Estate agent with NO problems – Exceptional from start to finish!
From the beginning of the process to the very end, Danny and Harvey were absolutely spectacular. Their communication was immaculate, clear, concise, and consistent. They broke everything down for me, visited the property, advised on valuation, and carried out thorough due diligence for the area. They really took the time to understand what I wanted as a vendor.
What stood out the most was their availability. They set up a simple communication method so I could reach them 24/7 and they genuinely mean 24/7. They even worked on their days off. I’ve dealt with many estate agents before who say “we’ll get back to you” or “we’re on leave,” but this experience was completely different.
I purchased and sold through Tom Ashwood, and the process couldn’t have been easier or more stress-free. They truly go above and beyond.
I’ve seen people advise against using recommended solicitors, but in this case, those reviews are completely wrong. The solicitors recommended by Tom Ashwood were outstanding. Not only did they beat the quote from the solicitor I’ve used for years, but they were fast, transparent, and incredibly efficient, they consistently responded within 12 hours, with all fees clearly broken down and no shortcuts.
I highly recommend giving Tom Ashwood a call. You will not be disappointed!

As a buyer of a property listed with Tom Ashwood, I would say that it was overall a really positive service.
In our experience, the team were approachable, and available almost all hours. Harvey (who managed our case), Tom, and the team really do go the extra mile in trying to communicate between all parties and PROACTIVELY expidite the process throughout conveyancing - Really valuable, especially compared to the solicitors who will do the bare minimum without provocation.
Obviously they are representing the sellers at first and trying to get a sale, as is their obligation, however once you have an offer/funds in place and properly enter the conveyancing process, they really do make an effort to try and be impartial, reasonable and as helpful tlas possible to both sides.
In our case, I'm not sure the sale would have gone through without their extra effort which you may not get from larger firms - So thankyou!

Tom immediately understood what was required to sell the house. Harvey was absolutely great with the whole process. The chain and the sale ended up being quite complicated, but they kept us updated through out and explained everything. Definitely better than other local estate agents we used (and tried to use) for an associated sale. Much more communicative and flexible than the bigger chains (who are prone to ignoring and fobbing off). Easy to talk to and worth the money, would highly recommend and use them again.

Very disappointing experience. They speak rudely and unprofessionally on the phone. The advertisement shows one price, but in reality they ask for £50k more. I understand that in London the ‘offers over’ system is common, but the difference should be reasonable, not so inflated. It feels like buyers are being misled with an artificially low price and then pushed to pay much more. This approach is neither transparent nor fair.

Bought our first house via Tom Ashwood & Co. Harvey - our estate agent handling our purchase was extremely professional and proactive. This purchase was longer than usual but expected as there were known complications along the chain. Harvey would give weekly updates which most of them time showed progress. Big shout out to Harvey as he made the process as smooth as it gets and gave us assurance.
We also went through their recommended broker (who works for them) for the mortgage, which was the only let down. Mainly due to the initial price and additional fee every time there was a rate change, but also due to when rates would change I would be the one to reach out to the broker first to secure the better rate.

Was very dissatisfied tried charging me £10,000 to secure a property he was marketing and offered to take it in cash which was absurd which then led me to dig into the company a bit more where I found he has never submitted any accounts so you have to wonder how much unpaid tax and VAT has accumulated along with the cash he’s obviously taking from buyers.

Had an unexpectedly good experience with an estate agent for once, so much so, I am leaving a 5* review for the gent I met recently at a valuation of my house. Dean O’Dell of Tom Ashwood was one of 5 agents I had come round to value. The other 4 were EXACTLY what I expected, brash, pushy, know it alls. And didn’t ask me once what I wanted or thought, let alone what my plans were.
Dean on the other hand immediately asked me what I wanted, and how he could help realise my plans for moving home. He took an interest in me, my wife and our daughter as well as our home.
Although it’s still early days for us, Dean will be the only agent we call back when the time comes to sell.
I highly recommend Dean for his professionalism, personality and knowledge.

I'm very disappointed with Tom ashwood real estate. They have failed to file their accounts with companies house, which were due by 18th February 2024.
This non compliance with statutory obligations raises serious concerns about their transparency , governance and overall professionalism.
This has made me lose trust and raise serious questions about real estate companies failing to disclose statutory information in a timely manner which is why for that reason I can't use them.
Update
While the internal working of your business are your concern, the customers experience is what matters most from the buyer or seller perspective. This experience begins with researching potential agents and first impressions count. Your failure to produce timely accounts especially compared to other agents significantlly influenced my decision making process and confidence in your company as a whole.
I acknowledge your intention to restore trust by filing accounts but it's difficult to overlook the delayed compliance on your part.

