I could write a whole essay on how outstanding the team are at Websters, we cannot recommend them highly enough. The service and support you receive when using them as your agents is second to none. Websters helped guide me through my house purchase in May this year. Toby allowed me to have several viewings and made sure that my that a price was agreed past close of business on a Friday. I had an answer before the weekend which I really appreciated as it was looking unlikely without his efforts to go above and beyond. Chris then took over the transaction to completion. He allowed me a viewing after offer and gave me time to measure up. He was kind, patient and very honest, with nothing being too much to ask. I was nervous of asking too many questions but he put me at ease and made me feel comfortable when calling up. Nothing was too much for Websters and they helped me get my dream home. They pushed the sale along, kept me updated in how I could avoid delays and were flexible when I picked up the keys. If I come to sell in the future, I no doubt would choose Websters and Chris to sell for me. Thank you for everything!

We recently had our house valued and marketed by Websters. At the valuation and pre-marketing meeting, Alex seemed to do a good job....he promised to look after our sale personally and sounded knowledgeable and trustworthy. We therefore chose him, as opposed to 2 other estate agents, to sell our house. However, after this meeting and a photographer's visit (not as good as the current photographs), we didn't get any phone calls from Alex or see him at all after the house had gone onto the market. Alex over-valued the house by more than 100k (we stress that this was HIS valuation price, not what we wanted to achieve at sale) and only once were we given the option of a viewing being carried out by someone from Websters, so I ended up doing them all myself. When I sent an email asking why we had received no feedback whatsoever from any of the viewings, he got a colleague to call me instead of calling me himself.
We previously had a good opinion of Websters and if Alex, but after this will definitely never use them in the future.

Having rented in East Anglia for the last five years, Websters have been, by far, the best property agent I’ve had. From the moment I booked the viewing to the final checkout report, they’ve offered timely responses, helpful advice and been a pleasure to interact with. Particular praise must go to Lettings Property Manager Anjella who went out of her way to make sure I had everything I needed and was always on the end of the phone for any additional queries. As previously mentioned, I’ve been with five different property agents, but Websters’ online system PropertyFile is the best - providing receipts for rental payments, consistent access to our tenancy documents and clear updates regarding maintenance issues. Would thoroughly recommend using Websters for rental properties in Norwich, just sad to be leaving them behind!

I would not recommend this agency. Poor service for renting. No boiler service in a year. Carbon monoxide detector, wires cut despite being property managed. This was replaced as soon as we raised this over 3 months into our tenancy.
Property not in a clean condition, smelt of smoke despite being a non smoking agreement. It took several months to get rid of the smell. The smell returns when all doors are shut. Property and garden left in a better condition than when we moved but have to pay £75 for a very small garden and over £100 pounds for house clean which is ridiculously over priced for the size of property and clearly had not been done before we moved in! We have photos as evidence. Staff member who showed property and liaised with us when we raised issues no longer works at websters so our word against theirs. Sadly a poor service, money making exercise.

I have recently sold my property (2 bedroom apartment) with Websters. I did not choose the most ideal time to move with the market crash of 2022 and being January we were in the winter lull. Never the less Ollie, Alex and most notably Chris worked their bottoms off to get my property sold to a reliable purchaser. After sales Agent Chris saw my sale through and I cannot state highly enough how much of a credit to Websters he is. He saw the sale through from start to finish, gave me regular updates and was constantly chasing my purchasers solicitors. Chris also has great working relations with numerous solicitors which hugely lubricates the process (His recommendation of solicitor was also incredible), a quicker sale is always a better sale. A rare team of agile, talented individuals. Websters sold our property quickly during a very difficult period when buyers were scarce. I bought my first property through Websters (completed early March 2022) and I have only good things to say about this estate agents! All the team I dealt with were friendly, helpful and reliable. Chris in particular, couldn't do enough to help and support me through what turned into a seriously painful and drawn-out process due to my incompetent solicitors. When the buyer was threatening to pull out and I was at my wits end, Chris helped to smooth fraying tensions and went above and beyond to hand deliver documents for signing to solicitors' offices. He gave me much appreciated moral support when I felt like no one had my back. And when the sale was finally secure, Chris let me into the house on a number of occasions to deliver white goods, which was a huge help ahead of moving day. I really got the impression throughout my experience, that here was a bunch of people who are not thinking only of their commissions, but are genuinely kind and caring, and want to make the buying and selling process a good experience for all involved. Throughout the process I received exceptional service, I was most impressed with their communication. When buying or selling property solicitors and estate agents are usually poor at communication, but Websters were brilliant, answered my calls and emails straight away, no waiting at all!
Ontop of this the quote was unbeatable, literally as no other estate agent could come close. The property also sold well above the asking price.

