Getting better!
Our past interactions over the last several years have been slow and tedious.
However, in the last few months, they have hired a competent account manager called Shila, who has been fantastic, they are swift at resolving issues, and have rectified outstanding issues that were waiting years! Whilst remaining polite and friendly, and apologising for their previous colleagues incompetence. Again, couldn't fault Shila at all, and is a star.

I would like to thank Ali for his amazing help and asisstance during the process of moving in to my new flat. Ali has gone over and beyond with delivering impeccable customer service, very patient, always updated me with the next steps which made the move in very smooth, i collected my keys today, i travelled from Stansted to crouch end as i was running late and Ali told me he will pick me up in the car from the underground station and take me to the office to sign and collect keys, even though he told me he finishes work at 6pm, we finalised everything and he stayed an extra 2 hours just to make sure he got me into my new flat, i would highly recommend using the property company, the best in the area. I have viewed a studio flat, A property at 44A
Mansfield Avenue LONDON GB N15, the agent Manisha had seen me for a viewing and after I saw the place I asked for more information on what I needed to rent the place I only got informed about a holding fee which I paid I wasn’t informed about nothing else. After no more than 3 days I decided not go ahead as the deposit it’s too high for me as a single mom. I am fully vetted with DBS check in Uk and I was asked by the Property Company LTD to use I third party website which I didn’t feel comfortable to share more information with, I am not forced to, I am a single mom looking for a new home and a solution and not to have money taken and looking for more problems.
I need my rental holding fee of £275 back, please.

I had the worst experience with this company. They are very shady. In our case, we were in contact with Shehzaad. We put forward offer on a flat and waited for 3 weeks, just to realise they have never passed the offer onto the landlord. They held our money for no valid reason. In the beginning Shehzaad provided different excuses. After I started calling him regularly and questioned our offer and holding deposit, he said he cannot give any more information and I need to talk to his manager. His manager never called me and I kept calling to understand what’s happening with my money and offer. At the end the guy called Runy saying he is the manager picked up the phone and told me they are looking for someone who would manage the flat on Airbnb for themselves. When I asked him to refund my money asap he said he cannot promise. After keep calling him and Shehzaad several times everyday, my deposit returned 2 days later. If I did not call and chase them obviously they would never contact me and God knows if I would get money back if I did not chase them. Make yourself a favour and Stay clear of these guys. They are very unprofessional and shady. They will only waste your time. Do not trust the reviews here, but go and check their reviews on Trustpilot. You will see what I mean. The address of the flat is 104 York Street. Think twice before sending money to these guys.

The worst agent I have had to deal with in London. We moved into a dirty flat ( the previous tenants toenails, tampons dead insects and the faeces of carpet beetles, cat hair, smell of smoke) with no hot water (left without this for 3 months with no rent reduction).
Upon moving out the agency have tried to take a large amount of our deposit for a professional clean… this seems to be the theme from the below reviews.

Really dissatisfied with this agency, made renting in London a nightmare! Very unprofessional with responses and all sort of communication, I still haven't received my deposit back after a month I left the property. During the tenancy, they didn't fix things, and they didn't communicate with us at all. We would need to ask (and chase) for them to let us know whether the rent would increase or not (and it always did) and they would let us know last minute. Absurd.

AVOID! Scammers. Horrific service from start to finish. Wouldn't want anyone to deal with them. Still waiting for my deposit to be returned. Constant lies throughout the tenancy and always ignored our communications.
- Lived with a dangerous broken coffee table for three years which wasn't replaced. Microwave was never repaired. Numerous broken bulbs and fixtures when we moved in.
- Flat wasn't cleaned before moving in despite being told it had been. Hair on the carpets in a thick layer, sanitary products under the bed, makeup everywhere, dirty appliances, dirty walls, mould everywhere. They are now trying to take our money for a deep clean and various other items. Three weeks after moving out they still haven't responded.
- Called and emailed multiple times but no reply.
- We had to constantly chase for updates regarding all matters. Egzil was incredibly rude to us constantly.
- When they did fix things, someone would come and bodge it and make it even worse. Not proper tradespeople used.
- No notice given for viewings despite stating 24 hours would be given.
- Then to thank us for our long tenancy, they put the rent up by £500 a month...

I have had an awful experience with these estate agents. Constant bad experiences over the last month.
We had a holding deposit down on a flat and then it fell through - and they have not returned it. Constantly feigning ignorance to why it hasn’t been returned when contacted.

