The customer service they provide is absolutely appalling. I have no idea how they have this business up and running, yet, how it even continues.
Their tenants steal parcels from other buildings, and this company does absolutely nothing about the situation.
The building they manage is dire. The site looks so dated, sad and filthy.
There's rubbish and fly tipping in the car park regularly, and the site just is not looked after. There's no sense of care whatsoever, it's absolutely bizarre.
I would avoid this company at all costs. They're rude, not bothered for you, or any serious situation that may arise.
Thank you for your unconcerned phone calls, awful neighbours and dirty community.
I hope you find some manners, professionalism and actual dignity in the near future.

I have known South London Estates for years, but I have only used them now for the first time as a Landlord to let a very difficult commercial property i had vacant for over 5 years, what should I say, if I can give 10 stars I would.
Sruli, was professional from the first phone call to the last, within a week of instruction he had 5-10 viewings, he cleverly vetted each one and held my hands for the last 3 months until a 15 year lease was signed and completed today.

Very, very dodgy unprofessional company. Have given my partner misinformation and have failed to provide the information requested and required stating 'we can give you the information but we will probably refuse, you need to ask your solicitor'. They also stated they wouldn't be giving us any information without us paying 'upfront of £500+'.After going back and forth they confirmed we didn't actually need the solicitor and that they could just speak to our estate agent who kindly got us the information for surprise surprise - free! The man on the phone was extremely rude and argumentative and we got overall bad vibes from the company. They haven't responded to a single email over the past 2 weeks and rarely answer the phone.
Very dodgy, will be telling all friends/family to avoid!!

If I could give 0 stars I would - our whole apartment block (30 flats) has been left without hot water and heating for 10 and a half weeks and counting - illegal by the way. Barely any correspondence or attempt to resolve the situation.. maybe because we're not in London? Who knows but either way scumbags - stay away.

They avoid doing work at all costs, will fix something once it destroys your flat but will then charge you thousands of pounds on top for the "privilege" of them sending someone to not fix the problem you have been reporting for 3 years. Avoid at all costs!

This review is specifically for David on the Maintenance Team because I am not even a client of South London Estates (SLE) yet he has saved my day not once but twice.
My upstairs neighbors are clients of SLE and they have had two issues that directly and significantly impacted both my flat and my quality of life. Despite numerous phone calls & emails to SLE + my attempts at seeking help from various third parties, no one came through like David did.
Not only is David incredibly professional and thorough, he is respectful and genuinely empathetic. You simply cannot ask for better service or a kinder person in your time of need.

Sruli has to be the best Estate Agent I've ever experienced working with, from the beginning to the end he's been extremely accommodating. David unblocked my blocked sink which caused me huge pain, as well new door handles and high standard painting and decorating, huge thank you to Dan for fixing my boiler door, new floor strips and new taps in my kitchen. Take a piece of advice and do not use this company. Property was advertised by leef property which is an office based in warrington, the landlord is not a person it's livingway Ltd... and finally southlondonestate that's managing the house. I and my partner needed to move out sooner than our agreement ended as we were facing financial issues because of Covid-19. We tried to speak to the landlord through southlondonestate and use the Government's advice that asks landlords during times like the one the world's been having now to be understanding even if there is no break clause in the contract. Well I think you figured by now... They never tried to help me... Quite the contrary. Wasted our time, money... And of course we are nobodies for big companies like this... Speaking to any of them over the phone is a nonse task... They treat you like you are a nobody who doesn't know a thing in the world. Absolutely impossible to make them understand what you ask them and every single time I called them I needed to explain everything right from the beginning even if there was 5 minutes between the calls. I got promised several times that I would get a call back... Well well... I didn't. Reported boiler switch that broke down... After 2 months? Still not fixed. Use any of their properties with great care, go for a brake clause before you sign anything and be sure to have records on evrry single word you communicate with them... If you are an expert at these, still not recommended... Long term headache is waiting for you in case you go with these people. Take a piece of advice and avoid these unreliable people. It's been 4 days since the new tenants moved in and I still need to fight for my deposit...?? How I would describe it? It's a bad joke... Or even worse. It's a never ending nightmare...

