and great support in terms of maintenance.
The staff are very personable and friendly. It has been a pleasure.
