Rented a property through Johns and Co for 18 months. We were good tenants and looked after the place. They were ok during the tenancy, but now seem to be doing everything they can to make deductions from our deposit. In the weeks before moving out Johns and Co pushed an expensive end of tenancy clean on us via email. We decided to book our own professional clean from a reputable cleaning company. Several weeks after moving out we were told that parts of the clean we had instructed were not good enough and that they wanted to deduct the full cost of one of their expensive cleans from our deposit. They did not give us any opportunity to get our cleaners to re-attend and make good contentious areas. Other things they are trying to deduct: - Over £100 for "putting a sink plug back together" - £144 for a door threshold coming loose, which was marked as damaged when we moved in. I would avoid renting through John's and Co unless you are willing to risk losing a big chunk of your deposit for unreasonable things.... Read more

My experience with Johns & Co was extremely disappointing and caused me a significant amount of unnecessary stress. Throughout the tenancy process, I received contradictory and unclear information regarding fees, obligations, and the status of the agreement. Communication was often inconsistent, with different explanations being provided at different times. I felt under considerable pressure to make decisions based on information that later changed or was disputed. One of the most concerning aspects was being asked to pay a substantial fee of approximately £5,200, despite there being no clear basis for this from my perspective. The way this matter was handled left me feeling distressed and uncertain about my position for a prolonged period. It took a significant amount of time and effort to challenge the matter and seek clarification. While the company ultimately confirmed that the fee would not be pursued, this only happened after a lengthy complaints process. By that stage, considerable stress and inconvenience had already been caused. As a Consultant Psychiatrist, I understand the impact that prolonged uncertainty and pressure can have on a person’s wellbeing. My concern is not only for my own experience but also whether other customers may face similar issues. I would encourage Johns & Co to review their communication practices, improve transparency regarding fees and contractual obligations, and ensure that customers receive clear and consistent information from the outset. One of the worst letting agencies I’ve dealt with in London. Extremely unprofessional, very unresponsive, and careless when it comes to handling tenant issues. Communication is poor and getting anything resolved takes forever. I would not recommend anyone to rent through Jhons in London. There are far better agencies out there that actually care about their tenants.... Read more

Extremely disappointing experience with Johns&Co at London City Island. From our very first conversation, we made it explicitly clear that parking was a requirement for us. We were initially shown a property with parking, shown the parking area itself, and then shown another property which we were told also included parking. Based on those representations, we proceeded and had our offer accepted. Only later did we discover — via a WhatsApp message from the agent Katie — that the property did not in fact include parking and that we would need to rent a space separately. This was clearly material information and something we had specifically stated was essential to our purchase decision. We would never have proceeded had the correct information been provided from the outset. What made the situation worse was the handling afterwards. We were initially told compensation would be offered, but after querying the amount, the local manager Elliot called to say we would receive nothing because the issue had been discovered “early in the process” and he did not believe anyone had done anything wrong. The overall attitude felt dismissive and lacking in accountability. We were left having wasted significant time and effort progressing a purchase based on inaccurate information, and ultimately had no choice but to withdraw. A few days ago, our key fell into the lift shaft on a Sunday. Concierge was supposed to have a duplicate key, but the agency had failed to provide an updated copy after the lock was changed before we moved in. We were in direct contact with our agent, Rebecca, who knew we were locked out with a sleepy 2-year-old child and advised us to call a locksmith because nobody at the agency was available on Sunday. We had no real choice. The locksmith changed the lock and charged us £1,250. Now the agency (Naomi) refuses reimbursement, claiming we didn’t use the “correct emergency channels” — despite already knowing about the emergency and despite the situation being caused by their own failure to provide updated keys. Completely unacceptable lack of responsibility and empathy.... Read more