Even during the pandemic they sent out expert technical help to resolve my issues when needed. So if you are looking to rent you can’t do any better than the service South London Estate offer.

I let this property through Julian Wadden in December 2018 and unfortunately, things went very swiftly downhill when South London Estate entered the picture as property managers. I have finally given my notice in at this property, so feel I can now leave a detailed review of my experience without fear of retribution.
I will start by saying that the property (a flat in Stockport, Greater Manchester) was overall in excellent condition - a new build, in which I was one of the first tenants to move in. However, I encountered a number of problems.
I moved into the property in early December, and did not have working heating until February - it might work intermittently, and then switch off. After a complex manual reset process, it would work again for a short time, and then switch off. During this period, in Stockport we were experiencing temperatures in the minuses. Maintenance finally arranged an appointment for January 16th, but cancelled this at the last minute with no explanation. When the developers eventually attended the property in early February, they reported that the heating was not working because a) it was switched off at the wall b) the heating was not working because my furniture was too close to it. Both of these were totally untrue. The developers also stated that the heating was now working, but by the next day, it was not. I was also told that I may be liable for the costs if the developers had to come out again. Up until this day, the heating in the living room cuts out after a short period and needs to be constantly reset.
The second issue I encountered was that I had no internet until mid February, 2019. Again, the communication from Maintenance around this was very poor and it became clear that only on January 7th, one month after I moved into the property, had a request been submitted to Stockport Council for permission to dig in the road and install the cable required. This was very disappointing, given that I had been rushed into moving into the property before it was fully equipped - I had asked beforehand to delay moving in until after Christmas and was told that I must move in early December if I wanted the property.
Our building was a new build, attached to an established block of flats. A neighbour who worked with vulnerable people in the community told me that this older block was known as a 'party house' with significant drug abuse and even a brothel. On many occasions, non-residents mistakenly entered our own, quieter block - which led to litter, a strong smell of weed in the corridor, the banister being ripped from the wall, and cars being broken into. We discovered that our block had been given the same security PIN on the door as the block next door - which just seemed ridiculous. We requested on October 16th that South London Estate change the PIN, and were told it would change on November 20th - by November 25th it still had not changed and we were still struggling with intruders. At around this time, South London Estate asked for a rent increase.
A further frustration was that, after signing up for the property based on its advertised free parking, South London Estate decided to enforce a £50/month parking charge, on top of a £20/month rent increase. At this time, South London Estate were advertising an identical property in my block for lower rent and free parking - I would have saved over £1,000 over the course of a year by moving into that identical property, but unfortunately it was snapped up before I had the chance. I managed to negotiate the parking down to £20/month, which still contributed to an overall 7% increase on my rent from the previous year.
The overall conduct from South London Estate was wholly unprofessional. Emails often went completely unanswered, were littered with spelling mistakes, and at one point I was addressed as completely the wrong name. I also question the logic in having a property in Greater Manchester managed by an agency in South London. Maybe some outfits would be organised enough to pull off this logistical challenge, but not this one.

South London Estates was recommended to me by my daughter in law, I was moving back to my home country and had to leave them in charge of finding me a tenant. Which they did pretty quickly. Sruli was compassionate and polite, he spoke me through anything I was not familiar with. On viewings I found Sruli to be positive and accurate, he made the effort to ensure the information he was passing on to prospective tenants was accurate. On the paperwork side of things, Sharon was efficient and friendly, she called when she said she would and was proactive in assisting resolving any pre-tenancy issues. I would highly recommend this agency. Even when I did not opt for the Management service Sharon went above and beyond assisting the tenants with getting up and running. They done a really good job and I would use them again. Thank you Sharon, Sruli, Will and Eli

Nearly all these comments are fake accounts so dont listen to what being said.. South London Estate are not a good service they like to promise alot but deliver nothing. Management are have thrown racially offensive comments when dealing with them. I do not reccomend this estate agent. Very poor service.