I recently used Websters to sell a property I owned in Norwich. Having had a poor experience selling my late father's house (also in Norfolk but through another agent) only a couple of months previously my opinion of estate agents was pretty low. However, I'm pleased to say that Websters were both friendly and professional and redeemed my faith that there are still decent estate agents out there.
They conducted all the viewings as I live out of the area and kept me well informed. Once an offer was accepted they proactively managed the sales process with practical advice and involvement where needed. They were always available and responsive with good cover and awareness by other colleagues if one member of the team was out of the office for some reason.
What I particularly liked is that they always appreciated I was their client and ultimately they were there to act in my best interests, unlike my experience of other agents who have prioritised keeping the buyer happy and maintaining the sale at all costs. Equally though, they were very fair and effective mediators at more difficult points of the transaction.
Thank you very much to Websters and Ollie and Chris especially. I will happily and whole heartedly recommend you to my friends in Norwich who may be looking for an estate agent in the future.

Initially found the staff helpful and friendly but unfortunately this changed as issues became apparent with a property. After initially being uninterested and not well informed to these concerns, a senior member of the team unexpectedly decided to ‘weigh in’ and get involved.
The correspondence that followed was rude, unprofessional and persecutory. I can only guess this was to protect their (and the vendor’s) egos and blushes after being totally blindsided by the issues that were uncovered. However their stance to bully me into ignorance or doubting myself did not occur.
Consequently, I will be very wary of these agents as it appears they wanted to make a quick, easy buck and protect their reputation. I hope they can reflect on improving their poor communication skills and be more open to queries in the future - rather than be bullish and defensive.

My husband and I recently sold our house using Websters (recommended to me by multiple friends). I cannot fault one aspect of the care we received. We were initially looking for a quick sale; our house went live on internet platforms the same day that our photos (which were fantastic) were taken. We were kept in the loop at every stage. We had great viewing numbers throughout December! Progression through the sale was as quick as other parties could allow with great sales support from Chris who was always available to me. We had an unfortunate turn of events with our buyers pulling out just as lockdown happened. Despite a lot of tears over the phone and overwhelming panic on my behalf Websters continued to support us through lockdown. We had new buyers within a fortnight of lockdown lifting. I can't say that selling and buying a house is anything other than extremely stressful but Alex, Ollie and particularly Chris, minimised that stress as much as was possible when our lives were increasingly stressful with work! Our property sold within minutes of open house (the photographs taken were gorgeous!) and even when the world came to a standstill, we still received regular updates with the progress of our sale. We were reassured throughout. Additionally, when part of our chain broke down, Websters chased a buyer who had previously viewed the property in question who bought it during lockdown. We were able to exchange within weeks. *Zero stars. Here's why you should NOT rent from Websters or use them as your middle man if you're a landlord:
-They will knowingly rent properties with broken heating and water systems
-They will ignore crucial maintenance issues time and time again
-When they fancy it they will send out really poor contractors, incapable of even fixing leaking taps and sinks.
-They WILL get sassy if you bring up their shortcomings and accuse you as tenants, of anything they can think of
-They will wrongly charge you hundreds off your deposit claiming the property needs a deep clean (No deep clean costs that amount) if you contest, they say the next step is adjudication.
In hindsight and after some research, we, as tenants, would have been within our rights to withhold rent. Do not recommend!

We have been letting through Webster's for a couple of years and have found the service brilliant. From initial viewing we were so impressed with how professional the service they offer is and how prompt they are with replying to any emails or questions. When reletting the property at the end of our tenancy, they gave us plenty of notice with regard to when viewings would take place and made sure they were in blocks so as to cause us the least disruption. Having let through other agents in Norwich, we have personal experience of how poor other agents are and how brilliant the service offered by Webster's is. Cannot recommend them highly enough.

Whilst viewing a property, I was told the landlord was open to accepting guarantors for tenants that were currently unemployed. However, after doubling down and declining other viewings of different properties, i was stonewalled by Websters, and despite the absolutely fantastic man who toured me round the property, I couldnt get the ball rolling on an application. I was then emailed by someone in their lettings department who essentially said everything I had previously been told was wrong. I emailed him back within an hour of his initial email, and one month later am still yet to see a reply. Their ability to maintain correspondence is quite shocking. Once again, the man who took me round the house was a delight, and if all the staff were like him, i'm sure they'd be the most used estate agents in Norwich.

I have just sold and bought properties with Websters and cannot speak highly enough of the level of service they have provided. From the outset, Websters organised the viewings to take place over a set period of time, showing buyers around themselves. There was minimum disruption as a result.They only telephoned me when it was necessary and dealt with any queries efficiently. They even came out to my property once to check a query themselves, bringing a torch [I provided the stepladder.]. Websters organised the relevant tradespeople to quote for potential improvements.This family-run firm gave me trustworthy estimates on my own property and secured a sale quickly. Their costs were very reasonable, too.I have no hesitation in recommending them.
