My property manager is Georgia, who goes out of her way in EVERY way. She really cares about her clients, resolves issues quickly and deals with enquiries promptly.
Also, today, I had a visit from Alan, who too was incredible. I was nervous about him coming to my home, but his sense of humour and his gentle nature quickly takes the nerves away.
Every member of staff that I've dealt with at this branch have been professional, whilst also friendly and relatable, which is very rare, these days.
I just wanted to leave this review, as I feel people are always quick to complain, but slow to compliment.

I rang to book a viewing for 2 properties on Friday morning, explained I was a cash buyer. The lady who I spoke to said there was nobody from sales available but took my details and assured me I would get a call back shortly. I waited all day and all of Saturday. Still no call back. Service is not good I am only glad that this office wasn't selling my property as they have now lost a potential buyer as I wouldn't buy through them. You would think that in the present climate that someone who has cash and is ready to move would be a priority. All I can say is that if you have a property for sale with them and aren't getting viewings this could be why. Sadly this seems to be the normal in this country now no-one cares about service. A sign of the times that one star reviews are more common than 5 star ones.

Emily did our initial listing, all dealt with quickly getting it onto the market with pictures and listing, and we had an offer within 2 weeks of being on the market. Unfortunately, due to no fault of theirs, our sale fell through. We got lots of support with this from the team.
Olivia then took over, got our house back up on the market with new pictures and videos. Again, we got another offer within a few weeks.

Our Sale journey has ended and we have finally completed thanks to a special person called Jen Box:) and the team in St.Helens. Despite set backs even to the point of buyer pulling out at last minute, Jen kept us going! went above and beyond to keep our spirits high by showing no end of empathy towards my family especially during a time when my mother has been so poorly. Never felt out of the loop we were given constant updates and no ask too small. Jen rapidly became our crook, a genuine person who you could rely on and trust, we were always made to feel No1 regardless of how many Sales/Purchases there may have been going on in the background. Moving home is stressful! Our estate agent was Jen Box. From the outset we got a good feeling. Jen was friendly, knowledgeable and sympathetic to our needs. We were given a very good thorough explanation of where our property sat in the current market and we felt confident that the valuation was reasonable and gave us a good opportunity of a quick sale. We set up a WhatsApp group which was an excellent way to quickly update the process. We had a few minor hiccups but the communication throughout was excellent. We achieved our valuation price and although Reed's Rains fees were slightly higher we felt it was worth paying the extra for the quality service. Thanks to Jen for all her efforts which helped the sale move quickly. Would definitely use Jen Box and Reeds Rains again if needed.

Georgia was amazing, We booked to view a flaat within a couple of days, Once views me and my partner were very interested. We wanted to pay the deposit and move in within 1-2 weeks. Georgia called us the same day and took our deposit and from there was avaliable to speak to from opening till close (via email or call). Any questsions we had we had an answer within the day. Calum was an absolute star. I was purchasing a property that their branch was letting out. Calum called me at first regarding something else but then became my main point of contact throughout the whole purchasing process. At one point he found out before the sale went through that the seller had not gotten an up to date electrical certificate despite saying he had one. That was sorted quickly.
The property had a tenant in situ and many family issues befell the poor chap. Calum kindly sorted out all issues and assisted the tenant where he could. He even helped the tenant fill in energy rebate forms.
Calum kept me informed throughout the whole purchase process. He kept me informed more than my own solicitor and he explained everything thoroughly to me.
The new tenancy agreement was already in place by the time the sale completed.

As first-time landlords - myself and my partner were nervous about letting our home out. Upon meeting Jen, she talked me through the whole process of letting, how they carry out reference checks etc. On viewing day - Jen called me after each tenant to give me an update, which was very much appreciated and made us more relaxed. Jen knew we were nervous and did everything she could to ease us. Both Calum and Jen are always on hand for all our questions (many questions with being new landlords) - they were patient, informative and both soo extremely friendly! Calum has kept us up to date with every movement - from our house going live on the market, to how many applications, referencing etc. Calum checked in at every stage to provide updates and answer my endless questions. Having had a few agencies quoting for us - at first I was dubious with going with Reeds Rains with them being St Helen’s based and not Warrington - however after speaking with both Jen and Calum about how they reference tenants (which was super important to us) - they stood out amongst other Warrington based agencies and it was a clear, easy decision to use them to let our house.