Very impressed by the service received from Tom and Harvey at Tom Ashwood Real Estate on the recent sale (Oct 2024) of my Barking property.
Many agents in the area give you a lot of sales patter and from the second I picked up the phone, I felt this company were just different! Other agents were asking me what I wanted to market the property at - I had to remind them I was not a professional and they needed to guide me on what price would best achieve a sale.
I needed to complete quickly as I was moving from my low interest rate of 3% onto my lender's variable rate of 8.5% so I had to be sure of the agent, be able to trust them and could only hope, they would act quickly.
Tom and the Team came up with a full marketing strategy,. They recommended for me to adopt their unique process asking for offers over a lower set price, to hold a well advertised open day and to let potential buyers to then put in offers. The strategy fully worked and they achieved me an amazing price for which I am very grateful. They also and importantly proactively managed the sales process, chasing everyone efficiently and the sale has just completed in record time.
I am really pleased with their services and quite frankly, I cannot recommend them highly enough - really, really impressed. Thank you Tom and Harvey for your great work and you should both feel very proud of the offering you have there!

After phoning around many of the high street estate agents and being thrown into turmoil of confusion by the differences in my property evaluation and advice given to me and my wife, we came across Tom Ashwood Real Estate, via another website that showed impressive reviews of the company.
We found Tom to be a very honest, open, and transparent guy right from the start, and he always stuck to his words throughout. He provided us with a real-time and truthful valuation of our property; a valuation that in our opinion seemed to be overinflated by all the high street estate agents to make it sound attractive (to gain business!). Tom also dedicated his valuable family time to meet us personally (out of hours) to explain the status of the property market in jargon-free language using facts, figures, and graphs. Tom Ashwood is by far the best estate agency I have had the pleasure of dealing with and it is all thanks to one unique individual - Harvey Theakston. Harvey contacted me back in January 2024 to come and view a property but at the time, my husband and I were in the process of buying another property on the same street. Unfortunately, the other estate agent and seller messed us around due to tenants inhabiting the property and refusing to move so we made the decision to let this property go. It was at this time that Harvey stepped in, went out of his way to advise me about the situation due to his extensive knowledge with tenants and we decided to view the other property he initially contacted me about advertised with Tom Ashwood. My very first conversation with Paul led me to leave the MA I initially had my property advertised with. I had such a difficult time with getting my house sold and the experience I had with Sandra davidson. Paul stepped in and honestly from then I was rest assured Paul and the team will help me sell my house. I recently exchanged on a simultaneous purchase and sale for which Tom Ashwood Real Estate were the agents on both sides of the transaction (listing my flat and selling the house that I’ve purchased). I have to say that Paul & Humzah, who were my primary contacts were absolutely fantastic and on occasion when I got Tom he was just as good, they are some of the best professionals I’ve come across in any industry. I honestly wish there was a way of marking the review with more than 5 stars. This was the first time we had ever sold a house and we were a little worried and overwhelmed by the prospect but we need not have worried. I previously had put my property on sale in Barking , with agents like Foxtons and Bairstow Eves and a few others more, one thing they all failed to do was to get me the asking price I was asking, which to be fair was the market price.
They all made me feel the house needed work which actually wasnt the case . I had double thoughts on refurbishing the property and putting it back on the market to try again, but that is when Tom Ashwood came and rescued me from spending a fortune which was not required at all.
This time I had no hope, Tom Ashwood rang me I was skeptical and I thought I'd give it a last go, within 3 block viewings Tom Ashwood rang me and said " Asad we got 2 offers " both offers were asking price, I was over the moon.
Tom also arranged a solicitor for me which was excellent with communication and professional and without any delays and was not extortion with fees. It took 4-5 WEEKS From the day i got offer till completion! I was amazed at the service I received.
After completion I went on a house shopping through zoopla and rightmove to find the right house for me and my family. I went on numerous viewings until I came across a house on rightmove that me and my wife both liked. Coincidentally the house we liked Tom Ashwood happened to be the agent.
I called Tom and arranged a viewing, upon viewing I met Tom's associate Ahbab-Uddin who gave a tour of the house who again didnt rush me and answered all my questions and was very professional.
After putting a generous offer I was hoping my offer gets accepted and after few days I got a call from Tom and he said " Asad are you seated?" I was like "yeah why ?" He said "the house is yours congratulations your offer has been accepted" . I was really happy.
Tom directed me to his associate Ahbab-Uddin Who I viewed the property with and he happens to be a Mortgage Broker and arranged me a solicitor who again is quick and professional. Everything was in house and I didn't have to go anywhere
Ahbab-Uddin started my paperworks for a mortgage and got me the best deal and within a day I got my Mortgage in principle and within the next 2 weeks or so I recieved my mortgage offer on stone from the bank , I was overwhelmed by his service and quick communication via email and WhatsApp. I've previously dealt with Bank mortgage advisers and mortgage brokers but none of them gave me the professionalism like I recieved from Ahbab-Uddin and I would recommend him if anyone is looking for a mortgage.
I'm looking forward towards completion and I want to thank Tom Ashwood for making my journey of buying and selling easy.

Had a great experience with KW, Tom Ashworth, my agent, gave me great advice and went above and beyond in managing my sale. He got me a buyer in record time and even checked in on the property while it was vacant, pending completion. We moved from Barking in September 2021.
If we had not chosen to go with Tom Ashwood
at Keller Williams, we would have never moved.
We had wasted months being with a well known local agent and had not had many viewings or much contact from them.
We had decided to take our house of the market and give up the dream of moving.
Then we received a personalised letter from Tom Ashwood. Tom gave us a bespoke service.
We had more viewings in just 2 weeks with him than we had in total with the previous agent.
