As a first- time seller, i couldn't have asked for a better experience than the one we had with Reeds Rains Liverpool. From start to finish, the team made the process seamless and stress-free. Jack, Owen, and Maggie were fantastic during the show rounds, always punctual and professional. Jack in particular went above and beyond, providing a wealth of information before each meeting, which made me feel confident and informed at every step.
Justin, the branch manager, is truly an asset to the company. He handled every question or concern with ease and was always available to guide me through any challenges we faced. His expertise and dedication made the entire process much smoother than we anticipated.

Disgraceful customer service. Applied for a parking space in my building on the first of august as the area around my building has very limited parking and with my limited mobility from my Cystic Fibrosis i was struggling to get to my Motability vehicle without excessive stress, Called and addresses that I was interested in the space I saw available online, I checked every couple of days to get an update, after a lack of communication from all staff including the Management Team and multiple emails and calls and being told to call back after 2:30 only to be ignored after every request I made. Leighton McMylor in particular seemed to take extra steps to ignore any and all attempts to find out more information on the application I wished to put a deposit on, I was told today that the spaces available had been signed by other tenants and was no longer available. Thank you Reeds rains for being no different than any other estate agents.

Tried to rent a car parking space with reeds rains in the building we live in. Enquired about the parking space for around a month. Always got told to call back because management wasn’t there. Even when we did call back at a later time or a different day no one seemed to be able to help us. Continued to call and email. Ended up getting a parking ticket as there was no where to park. Called up again to enquire about the parking space to be told the space has now gone.

Update I have contacted Leighton 3 weeks ago again no refund of landlord fees due. Any landlord please stay away if you want your income paid. It feels like they are having cash flow issues, as any normal agent would of paid this within a hour?
Landlords please stay away, I have a number of properties and decided to try reeds rain. I am currently having to take legal advise over payments owed to me from nearly a year ago. Most of the employees have now left. I just hope I can recover funds before they go

Excellent communication and helped me through the process all the way to the end.
Special thanks to Owen Diamond, without him I don’t think we would have got the flat sold due to the mortgage offer expiring, because of the solicitors not doing their jobs. But he constantly chased them up and the sale went through!

I rented my flat with them for around 2 years, and Reeds Rains were terrible to deal with.
They cycle through trades like you wouldn't believe, the trades I dealt with through Reeds Rains were awful. Their staff also changed regularly, hence they had no idea about landlord obligations.
Recently I've had some of their contractors reach out to me to try and get Reeds Rains to pay what they owe them.
The tenant trashed my flat, it has been almost one year and Susan Poland still hasn't provided a solution for either party. Michael Kent, who has since left, was also poor to deal with.
I ended up changing rental agency, and the new ones are great. They've shown me the value of a good rental manager, something Reeds Rains needs to learn from.

Only interest is in adding to their bottom line and have regularly taken money off my rental statement without justification. Finance team not linked with office so can’t even establish why fees are taken.

Absolutely unprofessional. It took 2 weeks to try and arrange access to view a property I liked. And when they finally arranged the access, they never sent a confirmation and left me in huge uncertainty, despite informing them that it will be 5 hours journey to travel to Liverpool.
On the day of the viewing, they raised the asking price up by £5K and said, the vendor just advised so. The property has been on the market for over 5 months and they just sold another similar unit in the same building for over £25 K less. Just shows how playful they are.
On the viewing, the agent couldn’t answer a single question. If felt like they just hired him that morning, and he had no clue what was happening.
I am extremely disappointed with their poor communication and lack of organisation and would certainly not recommend doing with business with them.

