We bought a small bungalow for my father with M&B Lowestoft and then therefore decided to engage them to sell the main family house. As a buyer, the experience was fair. As a seller, on the whole, we found the experience quite underwhelming and somewhat regretted the decision (by the looks of other reviews, we had similar issues).
The valuation and initial engagements with Henry were very positive. Good start.
The first few viewings were conducted by a lad that really couldn’t care less about the particulars of the property or its key selling points, and whose sole purpose was to open the door and let viewers in.
We had to rewrite a lot of the marketing material ourselves as it sounded like it was written by ChatGPT with parts that were plain incorrect and misleading (e.g. “wheelchair friendly” but there are major steps in and out, narrow hallway, and a staircase to the first floor!). Several iterations were required back-and-forth and I wondered what our agency fee actually covered. Photographer turned up on wrong day and took lots of photos with the house looking very untidy, which were then put into the marketing material (luckily these never made it into the market as new photos were eventually taken).
One-on-one engagements with the team were generally pleasant, particularly when booking viewings. However the whole office shares responsibility for all sales which means there is no “go-to” person for your property. This might be efficient for them but it’s not great for customer experience and you end up repeating a lot of information with every person you speak to and not building a trusted relationship with anyone.
We were pushed quite hard to accept a very low offer (even when taking into account the soft market) but were not in a rush to sell. It would have been good to get advice, from experts, on how to improve appeal rather than being advised to just keep dropping price. We were misled into believing that our buyer was chain free, whereas we were actually at the top of a four-property chain! When asked several times why they’d said this to us, they avoided our question which, for us, was an admission of guilt.
Post-offer there was no proper handover and our enquiries went unanswered until we figured out that we were now in the hands of the after-sales team (the only time there was a nominated person, yet we weren’t told). No post completion engagement either, just an email to the conveyancer confirming their fee.
We appreciate it's not a frothy market like previous years but, with so many agents in the market, that means even greater attention is needed on good customer experience, which costs very little.
My advice to potential clients would be to use recommendations from friends. I am quite surprised by all the short, positive 5-star reviews from accounts with only 1 or 2 reviews conveniently naming specific people(!), as these did not match my experience.

Very professional and friendly. Hannah allowed us as much time as we needed and answered questions very honestly. Seemed very genuine! Can't say that about many estate agents! I particularly liked how Hannah engaged with my 4 year old daughter and answered any questions she had! Thanks very much for your time!

We went for a house viewing yesterday. We were disappointed with the house, but Hannah was brilliant. She arrived early to the property, like ourselves. She gave us a friendly greeting on arrival and was a model professional throughout the viewing. We were very impressed with her approachability and friendliness. Hannah is a credit to your company.

Amber showed us a property on Wednesday afternoon. She was on time for the appointment and had the printed details with her, something that perhaps other agents could note, she was flexible, informative regarding areas around which we were looking for a property, she was genuine, polite and honest and gave us the feeling that we were dealing with a good reputational company. We look forward to meeting Amber again when and if we need to view other properties.
