Update August 2024:
Unprofessional, gaslighting & argumentative. Tenants of Mr & Mr Ingleby (owning multiple properties, particularly Knox area) please be vigilant. Highly recommended to keep an email trail from day 1 and install cameras.
Unfortunately during our time we endured no issues/property checks until we raised damp & mould. It took an invalid Section 21 and improvement notice from HBC for anything to be taken marginally seriously.
Ill informed and poorly trained in terms of customer service/rental law, we sadly had to badger months for basic safety maintenance tasks to be done and received in return lies about who had been in the property and when. We had to install cameras to feel safe. They "lost" keys and asked for our copy - this is when the trespass began as our belongings began to move.
Although not entirely in control of a landlord, poor practice from the agent leads to a snowball of effects. Don't allow yourself to be bullied. Quiz question: if the agent doesn't arrange works and we don't contact the landlord as NT manage the property, then how do we do get things done? Hint: You don't, easily.
We made the agent aware their behaviour/service was affecting mental health quite severely and voiced concerns re asthma, but this was irrelevant. We were simply reminded the house isn't ours (duh, we signed the contract!) and "logged with landlord".
We were given a singular night to prepare our case for complaint by Nikki before she closed the file.
Marcus only emailed to increase our rent (with outstanding works still such as damp/mould) and when we refused to pay the increase due to this, still no reply was given. The book was passed to Jurgita (outsourced property management) who hit us with more lies! You get the picture by now, psychological hell doesn't even describe it.
New landlords - consider your property safety, hygiene and how much you wish to risk the landlord/tenant law.
New tenants - keep an email trail, refuse phone calls and question anything that makes you uncomfortable. Don't expect your deposit in return but please fight for this, NT submitted no evidence on behalf of our landlord and we received every penny back! Use Shelter, Citizens Advice and Harrogate Borough Council. Poor communication, lies and service from NT? Property Redress Scheme.
In hopes we can support just one more person through their journey- avoid, be vigilant or get taken for a ride! Don't let these unprofessional middle men treat you like rubbish and do your homework. If something feels off, it is and don't be afraid to challenge the law. You have rights too ????????

Update: The below from agent is not truthful, we are * trying * to get in contact with them, for repairs concerning environmental health. It would be helpful if they replied to our multiple emails with more than 'logged with landlord'. Funnily enough, no-one got back to us again..!

The worst service in whole UK. I already lived on another cities and I can tell: This estate agent don't care about people. I am awaiting for more than 2 months to solve problems in the bathroom. It took almost 1 month to solve this problem. There are more problems to solve since I moved to my place, and always the same excuse: we are awaiting the Land Lord approval (more than 2 months...). Always the answer is: sorry, we can't do nothing without the Land Lord approval. We are talking here about health environment, since I have a baby with 18 month. It is a disrespect with the tenant.

Stay well clear of this company. Especially if a tenant. They only work for the landlord. They never action any maintenance requests and then lie about them being logged. Takes months to get any reply or action out of them.
Upon moving out they fabricate dates on documents to suit their lies and charge £375 for the smallest amount of cleaning. We took our case to TDS and won with them being awarded £25 for cleaning, showing how much they were trying to rip us off. I have read so many reviews stating the same cleaning charges for everyone who moves out so be warned!
We also have had item stolen from the house that we left and still in process of trying to get these back.
All in all I would stay clear, we dealt with Alice who was very rude, unprofessional and lied her whole way through.

My experience that they don't return phone calls or emails. Once you are in a property there is no support at all. If you contact the landlord because they are not returning communications and sorting out repairs you get a email to say not to contact them. That leaves you in the situation where repairs become a issue and you end up doing them yourself because you are left with no one taking ownership. I spoke to the landlord re leaving at the end of the month he agreed verbally and said to contact Nicholls Tyreman which I did. They are now saying I can't end the tenancy until the end of April. I have let properties for over 30 years and in terms of property management this as been the I real eye opener I think I have been so lucky in the past where the property managers have cared. sadly these don't regard the tenants as people. Read the reviews and go with the ones that care because it makes such a difference.

Absolutely appalling management of properties and communications. I've been requesting serious, and dangerous, maintenance faults be fixed on a property I rent for over 3 months now. Despite chasing continuously, nothing is carried out or repaired. My emails are now completely ignored and have been since January. I've rented probably 10 properties throughout the course of my life and never had this experience with a letting agent before. Wouldn't recommend renting as a tenant or letting your property out through them as they have made clear they do not maintain the properties on their books.

