I was the tenant for 3 years with Space Lettings. The experience is bad, they don’t even deserve a star, I’d ranked minus if I could. They don’t take their responsibilities as a management agent of the property. They didn’t come for inspection on the last day of tangency agreement and just simply asked the tenant to drop the keys in their office. We have carried out the professionally cleaning as committed. They came back with a list of items that need to be done and want to deduct from our deposits a week after we’d returned the keys. The items they listed out are mostly non sense and at the end they cut down to one item that the carpets need to re-do cleaning. We have arranged and instructed the cleaning company to re-clean by the Letting Manager agreement and confirmation. They even refused to provide the access of house for the cleaning company but to request either us (the ex tenant) or the cleaning company goes to collect keys at the shop. On the scheduled date, when the cleaning company arrived the shop, they said they have no keys and asked the workers to come back later. So the workers go back an hour later, keys still not available hence they can’t perform the job. I called the Letting Manager and state clear if the workers couldn’t get access to the house on the day we agreed, it is presumed the work are no longer required and the end of tangency cleaning therefore been completed with no further follow up actions. This conversation was also followed by email. The next day, Space Lettings requested to rearrange the cleaning without charge!
The cleaning company is charging for the broken appointment and Space Lettings said they have no responsibility to pay for charge.
It is completely a terrible experience with them.
The conditions of house is also terrible. Kitchen flooring was removed and the water leaking problem did not fix.

I have rented my 2 bed house in St Albans via Space Lettings for the last 14 years and have always found their service to be excellent. While I have chosen to manage the communications, repairs etc with my tenants directly, they have always been willing to help whenever I have had questions. Jeremy Rich has been the person I have spoken to most over the years and he is very knowledgeable and happy to share his expertise and provide advice (as are the rest of the team). If I rent my house out again, I will definitely use Space Lettings.

I am a tenant with Space Lettings and wanted to do a review on their out of hours service.
I walked out of my flat with the wrong set of keys in my hand and therefore locked us out. I phoned Space Lettings (office was closed for the day as but there was an option to be put through to the out of hours service). Although completely inconvenient for Jeremy, he said to meet him at the shop and we’d be able to check if they had a key. This was 8:30pm/9pm on a Friday night. I was so appreciative of this service so that myself and my son could get back into our flat. Thank you!

Space Lettings were one of several agents we contacted after relocating from overseas. We needed a short term lease close to the new home we were renovating. The team were efficient and friendly and guided us through the process in a very transparent manner. Very poor service overall. I rented a property through Space and was not given a clear understanding of what the property contained. I am still to receive my deposit after a full month after the hand over of the property and am not able to contact anyone for assistance. Worse still, the person responsible Laura Kidd is MIA when I call them up to follow up. Stay away from this agency - especially for properties in Art School Yard. This is the third property I have rented in and around London and by far this review reflects the relatively poor performance of this agent relative to other experiences in London.

Mould and damp in the property, terrible conditions which made the whole family sick for weeks on end. They had little regard for our wellbeing as tenants. They overcharged us for end of tenancy clean (quoted £400 plus for a clean that other cleaning companies quoted me less then half the price).
It has been an utterly stressful experience. Would never use again. Every single person I've spoken to at Space Letting including the managing director has been a poor communicator.
I'm horrified that any estate agent would knowingly let a property out in such poor conditions (and they did do this knowingly).
From the other reviews it seems that many others have had similar experiences to us, which I'm sorry to hear. I only hope that prospective tenants read these reviews before considering letting a property through this company.

Was my first renting experience. Awful, eventually had to move out. Spent hours cleaning the home when I moved in and moved out.
They too £60 for a long hair on the sink. Argued, but they said they had to get cleaners in.
Had photos of how I left the place. No one would speak to me. Asked to speak to a manager, which they said no.
Worst customer service I have ever come across. Only dealt with the st albans branch and managing director who I emailed. His response was disappointing.

I am literally appalled by the way this was dealt with from begging to the end. Cutting long story short, a bunch of racist, prejudiced and incompetent staff. Disgusting. I kind of knew straight away, as soon as I went to view a flat, that the person on site was a racist and prejudiced human being. Plus so unprofessional, Laura is her name! Just avoid viewings with this human being. Stay away from these people completely, plenty other estate agents on the market. They will surely waste your time.

Space Lettings have been the managing agents for the block of flats where my disabled Aunt had been living until her death earlier this year. From a resident's perspective we found that the SL staff were empathetic to property related issues relating to her home care arrangements but we were equally impressed by the professional service they employed in working with the resident's management company. Very unprofessional and dishonest estate agent. Had to wait ages to watch a video from one of the property they were renting out… then we were told we can’t view the property because tenants won’t allow viewings. We wanted to take the property as we liked the online video. We were told that wasn’t possible and we needed to wait till the property was empty and then come for a viewing. Today I got an email saying that landlord has accepted an offer from someone who viewed the property online. Wish they were just honest and didn’t lie to us as they were clearly submitting offers to the landlord.

In 6 years living in UK, I have not come across a better agency than Space Lettings and the team in St. Albans branch. (and I've moved 12 times so far)
We had to move during the pandemic and the ladies went above and beyond to help us out. Very swift and professional, always responding on time to any queries, checking on their tenants regularly if we are happy, and there's no request they can't deal with while always staying nice and real.
I would recommend to anyone who's moving at least around the St Albans area as this team I can vouch for.