Awful letting agency, which wastes your time by not conveying or relaying any useful information, and never getting back to you.
I contacted them to enquire about a property they had just put on the market for rental, asking to arrange a viewing. The person I spoke to on the phone sounded almost annoyed and like they couldn't wait to hang up. They said they still had no availability of slots from the tenants and they would call me back to let me know ASAP. They didn't.
I phoned again the following day, and still the same answer.
I followed up several times to no avail, with some smarmy advisor telling me invariably that one of their colleagues would be in touch. They were just appeasing me, but never really taking any action.
Eventually I noticed that the ad had been taken down, so I gave up.
But good to warn others that these agents are utterly incompetent, and will most likely just waste your time by beating around the bush and not talking straight to you.

Avoid this agency. Everything looks amazing until you move in. And then your life falls apart. They force you to move and cut %60 from your deposit.
Edit: We contacted with deposit protection company and fairly won all our money back. I understood I was not the first when I checked the other reviews. This company tried many times to take people's money unfairly.

Came for a viewing today which was terrible. They advertise the property as ready to move in and what i saw there was terrifying.
Cockroaches running in the property, kitchen drawers falling down, kitchen appliances not working, shower not working, ventilation not working, sink pipe in bathroom not working, water running out of sink, window sticked with plasters, kitchen cupboard filled with newspapers to make the cupboard whole between the wall and the cupboard filled, dirty as an abandoned place.
And the worse part about it was the lying of agents saying it is ready to move in as soon as possible telling me to come on Saturday,when the place is not even up hygiene lowest standards. And when i said all of this to the agent via email and said that if they fix all of that i will come again to check, women with who i arranged the viewing, lied to me saying that property has been let to someone who saw it before me, but the agent that showed the property said this is his first time showing that property.
Definitely avoid this agency as i've wasted my time because they are liars.

Utter incompetence and lazy. Called them and said I want to rent a specific flat and want to put down a holding deposit now. They said, great, it’s still available and just need you to fill a form. Had to follow up so many time… and each time they said “we will send it right now” and then they don’t. I called up after 6 or 7 times and finally was told, “sorry, it’s gone now”- what?????

Awful experience when it came to check out. We left the property in a far better state than we took it in, yet we had just over 50% of our deposit deducted. Pretty disgusting way of running a business. Avoid if you can!

It's literally terrible experience for us.
In terms of 1 year tenant period.
1-)Their team mate without notification came to house for checking.
2-) We had lots of problems from roof, leaking and water dump.
3-) After saying to them we are leaving they sent a huge list to checking.
And they literally looking any deduction from your deposit if they can.
4-) They already decided to cut some part of deposit in terms of dusty grubby for house conditions after left the house
I would suggest to the tenant please be aware they will cut your deposit some reason even not make any sense.

Their Property Management team is slow, lazy and it takes a great deal of chasing for them to address/assess issues in their rental properties. We also had a good 4 or 5 different Property Managers during the 4/5 years we were renting with them.
When the agency finally decided to try and solve the issues we had, they used contractors who couldn't/wouldn't fix the problems, instead they'd just stick a plaster over the issues and hope for the best. Also worth mentioning that their contractors often damaged the property whilst they were trying to fix issues (walking paint onto the carpet, damaging/scuffing the walls, leaving footprint marks in the fresh paintwork, leaving hefty nails all over our terrace...). Damages that we'd ultimately front the cost of.
We couldn't use one of our rooms for the last ~7months of our tenancy, due to an ongoing leak that the agents/contractors could never fix...
Despite all of the above, they still managed to keep 50% of our deposit (for things like broken light pull cords, 'clearing cobwebs' and filler that hadn't been perfectly sanded). If we had more energy, we'd have taken further action, but after years and years of dealing with these guys, we just wanted to walk away from it.
Avoid if you can.

Sales team were good, but don't let that fool you. Lol at all the other 5*reviews - one of the first things the sales rep did was ask me for a review on here.
But once you're locked in a contract this agentis a nightmare. We asked for several repairs, and asked for help with the damp and mould growing in the wardrobes, we waited months for anything to be done, then we were served a section 21 eviction notice. They've advertised the flat as soon as we moved out using the same photos that they scammed us with, and description claiming brand new carpets (they're not) and it's on for £200pm MORE than we were paying. They don't just want paying tenants, they want tenants who don't complain... about the smell of damp and black mould growing on the windows ... Or the silverfish... Or the leaking bath... The broken lock on the front door... the water coming through the kitchen light fitting from the flat above's toilet, or the mould smell in the cupboard, or the mould growing on our clothes. I even had the property manager and his henchmen doorstep me and tell me to move my motorbike so he could park in our space. Lettings agent said it was nothing to do with them. Enough said? Glad to have moved out, they put us through more than a year of nightmares.
Update: as expected, we've been moved out since 22nd April, and still haven't had any of the deposit back. No justification for any deductions except one straightforward repair. Instead of withholding some repair, they withheld it all. The inventory clerk was far more fussy on the check out than on check in so I've had to send them my photos of the crumbs, dust, limescale that were there when we moved in. Flat 10 next to East Finchley tube, don't do it.

