PM Estates provide a block management service to a housing estate, where I am the owner of a property. They are disciplined in managing contractors / maintenance providers and we have seen relatively little cost inflation, whilst the character and appearance of the area has been preserved.
AGMs are methodically arranged, including the production and distribution of annual accounts. All members of the owners' management company are invited to attend, with diligent recording of minutes and action points, which are followed up and reported on at the next AGM.

Im a contractor for pm estates, since they took over from the previous management company a few years ago. From that point they made the move easy for me so I could carry on as before. I’ve never had any problems with pm estates they have always be fair payed on time. Whenever I have had an issue that arises on a job, they have always taken what I’ve had to say and been understanding, never ignoring or leaving an issue to another time.
Always dealing with any issue or set back at hand to help the client and the contractor work smoothly.

After visiting different local letting agencies, in PM lettings I felt a very welcome and -a ready to help- approach.
It has been a difficult task to find a house that will suit my needs; however my first contact was amazingly helpful.
The assistant branch manager seemed really dispose to offer his best and as soon something came out he contact me and facilitate and supported along the process of seleccion, making it much more easier the any other company. Also to mention that he didn't hesitate to work over ther opening times to assist in the matter.

Poor service once agreement signed, during the viewing there was strong paint smell so we couldn’t smell the damp and carpet which was disgusting. Later we found the leak after moving in and got in touch with Will at maintenance who still keeps saying he hadn’t heard from landlord.We have shared the images and video showing the leak, but we haven’t got any further.Clearly this is communication failure, surely there is escalation to certain issue ie if it’s leak need to resolved sooner to avoid the further damage to the property and to the tenant health. Wouldn’t recommend on this basis , on positive side Matt was great in getting the admin sorted sooner than anticipated.

Would like to positively mention - Matthew, Will, Lucy and James
Excellent:
1) I would like to single out an incident where the door key locking mechanism got jammed after 5PM on a weekday & I was locked out and I was pleasantly surprised that PM Estates read my email & organised for a locksmith to come at short notice & repair/replace the lock on a cashless understanding.
2) We had noise issues with neighbours as did other tenants/residents and PM Estates were quick to contact them and inform them to tone it down.
3) Was happy that PM Estates was able to convince the landlords to replace an old fraying carpet.
Areas of improvement:
1) Quicker service on smaller niggling issues required

Very disappointed with the services provided by the agency, lack of professionalism. I’ve tried to arrange a couple of viewings: 1) I was told to wait few days as some redecorating was being done. When I called back few days later I was told that house has already been reserved. Nobody was bother to let me know. 2) Nice flat, very interested to reserve without viewing but agency said that I have to view it first. Flat viewing was cancelled at the last minute, by email, with no reason.
You can’t treat people like that. Moving houses, renting is a big deal and agencies like that do not make it easier.

I had another agent who had the property for 3weeks without any success, so I reached out to Matthew and he magically managed to show the property and take deposit from the tenant within 3 hours of me handing keys to him. PM Estates are supposed to be managing a property I own. There are crumbling walls and flower beds full of weeds. In fact I don’t know what we are paying for. In the past when I have had to pay into a management company I get yearly accounts with evidence of where our money is being spent, but they don’t do this. So we are left to question where our money is going, very unprofessional and I would not recommend these people.