I feel compelled to share my utterly distressing experience as a tenant with Reeds Rains, Liverpool City Centre Branch. The living conditions in the apartment, managed by this agency, have been nothing short of a nightmare.
From day one, promises of a functional lift turned out to be false. Three years of climbing six flights of stairs due to a perpetually broken lift is just the beginning. The downstairs toilet, supposed to be part of a 2-bath apartment, was unusable for the first 6 months, and even after countless complaints, the plumber's "fix" rendered it practically useless.
The electrical outlets in the apartment resemble a hazard zone, with exploded sockets in one room plunging it into permanent darkness. Despite repeated complaints, no action has been taken, leaving me in a potentially dangerous situation.
Radiators broken, making winters unbearable, and as if that's not enough, the boiler broke on November 17th. Two weeks without hot water or heating in November is not just inconvenient; it's unacceptable. Despite reporting the issue promptly, the letting agent and plumber seem to have vanished, leaving me without updates or resolutions.
My recent attempt to address these issues at the Reeds Rains office on November 30th was met with a property manager who was not only rude and accusatory but also dismissive and unhelpful. It's clear that they have no regard for the well-being of their tenants. He yelled at me, walked away, refused to converse, made comments about my character as well as misogynistic statements and told me to leave so he could "do his job". So it's clear his job has nothing to do with addressing or helping tenants or their concerns.
I also asked to speak to the lettings manager, and whilst I was waiting, I later came to find he put his coat on and walked right past me to leave the building and ignore the issue.
My sole aim now is to escape this uninhabitable nightmare as soon as possible.
In light of these experiences, I urge anyone considering Reeds Rains to think twice. The blatant disregard for tenant well-being and the abysmal living conditions make this agency one to avoid at all costs. Save yourself the distress and inconvenience – steer clear of Reeds Rains.

had a flat for sale in the City Centre , had a few different agents on the sale but reeds and especially Justin, came up trumps, i accepted an offer within a week, with the plus of achieving a better price than i expected. communication was exemplary throughout, even chasing other 3rd party's involved in the sale on my behalf, if you have a property for sale, you would do right by not looking any further.. reeds give me the most viewing figures from any of the other so called big agents in the city and thus completed the sale quickly and without fuss or drama, just what i was looking for, thanks all at the city Centre branch.

AVOID! Truly bad service. We signed a contract to sell a property with them, because they said they will be able to handle it, and it will be better, if we gave them a single agency. What a mistake. Photographer arranged by them was really bad, they have placed our property wrong on the map, they had several spelling mistakes in one paragraph that has been published. On top of that, within the duration of the contract, they managed to book in one viewing. For people that could not afford the property. On the phone when trying to correct/change anything, the staff was extremely rude and unprofessional not wanting to share details like the end dates of our agreement. Please bare in mind, our expectation was very low knowing the state of the property market agencies, however they have still managed to outperform. Would give negative rating, if that was at all possible.

I had a terrible experience with this property agent since we started the letting process until we moved in. Letting and property management both have communication issues, they never bother to reply your email or calls and what's the point of having a portal when you can't have the decency to update the tenants on the issues reported. I was so frustrated in the beginning but thought will try to be more patient dealing with them and avoid being a difficult tenant, but when things prolong for too long and disrupt our daily life, it is getting out of hand. Bad bad experience throughout, please rethink if you want to approach this property agent.

Worst estate agent in Liverpool!!! Avoid renting with Reeds Rains Liverpool.
We lived in Liverpool for nearly 8 years and rented with some estate agents in Liverpool (we moved a lot due to study/work). Trust me, Reeds Rains is the worst estate agent to work with. Stay away from then if possible!! We had worked with a property manager (who I don't want to mention the name). He is the worst. Negligent, poor communication, unprofessional, extremely stressful to work with. So avoid renting with them if possible.

I spoke to Tammy Harper who came to visit my house the same day and she immediately made me feel confident about it. She was very knowledgeable and answered all my questions and made me feel very confident leaving the matter to her. She has always answered and help me in all matters even those questions like me doing DIY in my property in preparation for it being rented.
She is very approachable and pleasant to talk and it is always a pleasure to speak to her no matter what it is we are discussing.

Avoid Reeds Rains. Rented a flat through them.
1. They postponed our move in date, by nearly a month. We had to live in hotels for few weeks because of that.
2. Once we moved in, we called about door bell not working and a leak, it was never fixed. I fixed leak myself after a month of them doing nothing.
3. When we moved out. We did not receive our deposit back for almost 3 months. Even tho they said we left flat is good condition and there was nothing wrong with it. Had to call and email so many times before they finally gave in and sent it.

