I had a really dreadful experience. They actually accepted an offer for my house without my knowledge or permission, after I had told them in writing, on the phone and in person that I did not accept it. Then they took the house off the market because a survey was asked for without informing me. I only found out because someone noticed that it was no longer on the Internet. And when I asked them for an explanation they responded in a very rude way. I had wanted to leave the house on the market for a short while longer to try to get a better offer. Also, I was suspicious about the fact that I had had so few viewings and asked my aunt to try to arrange one. She contacted AE on 29 Jan. and received no answer. She contacted them again on 1 February and was told by X that the house was under offer and a survey booked. The latter was not true. She asked if she could be informed if there was a change and X said that she would be but when the sale later fell through noone contacted her. My aunt has forwarded me her correspondence with AE. I discovered this at around the same time that I discovered that they had accepted an offer without my knowledge. Therefore I felt that I had to go along with the sale as if I pulled out of they might not do any more viewings and I wouldn't find anyone else. They seemed to have fixated on one particular offer. Also I had only wanted to leave it on the market for a short time as I already had a place to buy. No memorandum of sale was issued, and apparently the buyer was not asked to provide an agreement in principle as the sale fell through because the buyer could not get a mortgage. I have had to go to another estate agent and have lost about three months. Many other things were done wrong as well. The photos taken initially were of poor quality. There were less of them than there were for other listings on their website, so I asked if more could be added, in particular a second one of the living room. They added a photo of the hall which had clearly been taken for another sale as it had a wardrobe in it which is not there now. And a picture of a garden bench which was pointless. It was not possible to see from the listing which maisonette was being sold, so people looking did not know that it was a ground floor one with a garden. I did not get a chance to approve the listing. After they agreed the sake, they asked me to allow the potential buyer access to do measuring up. This was before the survey had even been done. Dedicated and sincere team. They followed up with regular emails, phone calls to solicitors and seller till exchange and completion. But afterwards, I realised that I should have asked for an EICR and Gas Certificate.... Read more