customer service here is totally a JOKE. I've just called to ask about letting one of their listed properties and they just shouted at me through the phone just because I cannot hear what the agent said properly. (WHO'S ELSEEEEE - he said).
It's ok that they are the one who has the property and I am the one just looking to rent one. But, the way I was served was EXTREMELY HORRIBLE and IMPOLITE and RUDE.
I don't say the whole staff at the agency was a problem but the one that talked to me via the phone was.. urgh.... It makes me wonder what kind of service it is afterall.

Terrible. Ended up stuck in a nightmare mouldy flat for a year. Had about six different property managers in that time, most of whom were incompetent and unresponsive. Shocked to see that the property was put straight back up for let as it is not fit to live in without some serious work being done to sort out the mould problem. I would not recommend renting 5A Digby Crescent in its current state.
REPLY: It was not a burst mains water pipe that caused the flooding. There is absolutely no way that the mould problem was not preexisting so it should have been resolved before we moved in. Unless the bathroom has been moved from the basement to the ground floor (which the pictures online do not reflect), the mould problem is still there. The works that were carried out while we were there were extremely disruptive and pointless, and even significantly reduced my very limited storage space, which I was not compensated for. We asked to be released from the tenancy immediately, but were made to stay there for a further 6 months, which will have significantly impacted our health and damaged our belongings.

I've rented a property for two years using The Property Company and although I didn't have too many problems, the experience was not great. The flat was handed uncleaned (even though the contract stated that it was professionally cleaned), I had to pay a locksmith when I accidentally locked myself out as they didn't respond and upon closing the contract they reported I broke things which were already broken when I arrived. Also releasing my deposit took very long comparing to other letting agencies I've used in the past.

I live next to a Property Company property. After several months of complaining about the tenants I am still living next to alcoholics and junkies. Promises about them being removed come and go, and no progress is made. They make everyone's life around here a misery. The Property Company refuse to offer any help.
I have been trying to get responses from this organisation in relation to the property next door rented by them. Constantly get abuse from tenants, noise, threats, abuse. I would pity anyone who would rent one of their properties.

We were worried about moving into London with the number of flats we saw that were just tiny one room "prisons" but we then found a listing from The Property Company which looked amazing.
Stayth worked with us to find a time that worked for us with a viewing, and once we saw inside, we took it on the spot.
We had some requests - namely, the tenancy start in a couple weeks (it was available now) but Stayth worked with us to find something that worked and within the week we had our Referrals / and paperwork all sorted.

From the actual company, there were some breakdowns in communication which resulted in us moving in a week later than we had planned which was obviously very stressful. This stress would have been alleviated with better communication with us from the company/referencing teams.

Property company review
This is another average estate agent that only cares about receiving payments on time and always disappear when there is anything else to do to help the tenants.
We are 3 tenants and have been struggling with them for many months now with loopholes of managers not being available or being asked to wait for a follow up. Even though we have been extremely patient and gave plenty of time to know something from them. But every time we ask for a follow up (after a couple of weeks usually) no one knows what's going on or they just ask to send email again, or the person that was lookig after our issue left and nobody seems interested in picking up from where is left. We now have plenty of photoes and email trails as proof, also all of us have consistently tried to get in touch on the phone in a reasonable timeframe, but not even an update has arrived.
This wasn't the case in the beginning: our feidge has been changed and a painter came to do a very good job, however now they can't even fix a shower rail for the curtain and we've been constantly fighting the mold without any help and at the expense of our health.
It looks like the landlord is very greedy and doesn't want to spend even a penny outside of what is considered to be minimum requirement and tries to avoid expenses as much as possible. I think if he would live in a horrible condition like this he would do some works, but instead we live in a house where the walls are thin as cardboard and have to pay a lot of money for heating on top of our expensive rent.
For them is useful to have a group of people that knows each other because we're looking after the house as much as possible and also we didn't need foe rhe doors of our rooms to be rebuilt to have key locks, but this is how we are looked after...
When we came to see the house in the beginning the sales person didn't even know what the house is really like as it was dark outside and we asked what it looks like, he couldn't answer. We later found out that we are surrounded by other houses that are able to look inside our bedrooms unless we completely shut the blinds, therefore we also have lack of privacy at our disadvantage. This has a lot to say on how much they needed to complete the sale as soon as possible.

