Worst agency ive ever come across. We're tenants for many years - they used us like a cash machine - fees for everything, and we're use to London estate agents trying their hands but these guys are something else. Great for landlords - they essentially ensured we gave him enough cash to refurbish his entire aprtment for free. The checkout guys they hire are incentivised to extract as much cash from your deposit. We were contacted by the tenents who replaced us many months later as they were also ripped off. Proceed for caution, happy to rip off and throw tenants under the bus. Unscrupulous doesnt cut it.
Update: In response to accusations of a malicious review from the Managing Director of Stadium Residential, that is not the case. I was long standing tenant in a property managed by stadium residential for many years and the review is based on my experience. It is telling that the Managing Director instead of requesting for me to contact him so he could look into the case - instead claims my review is some form of hoax or malicious post. I will let people make up their own minds on that. Re inventory clerks being aligned to property management companies - it is very simple - the property agent pays the inventory clerks and they are incentivised to get more work from the property agent. The property agent is incentivised to retain as much of the tenants deposit as possible - they wish to retain the property on their books and landlords value agents that can retain significant % of tenant deposits for maintenence of their property. This is well known throughout the industry and the reason why the government is finally starting to increase legislation on this unscrupulous industry and it's key players. My review is based on my interactions with Stadium Residential as a tenant and tellingly I was contacted 2 years after I left my stadium residential managed property by the new tenants asking if we had experienced problems with stadium as they were being accused of damaging the property. The very same damage I was accused of making years earlier that the property manger had supposedly fixed from retaining a significant % of my deposit. The damage related to patio doors that led out to an outside terrace. On reporting the damaged doors, stadium told us they had hired a Patio Door expert who following a forensic examination concluded the doors had been "Swung on by Adult males" resulting in the damage. An invoice of 3.8k was issued and we're told to pay. We declined and requested access to the forensic expert - no access was granted and we never heard anything about it again. Upon check out a significant % of deposit was retained to fix the doors. Fast forward 2 years and Stadium pulled the same trick on the new tenants re "adults swinging on doors".

Giving 1 because I can’t give them zero! My advice: check thoroughly your check-in report and check the windows, the mattresses (flip them down). Check behind the closets if there’re any stains that haven’t been included in the report. For every even minor defect not written in the report, take a photo and send an email to the agency and keep track of everything. TAKE A DAY OFF IF NEEDED AND BE AT THE PROPERTY WHILE THEY’RE UNDERTAKING THE CHECKOUT INSPECTION. USE YOUR OWN INDEPENDENT END OF TENANCY CLEANING AGENCY. Do not use the agency Stadium will advise you to use. Be very smart and ready to use the Deposit Protection Scheme at the end of tenancy because they’ll try to charge you for defects or damages that were already there or you didn’t do! My flatmate and I went for the Deposit Protection Scheme and it was worth it. Don’t allow the stress of moving to make you accept their conditions at the end of tenancy even if the tone of their emails may sound aggressive or threatening. You can do this tenant!

Great team that is professional, friendly and put the best interest of both the tenant & the Landlord. I always had high quality tenants and this the best thing about you guys (peace of mind). Your search for good tenants is thorough.
I had a complete renovation to the flat without the need to come or supervise the work. All done with Alex's supervision (advising on the flooring and paint colours etc) Actually I have never visited the flat since we rent it out (6 years!). Everything was taken care of.

Stadium have offered top notch management of our unit for us at Vizion7 since day one, more than a decade now. Their staff are highly efficient, friendly and professional. My main point of contact at Stadium Residential was Alex. He enabled a quick turnaround from first viewing the property to moving in and responded swiftly to any queries which I had in a professional manner. The very few minor repairs I requested were attended to in a timely fashion and without fuss. I was asked well in advance about any viewings as my tenancy was coming to a close and consideration was given to my schedule. Moving out was well organised and support provided during this process was much appreciated.

Staff are both professional and friendly, and the process couldn't be easier: everything is done digitally, including signatures, deposit, and move-in report. The concierge and maintenance are all accessible via the building management system.

This is an extremely responsible and reasonable housing agency that responds to tenants' requests on time. The house is of good quality and can be repaired in time if there is any problem inside. Would recommend not renting through these guys.
Their inventory clerks are chase hammond - we had to issue 85 pages of additions for our check-in report for missed issues.
luckily we did this as come the exit-report all of these extras which were skipped as 'unimportant' were flagged as issues in the check-out.....
they then insisted on having to do a second check-out report >7 days later as every issue flagged was proven as existing on check-in....
in regards to the tennancy - during the 13 months we asked for a few things to be fixed
1. a leaking towel rail in the bathroom - to be fair they did organise 3 x call outs, but every time it was left leaking.....
2. A light outlet stopped working - we were asked to try different models of bulbs (which we did), we then proved the same bulbs worked in other light points... we had to wait 28 days to get the light fixed.....
3. we reported a leaking toilet at least 3 times, it was never fixed
4. the check-in report from their clerk showed a loose tap unit in the kitchen, this was never fixed.
5. we used their recommended cleaner at a cost of £300 and surprise surprise they still are asking for £150 for further cleaning, despite the offer of having our cleaner (which they recommended) return if they provided examples of areas needing a re-clean
Update 24/1 - This went to the DPS for mediation. it was claimed £312 was needed to return the flat to condition. We objected this and agreed to recall our cleaner if provided with a list of items that required rectification. We never received a list.
The agency submitted a list to the mediation and of this £30 was awarded to clean some mattress protectors - which if this would have been suggested before mediation we would have agreed to.
If you do rent through this agency ensure you do not let chase hammond complete the inventory as the poor quality of their work created the ambiguity in the situation and required the mediation.

