We used Newton & Fallowell for both letting and later selling our property, and unfortunately our overall experience was very disappointing.
From a lettings perspective, the tenant was presented to us as having passed all checks “with flying colours” and was described as a single occupant. However, during an inspection it became apparent that a large family was actually living at the property. Further concerns arose part-way through the tenancy when we were asked to allow two dogs due to a personal family issues, we suspect the dogs were always at the address. Combined with earlier inconsistencies, this raised serious alarm bells for us and we ultimately served notice as it was clear from inspection photos the house was not being cared for.
An extensive inventory was carried out prior to the tenant moving in, yet despite this, the estate agent failed to identify that inbuilt wardrobe doors had gone missing during the tenancy. When the tenant vacated, the property was left in poor condition. There was rubbish throughout the garden, the garden itself was in a terrible state and the house smelt strongly of dogs, and there was also evidence of a cat having lived at the property. The vast majority of the holding deposit was ultimately consumed by the cost of rectifying the condition of the garden alone.
Its also worth noting that the tenant returned to the property at a later date and dumped a large number of cardboard boxes and rubbish at the side of the property after vacating, gives an indication as to the quality found by Newton and Fallowell.
The whole experience left us questioning both the robustness of the tenant referencing process and the effectiveness of ongoing property management.
As a result, we asked Newton & Fallowell to sell the property. It remained on the market for approximately five months, during which time we experienced low-quality offers and a number of time-wasting viewings, with no successful outcome.
We then instructed Staton & Cushley, who marketed and sold the property at the asking price within three weeks — a stark contrast that highlighted how poorly our previous experience had been handled.
Overall, our experience with Newton & Fallowell was poor from start to finish.
Sadly, we cannot recommend them based on our experience, and the process has completely put us off renting property again in the future.... Read more