I had moved into a house when ultimately the tenants moved out, not notifying me, and left me in there without knowing where to go next. Contacted the lettings agency who eventually said they didn't know who I was, as the departing tenants had been subletting without their knowledge. The owner, Andrew, offered me the chance to view a flat in Tottenham which was small and overpriced for what it was but only agreed as he offered to waive the deposit.
I went to the office to sign everything and get the keys. A guy there, Peter Lacey, said he couldn't do that. I should have heeded the warning signs but eventually went ahead in lieu of me eventually paying the deposit anyway (despite his boss' wishes). From there on, it was relatively okay but the turning point was on a day off from work, I had just been to the toilet and leaving it found one of the letting agency's agents letting herself in unannounced. 'Who are you?' she asked. 'I live here,' I said. 'Can I show people round?' she asked and without a yes or no from me, showed a couple around. So I got out.

Nothing was ever fixed, things which needed to be fixed for insurance to even cover us were never looked at, and at the end of our tenancy they overcharged us for damages eight times the amount which was due, we spent 2 months getting this down to what it should have been.

Avoid like the plague. Called about a flat I wanted to see and was taken to another one first (which was horrendous) and given the hard sell.
Finally took the one I wanted. During my tenancy, the whole building managed by the Property Company suffered numerous boiler breakdowns and we went without heating or hot water for weeks at a time during extremely cold spells in winter. Stayed there for 2 years and made improvements to the place (cleaned, painted, had services installed etc.).
Upon vacating the property, I agreed with the letting agent and the new tenants to leave some furniture I didn't need. Was later charged for the removal of these items and my deposit was withheld. Went back to the property to discover none of the items had been removed and the tenant was still using them.
Argued over getting my deposit back and they attempted to draw me into a negotiation stating that the carpet was in worse condition than when I had moved in (despite my using rugs to protect it). Went to the deposit protection scheme and found it all so laborious that I gave up rather than draw out a thoroughly unpleasant experience. My neighbours all had similar experiences of the Property Company, particularly in having deposits returned.
Unscrupulous, dishonest and thoroughly unprofessional from start to finish. Try to deal with a landlord directly if at all possible.

The worst agency ever! They rushed us to pay the deposit but after they took the money they barely assisted or helped us. The operators are quite rude..they promise to call you back but they don't! if you call or email the managers they are unreachable(because they are quitting the job one after the other). These people are showing up only for their businesses or when they need to inspect the property. One evening in November the boiler got broken and we called their emergency number..the engineer said he couldn't come to assist as his manager didn't allow him..we slept in a cold flat with the our rooms so freezing and without having shower...stay away from this agency! Cannot wait to leave this property.

It took forever to have Letting Department to send over contracts to be signed and they did it at the last minute when pushed to do so. Same with deposit: it took almost a month to have my deposit back, and it took me endless phone calls and e-mails to Letting Department to find out if something had gone wrong with check out and have it back. There seem to be no communication at all amongst different departments and the two London-based offices they have. Would definitely avoid.

This company is lazy, doesn't do their job, places blame elsewhere, is not accountable, lies and screws over both their tenants and their landlords.
They don't want to spend any of their own money to sort out issues in their properties. However, as soon as it's the tenants money they can use they'll feel free to get the top range vip service at your cost so they can fleece you for as much as possible to their benefit.
Cost me hours and hours of my time while I was a tenant in one of their properties trying to get them to sort out minor issues that they said they had sorted before I moved in.
I will be avoiding in future and would recommend tenants and landlords to do the same.

We have recently rented a house through the Property Company, and are very pleased with the service we have received. Vincent, the negotiator, was friendly and helpful when showing us round the property (quickly correcting a slight mix-up with the viewing time). He gave us plenty of space to look around and then talked us through the paperwork with good humour and patience. In the following weeks, he contacted us just the right amount of times - not with every little question, but saving us the questions and sending them/calling us in one go, which we appreciated. He also helped us understand the referencing process, which was smooth and went well. It was a pleasant surprise how quickly everything went - from viewing to moving in took only about 2 weeks. TPC also gave us a big box of starter supplies - cleaning things, tea and coffee and so on, which was a nice touch.
Since we have moved in, things have also gone well. It took a little while to get confirmation of gas safety certificate and the inventory, but understandable given how quickly the move-in went. John, our property manager, has also been quick to answer questions, and when we brought a few issues to his attention, they were resolved very quickly.
In short, we can strongly recommend The Property Company for renting a house in North London!