This company are the worst estate agents I have ever come across and it seems to be run by a bunch of kids who have no idea what they’re doing with zero customer service skills.
We had substantial grief from them from the second we moved in to a flat with lack of communication other than when it suited them. They thought it was ok to get on the phone and shout at us about an agreement that was made prior to us moving in which they then decided to go back on once we were in and try and make it difficult for us to have some furniture removed to get our own in. Eventually this was resolved but not before they tried to get us to partly pay to store the current furniture which we refused as this hadn’t been what was agreed when we were told we could move our own sofa in.
Throughout the two and a half years we rented the property, we reported a number of issues such as leaking windows when it rained and a large gap in the balcony door preventing it from being locked or closed properly, neither of these issues were rectified during our time there. On the occasions when we allowed access to the flat while at work for inspections, we came home to find our lights all being left on on one occasion the power being left off including our fridge freezer until returning home.
When we finally moved out recently, we requested our deposit back and received notification that we were going to be charged £120 for not having the bathroom air vent cleaned out and a £65 charge for the removal of a fly net stuck to the outside of the balcony door due to it overlooking the bins and us forgetting to remove it. It’s stuck on with Velcro and certainly doesn’t warrant a £65 removal charge! To which we have recently received evidence this hasn’t actually been removed at all.
It’s quite clear from the reviews that they are accommodating to landlords which is nice for them but couldn’t care less about tenants and are very unprofessional with the way they treat them. Myself and my partner were model tenants during our time living at the property and left it in a better condition than when we moved in and they still tried to do us out of part of our deposit.
Some of the staff dealt with certain enquiries well and were polite enough over the the phone but Matthew and Will were appalling to speak to unless in person in which case their tails go conveniently between their legs.
I would strongly recommend avoiding this company if you can and are interested in renting. If you’re a landlord who has zero interest in how poorly tenants are treated then they’re the ones for you.

Do not rent from them. They only pay attention to you when they are trying to get you as a tenant but after that youre on your own. No repairs as they ignore you almost to the point where you think they actively encourage it.
On moving out they will try and shave your deposit as much as they can with petty subjective reasonings and without a shred of shame.

PM Estates have been my managing agent for Sales, Purchases and Rentals for over 10 years and I highly recommend them. Therefore I was both surprised and angered by the review posted on this site on 1st March 2021. The gentleman who posted this is not a customer of PM Estates and is just reacting to an incident whereby he had sent them an invoice for repairs to his property that he deemed me (as landlord) liable for without any substantial evidence. PM Estates were merely protecting my interests (as their client) which is what you would expect from an agency of their calibre, and they saved me a substantial sum of money. If the gentleman employed a managing agent himself, they would have been able to advise him of the correct action to take in this instance and the outcome may have been more amicable.
As this gentleman is not a client of PM Estates I feel that his review is inappropriate and not a true reflection of the services that PM Estates provide to their clients.

The incompetence and lack of communication from PM Estates is horrific, I would not recommend even if they were the last estate agent on earth and offering their services for FREE. You're simply getting NO service for your money.
It is the managing agent for a property I bought earlier this year, and they delayed the sale by months by being unable to provide basic information, with the solicitors shocked at the incompetence and lack of communication.
Since we moved in more than six months ago, we've had no communication at all, including no request to make maintenance/service charge payments. I have called numerous times, including 6 calls in the space of ONE month alone, to ask where I should transfer the money and ask for the parking plan to confirm which spot in the carpark to park in. They always say "accounts will send you your welcome pack tomorrow" and I still haven't got it. I've dealt with at least three people there, via phone and email, and haven't been able to get any information. Abysmal.