Having rented properties via a few agents within St. Albans Space Lettings have definitively been best of the bunch. They have been personable, reasonable and professional throughout our tenancy.
We mostly dealt with Hayley and Zoe, both really impressed us with their responsiveness with both general queries and repairs. Having seen some negative reviews on here I can honestly say our experience has been the polar opposite, we couldn't recommend them highly enough.
Think its worth reminding those reading these reviews that if you get an unprofessional landlord then it's not right that the ladies at Space take the flak as they are only one half of the arrangement. We never had any significant issues in 2 years, but we also had a good landlord that approved repairs etc. promptly.
In summary one of the most professional teams we have dealt with as long term renters, would not hesitate to recommend the team at Space Lettings.

*Extremely difficult to reach her - no mobile phone & was hardly in the office
*Would leave messages with her colleagues she claimed she never got
*Her email response time initially was days but when it came time to getting money from me that suddenly improved to hours....
*When she did "reply" it was selective, totally ignoring some questions & just giving answers to a few
*I asked for confirmation on the deposit amount as a double check before payment she gave me the wrong figure & then tried to make it look like I shorted the money (by £30 out of over £2k) ???

I have had the greatest experience in dealing with senior sales Agent Nick Doyle from Space Lettings St. Alban's office. It was going to be a difficult transaction from the start with a tenant who was not about to vacate easily. I the seller, live overseas and had to rely on people back in UK to bring this together.
This has been successfully achieved with Nicks help, his knowledge on how things work and his tenacity to make it all happen when I thought all was lost. This is the guy to have on your side as he has the "know how" in order to negotiate. Well done Nick, I truly appreciate all that you have done for me and can only highly recommend you to others who are thinking of buying and or selling. A true professional. Thank you.

I wouldn't recommend this company. I live below a woman with severe special needs who rents with this company. Due to their phone lines being down and her bathroom incurring a leak, she was facing the significantly distressing prospect of having no water. They (deliberately I assume) do not have an out of hours service for St.Albans. I have had frustrating and difficult conversations following the damage to my property which they refuse to inform the landlord of. Luckily I'm not a hostile person but if I were that landlord and perhaps one day decided to live in my property or even pop back I would find that very uncomfortable. Certainly if I considered letting my property this would be enough to put me off. Naturally I only speak for myself, though looking at other reviews (bar the glowing ones on their website ;)) I don't seem to be anomalous.

Showed up to for our viewing appointment to be met with another couple who were late? Or appeared to be late. Instead of allowing us to view they invited them in to view along side us. So we had to sit there listening to them assuring they'd be placing an offer and talking shop while we awkwardly waited to be allowed into the next room...
Some of our questions remained unanswered as the agent hadn't ever been in the house. And clearly the only info made available to her was what was written on the ad. Usually agencies are well informed of the ins and outs. After all, that's part of the business.
Were told that negotiation was acceptable. So we also put an offer and expressed we were willing to further negotiate price (even over asking price) and tenancy length.
No surprise that its stripped off the sites now and when we called (as we were expecting them to call either with a counter or telling us the next step was ready) we were instead told another offer was accepted.
Cool. Glad we haven't been waiting by the phone all weekend for what we thought was the most perfect house or anything.
Is this review being posted emotionally? Yes. Is anything stated incorrect, judging by other poor reviews probably not ;)

Time wasters - they offer properties that are already taken. They even booked a viewing for one of the properties I wanted to see and than called at the last moment to cancel. Made me miss another appointment.

I frst met this agency when looking to rent in St Albans, they were always polite and professional. I always thought I would use them if I were to ever be a landlord which did happen. They have been my managing my property for 11 years and always jump on maintenance issues for tenants. I have always found them helpful and friendly and have never had any issues with them. Unlike other agencies they don't insist in pushing the rent up on tenets every year either which is good for the tenant and I respect as a landlord.

Space Lettings have always ensured they find the best possible tenants for my properties and have always sorted any maintenance issues quickly and cost effectively. I would recommend their service to anyone thinking of letting out their property.

My daughter had the most horrific experience with a Space Lettings.
She was never contacted by return, didn’t have viewings honoured and wasted several weeks of valuable viewing time waiting on a property which they mishandled.
She was made to feel at fault about everything she did and said and was reduced to tears many times.
None of our offers of being a guarantor etc were passed on to the landlord and we were blocked from discussing our complaints and difficulties with the manager.
The staff are not transparent or polite and definitely do not support their clients in a professional manner.
We were asked to be the tenant of the property in question and then no follow up calls were made by them so we dropped this firm like a hot brick and chose a far more superior and trustworthy firm called Daniels.
We should like to warn prospective tenants that this firm should be avoided at all costs.
Shockingly appalling and not trustworthy.

The staff at Space Estates, especially Chris Cirillo were fantastic to deal with. They provided personal and professional service in all aspects of the sale of our property. Chris in particular was exceptional when selling our house, he maintained great communication throughout the process ensuring we were kept in the loop at all times. He listened to our needs and requirements and didn't try to 'upsell' unnecessary services unlike numerous other real estate agents. I highly recommend Chris Cirillo and Space Estates for the selling or buying a house. Their personal, friendly and informative service made for a pleasant experience and a quick sale of our house (which other sales agents failed to do).