Someone always answered the phone within a few rings and mail messages usually received a reply within the hour. It also helped that they have a chain of offices with a couple near me, so I could take in documents locally if I needed to. At the start these guys seemed just like any other Estate Agent, extremely keen to get you signed up, saying all the right things and being very positive to get you on board. Yes they did get the house sold, but given the current market any other agent could have done the same. That's when the problems began, lack of chasing, lack of communication, lack of relevant and important information, constantly having to call them to then be told often inaccurate information or information they had to hand days ago but neglected to pass on. Constant excuses include we're really busy at the moment from the most useless of them all Hayley. Whatever you do avoid these at all costs. I could rant more and make derogatory remarks about most of them but at then end of the day they are just very inept individuals with very little experience or qualification unable to deliver any semblance of customer service. I am still waiting on them providing relevant information, which has been holding up completion for over a week now. They are refusing to chase the information and seem to actually be taking great pleasure in causing us more and more problems every day. I would recommend that you look elsewhere when it comes to an estate agent, don't be fooled by the positive attitude to get you signed up, it soon degrades into downright stupidity.

After being messed around by a tennant and an 'unhelpful letting agent in the local area' I can't believe how much their professionalism has put another local letting agent to shame. I wish I'd been with them years ago, and would urge serious landlords to stop wasting time and money on other letting agents. Although landlords may consider the costs to be slightly higher and think they are saving money in my opinion, Reeds Rains offer great value for money, also, their insurance cover for landlords including legal cover by arc legal has saved me a lot of hassle, and been very helpful in responding and recovering money owed, again, very well worth the initial amount paid!by going to lesser letting agents EXCELLENT.

Having a tenant in the house could have been a difficult sell but Reeds arranged it so that we had one day of viewings and as little disruption to my tenant as possible. The house was sold on the first viewing day and Jordan kept me updated all through the early stages and was always on hand to help with any information I needed. After looking at other estate agents in our area we decided to go with Reeds Rains due to their professionalism and friendly style. Their knowledge of the market in our area became apparent when they were able to sell our house in 10 days. They did this by professionally marketing the property, we were particularly impressed by their online ‘doll house’.
Unfortunately Reeds Rains recommended a conveyancer to us that did not meet our expectations. This resulted in major delays to the sale of the property. To their credit Reeds Rains accepted that they should not have recommended this conveyancer and were very apologetic.
The staff at Reeds Rains worked very hard to progress the sale and were very supportive when we got a new conveyancer. In particular Jane Kerrigan, was always contactable and was a very strong advocate for us through the sale. We found Jane to be very professional, friendly and we felt that things were progressed much faster because of her.
All of the staff at Reeds Rains St Helens were professional, had a knowledge of our case and kept us informed with frequent updates. If I was selling a house again I would use Reeds Rains and would recommend them to anyone selling in the area.

Emily, Stephanie, Jane and the whole office at Reeds Rains in St Helens were brilliant. They sold the house within a week at over the asking price. Another agent we saw suggested listing it at £80k. Reeds Rains suggested £100k and told us houses like ours were often going for over the asking price. Within a week we'd had two offers of £110k. So glad we didn't go with the other agent!

Disgusting. Avoid ! Staff are horribly rude. Please get recorded phone calls as it's pretty much our say vs theres.
Julie just turned up for my routine inspection, I was on an important phone call and asked please could I have half an hour or even just a bit of time to wrap up my phone call as I had waited for this meeting for ages. (Housing phone call because Reeds Rains issued me a section 21) Julie proceeded to show me a key for my own front door and TELL me she IS coming in. It was very passive aggressive and intimidating and uncalled for when I pleaded for just abit of time. Every single dealing with reeds rains had been upsetting. Please avoid especially young people, people with mental health problems or anyone vulnerable because they do not give a stuff about there tenants and you will not feel like you have a home but a house they allow you to live in.
Long rant but I hope people read and avoid this agents. I regret it and just hope to find somewhere soon to put this behind me.

I’m sorry but I cannot give better than this. Even if the agent who I got assigned to after I requested for my tenancy to be terminated was nice and helpful.
Agency shared information about the property and different kind of checks to a person who moved out from the flat 3 years ago. After asked (me and the previous co-tenant also) for new contract and the person to be removed from the emails on various occasions it’s still didn’t happen. Customer service was really poor. Ellie who took over my case in the past month was really helpful though and tried to get the best out of an already existing poor situation.
So Ellie 5 stars, agency -1. Good luck!