I had been messed about by private buyers and property sourcing companies. Justin at Reeds Rains suggested auction which seemed interesting and it was sold and completed within 3 months. I have had dealings with both the Sales Team and the Lettings Team. All experiences have been positive and reassuring. The Sales Team advice has been objective, professional and accurate. No overblown hype and promises just realistic commentary and sound advice. As a buyer we never felt pressured. Even when a previously agreed sale fell through when the vendor effectively up’ed the agreed price and in response we refused further dealings with them. Reeds Rains remained professional throughout. We also benefited from Justin Barton’s advice that saved us from over-straining that delicate balance between capital growth, rental income and lettings market conditions. I highly rate Justin's opinions regarding the Liverpool market.
I get the sense of a Healthy Office Culture that extends from the top down that supports both the buyer and seller, owner and tenant, in equal and balanced measure. I get the feeling that the team values long term relationships with all their valued clients rather than just going for quick-fixes. This is further supported by the fact some of their staff have been there for a long time. This works well for my partner and I who want our high value tenants looked after just as well as we are, even if that means Reeds Rains demand more from us.
I specifically want to call out Tammy Harper (and Dan Sachdeva) in the Lettings Team who has been exceptional. Tammy has been great to deal with. We found her to be responsive, highly competent, skilled and experienced. And all wrapped up in a gentle professional unassuming style that works well with us and our target tenants. Tammy helped us a lot by investing her own time and effort with no guarantee of anything coming out of it for herself. As testimony to her professionalism, Tammy never made mention of it, or even alluded to it, and just let us get on with making the best decisions for us. We have experienced different elsewhere.
We have had less interaction with Dan, although find him to be similarly responsive and competent. This bodes well and points towards a solid team at Reeds Rains setup for our joint success!

Reeds Rains are the worst estate agents that I have ever experienced.
Despite knowing that we were moving from a another city the property wasn't ready on the agreed move in date meaning that we had to find alternative accommodation for that night with no notice. Once we did get in the property was in a disgusting condition with mould, stains on the floor and a soiled mattress in one of the bedrooms. This took them days to replace.
We then had recurring issues with the boiler resulting in an extended period without hot water and then during the winter lockdown we had over a week without any heating.
Despite Reeds Rains giving us a number for a plumber that was able to complete the job within three days Colin Knowles insisted that we use a different company to save the landlord money. This resulted in us having to endure sub zero temperatures for a week longer than we had to when working from home in a lockdown when nowhere else was open. Throughout the ordeal Colin showed absolutely no concern for his tenants, zero empathy and was rude and condescending.
When arranging to return the keys at the end of the tenancy I specifically asked Colin if someone would be in branch on the Saturday afternoon up to closing time. After assuring me that a member of staff would be I made the journey into town on the Saturday afternoon only to find no one there and the branch closed. I later found out that the member of staff that Colin had promised me would be there had been out at viewings all afternoon. Colin never apologised for wasting my time. I genuinely feel sorry for anyone who has to deal with him.

We were given 10 days notice to vacate our home as it was sold and the buyer wanted to move in straight away. I called around a lot of places over the course of 3 days with no luck. After seeing a property advertised by Reeds Rains, I contacted them and was dealt with by James. Without him I don't know where me and my partner would be right now, but thanks to his hard work, professional approach and calm manner, we are now all sorted with a new place to live.
I'm sure we provided him with a great challenge, but he gave us reassurance that he would do everything that he could to get us in as soon as he could and he did not fault.
We would just like to thank him and other members of the Reeds Rains team for making this possible and helping us out of a highly stressful situation.

I lived in a flat for over five years and Reeds Rains took over the tenancy management after a couple of years. Never had any issues with renewing tenancies and getting maintenance issues sorted. The flat, building and communal areas were all managed by different companies and Reeds Rains were the easiest to deal with, professional and quick to respond with friendly staff. I recently moved out and the tenancy ending was seamless, added bonus points for them collecting and keeping parcels that arrived for me at my old address!