The reply is full of lies:
-Our report was 85 pages theirs was 19. Theirs had so many omissions
- anyone who would like to see the email where they recommend the cleaner for us to use from Goran S please email me. I can also share the invoice for the same cleaner mentioned
- the TDS dispute was for a reclean of £300+ as we used the recommended cleaner we disputed this. It was settled for £30 by the TDS due to the need to replace 2x mattress protectors (at no stage were we ever asked to do this or we would have agreed to close it out).
- the tds noted our clean was of acceptable professional standard.
- the check out reinspection was done 10 days later and at the request of the landlord (not us). If anyone wants to see the email from chase Hammond to me about this please email me.

I used to avoid agencies after having terrible experiences with agents that show you flats that you don´t want to see or call you on a daily basis to offer you properties that don´t match your requirement. This doesn´t happen at Stadium Residential. I came across them by chance because I was interested in a flat advertised online and arranged a viewing with Alex. He showed me the flat and explained me every detail of the contract with patience and clarity. After the viewing, he offered me to see some other properties that same day... I was quite reluctant at the beginning but I´m glad I did it because he really understood what I was looking for and showed me a couple of flats that were amazing. He did such a good job that I end up renting one of the flats that he showed me that day instead of the one I was first intereted in. On top of that, I didn´t pay any fee and we had the option to sign the contract with Zerodeposit scheme. Thank you Alex, you made the whole process simpler and more convenient to me! :)

I have just finished three years of renting through Stadium and I have been very happy with their service! Flat maintenance was proactive and prompt, they were there when you needed them and not there when you didn't (unlike a previous agent's surprise inspections), and they were very helpful in sorting out keys and parking when my brother came to visit from the US a couple times a year. Could not have been happier renting from them, and they didn't keep a penny of the security deposit! :D

Classic letting ready to rip you off! Hopefully not for long with the tenants fee act. A checkin/out report will set you back £180. They are quick to send emails to take money from you, not so quick with sorting maintenance issues though. Would avoid.

I've been a tenant with Stadium for about 5 years now and they have been much better than other agents I dealt with in the past. They are very attentive to our needs and in several occasions when I needed support with the flat they were diligent and considerate. For example, after around 3 years we had a leakage in a pipe in the bathroom and they organised the works required to fix that and were happy to schedule that for when we were away on holidays - so basically we left and when we were back we had a new bathroom. Also small things like extractor fan breakdowns were fixed quickly and painlessly. They also helped with replacing the washing machine when it broke down. In summary, they are attentive, considerate and trustworthy.

Graham even got all my washing done for me when my machine broke making the process hassle free and the machine itself was replaced quickly. They also work closely with a handyman who is really helpful. Really happy with the service.

The service that I have received from Stadium Residential (SR) have been excellent. They've always been punctual and extremely professional. I have also rented in the development next to SR and it always felt very safe. I highly recommend Stadium Residential. Thank you guys for a great service.

The team at Stadium are fantastic. I've known them for 7 years and they have always been incredibly helpful. Whenever I need help or advice on anything, they're quick to respond and do their very best to resolve my queries. I cannot rate them highly enough. Its comforting to know that in the estate and lettings agents profession, there are good guys! The team at Stadium residential are definitely the good guys! Nigel is great and always around to help. And the development their office is in is a great complex - very friendly, sociable and safe. I've lived in the development for 7 years and wouldn't want to live anywhere else.

I wish I could say good things about this agent, unfortunately I cannot. Do not deal with Nigel. Beware when renting from this agency. They deal a lot with the complex across from them which has issues with mouldy rooms, old plumbing, poor internet connectivity and security issues (they have had problems with theft regularly in the past, since the workers who sit at concierge aren’t getting paid enough to care about security measures for the complex). Complex aside, we waited for an agent once for over an hour to show us an apartment and he never arrived (that was a Saturday truly wasted), without any apologies exchanged, he then sent emails non-stop after with an aggressive manner asking us to reschedule the apartment viewing immediately. We ran into him a few weeks later and he exchanged very unpleasant and unprofessional words with us for not renting through him and Stadium Residential.