The whole experience with Reeds Rains is quite pleasant. Early this year I bought a property from auction with this estate agent. Mr Jordan Hughes is very professional and efficient. During the process I mentioned I have an empty property casually with Ms Hayley Hughes. Surprisingly I quickly received an email from her said they want rent it out. Because their quick response and good google reviews(which I searched on the internet), I give it a try. I didn't expect them to rent out quickly but surprisingly my property rent out in about two weeks. They understood my concerns. Rent high or low is not the most important. I need good tenant and can receive the rent on time. Ms Eleanor Wilson is very helpful and polite. So I also decided let them rent the property I got from auction early this year. Many thanks.

Ellie was fantastic moving us in, unfortunately it has been absolutely terrible ever since and I can not express how bad the whole experience has been, promises not followed up, no communication, unprofessional responses and moved us in to an unfit and unsafe property and we’re still fighting to have issues resolved that shouldn’t of been there since we moved in, it has also come as an added expense to ourselves that we did not account for when we agreed to move overall has been the worst experience and a massive let down!

I have purchased a property marketed by Jordan Hughes at Reeds Rains. Jordan was a very pleasant, well presented young man, with a professional and friendly manner. The sale became protracted due to legal issues made more difficult by Covid and two lockdowns.

Throughout the referencing process Elli keeps us up to date at all times and bless her, was very understanding to all of my calls regarding the referencing process. I own a flat in St Helens and Reeds Rains have looked after it for many years. The flat has recently been vacated and I cannot praise Reeds Rains enough for their efforts to get a new tenant which I would think has not been easy for them whilst we have all been dealing with Covid 19.
Within days of the last tenant leaving they had arranged many visits to get a new tenant for the property which has now been agreed in very quick time. I am very grateful to them for their professionalism and in particular Hayley Hughes who went out of her way to advise me about the work needed following the flat being vacated by the last tenant and other advice which has been very helpful. Her colleague Ellie has also been very efficient in advising me about certain aspects of the changeover.
I really appreciate their help and advice and I am very happy to recommend them if any new landlord is considering which agent to choose to look after their rented property.

Jane Kerrigan really looked after us and was great, we sold relatively quickly and the fact that Reeds Rains did all the viewings on our behalf was invaluable. Their fee and the solicitor’s fee (Their suggested solicitor) is a big outlay and yes, you can get cheaper deals elsewhere, but all things considered it was definitely worth paying the extra. Our solicitor was excellent. Your house is featured on many websites. We had total piece of mind that they were doing a great job on our behalf.
We only had a couple of little niggles.
1. We didn’t like having to pay £150 for photographs of the property up front and the images were not as impressive as initially promised. They were okay but not as good as expected.
- We are supposed to get £150 cashback now that the house is sold.
2. At first we found Reeds Rains didn’t keep us up to date with viewing feedback as much as we would have liked. We voiced our complaint and this definitely improved.
I would 100% definitely recommend Reeds Rains.

I’ve been using ReedsRaines for a few years now, my property is fully managed as I live about 200 miles away, so I rely on the inventory check in/out reports and property visit photographs to help me assess any repairs. I’ve managed to do most of my communication & instructions by email if so I’m travelling its nice and easy e.g. if they call me for anything urgent they follow up with an email so I can pickup messages and approve anything when I’m back on the internet.
The regular checks on the house with a report enables me to keep the property well maintained, the same contractor has been carrying out all the maintenance for 5+ years so they know all the history of previous repairs, this includes, heating, decorating and general repairs.
As this is fully managed, I rely on them managing all the legal requirements for safety checks on gas electricity and carbon monoxide, this is always carried out annually.
I receive a statement every month which details the expenditure, rent received and expenses, these are great for backup for my tax return as they are also electronic. When there is a new lease the tenant checks are very thorough and I usually have a choice to select one of the tenants that has passed these.
Overall a very professional service to a high standard with friendly and helpful staff.

And encouraged me to have a chat with their financial advisor Victoria Simms, and it’s the best thing I ever did. Victoria has sorted out my remortgage & transfer of equity. I cannot thank her enough!. She is brilliant at her job, shows real care, understanding and empathy, and goes above & beyond her role. She is so efficient and kept me updated throughout. The tenancy process went very smoothly & I was happy, however the tenant had a change of circumstances that needed close management. I went to view a property for rent which Reeds Rains had available prior to the Christmas period. I was met at the property by Kayleigh who was punctual and friendly and dealt with me in a very customer focused and professional manner. She was also very knowledgeable and able to answer all the questions I had on the house and the local area.
The house was almost perfect however the second bedroom was a little on the small side so unfortunately was not suitable. The service I received was outstanding and I would recommend to all.
