I am a tenant at one of their managed properties and from day one the experience has been seamless. They also periodically check with tenants for any issues faced and go above and beyond to resolve them. Highly recommend them.
Update: Now an exited tenant from one of their managed properties. The exit has been seamless too. They did come personally to check if there were any challenges faced in the property for an oncoming tenant to lookout for. The inventory report was done promptly too and they vouch their word to the landlord for deposit return too.
Don't have enough words to recommend them more. They are a great bunch of people and make they whole journey for the tenant a whole lot less stressful. Thank you Able Estates.

Really poor service with this agent. We have been letting a flat through them and paid for full management service. Little did we know about it as it looks like no 'management' service was every provided past the sign of a contract. They didn't check anything with the tenant during their tenancy period, so they moved out without giving any notice or doing inventory, or providing the meter reading.
We have lost out on a month rent. Have been chasing them for money owed to us since August 2023! But the woman there is doing everything possible to avoid calls, never replies to emails unless chased on a daily basis. Keep coming up with excuses why she can't return the money.
She clearly knew the process and did not start the money recovering process until 2.5 months later when we stopped being nice and started demanding. As a client you don't have to be chasing the service provider. They seem to have a different view. Do not use them for property management unless you have cash to waste.

I both bought and rented out my property through Able Estates and had great experiences both times. Most recently I rented out my flat and the lettings agent Sarah was really friendly, set realistic expectations and was happy/able to answer all of my questions. Sarah was really responsive to my emails/phone calls and I felt supported throughout the whole process. There was a real emphasis on finding the right tenant, which as a first time landlord helped me to feel at ease and made the process relatively stress free. The property was rented out quickly, despite there being a few hold backs from my end. I would highly recommend Able Estates if you are looking for honest estate agents who will take the stress out of renting.

Tried renting a property with these but they kept messing us about left it to the very last day to tell us we hadnt got it and tried keeping the holding deposit we paid even though our references had passed its checks i think someone in the office purposely stopped us from getting it because i was contacted by their company goodlord that does all their checks telling me they had our tenancy documents ready to be signed after they told us we didnt get it.

Able Estates were not very able. The only tenant they found on our behalf had a CCJ which was later discovered to be for non-payment of rent and *they asked if they should proceed with this tenant via email*. The profile they sent overall sounded dubious and shouldn’t have been sent in the first place as this person wouldn’t have passed referencing. We also did a great deal of leg work in finding tenants and directing them to Able Estates. The interested parties complained about Able Estates being hard to reach and taking too long. In some cases we simply didn’t hear anything from Able Estates about next steps. I can say they are good at taking pictures and a video for your property, but not much else. They will only call you to complain that the pricing is too high and ask you to reduce the price below market. No interest was shown in following up leads that we had to give them. Looking online I am very confused by their high star rating and the number of awards they have received. Able Estates are unable to deliver. Edit: Thanks but the property is already gone at the original asking price with an agent who took less than 1.5 weeks to deliver whereas with Unable nothing materialised after significantly more time.

Over 15 years we have been renting 10 properties, but we have never experienced such a good service, such a response and such a good management as Able Estates have provided. Every email, every complain or issue was resolved in hours. We have never seen such a professionalism and care towards tenants and landlord. Before we moved into Able Estates property, we didn’t have any trust in any agents. Non of them was so good as Able Estates. I have no words to describe how greatfull and thankful we are for Able Estates. Property was always maintained and looked after. Any issues was fixed in hours. Able Estates misrepresented a property in their advert as freehold when it was in fact leasehold, with a short lease below the marriage value. We were not advised it was a shared ownership property either, these details only came to light after we had paid for and received information back from our searches through our solicitor. Their tactics in trying to get us to sign a contract with them rather than our preferred agent were unscrupulous and we suspected them of unprofessional conduct during negotiations also. I would not recommend this company and I do not appreciate their continuing to send emails after I have unsubscribed.

We used able to sell our house, they got us a very quick sale at a good price (higher than we had with a previous estate agent). Our sale process was smooth. They were responsive to all my highly anxious queries and did everything they can to help us complete before Christmas! Recently let my flat in Bexleyheath with Ables, i told them how much I wanted for it each month but Sarah their property consultant advised me that she thought she could get me more which I thought was very honest of her. Anyway she achieved the higher figure and in less than 2 weeks so needless to say I am very pleased so much so I have decided to let Ables fully manage my property with the extra rent I now receive. Absolutely a no-no for buyers, they constantly push you with deadlines,threatening you not taking ad off the market if you don't have mortgage offer ready. On the other hand, they hide information of sellers from you and constantly delay their jobs. Once the seller changes his mind, they are happy to gazump with the seller and put on the ad again the very next day! One of the worst in this country without regulations for estate agents!