I'd prefer to give zero stars if possible but alas, it's not! After a flashy sharply dressed letting agent named Daniel gave us his best sales pitch, we eagerly and with full trust and confidence in PM, moved up from London and signed on the dotted line. We were told by this "gent" that we "needn't worry" and cunningly - "parking isn't a major thing out here in the country like it is in London" and furthermore, that he (PM Estates) would ensure we'd have our parking permits issued straight away.
Unfortunately this was an outright lie or a failed oversight, and over a year later (during which my husband not once but TWICE) had personally gone down to PM Estates to ask why we hadn't yet received our parking permits from them as promised (and were again told "no worries") we were at the receiving end of not one but THREE tickets for parking where we as good paying tenants, have every right to park!
Later on, I took it upon myself and out of my very busy schedule as an entrepreneur and multiple business owner, to try and speak some sense into PM Estates, NHG (the useless "property management" company) as well as PCM, the parking company governing but all of the individuals I dealt with at different points were not only unhelpful but also rude, uncooperative and even dare I say it - combative with me when asking if this situation could be made right for something which PM Estates FAILED to do from the very beginning (send us the permit and prior to that, place our reg on an exclusion list which is what they claimed they did originally and clearly never did). Monica, who I exchanged several emails with, is in my opinion, the only slight bit of hope to be found within this organisation. I think she was perhaps trying her best to help us but in the end, it seems someone else down there with a deceitful and patently unhelpful attitude is the one that is holding the puppet strings!
Oh and there's also a growing eye sore fly tip that me and my young children are forced to look at and walk by every single day which has been sat at the property for months and months on end - NHG clearly doesn't care and obviously PM has no qualms taking NHG to task about anything, including the area around their properties looking like a growing rubbish dump! I could also go on with respect to inability to swiftly attend to repairs such as carpet nails coming out of the cheap carpet (too bad, nothing we can do) and a seriously leaky sink with increasing water damage (oh yes, we'll deal and then nothing but silence) and also leaving us to deal with a serious mould problem on our own (did I mention we have two children under 5 who were coughing significantly until we invested in a high priced dehumidifier?) I think at this point, I've said more than enough for any potential client with any level of discernment.
So to conclude, if reading this and like me, you're shopping by choice to let a property within a decent letting estate agent in the area, I'd say AVOID because aside from the very good/central location of the property, dealing with PM has been in the round a VERY negative experience. Is this really what they think is "the best service with people you can trust" as their website suggests??? I think not!
Let's give the POWER back to the CONSUMER - they will never do word of mouth or repeat business like they claim to be about until they start treating their clients better and unless they become more grateful for the decision of their good paying clients' patronage then they will LOSE!

I wasn't originally going to post a review of this company, but after reading other people's experiences and understanding that some others may be tricked, I've felt that I also need to share my family's terrible experience with this estate agent. We left the property around a year ago, and before then, we had major no issues. However, after moving out, we realised just how awful this company and their employees are. They took around £600 from my parents deposit, justified by some of the most petty reasons. I'll give you my favourite- "dust on top of doors", as if this is something that can be controlled. Do you expect me to stand on a chair and dust daily? Is this something that people actually do? It's mortifying that you charged us for this, genuinely. Furthermore, one particular employee (cannot remember his name), simply cannot add. Perhaps you can add simple addition to your training programme for new estate agents alongside being scheming, terrible people (some very, very valuable attributes for this agency). To be more specific of the apparent inability to add, they charged my parents for 26 broken lightbulbs, but only listing 22 broken lightbulbs overall on their inventory. My parents paid nearly £2000 a month for rent, but had to threaten with health and safety issues in order to have a toilet fixed. I saw another review saying that they would charge you for breathing in the office, and I genuinely would not be shocked if you tried to do this at some point. Anyway, I'd say I wish you all the best, but a small part of me kind of hopes that you step on a tiny piece of lego each day, bare foot. I cannot wait for you savage reply, because you cannot handle any form of criticism, but I'm sure your mummy will wipe your tears. Cheerio!

We just finished the contract with them and they are actually ridicolous. They did the checkout and they put in the inventory stuff that was already in the check in and wasn't our fault. I when we informed them of this they never answer to us so we had to take the deposit back. I they are very unprofessional, but I when you have problems in the house it takes them ages to fix them and you have to spent lot of time sending them emails. I for example in the first period of our Tenancy we needed the key for throwing the rubbish. we asked them the key for 3 months by email, we never had the key.
They take so long to do everything and they never answer to the emails, they are so disorganized. Had really a bad experience with them, and I going to avoid this agency in the future.

We had a water leaking from ceiling in the property we rented from them, it took them 6 months to action that, our furniture was ruined and we suffered chest infections due to damp all over the house. My son who was an year old back then had difficulty breathing. We didn’t know the law back then and they really abused us.
They waited 6 months until the renewal of tenancy agreement. So if we were to leave the property they were ready to hold us accountable for the leak from ceiling ,it took them 6 months to fix the Leak and we literally had a bathroom without ceiling and bathroom flooded for whole 6 months. We were emptying 10L bucket each hour to catch the dripping water. They did nothing for those 6 months apart sending us a dehumidifier which was pointless as whole house was full of damp , furniture , mattress , walls , ceiling , cupboard and everything.
Finally they also tried to charge us £4000 in damages when we left the property. However those damages were due to the water leak they neglected. Luckily I had a video , images and correspondence to the agency and landlord regarding that leak. This is how I took the case to Ombudsman services and fought a case for 3 months to prove that the damage to the property was caused by water leaks and finally the decision came in our favour.
This agency will always support landlords only and once you have signed the contract. They d charge you for breathing in their office. They will introduce you to 100 types of different fees, especially be careful when you leave their property as this agency along with landlord , will do their best to squeez every penny out of your pocket in alleged damages.
Please avoid them at any cost.