I have been a landlord with Reeds Rains City Living for a couple of years. My overall impression of this letting agent has been very poor. Communications are slow and management of the property has been exceptionally slow. Contractors used are very expensive (quoted roughly double for replacement white goods). Where other cheaper contractors are then used, I have had to manage all repairs/replacements myself. Very unimpressed. I understand my tenants have also been unhappy with the service provided. Avoid.

Me and my partner have been tenants of Reeds Rains Liverpool for a year, and I cannot recall one moment when we have been happy about their services. Even before the beginning of the tenancy until the very end, everything has been extremely complicated:
Low respect towards the tenants, lack of communication, never-ending delays of every single operation, unreliability,… Reeds Rains is a letting agency I would not recommend to anyone!
Our awful experience started the moment we gave our holding deposit. Every time I had to give a call to Reeds Rains, a new absurd problem would occur (get used to be the one giving them phonecalls when you are waiting for news about something, because they will NEVER be the ones calling you back). Even before renting the property from them, our experience was already really bad, that was a very good hint for the service we could expect from them as future tenants.
After weeks and weeks of waiting and numerous phonecalls every day to have news and make sure they were taking care of our file, we finally moved in the property. The bad surprises kept coming: the remote control to enter the residence didn’t function and no code had been given to us, no one in the office would help us and they started leaving for the evening, a deep cleaning they promised us never happened, the items which we notified as in the need of maintenance had been forgotten by the agency… A new list of problems to solve just appeared to us as soon as we moved in, and some of these problems never got solved before the end of our tenancy, a full year!!
All along our tenancy, it has always taken weeks or months to finally obtain their service. Every time we needed something from them, every time some important update of our file had to be made, we have always waited weeks and weeks for their service. And for everything we ever needed from them, we had to be the ones calling them to obtain some update, never giving a call back. Some of the reasons why they were unreliable when providing a service were because the person who had been dealing with us was actually not the right person, the communication between colleagues would not exist, the agent would suddenly be off for the day or for the week without notice,… You could just never give your trust to Reeds Rains!
Once we finally made the smartest decision about ending our tenancy with them (even though we were happy with the property itself), we knew more problems would happen until the moment we would get our deposit. It was an easy guess, but we were right about that! On the day I was promised the check-out report by an agent, I decided to call the agency to ask them why we still hadn’t received it. The answer: this agent was off for the week. After understanding once again that when an agent is on holiday, nobody else in the agency takes care of his duties however important they are, we waited until the next week. After numerous phonecalls and finally having this agent on the line, it was clear the check-out of the property had been forgotten. After waiting days and hearing poor excuses to justify the lack of professionality, the check-out report finally arrived a week after it should have been sent.
When we thought dealing with an agency would make a tenancy more organised and easy for us, Reeds Rains managed to prove us the contrary. I cannot say thank you to anyone of the agents we have dealt with as all of them have made our tenancy extremely difficult. I even feel sometimes they could thank us to remind them about tasks they had forgotten, and maybe even helping them do their work a bit better. My last advise: DO NOT CHOOSE REEDS RAINS!!!

Very slow when it comes to maintenance issues, there were several problems with our flat that never got fixed despite several calls and emails made. This company uses a zero deposit scheme which is essentially a scam. When we had a dispute with our actual landlord, Reeds Rains refused to help and said “their hands are tied”. As our tenancy was with them it is their obligation to help out when the landlords are acting inappropriately yet they did nothing. Avoid at all costs.