However, we were soon given a new manager - Aliki - who, since then, has resolved all of our queries almost instantly. Forget to get your deposit back. From the initial 2300 GBP they're offering me 800 back. The property is in exactly the same condition if not better, since I had some works done by a handyman out of my own pocket while I was there, due to inability to get hold of the property team to fix stuff for me. They charge 30-50 GBP to move things from place (for example a small seater was found in the bedroom instead of the living room which is where it was when I checked-in. To move it back: 30 GBP). I honestly think these folks are top 1 robbers that think no-one knows better than them. I am now in the process of pursuing legal avenues and will update this with what I get, so that others can follow.
Review for day-to-day Agents
This is by far the worst service I've ever received for a lettings agency. Maintenance issues take 2 months on average to get solved. Things such as window cleaning that are due to be done when the tenant gets in the property have yet to be done in my case. They are simply the worst ever, and on top of it, they're arrogant and condescent rather than customer service oriented and helpful.
First time I'm thinking of taking any agency to court, since they're breaking so many clauses from The Property Ombudsman Scheme that is simply outrageous!

Compared to other big players in the city, The Property Company is a much smoother, familiar and friendlier environment to find your property in London. The professionals working in the Property Company put the client first, and make sure to flex for the clients needs, even with the craziest schedules as mine. Highly recommended!

At the beginning of the week I’ve spoken with one of the agents to arrange a view of a flat for me and my friends. After speaking a bit with the guy over the phone and clarify that we are all professional workers and that we would have to take time off from work (which is precious for the role we are covering) we fixed the appointment for Saturday at 12:30.
We all took the morning off from work and headed to the property. After 15 mins delay from the supposed meeting time I decided to call the agency and see what was going on.
They then told me the appointment was cancelled because the actual tenants didn’t allow the agency to enter the property, that the agent who was following up our viewing was doing other viewings in another area and they he forgot to tell us about it. What to say? I don’t honestly think this is a serious agency to get a house with if this is the way they manage their possible future customers. They didn’t bother give us a call or sending us a message so we could have organised it differently. I hope they will take further notice of this review and do something about the uncaring staff they employ.

My first contact with The Property Company was with Ricky Bloomberg, when he responded to my cold request regarding property management services in general. It wasn’t until 6 months later that we started in earnest to discuss engaging The Property Company to manage the rental of my property. During that interval, Ricky was not pushy but remained in touch. When the existing tenant left my property, Ricky officially took over and immediately discovered the property required significant repair and updating.
Ricky helped organized and managed this fairly substantial project from start to finish, including getting initial quotes to finally furnishing the apartment. During the project, Ricky together with his project manager, Savvas, kept me constantly informed. Once the repairs were seamlessly completed, Ricky began to market the property and, as with the construction project, Ricky again kept me consistently informed and managed to find a tenant in quick time.
During all this while, it is apparent and easy to conclude that the service provided by Ricky is commendable and proven. I felt very comfortable relying on his expertise throughput the whole process. Communication was honest, superb and the overall experience was exceptionally pleasant.

UPDATE: SERVICE ONCE MOVED IN IS ATROCIOUS.
We have been in the Property for 6 weeks. We reported items which required fixing (including a broken bed) soon after moving in and it has now taken 3 emails chasing The Property Company before action is taken. It really seems once they have your money they no longer care!
My original comment is still true for the move in - just pray that nothing is wrong with your property as you will be living with the problem for a long time.

I made an appointment for a viewing and was sent a confirmation email 5 days before the appointment. On the day, I was left out in the rain for 30mins waiting for this guy from the letting agency Property Company, turns out he called in sick and didn't book me into his "diary" so I don't exist. I understand that unforeseen circumstances can arise but there was no communication of this to me. I told them that he sent me a confirmation email and they insisted that I don't exist instead of being apologetic. No manners, and unprofessional. Have been a landlord since 1999 when I moved overseas. Lei, Maria, Savvas and Chris have been working there for that entire time and have been consistently efficient and reliable in their respective departments.
Things were plodding along very nicely until 2013 / 2014 where the property manager assigned to my account was disappointing and cost me financially and, had I not been overseas, I would have changed management agents.

