I viewed two rental properties with Mohammed, the first one had a previous pest problem and when I asked for the documentation from pest control to show the relevant work was completed I was told they could not provide it. (Ripon road) - Still available. The second property is on Shorndean street, I was the first person to view and as soon as I left I called the office to make an offer and was told I’d receive a call back, they never called back. I chased them and was told someone else had put in an offer so I couldn’t. Weeks on this property is still showing as available and every time I call Mohammed either avoids me, or has said I cannot offer as other offers are going forward. (Even though I was the first to view it and call) As an estate agent myself I can’t seem to understand why they will only put forward one offer as they are legally obliged to put all offers forward fairly. I will be making a formal complaint against them to the property ombudsman.... Read more

I bought a property from Amity Estates this year they told me it was a probate sale. We had an enquiry from hmrc and it turned out it was only a 50% probate and we needed some evidence of probate. I asked the agent fro some assistance and they told me they cannot get involved ad they refused to help me in any way even thought they could have and they put me in the problem in th efirst place by telling me it was a probate sale where it was not accurate. Had they given me accurate information in the first place I would have been more careful to ask for all relevant information. I recently bought a home through this company and the whole process, from start to finish, was appalling - AVOID AVOID AVOID! The owner was rude and aggressive to myself, my surveyor and my solicitor trying to manipulate me (on several occasions) into buying the property without the correct paperwork in place. If I could give 0 stars I would :) . The fault of one individual has ruined my opinion on the whole company. Avoid JOSEPH ! Light skin & Afro. Avoid him. He thinks it’s okay to rent a mice infested property to me and my 7 month old baby. There was mice in my food cupboard and in my child’s COT ! And he told me there’s nothing he can do, but when I spoke to his colleague, she sorted it out for me the very next morning. He doesn’t follow protocol and you can tell that he doesn’t care about this job, the money YES! But for sure he doesn’t care about the human beings he deals with. Rude and patronising. I’ve complained about mice in my home for 3 months! After I got angry and frustrated FOR 3 MONTHS, I had a 45 minute conversation with him and he had the cheek to tell me he is going to hang up on me because there’s nothing he can do and he has been patient like he is the one that has been waiting for 12 weeks but like I said, his colleague sorted it immediately. Avoid at all Costs, this agency cares nothing more but money! We have asked them serval times to fix the ceeling, replace the seals in the window and to see to the large ammount of cracks in the walls and ceeling, the flat was not clean when we moved in, our flat is freezing! They don't even care we have a 15month old baby with us, they handed the property to us in a unstable and filthy state, we have had their contractors walking in unannounced when we been in bed, they are rude, unprofessional and cold hearted. There's so much more negative things I can write about them. To say the least, they don't care about their clients, they don't follow the law, absolutely useless agency. As a tenant, this was probably the worst experience I have had with a real estate. Unsympathetic, demanding, rude. From the reviews read here, clearly preference is given to landlords and sales, at the expense of tenants and morals. Demanding inspections during covid, even when they knew NHS frontline workers were residing in the property whom were required to self isolate. When asked if there was any support we could get during covid at the beginning, rather than being sympathetic or having a conversation, they demanded we paid on time or else. When a quote was requested for costs against the release of the bond, we were told to accept it or we'll be charged more. Even when an apparent security breach of their IT systems and database, no reassurance that our personal data was safe, or protected. Also has shared other tenants personal information with other tenants, when this was brought to the attention of them, the direct response to me was aggressive and very clear they didn't care. Then no communication was sent out, or apologies sent out to the affected tenants. So, no further communication was sent regarding data breach, or intentional sharing of personal data. No communication to say what they have done to fix this, and what measures were, or would be put in place, to prevent this happening again. I would suggest to current or potential tenants to know your rights clearly. To landlords, ask yourself if your content with the questionable treatment of your tenants.... Read more

Poor and illegal experience with Amity Estates. We were asked to put a holding deposit down before we made an offer, fine we thought, at least we're securing the property. A few days later we find out that another family was accepted as the estate agents had taken multiple holding deposits, which under the 2019 Tenancy Act is illegal. We put in a counter offer which was then accepted, it was then demanded of us to pay the full deposit plus 1 months rent in advance before even seeing the tenancy agreement. Also illegal. Shady and backwards business practices that belong in the distant past. When quizzed about their practices, questions were dodged and ultimately we were rejected because the Landlord had a funny feeling about us, I guess they're not alone in that. Bond is very self assured and has no problem recruiting the right tenant even though it may be difficult for him when an interested party does not meet the Landlords request. I bought a large three storey Edwardian property at Lewisham Park, and was not going to bother concluding as it was huge and I could do better buy two smaller properties instead, but the advantages and potential was strongly highlighted to me, including the ones I did not think about, by the star agent which I later realise was bang on, so I bought it at the time. And the value has been very rewarding indeed to date. Mr Bond Blake was key to this high sale, and the property has been of higher value and increasing yearly since I bought it so no regrets, despite some challenges with the council on usability for HMO etc... but all good in the end. A great team of people assisting you all the way through the letting process, they were always there with help and advice and were tremendously efficient with everything. I found that Bond Blake was very attentive and actually listened to my requests when looking for the right tenants. He was always on the ball and constantly kept me updated.