with Reeds Rains City Living in Liverpool. It was the worst experience
i have ever had the displeasure of and i would urge anyone looking to
rent a property of them to AVOID AT ALL COSTS.I will not go into all the details as it is to lengthy . Please beware of the no deposit facility,as its not, i was told i would pay a deposit then the balance of the monthly
premium when i move in only to be told on point of collection of the keys
that i had to pay a further cost, i was not told that when i agreed to rent the property. I am a senior account manager and have been for many years and i communicate with clients on a daily basis and i can only say i would not employ any of the staff
at your branch. Eventually on arrival at the branch , i told a guy at the desk i was there to pick up keys for the property , only for him to print me a copy the keys and my contact details and then for me to be asked was i dropping off keys. THE GIRLS SITTING BEHIND THE DESKS DID NOT ACKNOWLEDGE ME EVEN THOUGH I RANG THEM TO INFORM THEM

The bookings for viewings were smooth, punctual and at reasonable time frames within each other. Callum took care of all my paperwork for my new apartment and has been really helpful with my move in. If there was any feedback to give is to give a slightly faster notice in case of anything important that might come up during the application process, since my move-in was delayed, but I was told a bit late so had to do some last minute planning. One of the worst agents you can hire as a Landlord. Unfortunately, Google does not have a rating below 1.
They are poor in communication, require a lot of chasing, overcharge, miss important details that cost financial losses to the landlords and do not get back until chased many times.
I am speaking as a Landlord. Imagine what the tenants go through? When I put my flat independently on gumtree, I get more inquiries than advertising through reeds rains Liverpool. This is because they don't return or respond to potential tenants queries on time and as a Landlord you don't have that visibility, so you keep thinking that no one is interested in the property.
Apart from that, they do not maintain the property well, overcharge and delay payments to landlords.
Avoid if you don't want to throw your money away.

The problem is when you have an inconvenience, WE ARE WAITING SINCE 3 WEEKS AGO TO GET THE BOILER FIXED, with a 4 months old in the house!! This is insane!!! By far the worst estate agency I have ever come across. Unhelpful, cheeky, unprofessional. We have been chasing them for six months to carry out maintenance works to our flat (which is in a very poor condition) and they couldn't care less. Words fail to express the magnitude of their incompetence.
We have been paying rent for an allegedly furnished apartment, but that is far from the truth: missing doorknobs, broken chest of drawers, holes in the wardrobe, broken chairs, torn sofa (to name a few).
Broken window frames that leak when it rains, light hanging from its wires, kitchen hob in really poor condition, damp in the bedroom and the bathroom.
Someone needs to expose these people.

On my 4th house sale over the past few years and my third house move in 12 months so I have had lots of experience dealing with estate agents.
Recently I listed a property with Reeds Rains in Liverpool, dealing directly with Steph in their Liverpool office. The service was outstanding, the communication and recommendations I received where right on the money and the property was listed and sold within a 2 week window. The whole process was so smooth and enjoyable. Most days I received a quick update call which really helped me gauge the effort the Rains Reeds had put in to help sell my property.
In the past I’ve pulled out of a deal simply because the agent was unresponsive or difficult to deal with. This wasn’t the case with Rains Reeds and I’m looking forward to using there services again.

Everyone is lovely in the branch, and they went above and beyond to make sure we could move in despite some issues with the references, an issue not in their control, which they worked tirelessly to get resolved for us. Small maintenance issue when we first moved in, but they had an electrician out within hours to sort it. Overall a great experience with everyone in the team who are all very friendly and helpful. Maggie, Tammy, Kate and Ian all very nice to deal with putting us at ease as first time renters. We were even greeted with, in the words of Kate, a 'fanfare' when we went to collect our keys.

I am currently using this agency to view a few properties. When I initially enquired about a couple of properties to schedule a viewing they told me about another property "around the corner from a train station" which fit our criteria, so I also scheduled a viewing for that one based on their comments. When I checked it was 30 minutes away from the nearest station which doesn't fit our requirements. I tried to cancel that viewing not to waste anyone's time, they kept insisting in keeping the viewing and it took me 3 times to finally cancel it. So far I'm not impressed at all by the service I'm receiving from them.