This company was ok to give a flat which was full of mold (when we just stepped in we could breathe the mold)! We've gave 3 weeks notice to paint the flat...or we can paint as well! After 3 weeks they've just before the move...the property company cancelled the contract...if could not figure out this situation...because we've gave notice as well the previous landlord...we were on street as homeless!!! Pure communication...
And the assistant chick could not even count property with a calculator :) :) ok that was funny. Do not trust them!!!!!!!!

Very rude and not the right attitude! The negotiator was more concerned about getting my email address rather than answering my questions about the property. I appreciate you need to follow some rules, but please don't be a robot or read from a script, it's just not professional. And he refused to help me with my search just because I was reluctant to give my email address. To be honest, I gave my email address to a lot of agents and I just don't want to receive tons of emails etc with properties I am not interested in.

I was a tenant for 5 months and I highly recommend the Property Company which has an excellent service. I received an email from my Property Manager 1 week after moving out informing me that I will be receiving my full deposit. I would like to give a big thanks to my Property Manager Agi Katsiris who was always very professional and continuously went out of my way to assist with any problems or inquiries. After I replied to that email with my bank details, I received an email on the same day with a Refund Note from the Property Company attached for my records.

Zero out of Ten. Had numerous problems with the letting agent for this property [The Property Company], noise complaints not dealt with, constant problems with the boiler which was making a noise like a jet plane! Surely that can't be safe. Beware using The Property Company because they seem to think the deposit belongs to them, the scam they used with us is to use a cleaning company Total Cleaning to overcharge the tenants for the cleaning, i suspect collusion between the two, as i phoned Total Cleaning asking for an invoice to be corrected, i was told they would send it to me direct...never did get that, although i got one from The Property Company...odd that! We wasted several days cleaning the flat only to get charged £325 for our trouble, if you are using these parasites, document and photograph everything, sadly i wasn't able to on moving day so i'm £449 out of pocket. I have served a Subject Access Request on these parasites and i will be revealing all when they are forced to comply with it by the Information Commissioners Office, they have ignored it so far, but i'll be looking forward to reading the documents when they are forced to hand them over. Avoid! *Edit* I've just read Ricky's response, complete rubbish, i look forward to you complying with the Data Protection Act and receiving the documents, emails, letters, contracts and anything else that falls within the scope of my Subject Access Request, should make interesting reading! It was send via Special Delivery and signed for by Russell Dizon if that helps speed up the process, the 40 days have expired and it has now been referred to the ICO...Enjoy! *Second Edit 19/10/16* Thank you for your response Ricky, I see you still have not responded to my email asking for the documents you have yet to supply for my Subject Access Request, the Information Commissioners Office have now been in contact with me and I will be making a complaint, the Landlords details hiding behind the name Servotek Capital Ltd should be pretty easy to get hold of from Companies House and I will happily post them here seeing as you are breaking the law by not complying with the ICO on this matter. As far as the state the flat was left in, a complete lie there my friend as you know. I look forward to the ICO following this up as dodgy companies like yours shouldn't get away with ripping off tenants like this.*Third Edit 19/10/16* Just got off the phone to a very helpful lady at Companies House....and guess what my ex landlords company 'Servotek Capital Ltd' does not exist, nothing registered with Companies House...isn't this illegal? AVOID ! AVOID ! AVOID !!! let me tell you one thing to show how dodgy and unprofessional they are, so i made an appointment for viewing and i called the "company" couple of hours before to ask the lady who's name is Danielle by the way ( in case she deals with you) where exactly we are meeting etc. It wasn't her who picked up the phone, and some other worker said; oh she's not in at the moment, i will ask her to call you when she's back which is fine by me obvs. Almost 3 hour goes by, i get no call nothing, and i went there ... BOOM! the faces they had when i asked for her was shocking. Everyone was looking at each other so at least one of them can come up with something to chat some lie about , it was so obvs. so there it goes, i was told she's not in today !! so i made an appointment with someone who is not even in on the day, and no one was bothered to call me. i was supposed to see multiple flats on the day for one of the workers to turn around and say ; oh well all of them gone! then carries on and says, Danielle is new here (finally lies come through ) etc etc etc.......seriously, AVOID this company!

I have to say that Harris has been my key point of contact over the majority of the years and has been excellent to work with. The property company are a bunch of cowboys beware and stay away. I have had to deal these cowboys for the last four years. They rent out the first floor flat above the ground floor flat which I own and live in. The first floor flat is in a very bad state, tenants move in and move out on a constant basis. Tenants range from travellers, students, subletting individuals and drug dealers. All night parties, constant water leaks, flat is infested with rodents and unsocial able tenants. The flat has not been modified to for rental purposes. After many complaints and to The property company nothing has been done to rectify the situation.