As a landlord, I've used many agents before, however the staff at South London Estates supersede them all. They always work really hard to get me good tenants and Sruli, is very personable and professional at the same time. Eli, the company director always on top of things, ensuring everything is top notch. As a landlord, I could not ask for a better company to manage my property.

South London Estate are great with there customer service and their homes are at great standards. In the time that I have been in their home which is a year and a half to date (5th August 2019). I only had to deal with on issue which was the drain. It took them less than a week to repair and their has been no further issues.
The flat is newly decorated and the communal areas are very nicely decorated too.

I have been using South London Estate on Brownhill Rd SE6 for Five years now and they have always found me excellent tenants and the management services provided by friendly and competent staff. I no longer live in London they make the process of running a property from further afield all that much easier. I would recommend them to anyone in this area. They are also very conveniently located for public transport which makes the rare occasions that I need to pop in to see them easy. I have used many different agents around the country and their admin and procedural side of things is as well organised as their front office (which is not always the case in my experience).

Agents at the beginning were poor but the maintenance #Eli is the worst person I have ever dealt with. The windows i. The flat we're single glazed and Eli stated we broke them and charged us for the damage when infact they were seriously damp. They were green.
The oven and floors were also black when we moved in. Considering they offered us £30, this does not cover half the cost To get a professional to clean the oven, never mind the floors.
The boilers in the building are linked to all the other flats, therefore the water is inconsistent. At time you could be in the shower and the water would turn off for a good hour. Advised SLE of the matter and they refused to come and fix it. I have been here a year and it is still broken to this day.
I will never use SLE again in my life!!

AVOID...AVOID..AVOID!!! Whilst in one of their properties, my neighbour and I were subjected to a group of men letting themselves in and threatening us. They were looking for a Gas meter that isn't even in the building...in fact no one knows where it is! I contacted the agency to complain and get an explanation as to why they had given the keys to these thugs...only to be treated like we were lying! They claimed that they knew nothing about it. The following week, it happened again. This time they waited until I was out and let themselves into my flat. I contacted the police and the office again. Told them that I was having the locks on the main door changed and that I was billing them for it and they were not being given a copy of the key. I never did get the money back.
We then received a telephone call.stating that the Landlord was selling both properties. Less than a week later, we received court papers and it stated that WE were paying the court fees!!! I thankfully had another property to move into. I contacted them to say I was moving but due to being seriously ill in hospital, I missed the date I said I'd be out of the property by. A friend contacted them on my behalf, only to be told that they were charging me £22 a day as they were losing money. I later found out that they were still receiving Housing benefit for me.
So, not only did I lose my deposit but they still took the money from the Government!!!
The property had major subsidence, the stairs were wonky, the rent went from £675 pcm to nearly £800 in a few weeks before being told it was being sold ( knowing that Housing benefit wouldn't pay that amount for a single person). A Mickey Mouse agency whom are more interested in taking your money and then finding loopholes to not pay your deposit back. I have tried to contact them about the deposit etc but so far they have ignored all forms. Do yourself a favour and AVOID!!! If I could give No stars, I would but you have to put One star to put a review.

I went into South London estates to rent a flat and put down a deposit but in the interim I found another flat even though they didnt have to they refunded my deposit they were always very transparent and HONEST I would recommend to a friend. I only have the highest praise for them especially Anetta and Shanara who even though they deny it I am sure they are twins. :-)

WARNING! This agent is one of the most unprofessional I have ever dealt with, their agent asked us grossly inappropriate and irrelevant questions, they took a deposit from us even though they had already let the property and their agent threatened not to give it back. Finally got the money back after issuing legal paperwork followed by a snotty letter saying they thought my action was an abuse!!! This agent only seems to be bothered about getting tenants who are claiming benefits and even though I am in full time employment their agent kept asking questions relating to what benefit i may be entitled to should i loose my job!!! GIVE THESE GUYS A WIDE BIRTH THEY ARE USELESS, As someone who lets out property in the north of England I would be just as concerned if I was a landlord. If you do part with money to these guys make sure that it is all documented!!!!