Disaster. We rented a flat and we had problems from the beginning. Took for them to replaced a pair of chairs more than 3 months. Then, to repair simple things, the communications with them was extremely difficult and the only way was to go to the office.
We left almost a year ago, we are STILL waiting for our deposit. They gave us problems for everything, even for things that we reported and they never repaired, now they are claiming the money for that. I WOULD NEVER RECOMMEND THEM. YOU CAN FIND BETTER ESTATES AND MUCH CHEAPER.

All I can say is stay away from this company.
They seem to just want your money and simply ignore all communications and even when legally required to reply. They love hiding from their mistakes and if you should ever receive a reply, you will get pages of ranting.
I have since read that the agents owners are being investigated for burglary, probably another one of their bad services they offer.

Your response is a blatant lie. I was never and have never been in rental arrears. My rent was paid on time each and every month. In fact you sent me a statement of the rent I'd paid up until June 2018 which shows each and every payment made when it should've been. I requested to leave the tenancy ONE MONTH early in June 2018. Which I paid £300 for the pleasure of doing so. The fact that you've lied in your response just shows what a terrible and unethical company you are. I suggest you look back at the statement you sent me and see that I was never in any rental arrears let alone 'substantial' ones. And I also suggest you amend your response to be honest and accurate as I'm sure you wouldn't like your company to end up with an even worse reputation than you already have.
Like I said previously, all the other reviews really speak for themselves. In comparison to any other nearby lettings agents you have the worst feedback by far. An average rating of 2.6 stars from a total of 17 reviews is atrocious. Perhaps in future instead of responding by blaming the person who has had a bad experience with yourselves you should look at what your company is doing wrong and how it can improve.
I'd also like to add that seeing as you've decided to use both my full name as well as my mothers in your response I'd like to name the inefficient people I had the most unfortunate dealings with at your company. They were: Daniel Hastings, Tracy French, Sarah Facey and Federica Petrocca.

My girlfriend and I were supposed to have a view of an apartment. We booked the appointment and on the date of the view we were told that the house was reserved and so not available anymore. The problem were that a) the agency told us that the house was not available anymore like an hour before the appointment and by email . b) We wanted to make a view of the house as soon as possible but we were told that the landlord was doing some redecorations , so the date we booked the appointment was the first available.
We are really desappointed and we don’t recommend the agency to anyone .

I cannot recommend Paul Miller of PM Estates enough. Paul valued my property after being on the market for 4 weeks with another agent. Paul discussed my options and various recommendations and Found tenants within 48 hours !! My friend recommended Paul as he has been letting his properties for the last 8 years and has been very happy with the service that PM Estates offers. Job well done to Paul and his team !!

Arrogant, unprofessional and dishonest.
Once you’re bonded by contract they become unavailable to you and use any trick to claim your deposit at the end of the tenancy.
Regret not have red all the previous reviews online before getting involved with these scam. Search tenants reviews online at least you’ll know what kind of people you’re gonna deal with.

AVOID AT ALL COSTS - UNSCRUPULOUS COMPANY! I rented through PM Estates and they have used every trick in the 'how to cheat decent people out of money book'. Before I moved in they made me agree to pay extra money or face homelessness and/or lose my £1000 deposit. I left the property in an immaculate state and they have come up with a ludicrous list of charges and are still withholding my deposit money. I also overpaid rent of over £1000 which is also being withheld. If you are a LANDLORD or a TENANT, I would urge you to go elsewhere or prepare to be horribly taken advantage of.
