Contract
Now i really appreciate the contract was clear and a draft was delivered few days before signing was required.
All main things were written, e.g. how many days have to give notice, responsabilities and so on
During tenancy
They have addressed all issues we raised in pretty fast - usually few working days.
They didn't bother us without good reason.
End of tenancy
Accepted online end of tenancy notice and returned the deposit. They also accept the house to be cleaned by us as long as it left in a reasonable state
To compare, the house that i rent now is managed by Hunters Estate, none of above are met until now. Hunters estate sent the draft contract same day as signing was required, is not clear and mentions laws that i have to search instead of dates/rules, is full of (if applicable) entries and are slow to respond to any queries.

Really communicative and professional.
During my 5 years of renting in Leamington Spa, it was one of better experiences. Had no problems with them. Got my FULL deposit back without any issues or arguing.
As an example, with R A Bennett I needed to get solicitor help to get my deposit back. For real. Avoid RA Bennett at all cost, they will try to SCAM you on everything.
Compare to them, Sandhu Estates are angels.

I have had a mixed experience with Sandhu estates. On the one hand, on the occasions where repair was needed or an appliance broke, they sent someone to fix it very promptly. However, when we moved in the house was filthy. It had clearly not been cleaned since the previous tenants- the kitchen and bathroom was mouldy, and there was bird poo on the mattress in one room from when a bird had got in through a damaged window (and they did not offer to replace the mattress). Bear in mind that the flat was directly above sandhu estates and would only require a walk up some stairs to come check that the property was in good condition. After going to the office and complaining they sent around cleaners, but this was 5 days after moving in. Additionally, when we moved in there was old furniture outside in front of the flat, much of which is still there and will probably remain there.
All in all, not awful but not great.

Have lived at a property let by Sanshu Estates. From day 1 they have been supportive in any query. Be it any appliance stopped working or any major minor repairs, they have been ready to help. Property has been kept in very good condition for letting. Even in the end they have been fair and didn't made any deduction for the wear and tear where some high end agents won't leave this moment to rip off the tenant and will do their best to deduct as much as possible. Thanks for the wonderful experience.

I have had a mixed experience with Sandhu Estates. Initially they were very helpful; responded promptly and politely to emails and made sure all my queries regarding the flat were properly and accurately answered. However, when was an occasion where I locked myself out of my flat and needed help to find a short term spare key, where I was met with terrible customer service from a lady in the office. I had left my key with my sister by mistake and thankfully, my very kind landlord let me back into my flat that evening (as my flatmate was at home in London that weekend). The next morning I couldn't go into work as I didn't have a key to lock the front door so tried calling Sandhu for assistance. The office, which was meant to open at 9am, didn't answer any phones until 11am, by which point I was very stressed about missing work. I spoke to the lady about misplacing my key, assured her that my sister would send it in the post so I hadn't lost it entirely, but instead of an acknowledgement of the fact I had waited 2 hours for my phone call to be answer, I was met by a level of rudeness that shocked me. I have never been spoken to so badly by any person in customer experience before. I walked to the office to collect the spare key and thankfully I was met by the lady who gave me an apology. She did say it was a stressful morning (as it was also for myself!) so we were both feeling tense. I also got the impression she doesn't usually work at the desks and in contact with the tenants so perhaps that might have explained the way she spoke to me, but it definitely left a lasting impression and made me rather uncomfortable for the remainder of my time in my flat.

I would say I would give a mixed review.
Signing our contract and beginning the lease was fairly easy and well-facilitated. They were clear in all of their initial communications. When issues arose throughout my time in their property they were, on the whole, helpful, although not without exception.
However, the house was in a disgusting state when I arrived. There was still food on the floor. It was absolutely filthy and unacceptable. It also took the best part of a month (30 days) to get my deposit back from them, at the end of my tenancy, which is not very impressive. Notably, in every email that was sent at the end of the tenancy, they were extremely keen to stress their desire for a Google review, yet did not seem to have time to communicate the decision on the return of the deposit in time, or to actual transfer the funds in time, which was extremely disappointing.
I should also add that the house was not in great quality. When we arrived there was a rotting chair in the garden, the fence was broken, the house was filthy, and the quality of parts of the house was poor. This was again extremely disappointing.

We had a great experience with Sandhu estates right from the start of our agreement, throughout our agreement tenure of 5 Years. During the tenure we extended the contract multiple times with absolute ease and at best admin cost you could expect.