It's the worst kind of service IveI been exposed for a long time. If you don't want to help your customers, it's better you say it.
The customer service is horrible. They just act when there's money involved. We're paying 925£ for an apartment with broken chairs, a broken washing machine, broken hitters...etc and also they gave us the apartment plenty of dirt.
After 4 months they didn't give us a solution and Jasmine, the manager, never replied our emails and when we go to the office they always have excuses.
Please don't work with them. A totally unprofessional team who don't help you and just looking for money.

Compared seven selling agencies, finally choice and entrust the agency to handle to sell me houses. no amount of words can't express my for the satisfaction experience. They do things very efficient and responsible, not because they want to sell deal and push down your prices, the biggest ideal price for the landlord get. I really happy, very trustworthy. Worst organisation I have ever had to deal with. We source properties in Liverpool City centre and have actually now had to stipulate in our contract that we don't deal with these guys due to how much time has been wasted (the only agent we refuse to deal with in Liverpool). Incompetent, rude, unprofessional and I would think very hard before using them to sell your property. They have a really bad name anyway though if this stops even one person being another victim of their bad practice it will be time well spent. Please don't risk selling your property with these guys as they make it so difficult for any potential buyers to see your place. One of those agents that use "viewers" so that when you do actually finally get in one of their apartments they dont have a clue about the property. To think they charge a percentage of a sales price is outright scandalous.

The service provided for landlords is certainly not up to par. They failed to collect several months rent from my previous tenant. In addition, they failed to notice that the tenant was in fact paying 100 pounds less every month for half a year. They then renewed the contract for the tenant at the "discounted" rate. When the tenant moved out, the property was 'cleaned', but the cleaners did not note that food was left in the freezer resulting in a fly/maggot infestation, and of course the entire fridge/freezer unit had to be replaced. All this, and not even an apology, nor any sort of explanation from the management. They won't even give you a discount on the management fee, nor bear any of the costs for their incompetence. In addition, emails regarding repairs to the property always seem to be sent on Fridays. One has to wonder if this is so that their contractors can charge more for working over the weekends. Overall I'm exceedingly unhappy with the service they have provided.

I moved out of the house I rented through Reeds Rains in February 2017. I would never rent a property through them again. We had lots of problems and issues with them. An example of the disgraceful way we were treated - We had moved out of the property and just over a week later received an email from them asking why we had moved the shed. It was in place when we left and we had not been back to the property. It was at the time of the exceptionally strong winds caused by storm Doris which I believe had moved the shed as it was much lighter since we had moved our belongings out I have included the email below we were sent. We were not asked if we had been back and moved the shed we were asked why we had. I would give them minus stars if I could. Photographs of the property inside and out were taken on the day we left. The guy taking the photos locked the property and we all left.

She had specifically arranged to have the side of the smaller shed repaired on Friday only to find the larger shed had been butted upto the side giving no access.

After 4 years of living at a property in Liverpool managed by Reeds Rains, I only have positive things to say about their service. Although there were communications difficulties in the early stages of tenancy, those have now all disappeared and the staff at Reeds Rains are prompt, helpful and understanding to assist with any query or problem. In the last year especially, they have made living at our flat incredibly easy. Recently, we were assigned Chris O'Leary as our property manager and he has been proactive and supportive in all our dealings with him. We couldn't recommend him more.

Having been a customer of Reedsrains(City living Liverpool), for a number of years, we were in the process of looking for a change. Previous management had made lots of empty promises, and lots of un returned phone calls. When Justin Barton took over as the new manager, and introduced himself, we just said, another manager full of promises.
We have to admit , we were wrong. Justin was a breath of fresh air. The few issues we had, not only were dealt with, but we has great communication by phone and email. It's a pity he hadn't been there sooner.
He has always been very professional and we felt that he always had our best interest at heart, as it should be. Tammy and Simon were assigned to our account, and were also very helpful. The new change of manager was very welcome, and has definitely has a positive effect, in our opinion.

