Unfortunately i cannor post another review to reply. I have proof of you blackmailing us to remove the bad reviews and have to sign a contract to not make a claim against otherwise you wont give us any of the documents. If you carried out your responsibilities and job accordingly and had been honest, you wouldn’t be worried about us making a claim against you or leaving an honest review. Also you have charged us for cleaning services £108 each time, whereas there was literally no difference to the state of the house. Kept sending us invoices, but failed to keep us updated about any bills that came in. So it is not only the issue with the one tenant that wouldn’t move out, but many issues you overlooked. And yes , we definitely will leave a review from whatever experience we got from you.

Tutis is a complete scam. Ripping landlords off
The manager Jag Chaggar, is a complete dishonest person. We purchased a property last year with a tenant in it already, and unfortunately we did not think much of it. But as time passed we realised the tenant hadn’t been paying rent from a very long time and wouldn’t pay us too. We also and unfortunately trusted them with the management of our property. When we confronted them , they said they weren’t aware of this when selling us the property.
How as a estate agent aren’t you aware of what you are selling if you dont know anything about it?
And when i said i will involve my solicitors into this case, they immediately wanted to terminate the contract with us.
It was a horrible horrible experience. Ripping us off with the most unnecessary works they would bring up and take their commissions from it. Plus the rent commission.
They absolutely failed the management of the property, and we ended up doing the works ourselves with a huge loss.
Whatever good reviews you see, don’t be fooled by it. This is my second review. They made me delete my first one because it was a one star. All the good reviews are of their own staff and employees or by force from their clients. I asked for the file of the tenant that wouldn’t move out so i could take things in my own hands, however they said they would only give it if i sign a contract that says i or anyone on behalf of us won’t give them a bad review .
I wouldn’t want anyone else to go through this horrible experience, especially Landlords. Do not make the mistake of going to them.

Honestly the best estate agents I have used. I contacted Jag about a few complex matters in regards to both commercial and residential properties. Tutis have managed my rental now for over 5 years. They have been extremely supportive throughout this time arranging and managing the tenants that occupied my property. Earlier this year my property was severely damaged by a previous occupier. Jag and especially my portfolio manager, Millie have been nothing but exemplary in their conduct and support to get my property up and running as soon as possible. This involved arranging contractors, providing access as often as they needed to repair the home whilst also vetting and appointing new tenants. Millie was transparent throughout the process, providing me with concise updates right away. She has also been fantastic with communication, responding to any query I have for which I am very grateful! In addition to the major avenues of support I also want to highlight the small things I see Tutis provide which really make a difference. Whether or not it's their stellar service, the property handover process or the treats they send out to their landlords during the festive period! This personal touch really makes for a company that really cares about its clients and tenants. Jag and his team at Tutis estates are by far the most professional agents Iv worked with to date. We purchased the property (not through Tutis) with a view to developing it and selling on. However in the end this proved tricky, our plans changed and Jag found us a tenant almost immediately. We had a number of maintenance issues which Tutis resolved, relieving the stress from both us as the landlord and also the tenant.
Jag, knowing that ultimately we wanted to sell the property came to us out of the blue with a prospective buyer, He achieved an exceptional price that we could not turn down and the rest is history.
From start to finish I can not recommend Tutis estates highly enough.

My partner and I were looking for a house to rent and after a few unhelpful agencies/landlords Tutis was a welcome change. All the agents we met were friendly and helpful. We easily applied for the property over the next couple days following the viewing and signed the contract after sorting referencing with Goodlord. This took a little longer due to document requests, but Tutis were understanding and helped us along the way. The main difference between Tutis Estates and other agencies is their ease and willingness to keep us in the loop. It was very reassuring with moving being stressful already. Had a viewing booked for a property today never bothered to contact me to say the property has had an offer accepted yesterday, very annoyed as I was able to view at an earlier date but was told today was the earliest. Would have been a complete wasted journey had I not phoned prior.
In response to the reply, first it's been over a year for this reply, 2nd I was never noted it was on with another agency at the time and 3rd you never called. Obviously a lying agency you can't trust.

Tutis Estates have managed my properties for the past 3 years. I have always been delighted with their service. They are efficient, hardworking and courteous and always respond immediately to any queries I may have. What I find truly impressive is that there are very little void periods between tenants who have vacated and new tenants moving in. I approached Tutis to manage my properties in Coventry. I had an initial chat with Jag, who was extremely helpful and assured me that any problems would be managed professionally. I have been given a great service, my tenants are happy that all issues are resolved swiftly. Highly recommended

They own Coventryrooms...both as bad as eachother. Titus is a cover up.company. this is a scam. They'll screw you over. Do not trust this company. I'm a victim of their bad practices.

Although we couldn't hold the house, they didn't pay back my holding deposit fee. I couldn't hold because they wanted a deposit fee over of my budget.
If you have no referencing or more money, I suggest that don't pay any holding deposit to Tutis Estates. Because if you failed for a reference check, they will not pay back your holding deposit money. (Even written "ZERO DEPOSIT" on the property website).
Please keep this on your mind...

Great estate agency, The staff are so friendly and professional, when i first came to tutis estates they found a property that was perfect for me and my family and got us settled in quickly. They are so helpful with any issues we have and always get them solved within a few hours. Just Great Service overall. Would defiantly recommend to everyone looking for a property :-). Emily and the team were super professional from start to finish. Very informative and regularly updated us throughout the sale of our property. I work in the property industry and I would highly recommend Tutis Estates to anyone who is thinking of selling or renting a property.
Viewings where arranged within hours of visiting the property, and a sale, above our valuation was achieved. The traditional high street agent is still the king!