Will never use again!!! If I could give zero stars I would! The staff working at this company, in particular Jo and Marcus, are either very poorly trained or just general liars! We were showed around a property called Harrogate House on parliament street by Jo who provided us with the complete wrong information regarding pricing. Jo, who actually walked us to two ‘parking areas’ told us that we were allowed to park there for £30 a year, this was then confirmed over the phone by another brain dead individual called Marcus Shepherd. We found out 5 days before our move in date that this was incorrect and our parking would be 250 a month! Meaning we would be spending an extra £2970 a year, to top this off I spoke to Marcus over the phone, who proceeded to lie. It was only when I got in touch with Harrogate council we found out the truth. We were ignored and spoken to rudely for days over the phone when trying to get our money back, the money which we would have never put down if we were told the information. Whether these individuals lied to us or our just generally shocking at their jobs we will never know, what I do know is I will never be using this estate agent again and I will never recommend them to anyone. Never use this company, they will provide you with the wrong information and take your money. Ps I strongly believe this has nothing at all to do with the landlords. It seems like they have also been victims of this useless company

We found the flat we are in, online from Rightmove and rang Nicholls Tyreman to arrange viewing and took the flat on which is great condition and well maintained by them.
From the start of the process from Emma H helping with the applications first time we had done anything like this and no question was too much to answer which was great! To Zena who finalised the contracts and has been our point of contact throughout our tenancy so far, I have to say they are highly professional and always great to talk to if we have any issue or questions. It has been a pleasure to rent from them, and its our first rental so they were very helpful and professional with any questions we had and no question was too small for them to reply to!

1st: stated property was double-glazed, only bathroom was
2nd: they didn't check the keys, I couldn't enter the property and then they made me go getting new keys made
3rd: I told them I was pregnant as there was a paragraph in the contract not allowing children, landlord and them kept assuring us we can stay and get a new contract only to receive an eviction notice (the one where landlord doesn't have to state a reason) around the time I was due. Yes, we could have had 3months time notice but who is not already at their limit with a newborn not to think about finding a new place and having to move with one - having everything prepared for arrival of little one because we were promised several times we won't have to move no matter what.
Completely inhuman and disgusting people - still having nightmares about not knowing where to go and live with newborn!

I rented through Nichols Tyreman 4 years ago. During that period I redecorated, spent a lot of my own money/time on improvements. My Landlord was very pleased. When I told the Landlord I was leaving he said I was the best tenant he had ever had. HOWEVER, the newly employed current staff at NT, in particular the Manager, who had no prior knowledge of the property decided to tell me the property was in an unrentable condition. That it needed completely redecorating throughout (it had been decorated in Jun 21) they used the most expensive commercial decorators in Harrogate for a quote (1450 for a very small 2 bed house), a full house clean (385) and gardening (100). They decided not to give me my deposit back - no negotiation. Fortunately I had kept every photo/email exchange and evidence from when I moved in. I made an application to the Tenancy Deposit Service to get my money back. After 3 months the TDS decided that Nichols Tyreman had no evidence and I had all the evidence to prove I was right and they were wrong. They did the check out without me there.
So be prepared to LOSE your deposit if you rent through them, make sure you take photos of absolutely everything if you do rent, and make sure you are there for both the check-in and check-out.

It's like contacting the dead!
Submitted an offer on the Barn @ Bishop Thornton. A female called to confirm the offer. I then called (leaving a voice message) and emailed 3 times over the next 3-4 weeks to check progress without any form of reply whatsoever. In the end I contacted the seller myself to check.
Avoid Nicolls Tyreman Harrogate.

Attempted to enquire about a development site they are representing for their client of which no one in the office followed up having sent web submissions and three telephone calls chasing for information and requesting to speak to someone about it. I used Nicholls Tyreman through the sale of my property and the purchase of the next one. I found them to be personable, very accommodating, always on hand to answer queries or concerns and bent over backwards to help us through a myriad of problems. I imagine many people have been through the process of selling a property and found that their potential buyers have been misleading, demanding and just plain awkward, often using delaying tactics to suit their needs. In this respect, everyone who worked at Nicholls Tyreman in the office and most notably our agent, Will, always kept us informed, worked tirelessly with solicitors and the buyer to keep the sale intact and respected the fact that, as the ones who pay their fees, their loyalties lay with us. I've had the absolute misfortune of dealing with Nicholls Tyreman Harrogate when purchasing my first property. I was bullied through the entire process and enormous pressure was applied to me at every stage by the estate agent Will. I received calls continuously while I was at work, my solicitor was also verbally insulted on many an occasion with them in the end refusing to converse further with Will. I received texts and even WhatsApp messages, when I had not given permission for either of these platforms to be used when contacting me. Pretty sure that's a breach of GDPR. Disgusted with the service I've received and frankly it was entirely one sided in favour of the seller. They clearly need reminding that without the buyer, the sale doesn't take place. This estate agent nearly lost the sale for their buyer they were that horrific. Even their negotiation skills from the very beginning were abysmal. Telling the buyer 'but that's not the minimum they need to purchase their next property' is appalling. I'd give no star if I could.

If you are a buyer don't trust a word they tell you and get a comprehensive survey! And, if you are seller that wants a smooth sale avoid like the plague!! Completely unethical and continuously misrepresent property details and lie to buyers. As if any further evidence is required Will Ashton who has posted a 5 star review here is a Sales Negotiator at Nicholls Tyreman!

Estate agent Ed Shoard is the worst. He can not arrived for appointment and in the office they don't help me with any information. The worst agency. I don't recommended.

This estate agent won't help the tenant at all, won't do any repairs asked and when vacate the property it's a struggle to get any of the bond back
