Terrible experience with this company. It is obvious that the estate agents are motivated solely by the commission they earn and that they do not care about tenant experience. Expect an uphill battle with your landlord as this company will consistently disappoint you as they attempt to appease their primary source of income (landlords).

Got the number of Mr. Rupert Porpora from a trusted friend during July, 2023 which is a very busy time with students coming in from everywhere. He must’ve been in incredible demand because it took me a couple of weeks of persistently calling him before he replied over a text. I sent him my requirements over whatsapp (marylebone, 1 bed, higher floor, one of the premium buildings like Rossmore, Dorsey etc). He texted me after 3-4 days on a Thursday at 9 am with a beautiful 650 sq feet 1 bed on the 4th floor at Dorset house. I knew he wouldn’t have any trouble letting this flat so I acted fast, filled out an offer form and paid the holding deposit by 10 am! It was a pleasure working with such a professional agent in such a tricky market. As luck would have it, my offer was accepted the following Monday!
Thank you Rupert. In a market, where tenants are getting cheated all around London, Newington’s reputation and professionalism are very refreshing.
Other than Rupert, Max and Ria who helped me with all the legwork and paperwork are also a delight to work with. Highly highly recommend to go through them! They are honest, hardworking and most importantly not money oriented in a money crazed market! Kudos to the whole team!

As expected, efficient sales team that treats you like royalty until you move in. Then your contact point becomes Sanam, who doesn’t even try to service the property and whose favourite mode of communication is unintelligible email rants full of typos. She’s mentioned by name in so many reviews that the fact she’s still around shows the management doesn’t care about client service.
In my short time with them they have:
1/ taken over a month to replace an oven that wasn’t working when I moved in;
2/ replaced a shower head with pieces that were already rusty;
3/ left a locksmith bill unpaid (the concierge reached out to me);
4/ been litigious for the deposit only to agree to my terms once it was about to be transferred to the dispute resolution process of the DPS — a move that can only be interpreted as them thinking that they can put you under pressure if you need the money quickly.
By a margin the most unprofessional letting agent I’ve ever encountered. There are plenty of respectable alternatives in the area where they operate.

Everything was “lovely” until the moment I signed the contract. After that, every time there was an issue with the apartment I rented out, Sanam was extremely rude and unhelpful. When Bosch washing machine stopped working, it took them almost 3 weeks (!) to replace it and I got the cheapest product in the market, very noisy and ruining my clothes. I had to live with smelly bathrooms for a year because “they don’t intend to fix the shower drainage since it is too expensive”. And all the time I was charged full rent, £4,300 for a two bedroom. I have never been treated so badly in my life. Stay away from this agency.

Terrible experience with these agents. I echo issues other landlords have had with Newington's and do not recommend them. The experience during the letting period was fine but the check out process was appalling, extensive damage to my flat was denied by all parties (the tenant, the cleaners, Newingtons) and Newingtons were no help at all in resolving the issue. In the end I had to liaise myself directly with the tenant's employer and we reached an agreement that finished the matter but left me out of pocket and with a home that needed redecorating and repairs.

Choosing Newingtons to sell my property in Marylebone was absolutely the right choice. From the initial viewing Adam was enthusiastic about the property and remembered it several months later when I decided to go ahead with putting it on the market. We were in a position of needing a buyer very quickly and within a week my property was on the market (complete with fantastic photos). Newingtons were incredibly helpful considerate in organising viewings and my flat was under offer within 10 days. When our onward chain then became complicated Max was fantastic at handling the buyer and I honestly think without him the whole thing would have fallen through. Newingtons go the extra mile. They kept me updated and took care extra bits and pieces which came up, like getting a roofer out. I would wholeheartedly recommend Adam, Max and the team at Newingtons. I am so grateful to them for taking a lot of the stress out of my move.

I have been a tenant of Newingtons for my 2 previous properties and have found their customer service and professionalism impeccable. When moving in on both occasions, there has been absolutely no issue and paired me up with two great apartments! They manage my second property and the washing machine began leaking recently, they had it fixed within the hour! Especially after I have had awful experiences dealing with landlords myself directly. Really great efficient service and lovely people. They really are there to help you and provide the best stress free service possible. I am now a very loyal customer and will use them for every one of my tenancies!

After a two term successful tenancy came to an end *tenants supplied by Newington estates* it was that nail biting time again !.... Remarketing !! A part of renting I dreaded from past experience with other agents. Hats off to Max and Sanam ...I didn't have to chase them at all ! The Marylebone branch started the ball rolling well before my existing tenancy ended , keeping me updated and informed every step of the way. I thought I would spend 5 minutes to give some positive feedback for a change! Most people knock estate agents and not many actually take the time to leave a more positive review. I have just moved out of a 2 bedroom apartment in Marylebone high street which I rented through Newington’s estate for 18 months and I am pleased to say I have no complaints. Starting with the viewing, the lady who showed us around was friendly, knowledgeable and I could sense that nothing was too much to ask. We went through the usual references and moved in a couple of weeks after paying our fee. Over the next 18 months we rarely heard from them, which is generally a good sign! On the odd occasion where something did go wrong, a bit of a leak from the washing machine for example, they attended quickly and seemed to have a good team of professional reliable contractors, much better service than we received from another London based Property lettings company. We spent hours cleaning at the end of the tenancy which the guy who conducted the final inspection said he greatly appreciated. Our bond came back shortly after we provided them with our final bills, along with a letter thanking us for our custom and wishing us all the best for the future. This IS a company that went above and beyond in our instance so I am slightly surprised to have seen some of the comments online, although they do seem to have come predominately from students who perhaps are living away from home for the first time and are all new to the whole experience. I can only speak as I find and I found them to be an excellent company to recommend to any of my friends or family.

I was approached by a member of staff while opening the door to my home, which unbeknown to them had been marketed for sale by various other well known agencies.
On the premise that it may have been a property which was either to let or for sale on the basis that it was standing empty at the time. They took the initiative to recommend their services to me, and whilst I was initially reluctant to have another agency market it, I eventually gave in to allowing them access and have never looked back. They proved extensive knowledge of the local property market enabling them to recommend a very competitive and realistic price as opposed to the unrealistic expectations placed by others, that wasted precious marketing time I didn't have to waste in trying to offload some of my investments. To attest to their consistent follow ups and keeping me up to date with viewings and feedback, I am now concluding a 3rd deal with them. I can only highly recommend their individual approach. So impressed. Well done for taking the initiative!

I am very reluctant to take a tenancy from them given that they are not willing to use the deposit protection services. The deposit is two months rent and it seems rather short-sighted by Newington Estates to ask potential tenants to trust them with it. I personally suggested using the DPS services which is a free, government based service which gives deposit protection to both tenants and the landlord. However, Newington Estates refused to use this service and said the deposits will be held by them alone and given after a property check at the end of tenancy. That just set alarm bells in my head and I walked out. Given that there are over 5,000 letting agency in London fighting for the same piece of turf, Newington Estates are only letting themselves down.
