We have let a property in Guildford for the last two years and have had an exceptional experience with Grantley. They have always been highly responsive to both general queries and to any maintenance required. Grantley always kept us informed of emergency contacts over the holidays, and proactively informed us of upcoming changes to the letting process/legislation. House visits were organised well in advance, allowing us our privacy. Highly recommended!

Absolutely awful experience from the beginning to the end.<br><br>Within two days of moving into the property, the electricity ran out because the agency had failed to properly deal with the utility arrangements. Instead of a normal move-in process, I was left trying to sort out basic services immediately after collecting the keys.<br><br>The property was also handed over without a working oven, and I had to wait approximately two weeks for a replacement. This was extremely inconvenient and not what anyone would expect when moving into a property.<br><br>Towards the end of the tenancy, the agency repeatedly attempted to arrange viewing after viewing and were extremely demanding. I was made to feel as though I had no rights as a tenant despite fully complying with my tenancy agreement.<br><br>The deposit process has been even worse. The agency attempted to deduct money for gas charges despite the fact that I provided evidence from gas company showing that the account was in my name and that the final balance had already been paid by me. Even after receiving this evidence, they continued to suggest deductions and then suddenly claimed the matter required “further investigation”. To date, no clear explanation has been provided as to why money should be withheld from my deposit.<br><br>They also attempted to charge me for issues that were already present in the property when I moved in, despite these being documented.<br><br>The final handover was the perfect ending to a terrible tenancy experience. Nobody attended to collect the keys when I moved out. I was left standing with my luggage and belongings and eventually had to pay for an Uber to travel to their office simply to return the keys, which I was instructed to leave in a letterbox. No effort whatsoever was made to assist me.<br><br>Poor communication, poor organisation, poor customer service and constant attempts to pass the responsibility to the tenant.<br><br>The worst agency experience I have ever had. I strongly recommend avoiding this agency and looking elsewhere for a property.

I have rented for many years and lived in various places. Grantley’s has been the most responsive and professional lettings agents and management company that I have experienced. If I had a buy to let, I would use them. I’m really going to miss my chats with Samantha. Hopefully one day I will either rent a place managed by them or, if fortunate enough, have a buy to let that they manage.