I am puzzled to see either very good or extremely bad reviews about Reed Rains Liverpool. My girlfriend and I were looking for an apartment in Liverpool. Even if we finally didn't go through with one of their apartments they have been very friendly and professional. Everything was not perfect but it never is (they can only offer you something among the choice they have!!), and if not for a formal problem (we are not from UK so somethings are more complicated) we would have chosen one of their flats. Simon Byrne who was in charge of us was by far the most pro-active letting agent we have been dealing with in the pas two weeks in Liverpool. I comparison with how we have been received (Venmores was a joke!! Almost no care for us when we went by the agency. We have been attended by an unpleasant bored desk girl, then after a viewing we learnt that we had to pay non refundable fees to apply for a property that we had no guarantee to have since there was other potential applicants. That's what I call con artists!), I fairly suggest you give it shot.

The worst customer service we have ever received, this place really is a joke of an estate agents. We had rented through City Residential for a year with no problems, then our landlord decided to change to Reeds Rains City Residential Liverpool in Dec 2015, and that when all the problems began. We received a letter notifying us that we were late on the payment, we advised them that we wished to keep the payment on the same date as at our previous estate agents and the payment was not late as we paid on a later date, they said they would change this date. The next month we received another letter advising us the payment was late, yet again we contacted them- and no payment date change had been made, they also complained about the lack of reference number on the direct debit details we made yet me never received any correspondence from Reeds Rains to let us know this reference number? We then received another letter, stating that we had completely missed a months rent- which we hadn't. It then took 2 months of phone calls- and the same answer that they will get in touch with the accounts team and call us back- of course they never did, time and time again. Despite bringing in proof of bank statements to show when the money was transferred and also a statement from our previous estate agents that all our payments were up to date up until we were transferred over, they were unable to give us an answer. Finally after two months they then agreed that a mistake had been made on their part and we was up to date. No apology. We then had constant inspections every 3 months- which we found utterly unnecessary having two a year with the previous agents. It was also laughable that when the inspector came around he complained that we hadn't replied to an email that he'd sent to arrange the inspection and then had to call us, yet at the end of the inspection he slipped up by asking for our email address as he didn't have it? After another year of living in our flat in Liverpool City centre we decided to move a little further out. We saw a few potential places, two of them being with Reeds Rains, my partner wanted to look elsewhere but we decided to give it a chance. We organise a week in advance on a day we were both off work to go view the place, we waited 20 minutes- no sign of the agent- we called and they said he'll be there in 10 minutes- but would be like to re-arrange- we said no we'll wait- they seemed annoyed at this. After waiting 45 minutes the agent turned up. Gave a half hearted apology, then attempted to show us the property- he started going up the flight of stairs until we informed him that it was in fact a ground floor apartment that we'd come to see, he also didn't know which door was the flat we were going to view? It really was a joke. After this experience, I then cancelled the other viewing, to then receive a phone call on the day of the cancelled viewing to ask where I was? When we finally moved out and gave 1 months notice we received no confirmation that the email had been received, which lead to another phone call. When we moved out we were again accused of missing a payment. It took another month after we'd moved out to get this sorted. So of course our deposit was then delayed being refunded by over a month. All because of the complete incompetence of the staff. The place really is a joke and I really don't know what they do all day in this branch, as they're clearly not returning phone calls. We were also in a group email with our landlord to sort out the 'missed payment' which he agreed we didn't owe, and he was complaining also about their lack of correspondence and action taken on getting the flat advertised for new tenants. We had nothing but problems with this agent and it has been a breath of fresh air dealing with our new estate agents as 1. they answer the phone and 2. they do things when they say they will!!!!!

Honestly the worst experience with an estate agent I've ever had. It took weeks and weeks past the point of the deposit amount to be returned for them to actually do it, making excuses like the money "bouncing", the accounts department not being in, and other shoddy excuses. They say they'll call back and never do, and do not show any regard or care for your needs. Throughout the tenancy we reported issues with the flat and reminded them in several email, all to no avail and our emails were mostly ignored. They're incompetent, they lie to you rather than admit the mistakes they make and are just looking to hold your money for as long as possible to sort their cash flow problems. AVOID - I wish I could give 0 stars.