I would give it no stars if I could. I have been a tenant of this so called 'company' for 11 days. Of my 7 years of renting in London I have never come across anything as bad. After viewing the property, I asked Damian many questions and he answered them all, however I have now learnt he has answered these dishonestly.
I took this as the truth and moved into the property on 7th April 2016. One lie was regarding the cleaning issue, I was informed there was a weekly cleaner. This was one of many lies I was told.
I moved into the property, the room was cleaned and painted which was great. However there were remnants of junkies in the bathroom (razors etc.) as my room had previously been inhabited by these, even though I asked them who was previously in my room, I was not informed. After asking them to clean the bathroom they did not and I am currently in a flat where I cannot shower as it is revolting and unhygienic.
The Property Company are dodgy crooks, do not rent from these people! When you check out the reviews there are more negative than positive, please trust the former rather than the latter!

From the first minute we moved in we had issues with the flat and they were never timely resolved nor taken under consideration.
Unfortunately some agencies prefers to take care of the landlords and their own pockets more than the health and well being of the tenants.

Myself and three friends rented a place through The Property Company. The place had been recently renovated by the owners and while was nice, had massive piles of dust throughout (behind heaters especially) when we moved in, and no ventilation in the bathroom. This was raised to the company but they did not take any action to fix.
Upon leaving and hiring a professional cleaning service (as we were told to by The Property Company) for 200pounds, we were charged an additional 300 pound fee for cleaning as they said the property was not cleaned to the standard to which we moved into, which is incorrect. 300 pounds worth of cleaning was not warranted and we believe just extra cash pocketed by the company. This is along with other charges that were completely unnessesary.
Also during our lease we were without hot water for over a month during the middle of winter without it being fixed.
Staff were absolutely useless and not willing to help.
Very disapointed and would definitely not reccomend if you want all of your deposit returned or things fixed during your lease.

My experience with this company was really positive. Unlike the other 2 agencies that I've used in the past when moving into a new flat, the Property Company carried out the entire process by the book, in a really professional manner and kept us in the loop throughout. They were especially good with things like ensuring that the inventory was done properly, the gas certificate was there, and just making sure that us as tenants were not getting screwed over in any way (which in my experience is sadly rare).
They made the whole process very transparent and the staff were always friendly and happy to help. Thank you Property Company. I certainly hope to use you again!

I enquired about available properties to rent in north London one Friday morning and within a couple of hours Mudasser Khan was expertly guiding me around a studio near Seven Sisters tube station - the exact area I'd had in mind. A week to the day and I was signing my contract and receiving keys at The Property Company's Crouch End office - I had noted things I wanted to ask Mudasser about but there was no need, he had it all covered way ahead of me! I was a little bit nervous about moving but Mudasser made me feel comfortable, confident and actually excited about the process with his professional but always warm and friendly manner. I was very impressed how quickly and efficiently my new flat was redecorated in the short time between viewing it and moving in. Most of all I was surprised and delighted to be given a 'welcome box' when I signed my tenancy agreement and collected my keys - such a nice touch! Would recommend The Property Company for anyone looking to rent a flat or studio in north London.

This is one of the worst estate agents I have ever used. They have taken 10 weeks to fix a broken down washing machine and serious damp in one of the rooms that was so bad it couldn't even be slept in. When doing viewings they broke the latch on the door so we were locked in. Huge fire hazard. There operatives damaged the walls leaving huge holes in the brick work. And they even wanted to charge us £160 for 'fixing' these issues. I shall never be using them again. The constant hounding of there agents and deluded way of approaching property management is one I am so much better for escaping.

I arrived to Property Company through Damien who had a few flats listed on Gumtree. So I had not realized he was working for an agency when I first contacted him. Turned up to be a good experience as he showed me a number of different flats on the same day included the one I am living at the moment. It's a good Company if you are looking to rent in the Crouch End/Highgate area. I had some degree of flexibility negotiating the initial price with the landlord and they are pretty efficient with maintenance/repairs. Overall I'd recommend Property Company, especially for short lets.

