We’ve had a good experience with FSS, and specifically Ella Burnham, as we moved to Harrogate and got settled in the past month. Making a viewing appointment was easy and Ella was prompt. Doing the application was fairly straightforward using their online portal, and I appreciate that this is the single place to get info. And, when we came by the office to pick up keys, everything was extremely efficient.<br><br>I will update this review and rating should we have more experiences with FSS.

FSS are hands down the best letting agent I have ever had to deal with. They understand tenants needs and are quick and efficient when dealing with processes and queries.<br><br>The contract for my new accommodation went through smoothly and staff were kind, patient and reassuring when I emailed or phoned the office. They use Goodlord to deal with the letting process which is easy to navigate. Maintenance issues are dealt with swiftly. When I was having Broadband fitted the landlord responded swiftly to provide written permission for work done. All in all an outstanding company with terrific staff.<br><br>From viewing to picking up my keys took less than two weeks and the flat is lovely.

We've used FSS to look after our two rental properties since we entered the market in 2001, have had excellent service and have never considered using anyone else.<br>When we decided to exit the market earlier this year we asked FSS to handle this aspect for us as well. Simon croft and Lorna witty from fss are possibly the worst letting agents I've had the misfortune of dealing with I strongly recommend as a tenant that you give this company a wide berth, Simon croft thinks he has a legal right to ask for a forwarding address, and he does but your not obligated to give one out! I was lucky to find a decent lettings agent after vacating one of his properties but to be honest I would happily go live on the streets before renting off this bunch of clowns!

After being hugely let down by poor service with another prominent family owned Harrogate estate agent which lost us the sale on our property, we approached FSS to auction it for us. From the initial enquiry to handling the (very quick pre auction sale) Kerry was just fantastic. Calm, professional and she made the whole process incredibly stress free. After wasting over 7 months with our previous agent, only for the offer to fall through at the last moment, FSS found a buyer who offered the same price we had previously accepted with the aborted sale, within 5 weeks of listing and after a speedy exchange, we completed only 3 weeks following.<br>FSS and Kerry in particular, were knowledgeable of the current market and delivered what they promised with professionalism and honesty and we could not recommend them highly enough. FSS were engaged by our lender to carry out a survey on a property we were purchasing. They took weeks to deliver and it had numerous errors, not least the fact that they somehow lost several hundred square feet. This adversely affected the valuation by around £85k and placed us in a difficult situation with our lender. They finally admitted to a mistake after resolutely denying any error. Frankly I find it hard to believe they are RICS approved, the level of professionalism was sub par.

Gaynor kept me updated on the progress of the report and was really quick to respond to any questions. The report was really detailed and well written and noted a number of things I hadn’t even considered.

Oh dear...Where shall I start? All was well for the first few months of my tenancy with this company, until the 2am drug-fuelled brawls in the communal corridor, which were stopped very quickly due to the tenants being evicted. However, what then consisted was a 5 year campaign of verbal abuse, harassment & death threats by another tenant. She would come knocking on our door at night to scream abuse at us, threaten to kill us, slam doors constantly day & night, bash on her ceiling (we lived directly above her), meaning we couldn't sleep, then were unable to attend work the next day as she would be sat outside our flat door, ranting to herself. Despite weekly complaints to this estate agent, & almost daily visits from the police; the agent/landlord were somehow completely powerless to evict this particular, female tenant; saying they didn't want to 'appear too harsh' & eventually, started ignoring our repeated complaints/welfare concerns altogether, until the tenant in question started threatening to start fires & piling electric heaters & clothing items on the communal stairs, blocking the main entrance. In addition to this, she would repeatedly switch the communal lights off/on throughout the night, including emergency lighting, so we would be forced to use torches on our way down the stairs to work every morning, & patrol the communal corridor & eventually the street wearing a foil blanket or a single duvet. Eventually, she started to expand on this behaviour; trespassing on local private property of elderly residents, & stalking other streets/properties within the neighbourhood, also photographing/filming elderly/disabled residents on the street, following them, verbally abusing & threatening to kill them (including a young mother & 7 month old baby), yet the landlord/estate agent were completely powerless to evict this tenant, which has become, not only a serious problem for tenants within that particular building, but also an entire neighbourhood, who recently turned to local government to address the issue, apparently to no avail. After being forced to purchase personal protective equipment such as fire extinguishers (which were NOT PROVIDED in the communal corridors), personal alarms, (which we had to carry in order to feel safe enough to leave the flat for work/shopping) & having to educate ourselves as to how to break a double-glazed window, just in case; after myself & my partner were forced to move due to the daily abuse, we were not compensated for, nor even any apology given. This experience almost ended our relationship, damaged our mental/physical health. Imagine, being unable to leave your tiny flat because someone is lurking in the corridor/street ready to threaten/hurl abuse at you; we had to limit how often we left/came back because our presence might 'set her off.' I had to wait for my fiance to finish work so he could escort me home due to this level of abuse. No apology, even though one of the partners experienced this tenants behaviour first-hand during a routine building inspection during which time she started roaring in the corridor like a wild animal.<br>This is not the kind of daily behaviour we expect to have to come home to when we both work full time. Sadly, this was the case, & we have both agreed that we would rather try our luck on the streets than rent from this company in the future.