I have never felt compelled to write a review before but these guys are the worst agents in London. I know several people who had a bad experience with them and I suspect the positive reviews on here are either premature or posted by the Company.
I rented with them for 2 years on a six month rolling contract.
All staff were rude and some were agressive - especially when dealing with my girlfriend.
They left us without hot water and heating for two weeks during winter.
They tried to charge us large administration fees to renew the contract every six months and tried to raise our rent on the basis it was under market rate. When I called their bluff they tried to 'haggle' with me.
They stole half of our deposit when we left the flat in good order.

From my experience with the property company I would warn any prospective tenants to stay well clear from them. They have tried to steal half of my deposit, most of the issues were already there when we moved in, such as faulty electric sockets, junk in the garden, damp etc. We complained, repairs were promised but nothing ever happened. Then when we moved they tried to claim from our deposit against these thing.
Most of the staff were rude and unhelpful on the phone, attitude problems all round. Just do not rent from them, seriously, all they care about is making money and they just don't care about any tenants.
I would advise anybody renting from them not to expect your (half of)deposit until two months after you move out, and that's even when you keep hassling them. The rest of your deposit would have to be disputed.
Take photos, keep your contract and inventory and write to them by email so you have a record of complaints and issues etc. And make sure the house is spotless when you leave because they will charge £10 to pick up a paper clip.
They will try it on you!!!

I had the severe misfortune of renting a studio through The Property Company for a year. I have been renting in London for 6 years and this lettings agent is by far the worst company I have ever dealt with. I had a better level of service when I was renting as a student at university.
As soon as the deposit is paid and the tenancy is signed I doubt you will ever here from them if you have a problem. I experienced such an awful level of service at times that I considered holding back my rent as problems with my flat weren't getting addressed. I had issues with the heating not working on several occasions during the winter which fell upon deaf ears. General maintenance issues were ignored as well. Dozens of voicemails left and emails sent but not replies, they really are that bad!
The maintenance department is a joke, obnoxious staff who lie when they say they've been trying to call you back.
This happened for a year on and off, I have dozens of emails that were never replied to. The only person who worked there who was of any use was a guy called Malcolm who did have the decency to respond to some of my problems.
When my tenancy was approaching its end I had the option of staying on at an increase of £30 per week which for the size of the studio and the area it was in was ridiculous but to be honest I couldn't wait to leave after my experience with The Property Company.
The final kick in the teeth came when I left and tried to get my deposit back. They took over £200 off me. I'll be honest the place was immaculate when I left, a hell of a lot cleaner than when I moved in yet they still had the nerve to fleece me for some ridiculous things. General wear and tear isn't in their vocabulary. They even charged me for leaving cleaning products under the sink!
When I finally agreed to the charges it took me ages to get my money back. Again they ignored me. When I did get hold of them they had their excuse's such a clerical errors and system errors. It wasn't until I threatened to take the case to the Tenancy Deposit Scheme that miraculously my money was given back to me.
I've tried on two occasions to write a review on All In London but for some reason they didn't publish it. Renters in London need to know how bad this company is.
The one person on here who has said they were very good is in for a shock when they've been renting with them for a while!

This company really is terrible. I've never felt compelled to write a review before but I would strongly urge people not to use them.
Their maintenance department and call out team really are outstandingly unreliable, with special mention to the people who work in the office.
But they really come into their own when you leave, it took me and my ex about 5 months of dispute to get the majority of our deposit back. If you are honest, hard working, value your time and your sanity, do your self a favour and stay away from this company. If you follow my advice then you will never know what good advice it is, and I envy you that.

This company ripped off people by stilling them money. Do not use the company service at all.
This agent does not respond on time and after says:" period of 24 hours gone, so I cannot return the deposit you paid". What a service though? I report them to the Police, as this is a THEFT BY DECEPTION and take them to court.

Absolutely awful, this company have no morals and seem unable to be upfront/honest. They took our holding deposit, bumped the price up because the landlord said they didnt want students so needed to 'keep the landlord sweet'- when i had asked if this was ok before signing the tenancy forms and they had said yes. we negotiated and they put the price down but wouldnt gaurantee it wouldnt be put up again - they agreed to pay our deposit back but still currently owe us £1000 (our holding deposit back) as of 2 weeks ago now and are lying to us that they've paid it back .

The worst estate agent I have ever had the displeasure of using. They put the price up after I took the flat off the market (paid my holding deposit - 1 week before I was supposed to move in) then requested a 25% increase in rent to renew. They are currently seeking to deduct a large chunk of my deposit for no reasonable reason.
I WOULD NEVER, EVER, RENT FROM THEM AGAIN. I WOULD PAY TWICE AS MUCH TO RENT ELSEWHERE.
If you rent with them, document everything.
